finder This month message I thought it would be appropriate to acknowledge one of the world –class leaders of our time, Nelson Mandela. He is one of the most influential, but yet humble and heart-warming leaders that I know of. He lived a full life of significance and with this ripe age of 94, and his birthday coming up on the 18th we just hope that he will have a peaceful buildup towards that. We can all learn something from Great Madiba.

This choice and these lenses often determine the attitude we have towards things. • Doing the right thing is not always pleasant, yet we must go ahead and do it. Great leaders learn to acknowledge their feelings and then they exercise choice when ‘feelings’ and ‘what ought to be done’ are running in different directions. • What touches people most is not our words, but our actions when they represent the values we hold dear. • You must lead by example for people to take you seriously • Power is an instrument, not an end itself. It must be used only in order to bring about greater good. • Saying sorry is an act of humility. Humility attracts and inspires. Arrogance does not. These are just some of the sayings from Nelson Mandela. A Very wise man and one that will leave a legacy for ever….

What buyers need to ask estate agents?

1. How long has this house been on the market? This is an important question and one that will indicate how desirable the property is. If it's been on for more than six months, you need to ask yourself what's stopping it from selling. 2. Is there room for price negotiation? This helps if you are on a tight budget, but it is also a question which could highlight potential problems. If the seller is quick to meet your demands and accept a lower price, then listen for those alarm bells. If the seller is desperate to get rid of the property, there may be a hidden reason which could later affect you as the buyer. A home inspection will help ensure that you are not just buying someone else's nightmare. 3. How long have the previous owners lived there? Find out how long the present owners stayed there. If they've been there for several years, chances are they have been relatively happy, which is always a good sign.

4. Do you know of any damage to the property? Exterior damages are often easy to spot but can be missed while internal damages such as covered over damp or cracks, or roof leaks in the dry season can be hard to detect until you're living in a house. This means that you must always ask the agent the extent of any damages (if any) the property has incurred. Be bold - a good agent will give you a straight answer. 5. Do you recommend a home inspection? If the agent hesitates then you should wonder whether the seller has something to hide. Always insist on a home inspection (usually paid for by the buyer) as a condition of sale. 6. Please explain the voetstoots clause and how I can protect myself if problems surface later? If the agent has asked you to sign an offer document containing a voetstoots clause without counselling you on the implications, then you should suspect that the agent is not acting in your best interests. Insist on using a home inspection clause (which protects the buyer) to balance the protection which a voetstoots clause affords the seller. 7. How did the agent and the seller decide on an asking price? If the agent is good at their job, they'll be able to justify why the property has been valued as it has. If you're lucky though, they might let

you in on a secret and tell you that the seller has over-valued the property. This will then give you some idea on whether there is room for negotiation. 8. Have any major additions or alterations been conducted and are there approved plans available? Make sure you know of any work that has recently been undertaken. Also ensure that the local municipality has approved plans for all alterations and additions. 9. How much are the municipal rates and how much are utility bills in the area? If you can, try and get an exact figure. As an expense, rates and utility bills may seem small at first in comparison to the property, but they are recurring and you have to make sure it's affordable in relation to your income. 10. Can I speak to the seller? Many 'estate agents dislike this question because they want to control the sales process, however, speaking directly to the seller can have its advantages. After all, can an estate agent really tell you how noisy the neighbours are, or if dodgy people hang out in the area? Of course, they may not give you a candid account either but if they refuse to speak to you before the transaction, then maybe they've got something to hide.

Why choose a Salt Water Pool System? Salt water pools have gained in popularity over the past few years, especially when you look at bigger pools. But if the workings of this system aren’t all that clear to you (although, I assure you the water will be), this article will tell you just about everything you need to know about a salt water pool system. So let's jump in. What exactly is a salt water pool system ? So, you may have heard about it, maybe even had first hand experience taking a dip in one, but you may not know exactly what a salt water pool system is. Basically, this kind of system cleans the water in your pool making it free of algae, bacteria, and other contaminants through the use of an electrolytic cell - you can think of this as your pool's very own chlorine generator (buy and handle chlorine no more!). Now, it won't just magically generate the stuff. You have to add a certain amount of inexpensive pool salt directly into the water in order for it to produce the chlorine that keeps it clean. The good news is that you will only have to do this on two occasions. Firstly, when you drain your pool (partially or entirely) and secondly, when the chlorinator control box tells you so (when the levels are low). So Why Should You Get One? Now that you have a pretty good idea about what the system is and how it

does it's job, let's focus a little bit more on why you should get one. Here are some of the main advantages this system has over others. 1. No more buying chlorine That's right! No more expensive chlorine to buy. A properly sized salt water pool chlorinator will add all the chlorine needed at hardly any cost. LIC Pool always stocks large amount of pool salt. Usually pool owners just need to add a couple of bags of salt per quarter (depending on the pool size and circumstances.) The equipment comes in an ‘easy to use’ manual chlorinators, to a computerised self cleaning version. Cleaning the cells is very important otherwise they will not have a long life span and your savings on buying chlorine will be gone quickly. Swimmers have sworn that salt water pools are much more comfortable in the sense that the water feels softer on the skin, hair, etc. You can even open

your eyes under water without goggles if you like. 2. Continuous Disinfection Okay, remember the electrolytic cell mentioned earlier, the chlorine generator of sorts? Well, the process to break down the salt to produce chlorine is called electrolysis. Now, because the salt breaks down but also reforms in water (the water in your pool to be exact), there is a continuous supply, which means continuous disinfection. And, since you aren't really adding anymore salt, you won't have to worry about it producing too much chlorine. And The Price? Okay, this might be the catch! Prices range from N$ 5.550,00 but remember you won't have to buy anymore chlorine which is an ongoing cost. The cost of a salt chlorination system can pay for itself in 2 to 5 years for the bigger swimming pools. For smaller splash pools it is still not economical to install a salt chlorinator, but the other reasons are still valid reason to do so. Biltong Pâté Made this for an event the other day and it was really popular!! Couple of the guests asked for the recipe, so here goes!!

Ingredients: 100 g biltong, grated finely 100 g cream cheese (make sure it's cream cheese & not cottage cheese) 50 ml cream 2 tbsp Worcestershire sauce 1/4 tsp ground coriander ½ cup chopped parsley Ground black pepper ½ a small onion grated Blend all ingredients together until smooth (I cheat and use a blender). Place in a small serving bowl and refrigerate until set.

Hang ‘em high! No, not a cowboy style execution, but planting in hanging baskets, gardening in the sky. Planting in hanging baskets is fantastically versatile and enjoyable, offering year round opportunities for bringing color and texture to all areas of the garden – definitely a variation on the theme of container gardening. Whether you live in an apartment with a tiny balcony or window booth, or a house with a sizeable garden and patio, this is a fun way of gardening. So easy to move around and take advantage of changing climatic and lighting conditions. Choices, choices • Select a suitable spot for your basket – shade, semi-shade, full sun. This will obviously determine your choice of plants. • How high and from which angle will the basket look the prettiest? Baskets on eye level are easier to reach. Higher baskets are often “out of sight, out of mind” when it comes to watering and noticing ailments. • Select a suitable container. Baskets are not the only option, there are many other types of containers that can be used for sky gardening, especially if you do not want the color and texture to clash with the rest of your outside décor. The wider and deeper the container, the better. For larger plants with deeper roots, a bigger basket with more depth will be more suitable. The more surface area for soil you have, the less frequently you have to water and the more moisture the soil will hold.

Soil preparation and planting Wire baskets can be lined with coir or readily available coir linings. Coir is a natural product, very strong with a long life span and allows efficient drainage and aeration. Containers of clay or plastic can be lined by placing a piece of Plantex Weedgard at the bottom with a few small pebbles on top. Soil should have a good balance between drainage and water retention. Mix equal parts of potting soil and compost and add some peat as well as 30gr of Efekto’s slow release fertilizer 3:1:5. Fill the basket half way with the mixture. Position the various plants, still in their containers, in the basket. This way you’ll be able to see if the basket is too full or not, also giving you the opportunity to re-arrange the plants until picture is perfect. If you are eventually satisfied, remove plants from containers, lightly shake some of the soil off the roots, repostion and add the rest of your soil mixture around plants, firming down gently. Optional tip: Sparingly sprinkle water retention crystals (polymer) around the root area before “closing up”. This will minimize evaporation, especially during the hotter summer days, and also keep nutrients from leaching out.

Remove old growth or spent flowers regularly to encourage healthy and compact growth.
