A big welcome to the Summer Edition of... the TK International Residence magazine 2021, which invites you in to view and enjoy our excellent range of wonderful properties available for sale or rent. This is a new venture for us and has been a little time coming, but we feel that it marries incredibly well with the high quality service and marketing standards which we have always strived to achieve since opening our doors back in 1998. We hope that this magazine should be a reflection of these goals and give you an insight into the TK world and the associated lifestyles that compliment it. If we have learnt anything from the past year after the world suffered the deprivations, disappointments and hardships of Covid, is that we should embrace and enjoy life and not be scared to follow our dreams, make plans and fulfil our aspirations. And that became evident in June of last year when the first lockdown came to an end, and what could have proved to have been a very difficult time in the prime residential sales market, in fact became one of the busiest and successful years I have known in more than thirty three years of working in Hampstead. There was definitely a tangible sense of euphoria which crystallised itself both in the residential property sales/lettings market and from what I understand to be in the luxury car market too! We have been selling at all levels, from one bedroom apartments for £550,000 right up to landmark prices for £20,000,000.

The demand for property of all shapes and sizes and price ranges could not be met as sale followed sale, with multiple buyers on each transaction. This applied to all our core areas, from Highgate to Belsize Park and Hampstead to Hampstead Garden Suburb. And this still remains the case today. The lockdown period allowed buyers and sellers to seriously think about making the move, a move driven perhaps by the desire to purchase something which provided more internal space and certainly a larger and ‘greener’ outside space. So this manifested itself with many buyers moving north west out of central London from apartments with no immediate outside access to houses or large apartments with a generous dedicated garden. Another added advantage of moving to this part of London is the fresh air and easy access to the beautiful open spaces of Hampstead Heath, Kenwood and the Iveagh Bequest, Parliament Hill and Primrose Hill. At the same time prices remained steady all through this renaissance – buoyed by a returning confidence in both Sterling and the UK economy, which greatly helped the domestic market, but at the same time was not at such a level as to deter overseas investors, who still keep a keen eye on the London property market from a distance due to travel restrictions. For many years we had sponsored the annual University College School fireworks display each November, as well as sponsoring other local schools including South Hampstead High School, New End Primary School and Hampstead Parochial School. We have always taken the long view when it comes to our professional standing here in Hampstead – short termism doesn’t work for us – and because of this we have taken pride in our empathic, supportive and interested ethos when it comes to our community. Eden Rock – St Barths reveals its brand new two suites Both entirely new, the Jane and the Pippa Suites are built high on the legendary Rock and all sited centrally on the fabulous beach of St Jean. The Signature Suite ‘Jane’ Was designed from the notion of ‘a Superyacht on Land’. That is, it doesn’t rock and roll like a yacht (“not to everyone’s taste”) but nevertheless remains fully surrounded by the ocean it looks down onto. Lettings s you may have heard once or twice over the past year, these are unprecedented times. When Covid arrived and changed all our lives we could have been forgiven for fearing the worst, however, as estate agents, we were incredibly fortunate to be allowed to continue with our work. As many people began working from their homes and home-schooling became the norm. we saw remarkably resilient activity levels.

Tenants have wanted a garden, an extra bedroom to work from or just more space for their family to enjoy and so, despite everything, 2020 was a record year for TK International’s lettings department, ahead of 2019 by about 15%. Family homes, garden flats and properties with good usable outside space have performed particularly well. Now that lockdown is easing, spring has arrived and summer is approaching, there is a palpable atmosphere of positivity and a determination to make up for lost time. I can only see momentum building and 2021 being an even better year. We have taken on a new member of staff to help satisfy the demand we are currently seeing which we anticipate will only increase further and we now have a solid team of four experienced lettings negotiators. As a boutique, independent agency with a respected brand, TK have been well placed to adapt to the unique challenges we have faced over the past year and the team have gone above and beyond to ensure continued exemplary service for our clients. This is best illustrated by the fact that we have quite significantly increased our management portfolio throughout this difficult period as clients trust us to manage their properties dutifully and efficiently. We are incredibly proud of the service we offer.
