Just how big is Florida’s biggest backyard swimming pool? If you believe the sellers of a $14.3 million Tarpon Springs mega-mansion, it’s very, very big, with 14 waterfalls, a lazy

river and enough chlorinated glory for eight typical suburban pools. The gargantuan estate, listed this week as Tampa Bay’s second-most expensive on the market, is already a masterpiece of excess, with its opulent 21,000-square-foot mansion, 13 full bathrooms and 11 acres of riding

trails. It’s even got an entertainment wing, “The Village,” modeled after a cobblestone piazza, with a smoky cigar pub, a mahogany library and “book shoppe,” an ice-creamery, and a marquee movie house caked under four pounds of gold-leaf trim. But, like any Floridian

What Can I Do To Help Sell My House? First, listen to your REALTOR®! They will give you a list of tasks that you need to do to get your home ready to sell. As homeowners, we overlook small things to the point we don’t see them, but buyers will see them. You replaced the roof three years ago but never painted over the ceiling stain. You fixed the leak under the kitchen sink but didn’t finish cleaning and repainting the bottom of the cabinet. To a buyer, these things scream “deferred maintenance”. Continental Title Co. to one of America’s largest title insurers for an undisclosed amount. And they don’t appear to have skimped. Surrounding the lolling lazy river, which takes five minutes to float, are stucco boulders hand-made by the same fake-rock designers of the Jurassic Park River Adventure at Universal’s Islands of Adventure in Orlando. Six commercial pumps and thousands of feet of buried commercial pipelines keep the water flowing; six separate heaters keep it warm. A gardener was hired full-time to maintain the water park’s towering palms, birds of paradise and jungle fauna. The 12-foot-deep pool alone holds 200,000 gallons – enough, say, to top off the Sulphur Springs Water Tower or SeaWorld Orlando’s penguin pool. But we couldn’t help but wonder: Is it really the Sunshine State’s biggest home pool? Perhaps unsurprisingly, no one keeps a ranking of the state’s most mammoth residential pools. The experts had no clue, either. The Florida Swimming Pool Association and the national Association of Pool & Spa Professionals didn’t know. Neither did the president of Aquatic Consultants, a

Miami luxury pool maker, or the editor of Luxury Pools magazine. Fred Kimball, secretary for Associated Swimming Pool Industries of Florida, knew the world’s largest pool, (the San Alfonso del Mar Resort’s sailable mega-pool, in Chile) and the deepest (the scarily abyssal Nemo 33, a 113-foot-deep dive pool in Belgium). As for the biggest just in Florida? No dice. But there’s at least one contender in the battle for king of backyard pools: the south Florida estate of singer Celine Dion. Now selling for $72 million, the island compound boasts water slides, a lazy river and three sprawling pools totaling 500,000 gallons.

Sometimes it’s not what’s on the walls but what’s in them that makes a home stand out. That was the case this month at the unveiling of the New American Home 2014 outside Las Vegas, an annual demonstration of the latest in residential design and construction. The showcase house is somewhat subdued-looking outside with a color scheme drawing from the desert landscape. But the residence shines in ways that aren’t visible, such as the spray-foam insulation hidden in the walls that helps make it the most endemonergy-efficient stration home constructed in the 31 years the National Association of Home Builders has been hosting such projects. The builder “took it to heart when I told him he needed to build an aboveground submarine,” said Drew Smith, an energy and green construction consultant on the endeavor. The result, which debuted as part of the recent International Builders’ Show, is a contemporary with a stone-veneer exterior that appears vaguely pueblo or adobe in style. What the two-story house at first seems to lack in outward pizazz it makes up for in practicality. The low Home Energy Rating System number of 22, Smith said, is partly the result of hybrid insulation that in some areas is moisture permeable and in others creates an air and water barrier. Other factors include smart siting, overhangs, solar roof panels, high-efficiency windows and LED lights. The house also uses

less than half the water of a standard home and is surrounded by regionally appropriate landscaping. Green and sustainable building materials reduce off-gassing, or that “new house smell.” Inside the front door, a waterfall two-story serves as both a piece of art and a way to add humidity to the air. With its high ceiling, the great hall also lets light into the center of the home and allows air to circulate while a wide porcelain-tile runway leads to ground-floor living spaces, such as the open-concept dining and living rooms.


This wall-less hall pulls visitors past a floatingriser staircase and through the house toward the backyard swimming pool and cityscape views. “It’s important to design a home that feels good and flows well,” said architect Jeff Berkus. people move When around a house, he said, they don’t want to get stuck in corners. A second-floor suite includes a small kitchen and living space as well as a bedroom and bathroom. Accessible by an elevator, it could be used by elderly parents, adult children or live-in help. The bedrooms are also a place for individual expression, offering a break from the largely neutral with some interiors

splashes of color. A lime green toilet compartment, for example, added vibrancy in a downstairs bedroom suite. The interiors mix wood, stone and metal with fire and water elements. “The overall feel is welcoming and inviting while being sophisticated and glamorous,” said convention-goer Lauren Carroll of Atlanta-based Blue Door Interiors. The designer said she particularly liked the water garden outside the front door and the way the swimming pool and spa appeared to seamlessly connect to the indoor space. Although now open for tours, the house will eventually be for sale for around $5 million. Still, the ideas inside are free for the taking, and many are inexpensive to implement. Recycled construction site lumber was sanded and stained, then stacked vertically on the stairwell wall. The different widths created a textured effect. A bedroom accent wall was created using standard decorative moldings cut at 45-degree angles into foot-long pieces and applied in a chevron pattern. “These are both ideas that (my employer) can utilize in clubhouse or common space areas to add interest at low cost,” said visitor Laura G. Plassmeyer, a manager with affordable multifamily housing builder USA Properties Fund. Embedded stone and tile treatments enliven the bathrooms, as do textured wallpapers. The reaction, said builder Josh Anderson, has been unexpected. “People come through touching the walls and fabrics,” said Anderson, president of Element Building Co. “They experience the home in a different way. It’s tactile.”

Reduced Inventory Signals Shift to Seller’s Market

As we move into the spring selling season for new and existing homes, it appears that we are making a shift to a seller’s market, according to respected real estate expert Greg Lane of Timberlane Appraisal. Speaking recently at the Tallahassee Builders Association’s monthly general membership meeting, Lane reported there are roughly 1,300 detached single-family homes listed for sale in Leon County in the Tallahassee Board of Realtors® Multiple Listing Service (MLS). At the current pace of sales, that represents an estimated sixmonth supply, which Lane describes as a “balanced market.” “What we’re not seeing is enough new homes coming on the market to build that inventory,” said Lane. “Like most markets around the country, new homes in Tallahassee represent less than 10 percent of the total number of homes available.” Even with 27 new homes slated for TBA’s 2014 Parade

of Homes™ (set for the weekends of May 10-11 and May 17-18), the pace of newhome construction, while improving, would ideally command a higher share of the inventory. “It’s going to take the new homes to get today’s buyers excited,” said Lane. “The Parade of Homes™ will have that effect but long-term, home builders are facing some headwinds, including tight (but improving) credit conditions and a lack of affordable lots.” “We have some great communities in Tallahassee but the major ones are approaching build-out and the others are smaller-scale and will run out of lots relatively soon,” said Lane. “This is why we see the shift to the seller’s market… high demand but low supply.” Tallahassee is also a pricesensitive housing market. Lane notes that there is more than a year’s worth of inventory of homes over $500,000 while slightly over 50 percent of the available detached homes for sale are priced at $200,000 or below.

Even with lower-priced homes available, Lane is concerned that younger, potential home buyers are opting to rent until the economy – and their personal finances – improve. “Typically, first-time home buyers make up 30 percent of the housing market,” said

Lane. “But with many young people facing a mountain of student-loan debt, they don’t have the money for a down payment and their best housing option is to rent.” Those who can afford a new home – the median price of the 92 new homes currently listed in the MLS

is $250,000 – will have plenty of options in established communities such as Golden Eagle, SouthWood and Bull Run, as well as the newer developments of Velda Oaks, Kings Mill, and Centerville Conservation. Northwest Tallahassee boasts the popular developments of Sagebrook and Summerlake. Most if not all will be featured in the Parade of Homes. If Lane could tailor a new home for maximum consumer appeal, it would be 2,500 square feet priced between $300,000 and $425,000, with one story, at least partially brick exterior, a two-car garage, four bedrooms/three baths, a large family room in lieu of a separate living room, wood floors, trey ceilings, dining area and a humongous island in the kitchen with granite countertops. For state Senator Bill Montford (D-Tallahassee), the word “trust” has a very clear meaning. That’s why he stood before a throng of reporters in Tallahassee last week and urged his colleagues in the Florida Legislature to stop sweeping state funds dedicated to affordable housing. He was supported by representatives of the Sadowski Coalition, including the Florida Home Builders Association (FHBA). Created in 1992, the Sadowski Act uses a portion of documentary stamp taxes to fund housing for low-to-moderate income families, and fight homelessness. Seventy-percent of the funds are used locally through the State Housing Initiatives Partnership (SHIP) and 30 percent goes to the Florida Housing Finance Corporation to fund affordable housing projects. Over the last seven years, legislators have “swept” $1.3 billion of funds dedicated for Sadowski into general revenue. Given that the state faced recession-inflicted deficits, the sweeps may have had some justification, but the 2014 Legislature is working with a budget surplus so there are no excuses, at least in Montford’s mind. “Trust means trust… doc stamps were raised to meet housing needs which continue to exist in our state,” said Montford. “These funds were ‘dedicated’ for housing and they should be used for housing.” FHBA President Ron Lieberman spoke at the press conference and said that a re-funding of Sadwoski would create 27,241 jobs in the construction industry and a $3.43 billion impact on the state’s economy in fiscal year 2014-1015.

Question: We are no longer able to pay our mortgage due to a hardship. After doing a lot of research, including reading your columns, we decided to try a short sale. We listed the property, found a strong buyer and submitted all the required paperwork to our lender. Now the lender wants us

to auction off the house. What gives? — Shirley Answer: In a short sale, your lender is accepting less money than it is owed to release your property from its mortgage. Short sales are supposed to be sold for market value to ensure that the lender recoups the most money possible. Lenders historically have relied on a report from a real estate agent

called a broker’s price opinion, or BPO, to help determine market value. In an effort to make sure the short sales are sold for the highest prices, lenders in the past six months have started turning to auctions. The various parties involved are told that they must submit to this new procedure or the short sale will be denied. Once everyone signs off, the

seller’s real estate agent will be asked to relist the property and hold an open house to let potential bidders view it. An online auction company then holds an auction, with the initial buyer’s offer as the highest bid. If nobody submits a higher bid, the short sale is approved. If there is a better offer, the initial buyer has the opportunity to counter. Once the auc-

tion concludes, the lender issues its short sale approval and the closing takes place as it traditionally has. While this new process requires more effort from everyone — and provides more uncertainty for buyers — the participants have little choice but to through these jump hoops. It’s important to remember that even with this additional hurdle, a
