Welcome to Edition 27 of our At Home in the West Country magazine

Dear Reader,

I am sure I say this almost every time, but where does the time pass between each Edition of the magazine. Certainly, we seem to get a wonderful response from both buyers and sellers on the quality of each issue. Indeed, sat with clients late yesterday afternoon in their wonderful country home, it was rewarding to hear how much they have loved receiving copies of the magazine over the years and one of the many reasons why they had chosen Webbers Fine & Country to value and advise on the forthcoming marketing of their truly superb property.

But what of the market? 2017 ended up being a very busy year indeed, Webbers Fine & Country selling some 34% more properties across Somerset, Devon and Cornwall compared with 2016. Having said that, it was not a straightforward year. May, June and July, traditionally very busy months, ended up being much slower, in the main due to the Election and the country market taking a bit more time to consider what the actual outcome would mean longer term, (July being the 2nd slowest July for 7 years), August however, suddenly snapped into overdrive and became the 2nd busiest August for 7 years and September almost the same, followed by an October and November which were the two busiest months of any over the past 7 years.

2018 has started more seasonally, exacerbated by the weather conditions. However, the sun is now out, the worst of the weather is behind us and there is a very noticeable uplift in activity as a result, as both buyers and sellers actively start to buy and sell in the months ahead. Whilst we don’t necessarily see quite the same pressure price wise as we did in the Autumn of last year, we do see some superb prices being achieved in the months ahead and some truly wonderful homes already being lined up to come to the market, (on the open market or through our “Secret Property” discreet selling service – (See pages 67-70).

THE WEATHER HAS IMPROVED AND SO HAS THE MARKET. As already indicated within our “Welcome� page, the last quarter of 2017 was exceptionally busy and a very high percentage of this activity was driven out of the Somerset market place.

Whilst the weather has of course been an issue for the start of this year, there is a very clear uplift in enquiries since Easter and as each week passes the volume of both new buyers registering, viewings and indeed, valuations and instructions with new properties to market, is gaining a pace.

The variety of potential new properties is also quite varied, from secluded country homes with stunning views and land with great riding close by, to historic village homes, barn conversions, homes with annexes, homes with letting cottages, coastal and moorland homes, homes with their own river frontage and fishing rights, to even a 2 mile stretch of fishing located on one of the most renowned fishing rivers in the West Country and much more besides.

Featured properties include a handsome 1920s residence situated on the edge of the Medieval village of Dunster offering some wonderful inland and coastal views (page 20); a period farmhouse with two

successfully run 4 Star rated self-contained cottages, land and located close to moorland and country walks on the edge of Exmoor National Park and Wimbleball Reservoir (page 18); an historical Georgian farmhouse in an elevated position with land and outbuildings (page 34).

And let’s face it, there is much to concern us - violent crime on the increase, world peace challenged in the Middle East and the continuing uncertainty of Brexit. News reports also suggest a slowing momentum in the UK housing market.

BUT, and trust me here – it is not all doom and gloom. My headline says it all and if it’s a safe haven you seek then where better to be than in the glorious South West where the three counties with their two National Parks, wonderful countryside and excellent coastline offer high levels of peace and tranquillity. With the extreme weather excessive rain and snow - coupled with an early Easter holiday, I believe the market is running behind by a month or so compared with previous years. Expect then to see an increase in activity in the near future.

Demand for quality homes is strong, for those at more than £1,000,000 increasing evidenced by two homes I featured in the last edition. North Gate Manor at South Molton and Hewish Barton at Muddiford, both on the market at £1,250,000 apiece - North Gate is now sold to buyers from the Home Counties and the sale of Hewish Barton is advanced to buyers from The Midlands.

Currently for sale with an enviable beach front location is Vention House at Putsborough on offer at £3,750,000. At Meeth between Torrington and Hatherleigh, is Bue Cottage a handsome house in

about 1 acre, available at £625,000. North of Barnstaple is Higher Muddiford Farmhouse, an attractive period home currently on offer at £540,000.

AFTER A GOOD YEAR END,THE CORNWALL COUNTRY MARKET STARTED QUIETLY BUT IS EXPECTED TO GAIN MOMENTUM TOWARDS THE END OF THE YEAR. Whilst the mid-market cooled off in the second half of 2017, I am pleased to say the country sector in Cornwall saw positive results up to Christmas. When it comes to predictions for 2018, most analysts are reasonably positive about the prospects for the national market. Most predictions for property prices in 2018 range between 1 per cent and 4 per cent. To put that in context, prices rose by 2.6 per cent in 2017 according to the Nationwide price index. So most experts foresee cooling, but not price falls.

So what about the country market in Cornwall? The late autumn and winter prior to Christmas saw a surprising level of quality country sales ranging between £600,000 to just over the £1,000,000 mark. However, the market has been subdued into the New Year and the so called Spring, no doubt

affected by the worst weather we have known for years, but the signs are there that it is likely to gain momentum as we head into the summer.

While historical house price and transactions data are key to understanding what’s happening in the market, the best short-term predictors come from sentiment being expressed on the ground. The big surprise over recent months has been how positive sentiment has remained. The main reason is probably that no one sees anything terrible happening with the availability of credit, and the mortgage market alarm bells remain silent.That’s why all the signs we can see point to a soft landing, armed with the desire to live in our beautiful county.

Gale Force Jackie Gale's art journey began in the Midlands, where she was born. A childhood spent surrounded by easels, paintbrushes and creative projects, Jackie was forever creating collages from anything she could find including garden cuttings, fabric trimmings and cardboard boxes. Her resourcefulness, which she feels stems from those early years, can be seen today in her creative use of extraordinary textiles within her work. Despite her love of art, Jackie pursued a long and happy career as a registered nurse for the next twenty years until a major illness turned her life around and forced her to rethink her life and lifestyle. It was then that she decided to revisit her love of art with sketching and sewing. Little did she know then that this pastime would become her future and her passion.

We speak to South West based artist Jackie Gale about her work and love of the local area.

The creativity and colourfulness of Jackie's character is reflected in her work, which now has a national and international following including many collectors. She enjoys blending her passion for naive art with textile creativity to tell a story of a place or theme, in her unique style. Favourite artists who continue to inspire her for their storytelling ability include Fred Yates, Henri Rousseau and Bryan Pearce. Narrative is an essential component of Jackie's work and she tells her story with texture. Much of her time is spent continually looking for new and unique materials to incorporate into her work to give it added interest, depth and humour. She also tries to use textiles relating to the topic or theme she is working on, for example, old fishing nets for a harbour scene. She believes this adds authenticity as well as visual interest.

Jackie lives in the West Country with her husband and three children. It is here that she enjoys endless inspiration from the local seaside villages to the coves and harbours of Cornwall. To her mind though, every place has a story to tell and inspiration is never far away. She constantly sees creative opportunity and exciting challenges and her sketchbook is always close to hand. In 2015, she was extremely honoured to be awarded 'Best Up & Coming UK artist' by the Fine Art Guild. Today, she has her own gallery in South Devon where she exhibits a collection of original work, prints and gifts.
