Hello and welcome to another edition of the Glentree Review Magazine which, hopefully, will give you a taste of some of the more interesting properties and developments available, either to buy or rent in the area. I would like to give you a snapshot of what has been going on for the last 12 months; 2017 has been, as we all know, a challenging year. In fact, activity generally from January to June was very poor indeed, particularly at the higher end of the price scale. The sales market is separated into two main divisions. Activity in the price range between £1m and £3m has been steady and there is a reasonable balance between buyers and sellers, which is keeping prices stable in this sector. On the other hand, the market in excess of £8m has been greatly aﬀected by the hikes in Stamp Duty and changes to the non-Dom regime for foreign nationals and values in this sector, have dropped by circa 25% from the highs of 2014. Transaction numbers are down by 60% and there is a stock overhang and until it is absorbed, prices will not rise.

The good news is, that as a direct result of the drop in Sterling, during the second and third quarters of 2017 activity has picked up noticeably at the higher end, as international buyers have been seduced to invest in the UK. This has resulted in £80m to £100m worth of property being let or sold by us, which is a welcome ﬁllip. Since Glentree enjoys a Global reach, this is the ﬁrst time in 2 years that we have seen the return of east European buyers, (particularly from Russia), back in the market. They, together with a sprinkling of wealthy Chinese/Asian buyers, have been purchasing both ﬁnished products and plots to build homes for themselves. Whether the radical reforms in Saudi Arabia produce a new crop of buyers from this region, we will soon ﬁnd out. The SDLT rises have distorted all sectors of the market, not just the top end and was a classic ‘folie grandeur’ by the former Chancellor and do we need any

You will be pleased to note that any temporary uncertainty that precedes a trade agreement with the EU, has not had a detrimental eﬀect on sentiments. Let’s face it, personal pensions have been whittled down by successive Chancellors and today, one’s own home is also de facto a tax-free quasi-pension, which should look after the family’s interests, into the future. We are blessed to live in London which is made up of a series of villages and has more green open spaces than any other metropolis. It is unquestionably ‘the greatest city in the world’ where the legendary civility of the British is the bedrock of this proud nation.
