Even after the recent housing slowdown and economic turmoil, the desire to own a home of our own runs deep in the American psyche. Survey after survey confirms it.

If you have ever longed for that brand new, never-livedin home that suits you just right, it is probably one of the best times in history to make that dream a reality. For starters, mortgage interest rates are still low, making payments more affordable. We’re reading more news headlines about a recovering economy and a bottom in the housing market. And builders are going the extra mile to create satisfied customers. If you’re a regular Homearama visitor, you know what you find in today’s new homes is quite different from new homes of the past. Smaller homes with lower prices and more green features will be predominant in the marketplace of the future. Research from the National Association of Home Builders and Better Homes and Gardens magazine shows that floor plans are focusing on frequently-used rooms. More than half of the builders surveyed said the size of the family room will increase, while the formal living room, entry foyer and dining room are expected to decrease or disappear.

89% of consumers want high-efficiency heating and cooling in their next home. 85% want high-efficiency appliances. 78% want upgraded features and fixtures such as granite countertops, wood flooring, faucets and lighting fixtures.

Nearly 70% of builders said homes will be greener, and about 33% expect them to have more features related to technology.

From humble beginnings as a rural farm, Culpepper Landing is developing into one of the area’s leading communities. Comprised of 488 acres, Culpepper Landing is nothing short of a modern Mayberry with all of the amenities Mother Nature has to offer in its 150-acre conservation area. In just three years, the community near the heart of Chesapeake’s historic Deep Creek has attracted 195 families and is now welcoming thousands of visitors as it plays host to Tidewater Builders Association’s Homearama for the second time. About Culpepper Landing Culpepper Landing was yielding produce for the Culpepper family farm for 83 years before Robinson Development Group (RDG) broke ground for the mixed-use traditional neighborhood development in 2008. “Our family has generations of memories tied to this property,” said developer Tim Culpepper, vice president of Robinson Development Group, “and we’re excited to see other families create their own memories and traditions within Culpepper Landing.” When complete, Culpepper Landing will be home to 740 single-family homes, 355 row houses, villas and multi-family homes, along with 40,000 square feet of commercial space.

About the homes Smart living is the key to Culpepper Landing. Here, single-family homes (averaging 2,580 square feet) range from the high $200,000s to the mid-$500,000s. “Less really is more,” said Joan Revell, site manager for Rose & Womble. Residents are attracted to quality of the homes and the efficient living they offer, she said. “To go from 26 families at the end of 2009 to 195 today – in one of the worst economies – says a lot about the quality of the neighborhood.” Culpepper Landing also offers villas by Corinth Residential starting in the

high $170,000s, and row houses by ABT Custom Homes starting in the low $200,000s. Even apartment living – with one- to three-bedroom floor plans – is available in The Cottage Trails, built by Robinson Development Group and managed by Drucker & Falk.

Homeowners vary from young families to retirees and everyone in between. Roy and Kim Gunzelman purchased their Homearama house in 2009 and have had no regrets. They sold their home of 22 years just down the street for their ideal lot and home in Culpepper Landing. “To see the farm and to see what is has become has been so exciting,” said Kim. “It feels like the neighborhood of Mayberry. Everybody seems so happy and relaxed.”

Children’s play areas, a dog park, nature trails, up to 16 planned pocket parks and a community garden center are some of the outdoor amenities. “We were attracted to the feel of the neighborhood – that not everything was cookie cutter,” said homeowner Mary Clark. “We were also attracted to the trails, the side-loading garages and the alleyways. I just love everything about my house.” With convenient access to the Intracoastal Waterway and Lake Drummond, residents also can spend days exploring by canoe or kayak. A residents social committee keeps the fun flowing year round with activities ranging from poker night and BUNKO games to Super Bowl parties and line dancing. All are covered by Homeowners Association fees of $49 a month.

Still to come Culpepper Landing’s master plan calls for additional amenities as the community continues to grow. “The Landing” will be “the gateway to the Great Dismal Swamp Canal,” said Culpepper, “and will feature a canoe and kayak launch, as well as seating areas to relax.” Also in the planning stage is “The

Whether your thumb is green or black, making any of these landscaping mistakes can turn your curb appeal into a living nightmare. Fixing those mistakes could take more magic than your current yard gnomes have to make them right. We asked the Homearama landscapers what are some of the most common fouls committed when landscaping and how to avoid them. And remember, if your green thumb isn’t so friendly, call in a professional.

Just because it’s cute doesn’t mean it’s meant for you Tom Rozier of Dreamscape Designers and the landscaper behind House 6 finds all too often that “homeowners go to a garden center and say, ‘That’s a cute plant,’ then they buy it and don’t realize that it will grow to 40 feet and should be in the shade! Or they have planted it in a patio garden and it should be in the sun,” he said. To avoid selecting the wrong plant, Rozier recommends doing some research first or hiring a professional landscaper that has ample knowledge and will know how the materials will do in different settings and exposures.

“The most important thing other than picking the right plant for the right cu lp ep p er l an di ng

planting location is to make sure you get the planting depth correct,” Robert Askew of R.W. Askew Nursery Inc. and the landscaper for House 3 said. “It’s important that the top of that container plant is level with the grade or a little higher. I see it all the time and generally, when we have problems with plant materials, it’s generally because they plant them too deep. It’s important that the plant depth of the plant is adhered to. That plant has a layer of root system to it – you have top-feeding roots and a system of lower-feeding roots – and when you take that top feeding set of roots and put it deeper in the ground than what it’s used to, it causes it to shock.”

That tree is a little too close to the house Before you go and plant your landscape, make sure you’ve done your homework, especially when it comes to the spacing of each plant. “People plant too close to the house or too close together,” said Robert Nye of Renaissance Outdoor Contracting and the landscaper for House 2. plant’s tag, talking to an expert at a garden center or consulting a landscaper. “More often than not, we have to go in and remove a plant that is too close to the house. A lot of people can extend the life of their

landscape just by properly planting according to the proper spacing,” he said. “What happens is that people want them to look full and mature up front, so they tend to tighten things up. In the long run, it tends to cost them more money when they have to spend more to replant them.”

Improper drainage may be killing your plants “Improper drainage for plants is an issue that we run into on a regular

basis,” said Fred Sayers of L&F Landscaping and the landscaper for Houses 6 and 7. “Look up, down and all around before selecting a spot for a shrub bed or plantings. The site’s grading is critical. “If water will not run away from the house before any plants, grass, etc. are installed, then you are going to have problems from the beginning. Once the water is running away from the house, where is it going is the next question. “You need to get a swell in there somewhere that way the water runs from the front to the back,” he continued. “A swell can be along the property lines, through the middle of the property, or just about anywhere as long as the water will flow away from the house.”

Did I water too much or not enough? Should I mulch? For Carter Winn Jr. of Winn Nursery of Virginia Inc. it’s not just one thing, but often a combination of mistakes that can take a landscape from fab to drab. Winn, who is landscaping Houses 4 and 5, said over mulching and mounding the mulch around the tree trunk is one of the first mistakes often made. If you’ve over mulched, simply “remove excess mulch before remulching so that there is no more than 3 inches deep,” he said. And don’t use black plastic to control weeds. “This causes surface roots, smothers the plants and prevents them from getting adequate moisture,” he said. What is adequate moisture? “Typically people with sprinkler systems love to run them. Set the system to run the LEAST amount of days and time period to keep the grass looking good.” However, “When it gets hot and dry, even established landscaping needs water,” he continued. “And newly installed landscaping especially needs watering.” Lastly, don’t leave the tree stakes on too long. “Avoid staking if you can,” Winn said, “but if it has to be done, leave them on for only one growing season. Builder recalls building in 1982 The 1980s clothing may be back in style, but that’s not the only return worth celebrating. Terry Neal of Reliant Construction Corp. is the only builder from the first Homearama who is also building in this show. Even though 30 years have passed, Neal said some things haven’t changed. “Back then, we were building to try to encourage people to buy a home,” said Neal.

A look back in time “It was a whole new concept (Homearama) and we were all experimenting with what to do. The houses were all very modest.” Neal built a Cape Cod and “called it The Walton because of the three dormers on the top and the people saying good night like they did in the TV show.’” Neal says the house was basic, aside from Decorum’s design. “The decorator painted my dining room all in drab. I thought no one would buy that house,” Neal recalled. “Everyone loved it!”

What else was popular in 1982? “Back then if you had a master bath with a shower in it, you were state of the art,” said Neal. Accommodations were made for the chefs who cooked in the homes. “We turned our kitchen island on an angle so everybody could watch the chefs cook,” recalled Neal. “We had butter on the top and bottom of the cabinets. Each chef had a guy cleaning up behind him, but he couldn’t clean as fast as the chef was cooking.” The landscaping was not as elaborate as in today’s homes, he said. “We didn’t do the landscaping in the first Homearama like we do now. The landscaping was very modest.”

From the smallest detail to the most intimidating decision, interior designers help guide your selections when it comes to creating your home’s look and feel. After all, these choices will influence the way you live your life, said the design team at A. Dodson’s. Here are some frequently asked questions and tips from the designers behind the Homearama homes:

Will my room be livable? “My clients have kids and pets and don’t want to be a slave to the furniture.

They want high style with functional design. Keeping the room livable is as much a design quest as making it beautiful,” said Beth Gilbert of Gilbert Interiors and the designer for House 3. Gilbert recommends using serviceable/cleanable fabrics, such as leather and microfibers. “Slipcovers also offer a good choice since they are washable,” she said, but make sure you “check the fabric’s cleaning codes and avoid those that won’t hold up.” Gilbert also suggests using distressed occasional pieces that will help hide wear and tear. cu lp ep p er l an di ng

What color paint/s should I use when repainting? Linda Federoff of Distinctive Designs and the designer of House 5 likes to pair the color to the use of the room. “Always, always consider the room’s lighting before making color choices,” she said. “And take into consideration that paint can make a room feel warm or cool. If you want a calm feeling when you walk into a room, choose soft colors. If you want that room to feel bold, choose something bright that makes a statement. If you have a room or wall with a beautiful view of the outdoors, then paint that room or wall the same color as the trim, which will invite the outdoors in.

What color/trend is popular right now? This is usually followed by “Do I have to do that?,” said Sharon Goodwin of Goodwin Interiors, also one of the interior designers behind House 2. “Although the answer to the first question varies from season to season, the second is always the same, ‘Not unless you personally like it.’” Goodwin recommends having your designer take the style or color the way that you like it and make it look current. “For instance, the room’s color may stay the same, but if you rework 8 QUESTIONS continued on page 48

the room using an Ikat pattern or glass lamps, along with the trained eye of a professional, then the room can get a lift and look current,” she said. “If you are not sure what you like, get some magazines and tear out pictures of rooms you like and those you don’t like. Once you have a pile of each, look thru them and you will start to see a common denominator. That is your trend!”

How do I incorporate color and color trends into my home? “The first thing I want to know is ‘How do you want to feel when you’re in this room?,’” said Nina James, designer for House 1. The second step is looking for your inspiration piece, she said. For example, “do you love a piece of art, a rug or fabric? If so, let’s pull inspiration and color from that piece and begin to build a room that makes you feel calm, cozy, energized, etc.” One tip, James said, “When choosing colors to go together, if you see it in nature, in a vegetable or fruit, then the palette will look fabulous in your space. For example, imagine the colors of fall (red, gold and green) or a day at the beach (blue, tan, beige and yellow).”

“Our clients become our friends and together we take on the design challenges as a team,” said the A. Dodson’s team. “Our job is to reduce the stress of a project by organizing the tasks and providing options. This takes most of the anxiety away from the planning and decision-making. We want our clients to be relaxed. We make better and more cost-conscious decisions when there’s less stress. Working with a designer ultimately saves you time and money by utilizing the designer’s experience to make wellinformed decisions and reduce common cost inefficiencies and re-work.”

I want to remodel my home, but how much should I invest? “In the past few years, it appears that more and more of my clients are choosing to stay in their existing homes and are investing in major remodeling projects,” said Stephanie Batten of Batten Interiors, the designer for House 6. “Their biggest concern is trying to determine a budget that not only fits their lifestyle, but is in sync with their home’s value.” “One of the worst mistakes a homeowner can make is to spend too much or too little. It’s equally important to know that the style of the project is current. While the project should reflect the client’s personal taste, it should also reflect current market trends to ensure it holds its resale value. It’s worth every penny to research your project thoroughly with a professional before spending a dime!”

I know what I like, but how do I put it all together? “Often people need help sorting out their ideas so that their decor will be cohesive,” said Cathy Tellefsen of Complete Interiors, the designer behind House 8. “I usually ask a lot of questions cu lp ep p er l an di ng

to make them think logically, or I point out things that they haven’t thought about before. For instance, I’ll ask them if there is an important painting or piece of furniture or rug that could be used to build a room around. Then I ask about their lifestyle. Once we get a starting point then color, balance, scale and comfort come into play.

How much is it going to cost? When hiring a professional designer, it’s hard to know what to expect, said Bill Jenkins, John Tang and Shelly Fuller of Gotcha Covered, the designers of House 4. “One of the things we ask people is ‘have you ever had custom treatments or a designer?’ If they haven’t, then they think if it’s drapery, it’s going to be like something they get at a big box store,” he continued. “Because it’s custom made, it’s a higher quality product. It’s made from better quality fabric and has a better hem. It’s finished and professional. I have to remind people that you get what you pay for.”

FURNITURE COUTURE IS GETTING ECLECTIC Mixing and matching with a splash of color is hot, hot, hot BY SARA STEIL

Gone are the days where it’s trendy to have each piece of furniture matching. Now, homeowners are seeking out mixed pieces to bring some flair into their homes. After all, furniture is more than just a place to sit – it’s an extension of the homeowners’ style. Here are some trends to watch for this year, according to some of the experts providing the Homearama furnishings.

Distressed to impress Coastal-inspired collections are back and are being complemented with rustic metals and distressed furnishings. “We’re definitely doing more worn finishes like distressed wood,” said Rebecca Anglen, in-home designer at La-Z-Boy Furniture Galleries in Virginia Beach. Updating the look is easy when the distressed pieces are combined with updated glass and more contemporary items, she continued. Robin Holliday, showroom manager for Furniture Classics, agreed. “The classic French design is being mixed with the distressed and weathered look and being used as accent pieces.” Pairing accessories or smaller furnishings with rustic metals is another way to bring the room together.

Power or manual? It’s a popular question asked when shopping for a car, but more recently, it’s also become a hot item in home furnishings. “Reclining furniture is really big,” said Value City Furniture store manager Jim Frank. Power recliners are growing in popularity and come in all sizes and styles, from contemporary to traditional. Yet the bottom line is that “power will allow you to recline to the perfect spot whereas traditional recliners don’t,” said Frank. “Just the touch of a button allows you to fully recline, partially recline and so forth.”

Color or neutral? There is no right or wrong, but there is a way to add color and keep your space neutral enough to easily adapt with the changing trends. According Anglen, the secret is keeping the furniture color palette neutral and using vibrant accessories for adding color. cu lp ep p er l an di ng

“We’re seeing a lot more of the grey/ taupe color,” she said. Flair is added by accessorizing with a lot of color and accessories, “mostly turquoise, orange and purple.”

Tangerine Tango or greige?

Tangerine Tango is Pantone’s Color of the Year. It’s a spirited reddish orange color that “marries the vivaciousness and adrenaline rush of red with the friendliness and warmth of yellow, to form a high-visibility, magnetic hue that emanates heat and energy,” said Leatrice Eiseman, executive director of the Pantone Color Institute®, a company that researches trends in color marketing. Adding the perky color to a neutral palette creates a burst of energy while also bringing the neutral furnishings to life. If Tangerine Tango is too bold, try “driftwood,” also known as greige. An earthy beige-grey color, it adapts well to the home’s fixed features, such as fireplaces and flooring.

Reclaimed furnishings

Whether painted, worn, scraped or more, salvaged materials are being transformed into beautiful pieces for the home’s interior. “We’ve got quite a few pieces made from recycled wood, and some of them have some metal and ironwork to them as well,” said Holliday.

Though not 100 percent mainstream, the demand for reclaimed pieces is growing. “The recycled wood is quite popular,” Holliday continued, “especially with the younger homeowners who are just putting their houses together. The look is often streamlined with metal accents to create a unique feel.

Bottom line - mix it up

The experts agree that it’s OK to mix it up – after all, the eclectic look is in. “People are putting dark pieces with light pieces, either espresso or blonde. It’s not all matching,” said Anglen. If you’re looking to merge styles, Holliday advised to “keep it eclectic by mixing pieces in here and there. Let the piece speak for itself to kind of break things up and help add some of the newer trends into the home.” It’s a great time to buy a new home!

Dodson’s to furnish and decorate the home with products from the United States. “It was very much an impulse decision,” said Jones. “My father had sent me a link to the World News Story about the Lewendals and their project. I had no idea what I was getting myself into, but I knew it would be a tremendous honor and a tremendous challenge.”

U.S. Congressman Randy Forbes also was on hand. “George Washington used to say: ‘If I can survive, I’ll win.’ If we can survive, we’re going to see the sun come up on America again, and this (Made in America movement) is a great place to start,” he said. Building a better life

Building Trades Academy offers hands-on training through community projects BY SARA STEIL

Through its Building Trades Academy (BTA), Tidewater Builders Association has provided valuable skills training to more than 3,600 economically disadvantaged and at-risk individuals since 1978. The program provides hands-on training through community service projects for schools, community centers, low-income families and nonprofit organizations. After completing a 12week program in electrical, plumbing, carpentry and HVAC, graduates are placed in jobs with member companies.

Over the past three years, the BTA, a 501(c)3 entity, has provided facilities maintenance training and placed graduates with multifamily housing firms.

A lesson in community service G.A. Treakle Elementary teacher Kim Evans reached out to TBA for help. Her school’s courtyard picnic tables were rotting and unsafe for the students. The outdoor area was a project in memory of the school’s specialist Donna Sheffer, who refurbished the courtyard before succumbing to cancer.

She “made it look beautiful,” Evans said. “We have tried to keep up the courtyard and raise money, but since we work at a Title One school, many parents are struggling to make ends meet as it is.” After hearing of the school’s plight, BTA got involved. BTA students constructed six tables for the school. The students “learned some solid carpentry skills along with team building skills,” said BTA staff vice president John Mack. “They also learned the value of giving back to your community.” If you are interested in contributing to the Academy, please contact Mack at 757.305.9060 or jlmack@tbaonline.org.
