It is a question that I ponder regularly but the solution always escapes me. Answers on a postcard or email please.

“Tax doesn’t have to be taxing” I’m sure many of us, of a certain age at least, will be familiar with this slogan. Of course it is a reassuring and memorable phrase sagaciously constructed and periodically rolled out by HMRC to comfort the masses, and assure the population that navigating your tax position needn’t cause you stress. Tax is a doddle. Tax is your friend.

Is this really true though? As a business owner and employer, there is a never ending stream of unwelcome tax issues to deal with. Thankfully however, like most people, I trust and rely on my accountant who is an expert in his field, to step in and give me that sweet peace of mind, or relief, if you will, that everything is in hand. I can rest assured that I won’t have to pay a penny more than I should, and everything in the world is good again.

Generally speaking however, this model seems to almost always fall to the wayside when it comes to

What I do know is that it is estimated that 1 in 5 SDLT payments are wrong in the UK, resulting in around £2 billion of stamp duty overpayments, annually. That’s a lot of money being paid unnecessarily, due to not seeking the advice to get it right. Simply put, SDLT is a tax which is still not widely understood by the masses.

To give you a head start, here are three things to keep in mind when approaching SDLT:

Firstly, regardless of what you may think, SDLT is a self assessment tax and not a one size fits all model. It is very important to remember each property must be judged on its own features and characteristics.

Secondly, there are almost 50 applicable reliefs woven into current legislation and if your transaction touches one of these reliefs, it could be eligible for a lower rate of SDLT. (Remember 1 in 5 payments are estimated to be wrong!)

Finally, online calculators are simply unable to identify relief

Naturally, as with most things tax related, the higher up the scale you travel, the more tax there is to pay. This means protecting your tax position rather than just googling an answer, especially when buying prime property, should be an essential part of the purchasing process. It could save you hundreds of thousands of pounds which you can then spend on keeping your property warm this winter.

There we have it. It turns out that the slogan is true. Tax doesn’t have to be taxing.

I mean, it is. But it doesn’t have to be.

I have never been one to blow my own trumpet. But it has been a genuine honour to have been recognised for the hard work that Kris Ericsson and I have endeavoured since leaving Knight Frank to start Smith & Ericsson. I thought that in order to win such titles, that a broker must be like those seen on television in Million Dollar Listing or Selling Sunset or the more cringe worth UK equivalents, but I have been proved wrong. Not changing the property industry to a faceless app or a prop-tech platform devoid of humanity, but the polar opposite. Human to human contact and advice, compassion and no BS. One of the most daunting decisions when leaving a giant global corporate company, is the feeling of isolation. While Kris and I have each other to mutually encourage, reassure, motivate and generally have fun while working hard, joining The London Broker has been an integral part of our success of winning these awards. If you could buy in any part of your patch, New South Wales and Queensland, where would you live and why?

Given the answer above, my ‘patch’ is very large (NSW AND QLD). However, if forced, I would say the Byron Bay Hinterland. With far-reaching ocean views and easy access into the township this would sit well with me.

When and how did you end up in property?

Very strangely, I was sending faxes from home (with my mum) after graduating (it was 1999) to all the major banks for job applications. There was a copy of the Times on the sofa and there was an ad with a little black BMW asking if you’d like earn x amount p.a. selling real estate at Foxtons (!)

As my CV was to hand, I sent one off and very quickly received a call from head office. Before I knew it, I was sitting in NHGT selling flats below $300k (!); it was really that quick.

What is it about the job that gets you out of bed in the morning?

Given we have no geographical boundaries, I have been fortunate to see an extraordinary range of homes all across New South Wales and Queensland so I think it is this remarkable variation that keeps me going.

Clearly, with the type of stock I am lucky enough to deal with the financial rewards are also there

We normally spend a few weeks of the year there so lots of privacy in the area my whole family would love!!!

The job can be quite stressful, what do you do to unwind?

I have always been quite philosophical about deals and the process, so I don’t really feel

the stress too much. I always have something going on at work all year round so things are very stable and consistent. However, to unwind I play chess, find any international Test cricket game to watch or listen to or take the kids to the beach (!)

What is your top buying or selling tip?

If you are looking to buy, go with your instinct and heart rather than your head. This market has plenty of peaks and troughs so picking entry into the market is normally fraught with danger. If you find a place you love, it is within budget (or slightly over!) do the deal, you won’t look back.

If you’re selling, try and keep in mind your best buyers may come through first so don’t always dismiss the first offer, it may be the best you’ll receive.

The Greek Luxury Market

The summer of 2022 has marked the best year Greece has yet seen within its luxury real estate market. It seems as though the tide has turned and it is not showing signs of slowing down. The demand for Greek luxury real estate is immense and transactions have reached record amounts throughout the country.

The island of Mykonos is home to where the recent record was set, when an individual residence exceeding 23 million euros was sold. This transaction is approximately four times the value of an average sale on the island. Likewise, other neighboring islands have also experienced a significant increase in demand recently, as the price has risen by

6.9 percent in the second quarter of 2022 compared to the same period of last year. On average, a property in the Cyclades costs 2,887 euros per square meter. Luxury properties in Mykonos and Santorini may cost well over 10,000 euros per square meter, depending on the property and the views.

In addition to the world-renowned Mykonos and Santorini, other areas are following suit. The hottest upcoming areas for luxury real estate are held within South Athens, known as the glamorous Athenian Riviera. The Athenian Riviera is comprised of southern suburbs such as Glyfada, Voula and Vouliagmeni. On this sunny coast, you will find modern

amenities, fashionable boutiques, the finest restaurants and world class beaches with an endless shimmering blue sea stretching out to the close island of Kea.

It appears as though Greece is experiencing the beginning of a very exciting construction boom. There are several massive development projects expected to unfold in the near future. One such project is The Ellinikon, which is the largest urban development project in Greece’s history and also the largest redevelopment project anywhere in Europe presently. The project will include the largest shopping mall in Greece, hotels, casinos, high-end restaurants and boutiques as well as many other interesting amenities. This is a multi-dimensional project, which expands over many sectors of the economy. This project will also include the Marina Tower, rising 200 meters above sea level. It will have approximately 200 apartments on 45 floors. The building is planned to be both environmentally friendly and with the specifications of a smart building. Once complete, this will be the tallest building in the country and one of six of its kind to be developed. The project

is expected to accelerate the country’s economic development, on both a macroeconomic and microeconomic level. Where will this massive project be built? Strategically along the prestigious Vouliagmenis Avenue, in the Athenian Riviera.

According to a 2021 Ernst & Young investment report, Greece is now among the most attractive investment destinations in Europe. “Greece ranks - for the first time - among the 10 most attractive destinations for foreign investment, with 10 percent of respondents mentioning Greece among the three most attractive countries for 2021.”

Greece has a history of being a magnet for international investors. Especially after the 2013 launch of The Golden Visa program. This program may offer residency to non-EU investors if their property purchase in Greece is worth over 250,000 euros. This attractive opportunity, in addition to a safe investment with high growth potential, has intrigued many. Moreover, those seeking to make their lifelong dream of purchasing a second home in sunny Greece has also become apparent. There has recently been an increase

in second home purchases throughout the country, as families and retired individuals are appreciating the value of owning a second home in nature, now more than ever. Investors from all walks of life are enjoying the benefits. The market has proven that Greek assets are the best performers in the Mediterranean, as rents are keeping up with the advancing prices. Recently, a report from Algean Property remarked that Mykonos topped the yield list in the region with a return of 7.4 percent, against 4.3 percent in Nice, France and 4.2 percent in Marbella, Spain. The island of Paros was second on the list, with an impressive yield of 7.1 percent and the island of Santorini in third at 6.3 percent.

In conclusion, it is incredible to be actively involved in such a booming real estate market. I believe that the recent records set this summer and the ongoing high demand will only increase from here on, as more luxury developments are underway. The significance of this metamorphosis is unique, as modern Greece is emerging into the present, incorporating a balance of tradition with modernity.

I would choose to divide my time between Megève, which is a stunning village and a lively ski resort with quite a bit happening and fabulous restaurants, and a house in the cote d’Azur, both properties being located not far from a tennis club.

What motivated you to become independent? Has it turned out to be true?

When and how did you end up in property?

Property has always been one of my pet interests, for the simple reason I have always loved looking at beautiful architecture and interior decoration. I am lucky to have always lived in places where I could indulge in this pleasure: I grew up in Paris with the Pantheon at my doorstep, then I moved to London where I lived in Kensington and Chelsea for 13 years, then to Singapore, and now I reside 45mn away from the most beautiful French and Swiss ski resorts in Europe: Megève, Chamonix, Morzine, Verbier and only 5mn from Lake Geneva. After a career in Fintech, turning my interest to Proptech seemed to take the best of both worlds: my expertise in Technology, my contacts within the world of finance, aligned with my love for property.

What is it about the job that gets you out of bed in the morning?

My role involves a lot of bespoke property search or finding the right buyer and I am often dealing with property which is off market. It requires sourcing either the right buyer or the right property, and that takes good people skills, good negotiating skills, and a good network of experts who can assist (tax experts for example). My expertise in the Cote d’Azur and the Alps means my business focuses mainly on those two areas and the Geneva region. I enjoy all aspects of putting a deal together: understanding what the clients want, selecting appropriate property, liaising with the owners, appraisals putting together the deals themselves.

If you could buy in any part of your patch, Lake Geneva/Alps, where would you live and why?

I guess what motivated me to become independent was the freedom it offered. I was never one to sit at a desk all day and doing what I do means I am out and about a lot, which suits me very well. It also means I can organise my schedule and fit in a game of tennis, which is my second passion after real estate.

The job can be quite stressful, what do you do to unwind?

You’ll have guessed it by now: I play tennis, usually daily. I used to play against my son who now plays for a US university, and it was increasingly challenging to keep up with his progress. I hate to admit it, but I pretty much owe my tennis level to him, although regrettably, whilst he’s still progressing, I seem to have somewhat plateaued.

What is your top buying or selling tip?

Know your market. Be meticulous. Keep your expectations real. A deal isn’t a deal until you’ve signed on the dotted line.

Iwrote this after we took 10 days holiday in our own city during mid October, essentially our Spring. First of all challenging owning your own business which is in its toddler stage but I partly managed.

Scarborough was our destination for 4 nights in a beach house. A total drive of 32 minutes from our house in Constantia but we felt miles away.

For my birthday we took a refreshing dip in Dalebrook tidal pools, 12 minutes from my house amongst many other tidal pools dotted along our coast. Afterwards I walked across bare foot to the cafe in my towel and had the best coffee with an amazing chocolate croissant. (Coffee in Cape Town and food is hard to beat globally)

Birthday breakfast we took my Mum to Homespun by Matt in Claremont. Great breakfast but an even bigger must for lunch or dinner. Still a hidden gem. PS - if you come to Cape Town and you’d like a list of the latest restaurants to visit, feel free to get in touch.

Yesterday we took Bertie our dog (Toy Poodle) up Lions Head, check out the views. This is in the heart of Cape Town. 37 minutes to the top walking which is great exercise and wow views.

Cape Town is flanked by mountains and the ocean, it is a #lifestyle city.

I always say hello to all the fellow hikers on Lions Head and I noticed that many were American. I predict a huge spike in American tourists with increased direct flights into Cape Town.

Two days left of the holiday. One of our boys is going to Shul this morning so we will grab breakfast at one of the many breakfast spots in Cape Town and then see how the day goes.

I’m looking forward to being back at work and hitting the next two months hard. I’m super excited about the summer season ahead.

Since writing the above post, three weeks have passed and the market is incredibly busy! It is going to be a very active market in Cape Town from November 2022 through to April 2023. The only problem is stock. Demand is out stripping supply and good luck if you want to find a rental property, short or long term. In a time where recession is hitting and fuel bills are rising globally causing uncertainty, why is the Cape Town market so busy?
