AT HOME Summer 2021

Helping people on the move in Gloucestershire, Oxfordshire and Wiltshire

Welcome... to the Summer edition of our At Home magazine. We have all been looking forward to Summer - hopefully permanently free from restrictions - and to getting back to enjoying the things that we have missed, in particular visiting pubs and restaurants, meeting and greeting friends and family and even having the odd hug! We welcome the terrific vaccine rollout and the normality of life resuming in as safe a way as possible. We are enjoying an unprecedented level of demand to live in our wonderful area and have seen multiple buyers bidding over guide price on many of our listings, such is the huge and insatiable demand for property in our region. Many of these homes only come to the market once in a generation or so. We do appreciate and remind ourselves that this is a challenging time to be a buyer who is so often looking at a small pool of properties with an increasing number of competing buyers. This situation is exacerbated by the trend to relocate out of the South East and our major cities as hybrid working – part office/part home based - becomes the new normal. We are still operating with some Covid policy in place, albeit in a slightly more relaxed way, and aim to provide video tours on as many of our properties as possible. Our professional videographer Jack is now a vital member of our team. We are delighted to have expanded into new areas and are now helping people on the move in Swindon, Chippenham and north of Cheltenham into Bishop’s Cleeve and Winchcombe. Our lettings team have been busy and have extended their service offering to now include a superior managed service - Enhanced Management - and Let Assist, providing extra legal protection for landlords looking to self-manage. There are also attractive incentives in place for new landlords wishing to join us. We are so thrilled with the wonderful feedback about the way that we look after our buyers, sellers, landlords and tenants - we receive over 50 five star reviews every month. The Perry Bishop way of helping people move is clearly appreciated we are very grateful for that. We look forward to helping you move on to the next chapter of your life and to hearing from you soon.

Great gardening tips for right now!

Stroud-based horticulturalist and author Rebecca Bevan has not only just had her new book The National Trust School of Gardening published, but she’s also recently launched a business teaching people to garden in their own spaces. With everyone coming out of lockdown and entertaining in their gardens, the timing couldn’t be better, so we thought we’d ask Rebecca for a few of her seasonal tips to help us all make the most of our own patches of Eden... Garden planning For many people planning a garden - especially a small one - deciding how to lay things out is the biggest challenge. My advice is always to take time to get to know the space and what your needs are going to be. Seating is often the most important thing, so start by working out when you are most likely to sit out and position a table and chairs, bench or at least one seat where it catches the sun at that time of day. Work from there, making a path to your seating area and surrounding it with plants. Choosing plants Another big challenge is choosing plants to suit the site and soil you have. So often people have already

18 | At Home

bought the plants they love and need my advice on where to position them. I’m happy to help, but ideally it’s better to work the other way around. Think about where plants are needed and what height you want them to reach, then look at how much sun the area gets and whether the soil is sandy and free-draining or gets wet and sticky. Then research plants to suit that spot. A happy plant of any kind always looks better than an old favourite which is limping along. Raising seedlings In spring one of the most common questions I’m asked is what to do with leggy seedlings. People often start sowing early on windowsills indoors but this can lead to tall, limp seedlings long before it’s warm enough for them to go outside. If this is you, pot them on into slightly bigger pots, pinch them back to a couple of pairs of leaves and move them out of the house to somewhere sheltered during the day, covering them with fleece or bringing them indoors at night until all risk of frost had passed (usually the end of May in the Cotswolds). Make a note to sow a bit later next year. Cosmos, zinnias French and runner beans, courgettes and cucumbers needn’t be sown until the end of April, giving them five weeks to form small stocky plants before they go out.

Shrub pruning Another common query is why doesn’t my shrub flower? People are often ready to give up on a plant and chop it down because they haven’t seen enough flowers. For a mature shrub the most likely explanation is that it was pruned at the wrong time. Shrubs which bloom in spring flower on branches which grew the year or two before, so if you prune them in autumn, winter or spring, you’re often cutting off the branches which were about to carry flowers. Try giving your shrub a year or two off pruning to recover and develop its natural habit. Then, in future, prune earlyflowering shrubs straight after flowering so they have time to put on new growth in summer and develop flower buds for the following year. Rose problems We all love roses and I’m often asked what to use to treat aphids, mildew or black spot. My answer is to avoid those all-in-one products like the plague! No point in spraying an insecticide onto lovely ladybirds if your problem is a fungus and no point in spraying a fungicide onto a plant that is doomed to ill-health. Good strong rose varieties which are well fed, mulched and watered, and pruned to have good air flow through them, shouldn’t easily succumb to pests or disease. Try giving them extra care over the winter (including clearing up any diseased leaves) and if they’re still not healthy after a year, I’d recommend growing something else instead. Top Tips for Success • Look after plants in pots. Pot on any that look congested or at least give them a top dressing of compost. Water them thoroughly every day or two in summer and liquid feed every couple of weeks. They will repay you for it. • Stake tall plants in spring before they fall over. Waiting until they’ve fallen and then propping them up never gives the same effect. If you’re not sure what’s going to need staking, make a note this summer to remind yourself for next year. • Prune shrubs to maintain a natural shape. Only topiary and hedges should be sculpted into straight lines or domes. Everything else should look more relaxed. Achieve this by shortening stems to slightly different heights and removing a couple of old stems from the base. • To ward off slugs, you need to be canny. Put sharp sand or grit around young plants which are prone to slug damage and on wet evenings place jam jars with a little beer beside them to lure the slugs away. Country walks with summer pub gardens in the Cotswolds We've gathered some of the best country walks in a variety of Cotswold beauty spots that all have a lovely pub garden to stop in afterwards

Broadway Tower circular walk Starting in the pretty village of Broadway, dip into a footpath that quickly joins the countryside via a leaf-shrouded kissing gate. Wander through some fields as you head towards Broadway Tower, and revel in the gorgeous scenery when you climb up. At the top you can see up to 16 different counties on a clear day. Once you've ogled at the views and enjoyed the tower, traverse back along the Cotswold Way route that leads back to the village. Pub garden: There are several beautiful old pubs with pretty beer gardens in the village including The Horse & Hound, Crown & Trumpet Inn and The Swan. Try The Lygon Arms for post-walk drinks in its charming courtyard garden with the grand exterior of the hotel as a backdrop.

Mitford walk in Asthall Walk in the footsteps of the iconic Mitford sisters with a walk in and around the village of Asthall. The Mitford sisters' childhood home, Asthall Manor, which was originally built in the early 17th century, is a must see when exploring Asthall. Extend your walk in the beautiful Windrush Valley, follow the River Windrush and find the spot of a medieval village that was abandoned during the black plague. Visit our website for a beautiful walking route here: bit.ly/mitfordwalk. The pub: In the village is The Maytime Inn, a lovely old pub and hotel with locally sourced ingredients that go into the dishes, and of course, all your favourite tipples to be enjoyed in the picturesque pub garden with views over the surrounding countryside.

24 | At Home

Westonbirt Arboretum At any time of year, visitors to Westonbirt Arboretum can be delighted by the dazzling display of plants, flowers, shrubs and trees that are constantly blooming, growing and transforming. There are routes through the arboretum that lead through stunning woodland and gardens planted in the Victorian times during the height of enthusiasm for exotic plants. The pub: A short drive away from the arboretum is The Holford Arms, a wonderfully cosy pub surrounded by countryside. With a covered terrace dotted with fairy lights and a big garden to find a spot with a blanket, there's plenty of room to rest after your ramble in the woods. Cleeve Hill A favourite for dog walkers, the 1,000 acres of Cleeve Hill has many routes criss-crossing around to explore. Enjoy breathtaking views of Cheltenham and beyond from the highest point in the Cotswold Hills with tiny sheep roaming across the hills and the dappled sunshine through clouds. The pub: With some of the best pub garden views around, grab a drink at the Rising Sun Hotel and find a spot with panoramic countryside to soak in. Laurie Lee Slad walk The Cider With Rosie author Laurie Lee lived in the small Cotswold village of Slad right up until his death in 1997. The novel that Lee is most famous for is his account of life in the Cotswolds in and around Slad. Take a ramble around the bucolic setting and spot his former school, Rosebank Cottage, his childhood home and Frith Wood, where he would have walked and played. Visit the link for the full walk: bit.ly/laurieleewalk. The pub: Finish your walk in The Woolpack Inn, Lee's local pub that he was a patron of for many years. There is memorabilia of the writer in the pub to peruse and a beautiful beer garden for warmer days. White Horse Hill walk Enjoy sweeping vistas across the Oxfordshire countryside as you take on a walk that explores some striking historical monuments including the Iron Age hillfort Uffington Castle, the prehistoric Uffington White Horse and Dragon Hill. You can also visit the Ashdown Estate, with its iconic Dutch-style house and fascinating history, not to mention rolling estate grounds. The pub: When you return to your starting point, you'll be close to the aptly named White Horse of Woolstone, which has views of the eponymous landmark. Enjoy the leafy pub garden with a drink in hand.

Top five things for preparing for your move that will ensure success For many of us lockdown brought the shortcomings of where we live into sharp focus. Sure enough, as lockdown has eased the property market has quickly gained momentum and the introduction of a Stamp Duty Holiday has further motivated people to move.

2

Get your finances in order It is a difficult time for many people financially right now, but if you are thinking of taking out a mortgage later this year, now is the time to look at your finances. Make a note of your household bills and expenses and see if there is anywhere you could make savings. Work out if there is anything you have had to do without during lockdown which you can cut out of your spending for the long term. It is also a good idea to check everything is up to date on your credit report and see if any errors or out-of-date information have impacted your score.

3

Calculate the cost With any property move, there are costs involved from removal vans to storage and depending on how much furniture and belongings you have, the costs can really vary. Usually, the biggest cost will come from hiring a removal company; however, vehicle hire, storage, pets and postal redirection can all add up. Explore the different options out there for you to find one that best suits your budget.

4

Be transparent Covenants on the deed, land boundaries on the property, potential issues with the property or surrounding area and any other information, good or bad, that you believe potential buyers should be aware of needs to be made clear. We have a questionnaire which includes lots of questions with all the information you will need to disclose and gather which will make this process much quicker, easier and ensures we discuss relevant information at the correct stage.

Whether you are hoping to downsize or acquire some extra space, we can offer advice for those looking to get their property ready to sell. We understand that selling your home can be a lengthy process. Follow our top five tips for reducing the time it takes to sell: 1

Get your paperwork ready There is a lot of work needed to get your house sale-ready and in many cases finding all the relevant paperwork can take several weeks, so now is the time to begin gathering it. This also means that if something is missing, you can begin to take steps to get the replacement paperwork. During the course of your sale, you will be asked for evidence such as: • A copy of the lease if the property is leasehold • Documentation related to the freehold if you own the freehold • FENSA certificates for replacement windows • Your Energy Performance Certificate (EPC) • Relevant building restrictions • Building regulation certificate alterations have taken place

when

• A Gas Safety certificate for a new boiler It might seem like a lot but preparing all this paperwork will ensure that you can get your property transaction off the ground quickly and smoothly.

4

Spruce up your current home First impressions count but making small tweaks to your home can make a huge difference. Spruce up your garden, tidy up any cupboards, declutter worktops and dig out your tools to complete those unfinished DIY projects. All of this will help when it comes to showing your house to potential buyers. Phillip Bishop comments: “There is lots you can be doing to start the process, to ensure you sell in the fastest possible time and at the best price. Gathering all this paperwork may seem daunting, but it will make selling your property much easier and help ensure a speedy process. Our Property Information Questionnaire is a great starting point and will take you through all the information required succinctly and simply. If you would like a copy please let me know and we look forward to hopefully working with you in the future.”
