Wow, what an interesting summer it has been… Looking back, with what has happened since the autumn of 2019 both with elections, the Pandemic and everything else, I’m not sure I know the correct superlatives that could even attempt to describe what has happened since our last issue. PAGE 32 - TAUNTON We delayed this issue of our magazine for obvious reasons as we were going into lockdown and in truth, having thousands of magazines sat in boxes and with a market that could have been in complete turmoil, we took the decision to delay until we felt it was appropriate to reproduce it. With the market now very busy post lockdown (we ended up being very busy during lockdown with so many rural and coastal property enquiries which then lead into active viewings after the 13th May when we were allowed to open up for business again) and the fact that the market has continued so strongly since re opening as there is a very genuine demand for West Country homes, large and small and a real thirst for knowledge on how the property market is dealing with such turbulent times.

Moving forward, there seems to be a steady flow of wonderful country and coastal homes coming to the market, balanced by a greater demand for such homes from local, regional, national and international buyers (albeit it until recently the latter have been unable to view other than sending relatives who live in the country to view for them and to watch videos or review 360 degree immersive tours that we now produce for so many of our clients homes). We certainly expect the Summer months to continue to be exceptionally busy as all offices not only across the Webbers Fine & Country network but the national Final & Country network report exceptional results, wonderful sales (many reporting sales levels considerably higher than pre lockdown and some reporting sales levels at 35/40% above those of the same period in 2019!) PAGE 16 - ILFRACOMBE Despite not having a crystal ball much of our social media posting during the lockdown period predicted the results that we are seeing right now. Our reports at the time based on our expert local knowledge, our monitoring of not only the local market during the lockdown period but also the national market (as well as monitoring the markets in other countries ahead of our curve to see how their markets reacted) and of course taking soundings from agents across the country and renowned Economic Behavioural Economists. Research is everything when it comes to giving our clients the very best advice that we can. So, the Summer and early autumn market looks set to be as busy as it is now. Of course, how we carry out valuations and viewings is different in so much as the care that we take on social distancing, PPE and Health and safety etc but the advice that we give, the marketing that we produce for our clients is still as exceptional as it has always been.

At the front end during the lockdown, we could see just how many enquiries were coming in for rural and coastal properties and the fact that as each week passed during the lockdown, this just kept increasing and increasing throughout the whole period (at the end of lockdown we had over 850 groups of people wanting to view properties (sale and rental) as soon as they could, the moment lockdown and movement orders were lifted.

Now I’m sure that may come as a surprise, so many people expecting the market to struggle in a post lockdown world.

Since then, not only have these people viewed properties but a surge of fresh viewings and enquiries have been coming in every single day and sales resulting across the west country as a direct result. Locally, across Somerset and Mid Devon has been no exception though an interesting factor has been the number of people who may have previously lived locally (but moved away over the past 10/20/30 and even 40 years) now desperately wanting to “come home”. THE UK HAS EMBARKED ON THE ROAD TO RECOVERY. IN ENGLAND, THE HOUSING MARKET HAS REOPENED, THE REST OF THE UK HAS ALSO BEGUN TO EASE LOCKDOWN. IT WILL TAKE TIME FOR CONSUMER CONFIDENCE TO RETURN BUT WE ARE HEADING IN THE RIGHT DIRECTION. Restarting the property market was always going to be a priority for the Government given its relationship with the economy so when we were allowed to re-open on the 13th May, Rightmove reported a release of pent up demand with 5.2 million site visits, 4% higher than a year ago. Since lockdown, just under half of buyers requirements have changed including the increase in importance of having a decent garden and reflecting the fact that working from home has gained more importance, so wanting space for this and also the need for improved broadband speeds. Latest statistics show that the South West has shown an increase in values in the last 12 months of 3.4% which with the exception of Wales at 2.3%, is far higher than all other parts of England. Certainly in Cornwall our three Fine &

Country offices have been doing fast business with sales and high quality new country property coming to the market. Maybe you’ve heard about it. It’s called the Big Green Egg. The Big Green Egg is not a normal cooker. For a start, it’s charcoal-fueled and sits in your garden. Don’t let that vex you. It might not be conventional, but by the time you’re done with your first cook, you’ll be ready to throw the rulebook out of the window. The EGG is the lovechild of ancient Japanese cooking traditions and modern sensibility. By taking a tried-and-tested way to cook and infusing it liberally with the needs of the contemporary homechef, you’re not only left with a versatile cooking machine, you’re left with the undisputed, the original flavour maker. The EGG is an oven. But not as you know it.

The secret is in the ceramics. The Big Green Egg is hand-crafted where ceramics were once invented, using ceramic technology that NASA uses to build space shuttles. This unprecedented quality allows you to get your EGG to screaming hot temperatures in 15 minutes or fewer. And it’ll stay hot for up to 24 hours if you’ll let it. Conversely, it will allow you to cook extremely low, for slow, considered cooks that your normal oven simply won’t be capable of. It isn’t just about heat, either. Roasted Fore Rib of Beef Set up your EGG for indirect cooking with the ConvEGGtor legs up and the stainless steel grid on top. Your target temperature is 120c/230f. If you own an EGGspander, set up without the top shelf. You'll add this later when your beef is resting. Remove the beef from the fridge a minimum of 2 hours before cooking to allow it to reach room temperature.

Ingredients 1 4-bone rib of dry-aged beef (ask your butcher to French trim the rib as this looks amazing. Also, keep the trimmings for burgers)

Rub the meat with rapeseed oil and season heavily all over with salt. When you're done, place it in the EGG.

Maldon sea salt

Roast for 3-4 hours, or until the internal temperature reaches 58c — the perfect temperature for a fore rib of beef.

25 ml rapeseed oil

Once you've reached this internal temperature, remove the joint from the EGG, wrap in foil and leave to stand.

Freshly ground black pepper

Remove the ConvEGGtor from the EGG and replace with the stainless steel grid or cast iron searing grid if you have one. Raise the EGG temperature to 250c. Put the joint back on the EGG, and sear each side for some trademark searing lines. This should only take a matter of minutes. As a guide, for medium-rare, cook to 55-60c, medium: 60-65, or medium-well 65-70c. Remove the beef, season with freshly ground black pepper and rest in a warm place for at least 45 minutes. The ideal resting temperature is 58-60c. Then carve off of the bone and make sure to give each person a thick slice. It's easier to portion and serve, and looks very impressive!

Ingredients Smoked Toffee Sauce: 350ml double cream 150g brown sugar 75g unsalted butter

Applewood Smoked Sticky Toffee Pudding Begin by making the toffee sauce. Add the pre-soaked apple wood chips to the charcoal. Add the cream to the Dutch Oven and leave to infuse with smoke. For mild smokiness, go for 15 minutes. The cream will turn slightly brown in colour and may develop lumps, don’t worry, they can be whisked smooth. Remove the Dutch oven and add the ConvEGGtor — legs up, with the stainless steel grid on top.

Pinch of Maldon Smoked Salt Flakes per pudding (for decoration) Good handful Smoking apple wood chips Sticky Toffee Puddings: 150g dates, stoned and finely diced 75g pecans finely diced 200ml boiling water

Increase the temperature of the EGG to 180c/350f. Place the Dutch oven back on the grid and add the cream, sugar, butter. Close the EGG lid, and bring the ingredients to the boil.

50g unsalted butter, softened

Open the lid and stir intermittently, repeating process for about 15 minutes until the sauce changes colour to a dark brown “toffee” colour. You'll know it's done when it's thick enough to coat the back of a spoon.

80g golden caster sugar 80g muscovado sugar

Remove from the EGG. Set aside.

1 tsp vanilla essence To make the pudding batter. Grease and flour 6 ramekins.

2 eggs

Ensure the EGG is heated to 180c/350f. Finely chop the dates and pecans then soak in 150ml boiling water.

175g self-raising flour

Cream together the butter, golden caster, muscovado sugar, and vanilla. Beat in the eggs one at a time.

1 tsp baking powder

Fold in the flour, baking powder and bi-carbonate of soda. Stir in the chopped pecans and the dates along with the water they've been soaking in. Combine well.

1⁄2 tsp bicarbonate of soda

Fill the ramekins with the pudding batter to within 2cm of the top of the moulds. Bake for 20-25 minutes or until a knife comes out clean. To turn the puddings out onto plates, gently run a knife around the edge of each one and turn out. Gently reheat toffee sauce in the EGG and pour over the puddings. Add a sprinkling of whole pecans and a pinch of Maldon smoked sea salt flakes.
