Question: We live in a circa-1890 rowhouse and have a good relationship with the family next door. We were very happy for them when they had central air-conditioning installed three summers ago. The problem: The bed-

It probably has something to do with the placement of the return vents and the thinness of rowhouse party walls, made thinner by your neighbors’ decision to expose the brick. I had such an exposed wall in my dining room of my first house. My neighbor was nailing a picture on the other side while we were eating one time and I was struck in the back of the head by a bit of mortar. In the early days of central heating when people had coal furnaces, warm air would rise to the upper floors in the openings in the walls. Sometimes metal chases were run through the walls to carry the heat to registers in all the rooms. If the house hasn’t been air-sealed, cold and warm air rushes up and down the cavities like a runaway train. Perhaps the smoke is finding its way through these openings, and nothing that you have done so far will mitigate the odor. I recommend getting a heating and ventilation expert, who won’t blame bricks, to find how the smell of smoke is coming through the walls, and save money on Band-Aid fixes that don’t do anything. By the way, even if the neighbor stopped smoking tomorrow, the odor is embedded in the walls and paint and it will take a herculean effort to remove it. Q: How can I permanently repair a crack in drywall? The crack is in a wall in a living room that has a vaulted ceiling. I have taped and filled this spot about three or four times, but the crack reappears. I suspect it’s the settling or shifting of the framing. A: Looking at the photo you sent, I’d say they used green wood in the framing, and it never gets a
chance to dry out completely because of poor ventilation behind the walls. I don’t think the drywall job looks all that professional either. You’ll need to remove the drywall and check the framing, and then have the drywalling redone professionally. Sometimes I hit the nail on the head: “I thought you would like to know that our errant contractor redeemed himself by pulling up the tiles from our basement floor and hiring expert tile installers to redo the floor in the manner you advised (April 26). “The concrete base made all the difference; the tiles lie flat against the floor and each other. “The contractor bore all costs for the replacement tiles and labor. “We paid for the concrete – which seemed fair to us, because we would have paid for it if it had been done first time around.” I think paying for the concrete since you would have done it anyway was correct. Always remember that it is your money, and you should get what you pay for.

Think before you leap into home upgrades Not all projects will upgrade your resale value too By Alex Veiga Associated Press
Homeowners are opening their wallets. A rebound in the housing market has made them more willing to invest in renovations that could boost theeir home’s value even more in a rising market. But not all home improvement projects boost the value of a home. Here are six tips on investing in home improvement projects:
Consider all buyers: The classic example here is installing a swimming pool. It’s unlikely you will recover your expenses, said Richard Borges, president of the Appraisal Institute, a professional association of real estate appraisers. Furthermore, it may be a deal-killer for buyers who might not want to take on maintenance costs or safety risks for small children. The principle holds true for other large projects that can alter the structure of the property, such as adding a second garage. In some neighbor-
hoods, they may be a common feature that becomes a selling point. But if it’s not common, it could discourage buyers who don’t have a need for it. Don’t ‘overimprove’: Some home improvements can help lift a home’s resale value, especially updates to features like cabinets and appliances that are clearly dated. The key is to select finishes and appliances that don’t go well beyond what a buyer might find in similarly priced homes in the area. The term appraisers have for that is “overimprovement.” Consider a homeowner
in a neighborhood with modest homes who splurges on pricey countertop finishes like quartz or marble. They’re not likely to recoup the cost when appraisers look at recent sales of comparable homes that may not have such lavishly appointed kitchens. Consider risks of expanding footprint: One of the home projects that’s least likely to produce a return on the investment is a room addition that expands a home’s size beyond its original floor plan, Borges said. Projects that require tearing down an exterior wall often involve moving
doors, windows and other features, which can drive the costs higher than, say, converting an attic into a bedroom, which uses existing space in the home. The more expensive the project, the harder it can be to recover one’s costs. Consider cost-to-value: One way to gauge whether a home improvement project is worthwhile is to estimate how much of what you spend will be recovered at resale. For example, if you spend $1,000 on siding, and it only adds $500 to the resale value of your home, that upgrade is giv-

Some landlords are so complacent about the lease they think they know so well, the landlords don’t notice that it has grown illegible! It is a basic premise of all landlord tenant law: the lease deﬁnes the agreement of the parties. Aside from the basics of rent amount, address of the premises, and term of lease, the lease describes what each party should expect from the other in a myriad of circumstances.

Anytime a landlord is unsure of what must be done in response to a question or demand from the tenant, the ﬁrst step must be to look at the lease. Often, the answer is right there, in black and white. Sometimes, an interpretation must be made. If you ask an attorney to do that interpretation, you will likely hear “I need to see the lease”. The reason? The language (or even the punctuation!) of the lease often determines the answer to the question. If the attorney has your “basic” lease form, or has drafted your lease, the attorney will still want to look at the executed lease. That is because it is so easy for a lease to be changed while it is being signed. Or, the way the lease was signed may affect its enforceability.

BEST RETURN ON INVESTMENT Remodeling magazine says replacing the front entry with a 20-gauge steel door is the upgrade from which homeowners can expect to recoup the most money among renovations that cost less than $5,000. The magazine estimates a recovery of 85.6 percent of the cost.

dre Jardini and Gwen Freeman live in a stately craftsman-style residence that was among the first homes built at the top of L.A.’s Mt. Washington. Designed by architect H.M. Patterson in 1909, the J.B. Merrill House, as it is called, was declared a City of Los Angeles Historic Cultural Monument in 1990. So when it came to adding a detached art studio, it might seem surprising that architect Rick Corsini would design a modern structure to complement the shingle-sided house. The couple, however, both lawyers, were not slaves to craftsman architecture. Freeman simply wanted a serious art studio that provided storage, ample light and space to paint. Jardini wanted something different, “something complementary but original.” How to reconcile modern-day demands with a historic home built more than a century ago? To Corsini, the solution came down to communication. “Create a dialogue between the buildings and the site,” the architect said. “Old and new need to speak to one another.” The 400-square-foot addition plays off the lines of the original home with a thin, corrugatedsteel butterfly roof that reflects the eaves of the main house. “The roofline is very conscious and deliberate,” Corsini said. “We wanted to create an inverse relationship with the existing house.” Other features were used to
help connect the two buildings: Custom-burnished concrete-block walls in a speckled terra-cotta hue are a harmonious accompaniment to the main house’s olive exterior. Clerestory windows allow natural light to flood the interiors and maintain garden views. Occasionally, Freeman said, she can spot a red-tailed hawk and great blue heron through the solar glass panels above her easel. Simple materials, such as light-colored okume mahogany, line the ceiling and create utilitarian built-in cabinets that add warmth to the space. A linear breezeway alongside the studio was designed with flow and movement in mind. Corsini describes the layout as “sequenced choreography”: A curved path takes you from the main house, down through the breezeway and, eventually, to the studio. The structure is not visible from the house, which adds to the anticipation as a visitor walks toward the studio. Looking out over the garden from the deck, in fact, only the floating roof can be seen, with the building hidden in the garden. Buried 4 feet in the earth, the studio is “like a cave with floating walls,” Corsini said. Although modern in appearance, the studio uses almost no energy. The concrete blocks, which help with temperature regulation, allowed Corsini to skip active heating and cooling systems. Natural ventilation is provided, courtesy of the custom steel-frame pivot doors that open out to the garden and allow southwestern breezes in. Freeman said she uses
electricity only when she’s working at night or entertaining. The new studio can easily double as a detached office, but the paint smudges on the door handles – and dog Stitch –

Tallahassee-Area Housing Ranks High in Affordability
According to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI), the Tallahassee area is one of the most affordable housing markets in the nation.
The HOI results for the second quarter of 2013 pegged the median price of a home in Tallahassee at $135,000 and the median income at $60,000, meaning that 80.3 percent of our new and existing homes are affordable to median-income families. That ranks the Tallahassee area as the 100th most affordable market in the nation, and the 28th most affordable in the Southeast region. We compare favorably to markets like Pensacola, Jacksonville, and Gainesville which have HOIs ranging from 74.3 to 79.8 percent. By contrast, Lakeland-Winter Haven is the most affordable market in Florida with an 87.5 percent HOI. Looking at our affordability factors over the years, we see that home prices have come down dramatically from a median price of $200,000 in the fourth quarter of 2009, a period in which only 63.6 percent of the homes were affordable for median-income families. Just since the fourth quarter of 2012, the median home price in our area has fallen from $149,000 to $135,000 (perhaps reﬂecting the

Question: I was recently on vacation and loved the small town where we were staying. My wife and I put down a deposit to buy a property on the outskirts of town. We figured we could rent it out when we’re not using it. Now that we’ve been home for a couple of weeks, I am thinking that we may have made a mistake. What can we
do? — Alex Answer: You will need to review your contract to see if you have the ability to cancel the deal without losing your deposit. Because the laws are different in every state, you may want to consult a lawyer in that area regarding your rights. If there is no way out without losing your deposit, you will want to take a cold, hard look at the property and the area and

see if the deal still makes sense. Real estate should not be an impulse buy. Always visit an area several times, in different seasons, before even thinking about investing there. What is a happening tourist spot in July may be a ghost town nine months out of the year. If you decide that you do want to move forward, you will need to find a reputable real estate agent to manage the property in your absence and factor
in that cost. Also, you may find that when you do visit your property, you spend half of your vacation working on the house and replacing worn-out furniture. To avoid that, and to handle any unexpected repairs, you will need to hire a local handyman. You should also check the local laws, and homeowners association rules, to make sure that you can rent the property. After looking at all the fac-
tors and the costs involved with owning the property, it may work out that the best deal is to lose the deposit and move on with the lesson learned.
