7 home selling mistakes to avoid Selling a home can be an emotional event, with prospective buyers invading your home, potentially criticizing it in your presence, and possibly even offering you a price well below your expectations. Buyers are not overly sensitive to the seller's emotional attachment to a property, and their criticism can be offensive to the seller who has a lifetime of memories associated with it. And here seven most important mistakes to avoid when selling your home... 1. Setting an unrealistic price The single most important ingredient that the property must offer the prospective buyer is value, and correct pricing is the single most important thing to get right. It is a given that every seller of a residential home will want a price higher than what most buyers would be prepared to pay. Realism and access to actual sales statistics of similar properties is essential and a detailed comparative market analysis by an experienced property professional is the starting point. This is best achieved by working with your estate agent of choice. 2. Not contracting with an agent Although 'estate agents ask for a commission, which can be as high as 7.5 percent of the selling price plus VAT, a top-performing estate agent will add considerable value at every level of the sales process. They will also most likely be able to negotiate a considerably better outcome than a seller trying to do the transaction themselves. The agent will be able to provide advice on correct pricing, a detailed comparative market analysis, and show the seller how best to package the presentation of the property. Importantly, the agent will also
be able to take the emotion out of the transaction for the seller. 3. Becoming emotionally involved Most residential homes are purchased on an emotional basis rather than purely financial considerations. The property has to 'speak' to the buyer and often a prospective buyer will walk into a property and just 'feel' at home. In turn, buyers are not overly sensitive to the seller's emotional attachment to a property, and their criticism can be offensive to the seller who has a lifetime of memories associated with it. By sellers distancing themselves from the process and transaction and using a third-party estate agent to assist, this emotional minefield is avoided. 4. Expecting to get your asking price Every smart buyer will want and expect to negotiate on the listing price. For a buyer to transact, they have to believe they are getting a good deal. A seller should therefore set the price within the value range for the property and allow some room for negotiation. The state of the general market and the presentation of the property are factors that directly determine the eventual pricing achieved. Absolute pricing of your home is irrelevant: it is the pricing relevant to the next best alternate for the buyer that is critical. 5. Skimping on listing photos Most buyers will first come across your home online or via a property magazine, like Housefinder, and what they see will
determine whether they even bother enquiring about it. The quality of the images of your home is an essential ingredient in the marketing and presentation of the property. If your estate agent does not use a professional photographer, contact one that does. 6. Not accommodating potential buyers Once you make the important decision to present your property for sale, it is essential to make the property available for viewing, despite the inconvenience. The home has to be consistently clean and presentable and free from clutter because prospective buyers will be put off by an untidy home. Put yourself in the buyer's shoes and understand that they are also leading busy lives, and that viewings have to be scheduled afterhours or over weekends. 7. Contracting with an unqualified buyer The estate agent's job is to present a willing and able buyer. The screening of prospective buyers is an important part of the process and can avoid extensive wasted time and cost to the seller. Beware of giving occupation prior to the registration of transfer, or prior to all funds having been secured by the transferring attorney. Horror stories of prospective buyers taking occupation at a high occupational rental prior to transfer and then defaulting on future payments after the first month or two are real. Avoid this pitfall at all costs.

Custody and Parenting Plan Mediation Parents strive to do right for their children and protect them in any manner they can. They chase away the nasty night time monsters hiding in the cupboards and make them eat their vegetables and take their medicine despite their wriggly protest. But if the marriage or relationship is over parents have much larger issues to protect them from. If you are divorcing or ending your relationship with children the situation become even more stressful. You are probably struggling with thoughts such as whether you should rather not stay together for the sake of the children, what is it going to do them and who will they hate in the end, to name a few, as the list is quite extensive.

The reality is that children will handle the break up as well as you do. If you enter into a litigious battle in respect of every issue of your divorce or separation such as custody, access or maintenance , then the children will most probably emulate such adversarial behaviour now
Custody/parenting plan mediation therefore address the following major areas as discussion points through the mediation process in order to achieve arrangements that can be as flexible and detailed as parents in their own unique circumstances require:
• residence • regular weekly schedule • holiday, public holidays and mid term breaks • transportation • health • education • religion • emergency plans • other communications • maintenance Children are only children once despite you as parents having different priorities and concerns relating to them and your relationship with each other. It is therefore incumbent for parents to, no matter how you as adults feel towards each other, co-parent your children in a peaceful and positive way regardless of your relationship with each other. Mediating a tailormade and comprehensive parenting plan can help parents to minimize the impact of two separate households and promoting their best childhood experience despite the fact that you are now longer sharing a common home. Belgian style mussel soup This is a really quick and delicious soup that can be whipped up in minutes. Serve it with loads of crusty bread.
1kg Mussels in the half shell 1 Large onion chopped 3 Cloves garlic finely chopped ½ Cup white wine 3 Cups of cream 3 Teaspoons good powdered vegetable stock Ground black pepper 5 Spring onions chopped Chopped parsley Lemon zest
Fry the onion & garlic in a little olive oil. When onion is turning slightly brown, add the mussels. Throw on the white wine and once it has steamed off, put the lid on the pot for about 2 minutes. At this point the soup should be boiling rapidly. Remove the lid and stir in the stock. Add the cream and black pepper to taste. Leave to boil rapidly until liquid reduces. This is rather a “runny” soup, that's why you need loads of that crusty bread. Check the seasoning at this point, you may need to add a pinch of salt. Garnish with the spring onions, lemon zest, parsley and more ground black pepper.

Come what May! Not all insects are overwintering, some culprits are active, necessitating action or preventative measures. PESTS ON CITRUS If not an orange, tangerine, grapefruit or lime, most people will at least have a lemon tree. It is sheer joy to pick fresh fruit from your own citrus tree and many varieties bear right through the year and will keep on producing even when quite old. Generally, citrus are not demanding and with a little care will remain healthy. Unfortunately they are host to certain pests! In winter the most common guests will be scale, especially red scale, as well as Australian bug which is often mistaken for mealybug,
Red scale on a branch except it is much larger. Too many pests using a tree as their daily food source will eventually have a negative impact. The tree will age much quicker, causing branches to die back followed by leaf drop. Fruit development will be n o t i c e a b l y i n f e r i o r. Beneficial insects and parasites that control these pests are not active in winter, therefore there is
usually a considerable population increase.

ACT RESPONSIBLY For the sake of a healthy tree one has to act, but don’t overkill! Use an oilbased winter spray like Efekto’s Oleum which will suffocate most of the insects without leaving any harmful residue. At the same time this will have a minimum impact on “hibernating” natural predators and when the new generation returns in early spring, harmful pest population will be manageable, thus ensuring a better balance between the two organisms.
Take a strip of natural fabric, sprinkle with an ant dusting powder, Efekto’s Malathion DP, fold over and fasten around tree trunk, out of the reach of children and animals. Ants will get infected and die before they can do any further harm.
A heavily infested branch (or branches) of a tree can be removed, after considering whether it will disfigure the tree or not. Are you a patient gardener? Then simply squash the Australian bugs against the trunks and branches and pick the red scale off with a tweezer. Good therapy after a hard day at work or spending time in (Windhoek’s!) traffic? All in all, the situation can be well under control if ant populations are properly monitored on ground level. They deposit aphid eggs on branches and leafs in order to come back for the honeydew that these secrete. Companion plants disliked by ants:
