Is this the busiest market ever? Welcome to this the 32nd edition of our “At Home in the West Country” magazine. The past 12/18 months have been a roller coaster for everyone and unfortunately not one that has been fair across the board, as whilst the property market has been at sometimes manic, so many business’s, industries and individuals have had a very tough time through this whole period. During the first lockdown of March/May 2020 we made a bold prediction (when many were saying that the property market would crash and prices would drop by at least 10% or more) that when the property market was re-opened for business, that it would be extremely busy (even before the Stamp Duty announcement was ever made). Whilst many completely dismissed this, we based this on our own research, the level of enquiries that were then starting to come in for west country property and indeed taking guidance from recognised industry behavioural economists who also had the same view that this would be the case.

Low and behold the market actually ended up being far busier than even we predicted at the time and as a result, I think it’s fair to say, that the UK property market, particularly in areas like the west country have never experienced such activity, perhaps when we look back in years to come, may never see the same activity levels again that have taken place over the past 12/18 months, activity which at the time of preparing this report, continues for now, almost unabated. It has not been unusual for most properties to go live on the market and receive 10/20/30/40 plus viewing requests from buyers (sold/cash/under offer) within days or within the first 7/14/21 days and so many properties then receiving multiple offers and as a result then selling by informal tender (sealed bids) due to the difficulty in being able to split the difference between the collective buyers. Whilst that level of activity isn’t sustainable for the very long term, it is here with us now and likely to continue during the rest of the summer months and into the autumn, exacerbated by the shortage of available properties coming to the market to replace either those that have been selling or the demand presently being shown. Whilst the buyers have been regional, national and international, the volume of locals looking to move up and down the property market has been positive and indeed many of the best sales and prices have been achieved by local buyers willing to pay a premium for a particular spot, view or village location, regularly outbidding many away buyers as a result.

WHILST SELLING MIGHT BE CONSIDERED “EASY” AT THE MINUTE, NOW MORE THAN EVER IT’S CRITICAL TO HAVE THE RIGHT AGENT ADVISING YOU ON HOW BEST TO MAXIMISE THE INTEREST AND PRICE FOR YOUR HOME. When you have a sellers’ market it’s easy to assume that anyone can sell a home. In truth that’s partly true, the volume of buyers seeking homes across Somerset and Mid Devon, like North Devon and Cornwall, is almost unprecedented. However, there is a huge difference in finding a buyer and finding the very best buyer at the very best price as so many homeowners have found over the past 12/16 months. Placing a property up for sale and securing the asking price from the first offer is something that anyone can do in the present market. Having the experience and dare I say it, the insight into the local, regional and national market place actually allows a good agent the ability to know how far they can push the premium for your home, how to achieve the best result and to engineer a situation where there are multiple interested parties in your home. Always dealing with it in a fair way to you as the seller and also the multiple interested parties keen on making an offer (see our later feature on selling by Informal Tender). Many homes have been securing prices in excess of their guide price, whilst many have

been achieving 2/5/7/10% above asking price. There are many instances where we have eventually achieved offers and sales at 15/20/21% plus above the original quoted guide, far above the recognised increase in prices for the market as a whole. This time last year the greatest activity was for properties with land. Now that interest is generally right across the board, whether it be coastal property, equestrian, village, bespoke new build, homes with income (annexe’s etc), it is consistent. Country homes with land have been in huge demand for many a year but particularly over the past 18 or so months. These homes being chased by not only your traditional equine enthusiast but also buyers really just seeking a country home with land around them for privacy and security. As a result prices have in this sector of the market seen perhaps some of the greatest increases in viewing activity, offers and eventual sale prices as a result.

acreage they are of course more rural and can therefore sometimes only be accessed down winding country lanes. Not always ideal for the seasoned competitor. Looking for access points and turning points for trailers etc is important and for those weekend riders then the proximity of bridlepaths and open riding (preferably as close by as possible) are essential.

For those seeking a country property with land purely as a home and with no horses, then factors such as privacy, views, the quality of the accommodation and indeed the grandeur of the house are perhaps the greatest factors influencing their interest and ultimate offer.

3) The quality of the land. It’s the one thing you can’t easily change on the property that you purchase. Free draining soil is ideal as it is easy to manage in all seasons and at least 1.5 acres per horse and more if your budget will allow it. It’s easier to rotate the pasture or have scope to expand your facilities at a later date should you need to do so.

For those seeking a home for their horses then other factors come into play and these can include:1) What kind of rider are you? The requirements of the casual weekend rider or the seasoned competitor will vary considerably. Those seeking an equestrian home for the weekend hack through the woods or over the moors generally require homes with 5/20 acres (ideally 1.5 acres plus per horse), 2/3 stables (or and American style barn with everything under cover if possible) and of course a good place to ride. Seasoned competitors may need an indoor school, horse walker and lorry park as well as easy access to good roads for all the travelling to and from events.The discipline in which the rider competes will also impact their requirements such as dressage, eventing, polo and point to point trainers as they all require slightly different facilities. 2) Location and Access? The old adage of Location, Location, Location is as true with equestrian property as it is with almost anything else. As most equestrian properties come with a good

4) Access to water. Horses drink a lot of water, in fact the average horse drinks between 5/10 gallons a day. A good and trusty water supply is essential both within the pasture but also within the buildings. You don’t want to be lugging gallons of water long distances each day! 5) A convenient yard. Ideally close to the main house. Security is a big issue these days and also you and your horses will generally be happier if you are close to each other. It is still important that there is a degree of buffer between the main house and the buildings as you don’t want the stabling dominating the main house. 6) Buildings. Ideally a covered American style barn works best for all weather conditions, particularly in the colder and wetter winter months. Kinder for the horse and certainly for you and one you will always be grateful for at 5am on a cold and wet winter’s morning. Larger boxes if possible and of course good additional storage for tack, feed, supplements etc.

Featured are just some of the stunning country/equestrian homes that are either presently available or have sold over the past 12 months. Many country/equestrian homes have sold by Informal Tender due to the volumes of interest being shown and the competitive bidding that has taken place. Exford, Exmoor (sold for a substantial undisclosed sum) Formerly a sporting estate but now a substantial country home in the heart of the National Park, this wonderful country home sat within an edge of village setting, with views over “Court” and the surrounding countryside. SELLING BY INFORMAL TENDER, HOW DOES IT REALLY WORK? “YOU ONLY GET ONE CHANCE TO SELL YOUR HOME TO THE RIGHT BUYER AND FOR THE RIGHT PRICE”! As I have said many times over the years “As a seller you only ever get the one chance to get the best sale and secure the best price, so how any home is marketed and how your agent acts for you is really critical” and in today’s sellers’ market, this is as true as it has ever been, if not even more so. In today’s extreme market, selling a property to the first buyer that offers is easy, it is however not always the best way of securing either the best buyer or the best price in this sort of market and therefore having a proactive agent “with a plan” on how best to maximise your sale and your eventual sale price, is really important. At Webbers and Fine & Country we are neither the cheapest agent or the most expensive but one thing I have always felt comfortable with, is that we focus on ensuring that our clients get the very best “value for money” as myself, my team and indeed our teams across all of our offices, concentrate on how we maximise the marketing of your home to secure the very best buyer and price that we can. There have been dozens and dozens of such examples over recent months across our network of offices where we could have all too

easily just advised our clients to accept the first good offer that came along. A prime example of the difference that we can make is this wonderful 2 bed detached cottage (featured above) with 4.8 acres (Guide Price £595,000). It’s a home I know quite well having sold it before over the years and from the day we arrived to prepare the sales details and photos we could actually have sold it that afternoon for the asking price without too much trouble. However, it wouldn’t have been the best advice for our clients at the time. Instead we took the view that the property needed to be heavily marketed and we needed to create as much interest and viewing appointments as we could to see if buyers were prepared to offer at or above the Guide Price. There were obstacles in so much that as a holiday rental there were restrictions on when we could actually gain access to the property and knowing how much interest we were likely to create this was going to become an extreme logistical exercise bar none on our part. Knowing in advance when the cottage might be free we set about engineering a start date to the marketing about 4/5 days before, anticipating that this gave us enough time to deal with the first wave

of viewings as they came in. We also knew that we then had a second window of about 4 days about a week later and we used this to pre book overflow appointments from the first viewing window and had over 37 viewing requests during this time. The first 3 viewings on the first day enticed two offers (both already in excess of the asking price) and we could have accepted any of those offers at that time, as many agents probably would have done (it would have saved us about 40 hours’ worth of accompanied viewings, dozens of hours of booking and vetting and chasing the appointments). However, we knew that by sticking with the plan, despite the additional workload, that we could secure our clients a figure substantially in excess of the asking price (we might earn an extra £1,000 for the work but our client could potentially earn many tens of thousands of pounds more by the extra effort on our part and that was always our prime objective). Those parties wishing to offer on the property were each asked to complete a detailed Informal Tender form (and to supply this to our offices by no later than 5pm on a pre agreed date), outlining their best and final offer, their ability to purchase the property and confirmation that funds were held on account with solicitors or held in respective bank accounts to enable our clients to then make the most informed decision on the day as to which offer was actually the best to run with At the time of preparing this feature an offer has now been accepted by Informal Tender (sealed bids). Multiple offers came in for the property (all in excess of the Guide Price and many substantially so i.e. 15/20% plus above the Guide Price). Naturally, our clients are truly delighted as they know that their “special property and its very unique setting” have truly been marketed in the very best way possible to

maximise not only the most interest but also the very best market value price on the day. The slightly higher fee paid by our clients has ensured that they have achieved a sale price over 100 times greater than the cost of our fee which equates to exceptional value for our sellers. All of our West Country Offices have seen a rise in the volume of properties sold in this way with many home achieving 5/7/10/12/15 or even in excess of 20% of the Guide Price achieved. Figures that if quoted at the outset may very well not have been secured. Many rural property owners live very happily in their home for 10/20 or even 30 or more years, but as time passes the cost of maintaining the property, keeping on top of the gardens and grounds then become factors as does the potential of releasing capital to assist with retirement living. One of the major factors that forces many property owners to move from the countryside into a larger community closer to doctors, shops and amenities, is the concern that as time passes, it may not be as easy to drive and what happens if one or both parties are no longer able hold a licence or one person drives but the other does not and what then happens if the non-driver is then stuck on their own in a secluded rural spot? This has probably been one of the greatest factors influencing rural home owners making a move and one that could over the next 10/20 years change quite rapidly and allow many home owners the ability to stay in their rural property for far longer than they can at present. Car technology is moving at an incredible pace and right now firms like TESLA (now being followed by almost all car manufacturers) offer automated cars and whilst these are not yet completely “driverless”, there will come a time in the years ahead where it will be totally possible to own a car but not actually have to physically drive it or have to pass an updated test to continue driving (at present you have to update your licence at age 70). So what could the future bring? 1) Your car could be fully automated to the extent that you get in, programme where you want to go and it takes you straight there (and potentially you could be of any health and any age as the car is fully automated). 2) It could be that the future brings a time where many people actually don’t need to own their car (it spends 90% of its time sat on the drive or in the garage) and therefore you hire your automated car (a bit like a taxi) and it arrives, collects you and takes you where you want to go and after it has dropped you back home it then returns to the company that you have hired it from (no road tax, no licence required, no insurance, no capital outlay, just a fixed fee per mile as and when you need to use a vehicle). Another major factor could be the financial saving with no depreciating asset sat on the drive and decreasing in value the moment you have driven it off the dealership forecourt! (I can feel the traditional car enthusiasts amongst us shuddering at the thought)

These are the most likely outcomes in the years ahead, albeit it’s difficult to predict just how quickly these changes will take place but they will take place for sure (we could even find that some vehicles will commute without using roads, instead being pods, powered like drones, picking you up and flying you to wherever you want to go) Of course many of these predictions were made back in the 50’s/60’s and 70’s and probably almost every decade since. However, that technology is now as close to being here as it has ever been. It’s no longer a question of if, it’s more a question of when. Whilst progress can be scary, this is going to happen, led actually in part by the likes of Amazon etc mastering at first how goods are delivered either by drone or automated vehicle in the other direction. It’s going to be an interesting 10/20 years. Planning ahead is critical, it is also one of the hardest decisions to have to make. Those that make the move whilst they are fit and able generally give themselves time to find the right new home and to secure the best price for their own home. Those that delay making the decision until a health or other issue materialises can quite often find themselves pressured due to these life events of having to sell quickly (and not always then at the best price) and also having to suffer a greater compromise on their onward purchase (rather than time to make sure they have the home that they truly want for their next 10 or more years). There is no doubt that as this technology arrives it will give more rural home owners the opportunity of staying in the home and setting that they love for far longer than is presently possible.
