You could build a one 2 bedroom house on lot B. WATER Is provided by the Sweetwater Water District. One hookup is now in place near the property line on the top of Lot A on Old Monte Rio Road. Years ago this road was the highway and the railroad ran on what is now Highway 116 or River Road. The original need for the train was hauling timber. Guerneville was originally called Stump Town. A second hook up is available and will cost $3,676.07 per their letter dated January 21, 2004. They recently upgraded large storage tank up on the hill to a larger capacity. THE RUSSIAN RIVER Is your nearest neighbor. It is right across Highway 116. See my website for more info. $139,312 - AP 123 030 01441.94 AC. There is a small spring on the west side of the ridge. The creek that intersects with Fuller Creek where the waterfall is does not seem to have a name. The water source has not been certified. PERCOLATION Rob Huffman visited the property again with me in April 2013. He believes he can obtain approval of a shallow slope 2 bedroom system. The site is marked below the building site. UTILILTIES There is a hard line telephone system available but Verizon makes way more sense. If you want more than 1 instrument you can Blue Tooth it to several hard wired phones around your house. I can show you how. Solar would be primary. You should have a backup generator. Small water driven electrical system might be developed. Again, I can show you how. BUILDING This would qualify for Class K requirements which are easier in the country. ¼ gallon of water per minute is all that is required. Safety issues are not changed but the idea was to make it easier. TIMBER A NTMP is in place & approved. This is a long term timber management plan which allows you to harvest a sustainable amount of timber from the property as you see fit. You can harvest every year or every 5 or 10 or 20 years. To do a timber harvest, the plan alone normally runs $25,000 or more each time. This requires a licensed forester to oversee it.
