As we go to print, President Donald Trump has just taken over the Oval Office and completes the transfer window of 2024; where half the adult population of the world voted in new political “managers”. Akin to football, some managers will be successful and some will fail – as history tells us – but in the meantime we have a clear run in 2025 at some form of stability.

Early signs within the London prime markets are cautious but err’ing on the positive, with The London Brokers managing to clear some great sales and lettings for clients either side of the New Year celebrations. Here in the UK, the 10 years of stamp duty increases for purchasers and the removal of the non-dom regime; introduced over 200 years ago to encourage inward investment to the UK by wealthy foreigners, have made certain clients think twice about their plans for the future. The majority do remain committed to London and we continue to see new buyers arrive from abroad; attracted to the amazing cosmopolitan lifestyle the capital offers.

The increasingly transient markets mean any movement globally by buyers can increasingly be catered for by the most wellinformed and well-networked, experienced brokers. AND WHY UNDERSTANDING HOW THEY’RE GENERATED MATTERS.

National house price indexes have become a staple of media headlines, shaping public perception about the housing market. Metrics produced by organisations like Rightmove, Nationwide, and Halifax are frequently cited to gauge the state of the property market and inform both buyers and vendors. However, these indices are far from perfect. The methodologies behind their calculations often exclude significant parts of the housing market and can present an overly simplistic or even misleading picture of real conditions. Understanding how these statistics are generated and their limitations is crucial for anyone navigating the property market.

What are house price indexes measuring?

House price indexes aim to capture the movement of property prices over time. However, the data sources and methodologies differ significantly between providers:

Rightmove: Based on asking prices of properties listed on its platform. This reflects seller expectations but not actual transaction prices. Rightmove also exclude London prices within its index.

Nationwide and Halifax: Rely on mortgage approval data, focusing solely on properties purchased with a mortgage. These exclude cash buyers, buy-to-let purchases, and properties financed through specialist lenders.

While these methodologies provide some insight into market trends, they only represent specific slices of the housing market. The exclusion of cash purchases and high-value properties, as well as differences between asking and achieved prices, creates a fragmented picture.

The problem with over reliance on national averages:

Exclusion of Unsold Properties: Most house price indexes focus exclusively on properties that go under offer or are sold. This ignores a critical reality: a significant number of properties fail to sell. In a slow market, where asking prices exceed what buyers are willing to pay, this exclusion can artificially inflate reported prices. The result is a skewed narrative suggesting a stable or rising market, even if many properties remain unsold due to overpricing or poor market sentiment.

Ignoring Regional Variations: National averages obscure significant regional disparities. For instance, house prices in London or the South East often follow different trends than those in the North or Wales. A vendor in Manchester may struggle to reconcile their local market experience with a report suggesting that prices nationally are soaring.

Focus on the Mass Market: Both Nationwide and Halifax concentrate on mortgages issued to mainstream buyers, excluding properties bought by cash buyers or those financed through specialist lenders. This skews the data toward mid-market properties, leaving high-value and low-value transactions unrepresented.

Asking Prices vs. Achieved Prices: Rightmove’s reliance on asking prices is particularly problematic, as it reflects what sellers hope to achieve, not what buyers are willing to pay. In a cooling market, asking prices may remain high even as achieved prices drop, misleading both buyers and vendors about actual market conditions.

The dangers of misinterpretation:

For buyers and vendors, accepting these indices at face value can lead to poor decision-making:

Buyers: May feel pressured to act quickly in a market perceived as “booming,” even if local conditions suggest otherwise. Misguided by inflated national averages, they risk overpaying for properties.

Vendors: May set unrealistically high asking prices based on reports of rising national averages, leading to their properties sitting unsold. This can ultimately result in frustration, price reductions, and missed opportunities.

Ever-increasing prices: A misleading metric?

A critical flaw in house price indexes is their inherent bias toward properties that sell. During times of economic uncertainty or negative market sentiment, fewer properties transact. Those that do are often the most competitively priced or located in high-demand areas, leading to an upward skew in average prices. Meanwhile, overpriced or less desirable properties linger on the market, their stagnant prices omitted from the index.

This creates a paradoxical situation where rising average prices may coexist with falling transaction volumes and declining overall market activity. For example, a market report might highlight a 5% rise in average house prices while failing to mention that transaction volumes have plummeted by 30%. Without this context, buyers and vendors may misinterpret the health of the market.

Consider the Unsold Market: Pay attention to properties that have been on the market for an extended period. This “shadow market” can provide valuable insight into what buyers are truly willing to pay.

Look Beyond Headlines: A single metric, such as a percentage increase in prices, rarely tells the whole story. Always consider transaction volumes, time on the market, and other indicators of market health.

Engage Professionals: Estate agents and surveyors with local expertise can provide a more nuanced view than a national index. They understand the specific factors driving demand and pricing which can vary from house to house and street to street.

National house price indexes serve a purpose, offering a broad overview of market trends. However, their limitations make them a poor substitute for a detailed understanding of local market dynamics. It can often be frustrating for all parties involved to read too much into the headlines generated by these regular indexes as each person can interpret them in their own way and to their own advantage.

For us professionals the relentless rise in house prices according to these indexes is often deeply frustrating, as the realities of what we might be witnessing on the ground will often not marry up with what is being widely reported. This can for some create friction between vendors and their agents, and produce anomalies in the marketplace, such as agents putting up prices on stock that hasn’t sold in months.

In the end professional advice matters, and whilst it might be tempting to refer to the upward trend of house prices when it comes to estimating the value of your own property, in the end a home is only worth what someone is willing to pay for it, regardless of what the headlines might say.

Sydney’s food scene has gone from strength to strength in recent years. Aussies are well-known for their love of brunch, but there’s a more serious side to the sunny city as more and more Michelin-recognised chefs take note. Being the largest city on our list, both in size and population, and one of the most populated cities in the world, it’s little surprise that you’ll find whatever your heart desires among the streets of Japan’s neon metropolis. Fall in love with the art of sashimi at Tsukiji Outer Market, escape the crowds and splurge in one of the city’s dazzling Michelin-starred restaurants such as Harutaka or Kanda, or feast like the busy Japanese and build a ramen bowl for heavenly slurping.

Porto’s food scene is hot on the heels of its neighbour (and some may say, rival), Lisbon. Not only is Portugal’s second city home to high-end restaurants – Euskalduna Studio, Gruta, and Cantinho do Avillez, to name a few – but Porto’s cafe culture is hard to beat. Supper is a rice-fuelled affair in this coastal town, mixed with fresh-as-it-comes seafood or ingredients such as sausage, chickpeas and potato, as in arròs al forn.

Milan is all too often used as a launchpad towards more serene corners of northern Italy thanks to low-cost flights and speedy transport links. THE INDIAN FOOTPRINT IN LONDON’S PROPERTY LANDSCAPE

ndia’s longstanding love for luxury properties in England, particularly London, dates back to the Edwardian era. During this time, some of India’s wealthiest princes, including HEH The Nizam of Hyderabad, owned mansions in the capital. The Nizam famously resided at Hyderabad House in Kensington and also purchased properties in Mayfair and Belgravia. This connection continued in more recent history, particularly after Uganda’s Idi Amin expelled the Indian business community in 1972, prompting 27,200 people to emigrate to the UK. Many of the wealthiest families settled in Mayfair, St. John’s Wood, and Holland Park.

In 2023, high-profile Indian billionaires such as Ravi Ruia and Adar Poonawalla made headlines with major real estate purchases. Ruia reportedly bought a £113 million mansion overlooking Regent’s Park, while Poonawalla acquired Aberconway House for £138 million. Indian buyers are now among the largest group of property owners in London, encompassing generations of NRIs, foreign investors, students, and families seeking education in the UK.

Recent data highlights this growing trend. In the first quarter of 2024, foreign buyers purchased 27% of properties in London, up from 24% in 2023. Among these, Asian buyers accounted for 11%, with Indian buyers representing 40% of these transactions— up 9% from the previous year.

Knight Frank’s Wealth Report 2024 forecasts a 50% increase in India’s Ultra High Net Worth (UHNWI) population over the next five years. By 2028, nearly 20,000 Indians are expected to be worth over $30 million. A significant portion of their wealth is allocated to primary and secondary properties, with London being a top destination for international real estate acquisitions, alongside Dubai and Miami.

Indian HNWIs (High Net-Worth Individuals) have been particularly active in Mayfair’s £15 million-plus market, comprising 25% of all international buyers in 20232024. In St. John’s Wood, 40% of large apartments over 2,000 square feet were bought by Indian-origin buyers, who now make up half of the active HNW buyers in the area. The appeal of these locations lies in high-quality schooling, extensive outdoor space, and the prestigious proximity to Lord’s Cricket Ground, with many trophy properties surrounding it sold to Indian buyers over the past 15 years.

For many Indian buyers, owning property in prestigious areas like Mayfair, Belgravia, and Knightsbridge is a symbol of status and success. These neighbourhoods represent the height of sophistication, offering luxurious properties that blend heritage with modernity. Such acquisitions reflect a desire to be part of an elite, global community.

Investing in London real estate also offers financial security and diversification. Given the geopolitical uncertainty around the world, London is seen as a stable and safe haven for wealth. Its robust legal framework and strong property rights attract investors looking to hedge against risks like currency devaluation, inflation, and local economic volatility.

Education is another major driver for Indian investment in London. The UK is home to some of the world’s top institutions, such as Oxford, Cambridge, and Imperial College London, which provide excellent academic opportunities. The historical ties between India and the UK, combined with a shared English language, make the UK an appealing destination for students seeking quality education.

The cosmopolitan lifestyle of London, particularly in Mayfair, Belgravia, and Knightsbridge, further appeals to affluent Indian buyers. These areas offer Michelinstarred restaurants, luxury boutiques, and exclusive clubs, creating an environment that aligns with their lifestyle aspirations. Indian buyers, many of whom have deep-rooted ties to the UK, appreciate the blend of tradition and modernity these neighbourhoods offer. Knightsbridge’s proximity to Harrods and Hyde Park is particularly attractive.

Tax efficiency and favourable visa programs also play a role in driving investment. While the UK’s tax policies have evolved, they remain relatively favourable compared to other countries. As a result, Indian HNWIs increasingly view real estate in London as a strategic addition to their global portfolios.
