How to evaluate property PRICE The stated amount an owner is willing to accept for a property.

Which is better? Big house in smaller neighborhood

COST The amount actually paid for a property plus any capital improvements made since the purchase. VALUE The amount a buyer is willing to pay given a certain set of circumstances. REGRESSION & PROGRESSION The effect that surrounding home sizes have on the value of a subject property. Regression is the decrease in value when surrounded by smaller homes; progression is the increase when surrounded by larger homes. MARKET VALUE The amount that will bring a sale between a willing buyer and a willing seller. It is based on the history of similar properties recently sold in the area. SUBSTITUTION Substitution refers to the actual value of an amenity. Value is determined not by the cost invested in a property, but by the value derived from it. In the following example, the home with the more expensive well is worth no more because the value is in the water, not the cost of obtaining it.

MYTH: “Super Agent” sells a lot of real estate.

TRUTH: Just as great restaurants are always busy and superior doctors have a heavy patient load, Super Agent’s success in marketing and selling homes has resulted in a busy schedule. But like good restaurants and doctors, Super Agent’s have assembled a team of top-notch people to assist with all of the details. The result is outstanding customer service and support. The long list of satisfied clients speaks for itself.

MYTH: A “discount” broker can do just as well and save me money.

TRUTH: Successfully marketing a property in the competitive marketplace takes skill and resources. All of the promotional costs such as photos, brochures, printing, signs, advertisements, MLS fees, direct mail, etc. are paid for by Super Agent. How will a discount broker have a staff to personally tend to your specific needs? Do they have a proven record of success, or are they just using the lower commission to try to win your business? Do they have the expertise to guide you through the problems that often develop during the closing process? Remember that you actually pay a commission only if and when your property sells. Many sellers have found that their commission with a discount broker was really zero, because their property never sold! It is interesting to note that a discount broker does not have a dominant market share in any major city in the country.

MYTH: I should select the agent that suggests the highest price.

TRUTH: This is the oldest scam in real estate sales: Tell the seller what they want to hear, compliment the home, and agree to list it at an unrealistically high price just to get the listing. Then after you have listed for a few weeks, start telling the seller they need to reduce the price. Super Agent doesn’t play any games. Super provides a well researched computerized market analysis to determine the true realistic price that your home will bear in today’s marketplace. The decision of which agent to list with and what price to ask are two completely separate decisions. Select your agent based on their credentials and track record, then decide on a price.

Buyers purchase properties that are most appealing, and a home in great condition with a reasonable asking price always tops the list. TRUTH: Your home will sell for what the market will bear.

Why is this important to you? Often when buyers phone for information on homes, they either get the run around or an unwanted sales pitch. Many agents seem to operate as a Sales Prevention Program! #15 Special Buyer Pre-Qualification – Separate the Lookers from the Buyers We interview all of our buyers in the office to ensure that they are qualified and want to buy a house similar to yours.  We have our own Mortgage Lenders who can financially qualify all of our buyers.  We have a special pre-qualification process that each buyer must participate in prior to viewing any homes. 

Why is this important to you? Most Real Estate Agents say they have “pre-qualified” buyers who may be willing to buy your house. This may or may not be true. Usually when they are speaking about “pre-qualification,” they are speaking strictly on a financial basis. They determine how much their buyer can afford (based on verbal information provided by the buyer which may or may not be accurate) and then show them everything that is within their price range even if it is nowhere near what the buyer is looking to purchase. This is a HUGE WASTE OF TIME!! – A waste of the Real Estate Agent’s time, a waste of the buyer’s time, and worst of all, a waste of YOUR time! Our team does things differently. We not only qualify our buyers financially, but we go through an hour long special pre-qualification process with them to determine all of their wants and needs. Our Special Pre-Qualification Process for Buyers saves you, the Seller, from wasting time with lookers instead of buyers. We can save you from having a lot of unqualified “strangers” from wandering through your home.

#16 Automated E-mail Service and Information  Based on the information provided by the buyers during our Special Pre-Qualification Process, we will enter this information into our high tech computer system and every day when a listing comes on the market that fits their criteria, they will automatically receive an e-mail from me providing them with the information (and if they are signed to a Buyer Contract, they will also receive the addresses of the property).  Buyers can also go onto our website, enter their own criteria over the internet, and begin receiving e-mails based on their specific criteria.  Anytime a new listing comes into our office, we send bulk e-mail to all of the Buyers in our database immediately!

Why is this important to you? This process will save you, the buyer, and myself both time and energy. Most other Realtors® choose a number of homes to show their buyers. They spend weekend after weekend being a tour guide showing homes based on price range instead of the wants and needs of their Buyer. This is time consuming for the Realtor® and the Buyer, but it is also time consuming for you! You would then have to prepare the home for showing to these “lookers.” With our system, we put the control back in the Buyer’s hands. They choose the houses they want to see, so when we get to your home, we know they are interested before we even get there!

We track all our qualified buyers and ask them to sign up with us and use our unique service program. This Buyers Agreement also allows us to track our buyer’s needs and wants and the homes they may first want to preview on their own

#17 Open Houses & Open House Tours  Industry statistics show that less than 3% of homes are sold as the result of a traditional Open House.  Our Open House is a small twist on an old idea. They are a much more convenient, efficient, and productive method of attracting serious buyers to your home.

Why is this important to you? We will only do Open Houses for properties that qualify with our team. To qualify, the property must be located in close proximity to potential buyers of your property. For example, if it were a property that a first time buyer would be purchasing, the property would need to be within 5 miles of an apartment complex. If the property were a “Move-Up” property, there would need to be a number of smaller houses nearby. What we will do is telephone or direct mail to these areas to find a number of buyers who would be interested in your property and set up an open house for all of them to come to at once. This way, we know that we are not wasting your time or our time. We will only do an Open House if we have at least 4 buyers “scheduled” to attend.

Why is this important to you? This information is another tool that we use to make your home stand out from the others. We give access to all of this relocation information to all of our Buyers, making them truly informed about the area.
