We are delighted to share with you The House Library – Volume 3, Tedworth’s in-house publication showcasing the best of London property. Since Tedworth was founded in 2017, the growth of the business has been exceptional and in this edition, as we celebrate our fifth year as one of London’s most innovative boutique estate agents, we offer an insight into the business: the challenges, our successes and what differentiates us from others.

One of our proudest achievements as a business to date has been our official partnership with The Childhood Trust, an incredible charity working to help the most deprived children in London. We were delighted to catch up with Jo Lindley from the charity to learn more about the amazing work that goes on behind the scenes.

Last but not least, we are thrilled to be able to show case a wide array of incredible properties that we are currently marketing for clients, both for sales and lettings.

Five years ago, Christian and Simon founded Tedworth Property. Having spent several very successful years within the corporate world, they felt it was time to leave the comfortable 9-5 environment and discover what life could be like working for themselves. Tedworth was created with one goal in mind – to provide each client with the very best advice, whilst continuing to offer an exemplary level of service as they have always done throughout their careers.

As founders of a boutique estate agency in Prime Central London, a highly competitive market with many great operators, the challenge to establish the Tedworth brand within the market has been significant and we wanted to find out more about the growth of the business, the successes, the challenges and their vision for the future….

It’s five years since you founded Tedworth… what has been the single biggest challenge you have faced in that time?

C W : I think the biggest challenge was getting noticed initially. Even people who knew us well and who knew that we were good operators were hesitant to instruct us to sell their property as we weren’t a ‘household name’. One particular client instructed two well-known agents soon after we established Tedworth – after a year of no sale we were invited back to see him and sold the house two months later.

S T : The London property market doesn’t like uncertainty so given Tedworth was borne in 2017, our stock response should be the challenges surrounding Brexit and of course Covid, when the whole market came to a standstill. However, both of these events created unforeseen opportunities, so would suggest that possibly the biggest challenge was losing the power of the corporate business card. Yes, we were successful agents in our own right but without the powerful brand to back us up, the process of building the business was made significantly harder. As anyone who has stepped away from a corporate environment will testify, to lose the branded business card is tough.

What has been the secret to your success?

C W : One thing we pride ourselves on is being responsive to our clients’ needs. Whether that is returning calls straight away, or anticipating a potential problem and dealing with it before it become a major problem. We don’t sit for hours in endless meetings, unable to service our clients’ needs–we are normally available to talk there and then or certainly within an hour or so.

S T : In our business, you need a calm and pragmatic approach and by ensuring the fundamentals of the business were in place from day one, we allowed ourselves breathing space and never put undue pressure on ourselves to perform. Buyers and sellers can sense desperation and a hard sell from miles away and to this day, we have always ensured we are advising rather than selling…it seems to work. The other key to our success has been our genuinely honest, no nonsense approach with clients. Most really appreciate being told the truth, whether that be regarding the price or market conditions.

What differentiates you from other agents?

C W : Many of our competitors have agents who have worked for them for 15+ years, much like everyone here at Tedworth has. What differentiates us is that the person who will be dealing with your property, be it a £750,000 flat or a £20m house will have that 15+ years’ experience where as our competitors will often delegate lower value properties to more inexperienced juniors who aren’t so knowledgeable about the local property market.

S T : The backbone of our success has been the people within the team. Every business talks about how great their people are, but for us, this is genuinely true. The criteria for entry is fairly restrictive…it’s not just about being a superstar agent, it’s about having the ability to be part of a cohesive team who all want to work for each other to maximise every opportunity. Our culture is the best I’ve ever worked in and having a team of brilliant people who genuinely want to help each other with no egos is incredible. We place huge emphasis on the team and this shines through in every aspect of the business. This mentality works for the All Blacks, it’s working for the likes of Gymshark and so far, it seems to be working for us.

You have a prominent office on Sloane Street, but no “shop front”. Has this been a help or a hindrance

C W : I haven’t worked in a shop-front since 2004 and it hasn’t hindered me yet! It means we aren’t restricted to having to be in to ‘man the office’ rather than being where we should be – showing and selling our client’s properties! And modern technology means that no calls are missed and emails responded to quickly by our fabulous support team. In addition our biggest shop front these days is our recently updated website and social media accounts which ensure that our clients’ properties are presented in a professional and effective way.

S T : When we set the business up, we were keen not to pigeon hole ourselves to one specific area. Sloane Street was the ideal location for us and we felt that in the world in which we now live, with everyone being so well connected, there really was no need for a shop front and I think it’s fair to say it has been the right decision. We of course invite clients to the office and given we are situated moments from Sloane Square and Pavilion Road, having the likes of Colbert and Grangers on our doorstep to meet clients for coffee allows us the best of both worlds.

Any plans for geographical growth in the foreseeable future?

C W : We feel that our ‘one hub’ model is key – so whilst we are always on the look-out for like-minded successful agents who want to work with Tedworth, we don’t want to have the problems that can sometime occur by having two or more offices.

S T : Our philosophy to date has been to provide clients with an encyclopaedic knowledge of the area in which we operate, rather than try and be all things to all people. Of course, never say never, but for now, the golden postcodes in which we operate are keeping us extremely busy.

Finally, let’s talk specifics…what are your highlights in terms of transactions?

C W : Most of these are ‘off market’ and confidential, but selling over half a dozen properties at £10m+, and over 140 transactions in the first five years of business is better than we thought we would have done when we set up – so we must be doing something right!

S T : There have been some memorable ones – the very early days brought small successes which allowed us to grow and more recently, we have just completed on a sensational Penthouse apartment in Kensington for a long standing client which was particularly satisfying. It’s always great to act on behalf of multiple family members as you know you must be doing something right and we are lucky enough to work with several families who entrust their entire portfolios to us which is always a real honour. In reality though, when the business means as much as it does to us, it’s an honour to represent every single property, whether that be a small one bedroom apartment in Chelsea or an 8,000ft2 freehold house in Belgravia.

One of our key strengths at Tedworth is our ability to listen to our clients and adapt our approach to ensure each marketing campaign is bespoke to their property. We sat down with Jade Cudin, who has recently joined as our marketing expert to find out more about what she does, in and out of work.

Quite simply, the people and the environment. The level of experience and knowledge of every member in the team stood out for me. I love the modern take they have on the office environment and the hands-on approach they take with clients is exceptional. Everyone is at the top of their game and the opportunity to join a growing but highly professional business was too good to turn down.

You st ud ie d in te ri or arc hi tec tu re at u niversi t y. How does thi s t ra ns fe r in to yo ur m ar k et ing rol e?

Architecture is where my love for property originated. I’m creative and like to think outside the box and with the incredible selection of properties we are dealing with, there's no limit to what we can do from a marketing perspective. Ensuring an optimal user experience is key in what we do and I am lucky that in this role I have the freedom to be to achieve this objective. My marketing role gives me a chance to explore di erent paths, from social media and content design to PR and communications. It’s certainly varied.

What di erentiated Tedworth for me is the attention paid to each and every individual that crosses paths with the company, whether it be colleagues, partners or clients. Each and every person is treated with equal kindness, respect and professionalism.

What do you enjoy about living and working in London?

I'm a curious and ambitious individual so for me living and working in London is a dream. I love the fast-paced lifestyle and vibrancy of city. There is such a diverse and international blend of culture and with a love and passion for art and architecture I constantly am in awe of the rich history and beauty of the city.

When not working what is your passion?

I have a passion for art, particularly drawing in charcoal. I enjoy drawing hyper-realistic portraits and am lucky enough to be asked by friends to carry out commissioned works in my free time. I believe that close relationships can be captured through art, and it's an honour to capture a moment in time for someone so they can always look back on their connection with that person.

The Childhood Trust is a London based charity dedicated to alleviating the impact of poverty on children and young people living in the capital. Approximately 800,000 children in London live in poverty and whilst London might be one the wealthiest cities in the world, we also have one of the highest rates of child poverty among European capitals.

With this in mind, Tedworth is delighted to support The Childhood Trust in their vision and mission to help disadvantaged children in our communities. We will be donating a percentage of our sales and lettings fees to The Childhood Trust to help make a difference. Crucially, every penny we donate will go directly to those that need it most… the children.

We managed to sit down with Jo Lindley, the charity’s Head of Strategic Partnerships, to find out a bit more about The Childhood Trust and their work.

What does The Childhood trust do?

The Childhood Trust funds over 100 vital youth projects and services delivered by local charities and community organisations throughout the year. We also run corporate volunteering programmes that provide immediate, practical support to vulnerable families and local youth projects. We're driven by our belief that every child should have a healthy, happy, and safe childhood and advocate for children through our research and press campaigns.

What is the greatest challenge for the charity?

The scale of the issue, with rates of child poverty in London growing daily. After eleven years of austerity, families continue to endure the consequences of a global pandemic and now the crippling cost of living crisis. The figures are staggering with 60% of children experiencing poverty now going hungry and half of all lone parents now falling below the poverty line.

Do you just focus on London or further afield?

For now, we focus on London where child poverty is exponentially higher than in other parts of the country. This is due to a perfect storm of high housing and transportation costs compounded by a lack of part-time employment opportunities and childcare costs that are equivalent to 30% of the average family’s salary.

What type of support is given?

With the cost of living crisis, many parents are so focused on finding the money for rent and for the gas and electricity meter that there is nothing left for their children, financially, emotionally or practically – and that is where our projects come in. Last year our projects served 850,000 hot meals, as well as delivering vital mentoring and therapy support, helping children with their education, and providing a safe haven from the streets with a wonderful variety of sports, arts and crafts, music and ‘play’ opportunities.

Why do you need our help?

We know what we need to do, but we can’t do it alone. That’s why we are so grateful to Tedworth for your support and would encourage others who want to help London’s most disadvantaged children to reach out to us too – be it as individuals or, like Tedworth, in a corporate capacity.
