Spring/Summer Collection 2017

Welcome to our Spring/Summer edition of Aspects Firstly, I hope you enjoy reading the latest edition of Aspects and thank you so much to everyone who has helped produce this spring/summer edition. As I write, the evenings are getting longer and buds are beginning to bloom. We can see that spring is now here which is one of the most popular times to look for that new home – please do contact one of my team whether for sales, lettings or indeed commercial. We too at Michael Jones & Company have a new home – I was proud to open our new branch in Worthing town centre just after Christmas, which has been warmly welcomed by clients both old and new. We have also updated our brand and I hope that many of you will have noticed our bright new shiny facias and boards.   The good news is that all of our branches and departments are reporting brisk trading conditions and I feel confident that 2017 will be another successful year at Michael Jones & Company.

The move demonstrates our commitment to the local area and we are proud to continue growing our business in this vibrant and popular town. Combining the space to include all our services - including residential sales, lettings, new homes, land & development, commercial, property management and accounts, was as a direct response to client feedback. Originally a Martin’s Bank, the three-storey property on Chapel Road was bought and operated by the Halifax bank for many years before we purchased the building in 2008. After waiting for eight years, 2016 not only saw us celebrate

our quarter-century anniversary in business, but it was also the year when all levels of the property were available to inhabit and redesign within Chapelworth House. The three-month transformation of the office began in October 2016 and we worked with local company Reckless Design Co who were tasked with creating something a little different and fresh. We are delighted with the result and our new contemporary space features a ‘pop in’ coffee shop as well as meeting and training rooms.

If you’ve forgotten your walking boots, fret not, as the hotel has a choice of wellies for your exploration. Whilst you’re enjoying the flora and fauna you won’t be able to miss the largest single stemmed Rhododendron in Europe which has pride of place in the middle of the front lawn. This 150 year old

The bedrooms have a sumptuous feel and come with every creature comfort you could desire. All have handmade English mattresses and offer a pillow menu. Many of the rooms have stunning views over the South Downs and 2 even have their very own open air bubbling hot tub on their private balcony. The Pass has an open kitchen and is run by head Chef Ian Swainson. Ian has been cooking Michelin-starred cuisine for over 15 years and has brought a wealth of experience from award winning restaurants to South Lodge. Ian’s philosophy is big colours and big flavour to serve in a pure and direct manner without overcomplicating things. Sourcing the best possible ingredients is therefore crucial. www.michaeljones.co.uk | 35

“Whatever your desire in terms of luxury, South Lodge can deliver.”

The Pass presents tasting menus which take their inspiration from the local area and features ingredients from the hotel’s own kitchen garden. The atmosphere in the restaurant is truly unique for its unexpectedness in such a traditional setting. There are even screens overhead throughout the restaurant to observe the chefs at work. It creates a thrilling and dramatic eating experience.

Should this not appeal then there is always the option of the Camellia Dining Room. With its elegant wood panelling and cosier atmosphere it offers a more intimate dining option and under the guidance of Head Chef Richard Mann and his team of talented chefs produces another twist of your choice of dining options.

The hotel is very proud of its kitchen garden supplying fresh vegetables and herbs for all the great dishes the chefs create and the hotel’s chickens do their bit in supplying beautifully freshly laid eggs for breakfast. And talking of breakfast if you’re a tea lover the hotel has a tea menu of over 20 teas to choose from, perhaps you will enjoy a cuppa or two with your full afternoon tea, of which I can highly recommend.

An inspiring journey to success Entrepreneur Peter Webb runs Electronic Temperature Instruments (ETI) Ltd, a local company and manufacturer of thermometers and temperature probes which are distributed worldwide. Peter has been on an inspiring journey, since initially making the decision to work for himself, to running an award-winning business for more than 35 years. With a fantastic team of 175 people around him and a mountain of awards (including an MBE), Peter knows what it takes to be successful.

What is the key to running a successful business? It’s absolutely about the team around you. I strongly believe in treating others how I would like to be treated, and this is my ethos in business. It is all about respect and making sure that employees are given the opportunity to understand the business and grow with it so that they have meaningful careers. After all, if your boss doesn’t treat you right, you’ll move on and seek employment elsewhere. What has been your greatest challenge? In the early days, I had to adapt and switch environments. I started out as an electronics engineer and had to become an entrepreneur, which in the beginning was a real challenge. The transition meant learning new skills and over time I became more outgoing, which was essential. I quickly needed to become a good sales person which is something I wasn’t experienced in. I learnt that it’s all about product knowledge that’s the key to selling. You received an MBE for your work – was this your proudest achievement to date? It was a real highlight to be awarded an MBE. It was the icing on the cake and it is testament to the amazing team I have behind me. Not many people can say they have been to Buckingham Palace to meet Prince Charles and pick up an MBE and it’s something you never dream you will do until it happens. It was fantastic to have the opportunity to talk to Prince Charles who showed a genuine interest in ETI. 46 | www.michaeljones.co.uk

We have a longstanding relationship with Peter and over the years our commercial team has supported the company’s vision to grow by finding and securing premises for their two Worthing factories. Our residential team also helped Peter buy and sell his own property in the area he loves. We took the opportunity to meet with Peter to discuss the challenges he has faced in business and to find out why he is set on Worthing as a location.

As a business, we were extremely proud to receive the prestigious Queen’s Award for Enterprise for the third time in five years in April 2017. This was unexpected and it was a real honour. When we won the award in 2012, I was lucky enough to be introduced to her Majesty the Queen at Buckingham Palace. How do you attract and keep the best talent? We are fortunate that many of our staff have been with us for a very long time - some more than 25 years. For us, our people are at the centre of what we do and we foster their talent to enable each individual to grow within their role. Those who have been here since the early days have seen the business develop and grow and they have been a big part of that. While the business evolves, we encourage our staff to do the same with their own careers. I believe strongly in building a flexible place to work that encourages individuals to have a good work/life balance. Being a family-run business means that we understand the importance of family values, as well as hard work. How have you evolved your business over the last 35 years? The key has been looking at the market and understanding and

When growing the business, it has been important to make sure that our staff grow with the business too and to provide adequate training for individual needs.

Why Worthing? I have lived in Worthing for more than 50 years. We settled here when I was young and my father’s job moved here. This meant I was schooled locally and eventually met my wife in Worthing – Miriam has always lived in Worthing. Worthing has a wealth of amenities and the lifestyle is wonderful. The location is unique because of the South Downs, the countryside and sea. I am lucky enough to view the sea every day and love living close to the beach and watching the water with the ever-changing seascape.

We employ local people and half of our team live within walking distance to work. People ask me if we’d ever consider moving location, but we owe a lot to our team and leaving this area is simply not an option. What’s next for ETI? We will continue to grow the business and retain a strong focus on product innovation and development. The industry always needs new products and we will keep developing ideas using the latest technology. I look forward to continuing to work closely with our incredible team and providing opportunities.

Courtlands, Worthing Our commercial team is pleased to offer for sale this outstanding property located off the beautiful tree-lined Parklands Avenue in Goring-By-Sea. Currently used by global recruitment provider Bond International Software Plc as their uk office, the house is for sale with redevelopment potential. Courtlands and its extensive landscaped grounds are steeped in history dating back to 1906, when Paul Schweder, an ex-army officer transformed the land into the stunning mansion house. During the war, Courtlands was the headquarters of the Canadian 1st Army and in 1945 the house was bought by Worthing Hospital for post-operative recovery. Following conversion work it was first used in 1948 under the NHS, and in 1951 it was formally opened by Queen Elizabeth (then Princess). It remained a hospital until 1973 when it was then used as an administrative headquarters for the Area Health Authority. In 1998, Courtlands was bought by Bond International Software Plc and £1.4m was spent on the refurbishment and conversion into office facilities. This presents a fantastic investment opportunity to develop the site for residential use, or alternative commercial uses including leisure, educational or residential care (STPP). • Opportunity for 2 year lease back to the current occupiers with rolling 6 months’ notice at rent of £135,000 per annum exclusive

Perfect Timing Bentley and Breitling are introducing a striking new chronograph – the Breitling for Bentley Supersports B55 – to celebrate the launch of the new Continental Supersports: the fastest Continental ever made...

54 | www.michaeljones.co.uk

www.michaeljones.co.uk | 55

The new Continental Supersports develops a mighty 710 PS (700bhp) and 1,017 nm (750 lb.ft.) of torque, and features unique exterior and interior styling cues. These bespoke design elements have influenced the look of the Breitling for Bentley Supersports B55. A titanium case – inspired by the titanium exhaust option available on the Continental Supersports – provides a tactile reminder of the landmark car’s performance credentials.

The lightweight case frames a dial in carbonfibre, a material featured strongly in many details of the Continental Supersports. A double-layer red-edged and lined black rubber strap completes the look. Connected Functionality Tailored For StandOut Performance... For the first time, a Breitling for Bentley chronograph features an electronic movement. The Bentley Supersports B55

features a new version of Breitling’s inhouse B55 connected calibre, which is enriched with functions tailor-made for performance-minded individuals. In addition to the lap timer and electronic tachymeter, the B55 features three additional exclusive functions. The ‘Chrono Rally’ setting can record up to 30 rally stages, complete with the departure date, the start time and duration of each stage – as well as intermediate times for each stage – while automatically adding in any penalties incurred. ‘Chrono Race’ mode is designed for track races and enables the wearer to record the split times for each lap and calculate the average lap speed. Finally, the ‘Regularity Rally’ function (useful in competitions in which the objective is to cover a given distance in a specified time) enables the wearer to predefine target times (or intermediate times) from the total, and then check at the press of a button whether these goals are being achieved. A specially designed Breitling app has been created in order to allow owners to store and transmit all of the data recorded via a smartphone connection. The connected chronograph features two ultra-legible LCD screens equipped with a backlighting system that can be activated by pressing the crown or by simply tilting the wrist. Only 500 will be produced in this special Breitling for Bentley limited edition. www.breitlingforbentley.com

How to attract and keep the best tenants Property remains a popular choice for investors due to the regular monthly returns and opportunity to ‘grow’ your money as the property’s value increases over time. On average, property values have increased by around 12.3% every year since the late 1980s, making property an attractive investment option. When renting out your property and trusting someone with one of your biggest assets, it is important to find the right tenant who will pay the rent on time and keep your property in good condition. Ideally you will want to find someone who will stay for the medium to long-term, so that you have a constant flow of cash and maintenance bills remain low. So how do you go about finding the right tenant?

1 Here is our guide to attracting and keeping great tenants...

Appeal to your target market Be clear on who you would like to let your property – are you keen to attract professionals, students or families? Whoever you’re aiming for, make sure that your property is appealing. In a competitive market, the added extras and fixtures and fittings can make all the difference between someone picking your property or another. Think about what you could include to appeal to your target tenant – consider offering WIFI, or perhaps including council tax or certain utility bills in the rent.

2 Use a reputable agent Always use an accredited letting agent and don’t be tempted to use a cheaper option of advertising for a tenant on a listings website. Bad tenants are more likely to search for a property through free classified websites, as they believe they will be subjected to fewer checks.

3 Know who will be renting your property Before accepting a tenant, make sure you understand who will be moving into your property. It’s important that your tenants’ past and current employment status has been checked, and that references from previous landlords have been taken up. It is always best to take the time to find out as much as possible, so that you know they are right for you and your property.

Present your property well

Be competitive with your rent

Keep your tenant happy

Make sure your property is presented in the best possible way. Ensure that it is tidy, clean and odour free and that any outstanding maintenance work is complete. If the property has been vacant, open the curtains and check there isn’t a mountain of post on the mat. Think about lighting so that your home is bright, yet welcoming and cosy. Finally, don’t neglect the outside space and check that the front and rear garden looks well-kept and inviting.

Be realistic about how much rent you want to achieve and consider your target market when thinking about price. Don’t forget that you can always review things.

Now that you’ve found the ideal tenant, you will want them to stay as long as possible. Always carry out periodical checks and make sure you inform your tenant before planning a visit. One of tenants’ biggest complaints is poor maintenance, so keep on top of repairs and respond to any queries or complaints as soon as they arise.

7 Consider a property management service If you’re looking to take the hassle out of letting your property, consider a fullymanaged service. This means that your agent not only finds you a suitable tenant but they will also collect rent and deal with the day-to-day running of the property. This option means that professionals will always be on hand to deal with any maintenance issues, from sorting out a leaking overflow, to organising redecorating and refurbishments.
