Is the property market in the same state of flux as the political situation? Following the triggering of Article 50 which began the Brexit proceedings and the result of the snap Election in June, there has been a fair degree of uncertainty in the property market. There has been for some time a distinct lack of stock, however there are certain parts of the market which are still active, particularly family houses in good locations in the price bracket between £400,000 and £1,000,000 and also in the new homes sector. There is no doubt that the property market is definitely somewhat subdued with prices having levelled out and now relatively flat, and therefore there is more pressure on vendors to be realistic with their asking prices, if they really want to sell, as prospective purchasers are reluctant to pay premium prices and are very well informed as to what values should be. However, with uncertainty there also comes opportunity, and for those purchasers who have sold their own property or are in rented accommodation or have cash in the bank, then there will be some opportunities should vendors become desperate. We are fortunate to have been instructed on a number of new home developments which include town centre apartments in Guildford; a large new development of family houses in Liphook; some first time buyer flats in Brookwood opposite the train station; and a beautiful barn conversion in the Surrey Hills, to name but a few. Clarke Gammon Wellers are also heavily involved with land and development opportunities. As a majority of the Local Authorities in the areas we work, have yet to finalise their Local Plans, land owners and developers are looking to see whether there are any opportunities of achieving planning consent on land and we are providing advice on some of these schemes. We also deal with the sale of agricultural and pastureland, as well as woodland, and carry out extensive professional work. Therefore the advantage of being a Chartered Surveying Practice and providing professional advice to our clients enables us to not be wholly reliant upon second hand sales. We believe that in these times it is important to have ‘more than one string to your bow’. We look forward to seeing what lies ahead in both the European Union negotiations; the political situation and indeed within the economy, and we will be there to serve our clients both old and new with all their property requirements.
