to the latest edition of Prestige, our company magazine. In this edition of Prestige we are delighted to present some of the finest properties that are currently on the market for sale or to rent in South West London and into Surrey.
Guy Leaning Director, Coombe guy.leaning@ robertholmes.co.uk
In April we opened our new office at 360 Coombe Lane in West Wimbledon which will primarily focus on Coombe Hill and Kingston Hill, including the prestigious Coombe Estate, as well as Coombeside and New Malden. Robert Holmes & Company has been successfully involved in the selling and letting of properties in the Coombe and Kingston Hill areas for over 40 years, as well as the Wimbledon area where it is recognised as the leading independent agent. Clients’ properties in the Coombe and Kingston Hill areas will also be marketed from our long established sales and lettings offices in Wimbledon Village and our recently opened office in Mayfair. Guy Leaning, who has extensive experience of the Coombe market since 1989, previously with Barnard Marcus and as a Partner of Lord’s Estate Agents, is managing the new office. He will be working with key staff from the Wimbledon office who have a particular affinity with Coombe. Because of our success in selling some of the finest new residential developments in the area over the last 30 years we have decided to set up a New Homes Division to provide a more specialised service both to developers and also to the increasing number of prospective purchasers who wish to acquire a brand new residence. John Nouri, who also happens to be a long standing Coombe Hill resident and has been with the Company for 25 years, will be in charge of this Division assisted by Nick Holmes. Our expansion coincides with what we perceive to be an increasing confidence in the property market after two challenging years following the increase in Stamp Duty in 2014 and the uncertainty surrounding the outcome of the Referendum in 2016 and the subsequent Brexit decision. Many people now consider that this decision to leave the EU is creating positive opportunities in a variety of sectors including property and we aim to take that positive attitude when it comes to dealing with our clients’ properties.

Our new COOMBE OFFICE New beginnings and new shoots…’ – a saying often quoted by property professionals regarding busy periods in the property market. This takes on a new meaning for Robert Holmes & Co despite the fact that the Company has been successfully involved in selling and letting properties in the Wimbledon and Coombe areas for 40 years. While they were cutting-edge at the time, many became dated and unfashionable and have been rebuilt in recent years, resulting in some truly outstanding and elegant properties for the 21st Century.
Now we have opened our first new office for some years in order to service the areas of Coombe, Kingston Hill, West Wimbledon and New Malden that much better. Due to the level of success achieved by our Wimbledon Office within Coombe generally, especially recently, it seemed a natural progression to set up a specific base closer to Coombe and Kingston in order to be more sensitive to the requirements of existing and new clients in these increasingly popular areas and to those people wishing to move here. The Coombe Hill and Kingston Hill Estates are now experiencing increased levels of interest and investment from home buyers and developers who are
recognising the potential of this very attractive, almost rural location just 10 miles from Central London. The estates offer combinations of history and grandeur together with superb locations with nearby parks and Commons and amidst abundant local greenery. History is evident throughout the area, from the listed Tudor ‘Gallows Tamkin’ conduit house which supplied spring water from Coombe to Hampton Court Palace to the palatial Rokeby and Marymount Schools, which were once country houses of the high society, hosting parties attended by royalty. Most of the original Coombe and Kingston Hill estate houses were built in the 1930’s or the 60’s and 70’s.
Locals love the Coombe area for the wide-open spaces of Richmond Park, generously proportioned houses and gardens and the proximity to an abundant range of recreational facilities including golf courses, riding stable and sports clubs which are impossible to find in Central London . Perhaps the biggest draw for parents is the high standard of education provided by schools in the immediate vicinity which are renowned for being some of the best in the Borough of Kingston. Families move to the area from all over London in order to increase their chances of gaining a place for their children at one of the areas highly rated educational establishments. As a 40-year-old private company which has long been established as the number one residential property specialist within the area Robert Holmes & Co prides itself on the extensive knowledge and experience of its staff and we look forward to welcoming you at our new office.
Guy Leaning – Office Manager
Liz Berman – Senior Negotiator
Home Coming for a local agent Guy returned to the area and opened the new office at the beginning of April 2017. He first started working in the area in 1989 with Barnard Marcus before opening his own business as a Partner of Lords in 1994 which was later rebranded as Palladian in New Malden. His knowledge and experience as a trusted advisor within the area is well recognised and is already attracting significant interest. Guy comments, “It is wonderful to be back and I have received such a warm welcome from previous and new clients in opening the office for Robert. I am very fond of this area and its history and delighted to have such a wonderful opportunity to work alongside the well established and experienced team at Robert Holmes & Co” He continues ‘’One of the first people that phoned the office searching for a new property was a former client who I had sold a house to in 1989. We remembered each other well and he remarked what a clever move it was to open a new office and link the success we have achieved in Wimbledon Village to service Coombe in a much more thorough way.’’
Liz started her property career in a small independent agency on the slopes of Kingston Hill where she built her local knowledge of the area. Following this appointment, she went to work for Winkworth plc for a further 7 years at the Hampton Wick office before moving to Central London where she was based in the Parsons Green and Kensington offices. Family routes are around Guildford where she moved when starting a family and she has worked within the Country House market in the Surrey Hills for the last 18 years. The move back to Coombe is seen as a new adventure and an opportunity to work within a proven and successful company with many years of local knowledge and experience. +44 (0)20 8947 1100 360 Coombe Lane, Wimbledon, SW20 0RJ www.robertholmes.co.uk
Coombe Office +44 (0)20 8947 1100
Why COOMBE? Enviably located between Wimbledon, Kingston and Richmond Park, Coombe is a leafy, sought-after residential area, with the private Coombe Hill estate at its heart. 1
A historic neighbourhood mentioned in the Domesday Book as ‘Comb-Nevil’, which then became a manor belonging to the Crown, the origins of modern Coombe date back to the Victorian era. The area found favour with newly rich industrialists, businessmen and bankers seeking peaceful residential areas within an hour’s carriage drive of the City and who built several grand houses in large plots. Today, Coombe offers the same attractions according to John Khaje’Nouri, director of Robert Holmes, himself a Coombe resident for over 18 years and director of the Coombe Roads Association. “There is a lot of open space, average plots are half an acre, so you have a lot more trees and greenery between each house and of course seclusion and privacy. As the name suggests, Coombe Hill is on high ground and many houses back on to golf courses so benefit from beautiful vistas. It’s very peaceful so the quality of life is good: it’s lovely to wake up and hear the birds singing.”
started his golfing career. There is also a Lawn Tennis Club within the Coombe Hill estate. Nearby Richmond Park is ideal for walking, cycling or even horse riding, with stables at Stag Lodge. For more leisurely pursuits, the Grade II listed Warren House is perfect for lunch or afternoon tea. Is it well connected? Historic Kingston upon Thames, Wimbledon and Wimbledon Village with their excellent shopping and leisure facilities are a short drive away. Nearby railway stations at New Malden, Norbiton and Raynes Park provide frequent services to London Waterloo, while the A3 trunk road offers fast access to central London, the M25 and Hampshire. And the schools? The local area is home to a wealth of good schools for all ages, both private and state including the Rokeby and Holy Cross independent prep schools and Marymount International School located on the Coombe Estate, Tiffins Girls School and Kingston Grammar School. There are also private school buses serving schools further afield.
What to buy? Most houses are detached, offering generous driveway parking, double or triple garages and annexes/staff accommodation. The housing stock is chiefly 1930s, although there are some earlier period examples. Plots are increasingly being redeveloped to create contemporary luxury and high-tech houses and family homes.
Did you know? The Water Gardens on the Coombe Estate are the oldest Japanese gardens in the British Isles which are open to the public twice a year.
Where to buy? Any roads on the Coombe Hill estate are considered ‘prime’ – including Warren Road, George Road and Warren Cutting – as well as the gated Coombe Park.
Coombe Warren was once a wild woodland where notorious 18th Century highwayman Jerry Abershawe was said to have lived, frequenting the ‘Bald Face Stag’ pub in between terrorising travellers on the London to Portsmouth road and surrounding areas.
Who lives there? Previous residents included Dame Nellie Melba; John Galsworthy, who based ‘The Forsyte Saga’ on his family house ‘Coombe Court’, and even General Eisenhower who used ‘Telegraph Cottage’ as a retreat from the Allied Headquarters in London during the Second World War.
Robert Holmes and Company have many years’ experience of successfully marketing residential properties in Coombe and we currently have several houses available, both for sale and to let, some of which can be found in the pages of this magazine and on our website: www.robertholmes.co.uk
Nowadays Coombe attracts a variety of purchasers: from international families who like the neighbourhood’s more rural feel, particularly those from the US and Scandinavia, to notable sports celebrities, including tennis players and Premiership footballers, who appreciate the Estate’s privacy and seclusion but also that it is still a cab ride from Central London.
We also have a limited selection of prestigious Coombe residences which are being sold discreetly. Please contact the Coombe Office at 360 Coombe Lane, Wimbledon, SW20 0RJ. Tel + 44 (0)20 8947 1100
What to do there? Coombe is home to two highly rated golf courses: Coombe Hill, which boasted the Duke of Windsor and Winston Churchill as early members, and Coombe Wood, where professional James Heath

Spotlight on... LETTINGS Focusing on our friendly and efficient Lettings and Management Team and the challenges they face The Lettings Challenge The challenges facing a specialist Lettings Office are invariably more immediate than those faced by a Sales office. This is because the demands of Landlords and Tenants alike are usually expected to be met with much more urgency than those expected by a vendor or purchaser. If the Lettings team are not on the ball there’s every chance that another agent will do the business so there is no room for complacency.
Our Lettings and Management Team knowledge of the local residential market.
Jilly Bland – Lettings Manager Originally joined the Company in 2000 as a Saturday assistant, then becoming a full time negotiator and, in 2011, Manager of the Lettings office. With over 17 years in the property business, Jilly is the 'go to' expert on the Wimbledon Village rentals market. She has a wealth of knowledge and particularly enjoys the diversity of her role as Lettings Manager
Hilary Hoolahan – Property Manager Has lived in South West London for many years with her family. Having spent a majority of her working life in front line client facing roles, Hilary joined our Lettings Office as Property Manager and thrives on the variety and challenges that the job has to offer.
Jo Armitt - Senior Negotiator Is a long-time resident of Wimbledon and is a Senior Negotiator. With the area offering something for all ages, combined with the superb standard of local schools, Jo decided Wimbledon was place she wanted to bring up her family – and her dog! Prior to joining Robert Holmes, Jo worked with a local property developer for 10 years, enhancing her
Caroline Ewing-Gay – Lettings Co-Ordinator Is our latest recruit having worked in the Relocation industry for 10 years finding suitable properties for corporate tenants and their families. Her experience in this field on “the other side of the fence” is invaluable when it comes to identifying and advising her team mates on tenants’ typical requirements.
The same challenges apply to property management and that’s why we prefer our Landlords to allow us to manage their property when it is let. Yes the fees may be a bit higher but it takes all the responsibility and hassle away from the landlord and places it on our shoulders. Tenants prefer this arrangement too as they expect an immediate response when things go wrong and, in our experience, the landlord is often not in a position to provide this. A managed property helps to give peace of mind to all concerned and we try to use local tradesmen who provide a good quality, good value service to carry out repairs and checks. Why is Robert Holmes the right choice for Landlords and Tenants? We have a dedicated Lettings Office at 11-13 Church Road in the heart of Wimbledon Village. In close co-operation with our new office at 360 Coombe Lane we are able to offer a specialist Lettings and Management service to cover Wimbledon and Coombe with an in depth knowledge of these and the surrounding areas including Putney and Southfields and Wandsworth. We work closely with Relocation Agents, blue chip Corporations, Embassies and even Premiership football clubs.
