Property Matters A selection of fine homes across Hampshire and Surrey
AT YOUR SERVICE Since our last issue of Prestige magazine, we have invested our time building and nurturing Charters into an established network of seven branches across Hampshire and Surrey. The beauty of our success is how we work together across each branch. Each team supports the next and with our high staff retention and training programmes team members can work in more than one branch. This builds exceptional local area knowledge, bonds the teams and gives our customers friendly faces in-branch who they know they can rely upon. With a fantastic, warm summer, albeit a little late, these upcoming months will not shade us from the ongoing political uncertainty. Nevertheless we have the same message for our customers; if someone wants to sell or let their home then they should work with us. We go that extra mile to make sure we get the right deal for you. Talk to your nearest branch and check out the latest reviews on the testimonial page via our website, www.chartersestateagents.co.uk. Finding your dream home doesn’t have to be stressful. Here at Charters you will never be on your own.

Cut the Commute Historically, it has always been buyers from London looking to move within our network of offices, namely Winchester, Alton and Farnham with greener spaces and regular trains into the capital. With more reasonably priced properties our regions have really drawn this kind of audience in over the past few years. Alton is the first stop on the service into London, so you’re guaranteed a seat with a journey time of just 67 minutes. Winchester to London takes just under one hour and Farnham beats them all with only 50 minutes of travel time.
The Move to Rental More and more people are entering the private rental market, either as a lifestyle choice or due to affordability constraints in the wider sales market. Across the South East, over a quarter of a million more houses are now in the private rented sector compared to a decade ago, equating to nearly one in five households, up from one in eight in 2007/8.

differences take into account people’s changes in taste, for example, the Asian section has grown, salads and vegetables are more prolific and the “sea and shells” section has been created because there is a much greater demand for fish and shellfish than before. Front of House, Director of The Ivy, Fernando Peire continues to lead a strong and experienced team to deliver the same excellent service for which The Ivy has become well known over the years. The Private Room The Ivy restaurant celebrated its 100th anniversary in 2017 – it opened its doors in 1917 – and there was much in the pipeline leading up to this momentous occasion, including a no-expense-spared refurbishment in 2015. Martin Brudnizki Design Studio was employed to bring the restaurant, bar and private room firmly into the present day, whilst retaining the essence of what has made The Ivy such a special place for so long. The “non-negotiables” ie the harlequin stained glass windows, the green leather banquettes, wood and mirrors, great art and kind lighting are all incorporated in a way that references the past but moves it into the 21st century. New to this millennium’s Ivy are a great, more spacious entrance, sumptuous loos, a glittering dining bar that has become the focal point of the dining room, and a vastly superior cloakroom. In the kitchen, Executive Chef Gary Lee’s menu includes seasonality and balance, amongst other many things. Ivy classics still feature, but the
The Private Room at The Ivy has a fresh new look, which has been fashioned by Martin Brudnizki Design Studio - showcasing new soft furnishings and exquisite decor, whilst remaining true to The Ivy roots with stained glass windows and oak panelling. Music is still very much on the agenda with the baby grand nestling in the corner, and a jazz trio may also be used for events. A collection of contemporary art and the re-styled permanent bar give a real sense of elegance to The Private Room. The space is versatile and ideal for many different occasions from networking breakfasts to business lunches, book launches to dinner presentations, and birthday and anniversary celebrations to wedding or civil partnership receptions. Up to 60 guests can be accommodated for breakfast, lunch or dinner, with 32 on one long oval table, or up to 60 guests on six round tables. There is a bar and reception area, which are ideal for drinks beforehand. The whole Private Room has a capacity of 100 for cocktail and canapé receptions.

Gary Lee: Executive Chef, The Ivy & The Private Room at The Ivy
Gary Lee has been Head Chef at The Ivy restaurant since 2007, promoted to Executive Chef in 2011. His tenure at The Ivy has also seen the introduction of private members’ club, The Club at The Ivy in September 2008 and he continues to oversee private dining in the private dining room at The Ivy. Before coming to The Ivy, he worked with the Head Chef of The Orpheus & Tower Bridge Club, Andre
Forzani. Forzani, who had supposedly worked with Escoffier, taught Gary much about flavour combination, discipline and execution. He joined the Caprice group as Junior Sous Chef at Le Caprice under Mark Hix. Rising to Sous Chef in just under a year, he then moved to The Ivy as Sous Chef. In April 2002, he went to the group’s then-south east Asian restaurant, Bam-Bou as Head Chef. Gary’s knowledge and love for Thai, Vietnamese and Chinese food and culinary heritage grew exponentially here, and this influence is still very important to him in his choice of oriental dishes on The Ivy’s menu.
chartersestateagents.co.uk | 23
Gary has embraced the major refurbishment of The Ivy in 2015 with great gusto. His menu shows great seasonal choices, a larger pan-Asian section, more salads and vegetables and a “sea & shells” section. Described as a “seasoned pro” by Tom Parker Bowles in his 2015 review of the re-launched restaurant for the Mail on Sunday, Gary and his team are now onto the next challenge – The Ivy’s 100th Anniversary. Ben McCormack, writing for his Classics Revisited column in Telegraph Luxury said of the new menu “this is a menu I would never tire of reading.” Praise indeed! All Gary’s different experiences have taught him many things – a natural and bold approach to food, knowledge of ingredients and seasonality, efficiency and attention to detail. But, the thing he is most passionate about is bringing on young chefs and apprentices – helping them succeed and move to the next level. www.the-ivy.co.uk

North Stoneham Park aiming to invigorate home ownership with Help to Buy Highwood, the developer of North Stoneham Park, the landmark community project in Eastleigh, is aiming to invigorate home ownership among hard-pressed young adults by promoting Help to Buy across the Park and making it easier and more affordable for them to secure their dream property. Findings from this year’s English Housing Survey have laid bare how much this age group is struggling to get its feet onto the property ladder and the government’s Help to Buy initiative has been seen by many as the answer to their dilemma. The annual survey by the Department for Housing, Communities and Local Government revealed that only 38% of 25-34 year olds can afford to buy their own home, which is down from 55%, 10 years ago. Unsurprisingly, the number of private renters has leapt dramatically – from 28 to 44%. It seems that, for many, the prospect of homeownership is becoming increasingly distant and a life in rented accommodation a very real scenario. However, the Help to Buy scheme is designed to reverse this trend and to galvanise would-be purchasers into finding their dream home and taking a more cost-effective step towards buying it – and, for those buying a house at the North Stoneham Park, the fee to reserve a new home is just £500. The marketing suites and show homes at Homewood Park and Avenue Park are open daily from 10am to 5.30pm – and the Park’s panel of approved financial experts are always ready to advise prospective purchasers on how Help to Buy works and how they can start the process. You can find more information about Help to Buy at https://northstonehampark.co.uk/help-advice/help-to-buy/ and you can also download the English Housing Survey Headline Report 2017/2018 by visiting https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/774820/201718_EHS_Headline_Report.pdf. The 2019 report will be published in January 2020.
