Tony Pagano, Founder/Chair

Tony Pagano’s early professional history includes building several of New York City’s premier Class A office buildings, including co-supervising the construction of Trump Tower and the 33-story Tower 56 on East 56th Street, which was built by eminent real estate developer Howard P. Ronson’s firm, HRO International. (Mr. Pagano’s history with the Trump Organization actually began even earlier, with a project of similar prominence that contributed to the revitalization of the Grand Central neighborhood; in the late 1970s, with HRH Construction, Mr. Pagano assisted with the supervision of the transformation of The Commodore Hotel into the Grand Hyatt.) After leaving HRH Construction in the mid-1980s, Mr. Pagano worked as a project manager at STI’s special projects division, directing complicated, large-scale construction projects, and later as the Director of Operations at DSI Industries. His work with DSI came at a pivotal time for the company and, significantly, for the building industry in New York, for it represented a period of pioneering innovations in asbestos abatement technologies—consistent with new regulations of the same time resulting from Local Law 70/76.

Susan will ensure that the administrative process of your project runs smoothly. Susan’s career commenced as a Real Estate Paralegal for the law firm of Baer Marks & Upham where she worked on substantial property acquisitions and performed closings for various large-scale New York developments. From that time onward, she remained focused on new development and joined Gilbert Charles Beylen as a Senior Administrator of Financial Services for residential projects. In charge of brokerage and bulk/end loan financing, she negotiated bulk financing packages for residential developments. She brought her knowledge to the Marketing Directors, Inc., where she began as a site/sales manager of The Promenade and directed her team to driving the highest dollar per square foot in the Manhattan market at that time. She was promoted to Project Director in charge of multiple new development sites where she proffered her skill on some of the largest residential, commercial condominium, and mixed use real estate development projects in New York, New Jersey, Connecticut, and Massachusetts. Most recently, she simultaneously directed the marketing and sales cycles for multiple properties as Director of Douglas Elliman’s Development Marketing Group at Prudential Douglas Elliman. There, she brought her years of comprehensive real estate history to fruition and collaborated with renowned architects, developers and designers to identify property branding, target market, pricing, and floor plan design for new and converted developments. She executed training for sales staff, and directed her sales teams to spearhead the aggressive sale of some of the most ambitious development projects in New York City. Her vision and effective reporting systems were vital in determining the direction of media plans, public relations efforts and marketing campaigns to achieve maximum sellouts.

In late 1987, Mr. Pagano founded his construction management and general contracting company, with offices abroad and in the US, a move that, over the next two decades, culminated with him building an inventive approach for real estate development—one that combines his experience with building in New York City and his current background in construction with his real estate development expertise. Mr. Pagano is an active participant in the New York City community, contributing in a variety of philanthropic ways to its social, cultural, and business interests. He contributes his time and skills to several not-for-profit organizations, including serving as a board member for the Epiphany School Foundation, as well as St. Francis Xavier where he works closely with the Jesuit community and their homeless mission. Mr. Pagano has also established several businesses in New York, including the international shipping company, Globalink Worldwide Express.

Susan holds a BS degree in Public Administration with a concentration in Spanish from Russell Sage College, and has taken additional MBA and Real Estate courses at Union College and New York University. She is a member of ULI and REBNY, and is currently pursuing M/WBE Certification and LEED Accreditation for her company.

George has seen this industry from 360 degrees and has never in his career failed to deliver a project on time or with the exact standards demanded by our clients. Tim Deane, Executive VP/Estimating Tim will oversee all estimating operations as they relate to your project. Mr. Deane is a construction veteran with over 28 years of experience in estimation and purchasing in the New York Metropolitan area as well as in the International building market. He is a broadly experienced professional with a background in all aspects of building with an emphasis on estimating, value engineering and purchasing. Core & Shell


ARS Nova MGI has completed a new 40,000 sf building for the theatrical writing offices of a very well know n media family based in NYC and Los Angeles. The grade floor is home to the new ARS Nova theatre, a private yet community theatre in a cabaret setting for off Broadway and rising star performers to work out new artistic ideas. It is state of the art and designed by the world renowned acoustical architect John Storyk (Electric Lady, Jazz at Lincoln Center).


Olympus Industrial America The Olympus Industrial headquarters in Orangeburg, New York is a new two story 100,000 square foot slab-on-grade structure with a steel frame and glass curtain-wall. Its flat roof includes a 250 foot long skylight, and the graceful curve of its aluminum stainless steel and glass canopy provides a distinguished entrance to this facility. MGI teamed with HLW Architects to Design/Build this project, which included functional space ranging from warehouse and laboratory facilities to executive offices and a 150 seat lecture theatre.


Henry Schein Henry Schein, a FORTUNE 500速 company, is the largest distributor of healthcare products and services to office-based practitioners in the combined North American and European markets. MGI was happy to be a major part of their expansion in building their world headquarters building on Long Island. This initial 200,000 square foot structure lay dormant for many years. When net leased, MGI completely gutted the premises, its infrastructure and surrounding property and set out on a program to build a state of the art HQ facility. The project included new structural components, a new infrastructure including a chiller plant, risers, distribution and controls, a new electric service an distribution including a new data center with redundant power, all new site work and parking facilities, all new conveyance systems including new vertical transportation, and all new interior fit out work including offices, conference facilities, a fully staffed employee food service facility, and all new core facilities.


Harlem Hotel This 6-story mixed-use 140,000 square foot, 144-key hotel/ retail development project with indoor parking, was designed by acclaimed architect HLW International. It is located in the heart of Harlem (NYC) and will represent the first of its kind in over 50 years. The property’s design is contextual with the structures of Harlem, and includes 40,000 square feet of retail on the first two floors. The site is fronted on the world famous 125th street at 5th avenue and expands clear thru to 126th street where the loading docks and 2 level parking decks will be located. Conference facilities and gym will be on the below grade level, and all food and beverage outlets on the roof deck.


Residential


1800 Second Avenue High end and efficiently planned, these two and three bedroom condominiums were collaboratively designed with MGI, William Q. Brothers Architects and Steffani Aarons, Designer. Design elements included keyed entry elevator for private access, custom kitchens and baths and a roof deck complete with cabanas and a grassy area.

Private Residence Chelsea/Flatiron This private residence located in the heart of New York’s Flatiron district sits in one of New York’s most prominent landmark districts and encompasses some 4,500 square feet on a single floor. The challenges were very apparent as the structure was 130 years old….post and beam in structure, with 16 foot floor to floor slabs. MGI painstakingly and surgically went about to modernize “this old house” into a world class modern residence complete with new infrastructure, new left structures, windows, 3 full bedrooms, 3 full bathrooms, library, kitchens(s) living areas and of course a screening theatre. It has won several international awards and was designed by Italy’s famous Roberto Pamio from Venice, Italy


223 West 80th Street Designed by esteemed HLW Architects, this attractive edifice rises 12 stories and blends in perfectly with the neighboring buildings. Although the 25 foot wide space mid block was somewhat challenging, the building successfully appears as if it was constructed as a pre-war.


The kitchens and baths are completely custom and our team inspected everything to ensure the quality and installation would be nothing less than perfect. Kitchens included pearwood cabinetry and calacatta marble counters, while the baths offered imported circular pearwood vanities, verde rosa countertops and thassos floors. We ensured the hardwood floors were installed under the perfect conditions, and finished each home with a working fireplace and smartwiring for video intercom and IT.


Education and Culture


The Church of St. Francis Xavier For the first time since this structure was built (1847), the Jesuit Community had decided to bring it back to its iconic originality and update its infrastructure to meet the 21st century. This project is a complete renovation/restoration from top to bottom which includes but is not limited to: A new chiller plant was installed to provide air-conditioning; all new electrical service upgrades and distribution; all magnificently restored frescos and art as well as gilded and ornamental ceilings, walls and floors; completely new lighting; pristine altar platforms; newly constructed baptismal pool, choir risers, ministry teaching rooms, lavatories, a state of the art sacristy, a totally restored organ and organ pipes; and exquisitely restored and re-leaded strain glass windows. This was a logistically challenging project due to the structure’s age and sheer volume of detailed effort that went into making it so majestic. This project was truly one for the ages, and we were very proud to play a role in its shining moment.


Buckley School The Buckley School, the preeminent private boys grade school in NYC, had the opportunity to increase the size of its New York Campus by acquiring a neighboring building. They commissioned Architect Butler Rogers Baskett to design a new structure commensurate with their existing edifice to enlarge the floor plates by adjoining the existing building to a newly created one. MGI demolished the newly acquired structure and built a new annex expansion building to virtually replicate the existing one. The floor plates were strategically designed to match up to accomplish a seamless breakthru from one building to the next. This expansion included new lab rooms, classrooms, infrastructure upgrades, below grade physical fitness facilities, a new auditorium complete with state of the art sound/light technology, and a new library/student center.


New York Public Library This renovation and restoration project of a landmark library was another testament to MGI’s skill and able professionalism. Part of a library program funded by Andrew Carnegie, the fourstory brick and limestone building opened in 1901. The exterior renovation included a new entrance as well as reorienting the building toward Seward Park with a new ramp, planters, concrete entry stairs and granite pillars. The existing decorative iron fence was replicated and extended and the library interior was entirely upgraded, including additional structural work, ornamental metal, signage and new building systems.


Retail


Versace Flagship New York Gianni Versace’s 5th Avenue flagship store started out as an ordinary buildout of a high end retail establishment. As the design progressed, his team decided to go all out and virtually set the standard by which all of their competitor’s stores would be measured. Choosing the world famous Vanderbilt mansion in the heart of midtown Manhattan, the task at hand was anything but ordinary. The design program called for the demolition of the existing building but the Landmarks Preservation Commission of NY mandated that the historic façade remain intact. A plan was formed to keep the façade, and the balance of the structure was entirely demolished. A new structure was erected out of steel, cue deck and lightweight concrete and a new penthouse level was added. The interiors included a new communicating stair of marble, brass and wood, new vertical transportation, the extensive use of Italian marble and mosaics, exotic patterned wood floors accented the sales areas a new infrastructure and skylight roof. The façade was fully restored to complete this masterpiece.


Barneys New York Completing several projects for the world famous retailer, this particular project was for Barney’s Home Furnishings. A 20,000 sf install would, in any other circumstance, be routine, but this particular location shared a floor with the equally famous Fred’s restaurant and presented its own set of unique challenges, including a very high volume of patrons. Design elements were consistent with open retail merchandising, a new infrastructure (MEPS), lighting, flooring and fixturing rounds off the install, capped by an ornamental architectural metal “gate” which acts as the dividing point from Fred’s New York.


Redken New York As a famous hair care products company would normally deploy a retail outlet to sell their product, Redken, a one time client to MGI, has taken it a step further with retail coupled with a training/lecture facility in the heart of New York’s Fifth Avenue Retail. It includes a high volume hair care center to look as if it virtually “floats” over Fifth Avenue. Raised flooring, metal perforated ceiling, high gloss sycamore panels and built-ins and raw concrete complete the design palette of the multi-disciplined facility that encompasses training, retail, lecture theatre and administrative offices.


Xerox Retail Showroom Our management coordination and engineering expertise ensured the successful completion of three floors and a street level showroom within a 16 week timetable.


Hospitality


Tudor Hotel This 300 room renovation was a complete gut rehab of two landmark towers which included a new lobby, restaurant, ballrooms, boardrooms and all totally new suites and quarters. Refurbished casement windows as well as a complete new mechanical infrastructure were included in this project.


Tabla The Tabla restaurant represents a rare situation in which the construction method contributes directly to the design. For example, we built complicated formwork resulting in decorative detailing on the monolithic, poured and colored concrete bar and stair. This project also involved an aggressive 20 week schedule, a testament to Marlboro’s ability to deliver – even in the face challenging, complex design.


Eleven Madison Park Old and new elements came together here. We had to carefully install a totally new infrastructure while completely rehabilitating the existing landmark elements of the space. A plethora of molds were cast to precisely replicate the exquisite details and the historic features were masterfully restored to their original conditions.


Commercial


RR Donnelley This two floor restack located at RR Donnelley’s HQ building at 75 Park Place, NYC was encompassed as a complete restack of the executive offices. Conference hospitality suites, executive cooking facilities with café seating, a breakout game room, lobbies, administration “bullpens” and entire infrastructure completed the 75,000 square foot space. This is just one of the facilities we built for this client. Others include 520 Madison Avenue and 99 Park Avenue in NYC.


Xerox Our management coordination and engineering expertise ensured the successful completion of three floors and a street level showroom within a 16 week timetable. This project was complicated by an elaborate architectural design which included a three story free-form elliptical floating stair. We took great care to protect the new curving walls, consisting of fragile pearwood panels, as we assembled scaffolding throughout the main atrium. A similar, delicate touch was used when installing the showroom’s backlit wall of bent steel and curved glass which extended over 100 feet.


Deloitte Consulting Deloittes’s state-of-the-art workspace is located on three floors of the early 20th century Cunard Building at 25 Broadway in Manhattan. It is characterized by ultra functional, high performance workstations and the exceptionally efficient use of space - critical requirements for a 24/7 workforce. MGI built an innovative mechanical system that services the offices with a climate controlled, under floor low-pressure heating and cooling system. The sophisticated architectural design of Deloitte’s new offices included a new 10,000 square foot mezzanine over two thirds of the facility’s main reception area and meeting spaces, reconfigured elevators consisting of 30 stops and exit stairs to accommodate the mezzanine and raised floor system.


Investec By establishing clear, swift lines of communication with the company’s local architect in South Africa, we ensured that details like the installation of a curved wall of segmented glass panels was carefully and precisely executed. The successful completion of this project has earned us Standard Bank’s loyalty, and we went on to build several other spaces for them, including their trading floor and executive suite, the floor’s expansion on two separate occasions, and numerous office renovations.


Multimedia


Post Perfect MGI has completed a state of the art color correction room for one of the Multi Media industries largest post-production facilities. This room features totally redundant system and is 100% self-sufficient. Raised concrete slabs, IAC doors, Flutter Free and RPG products are just a few features utilized in the design. “Color D� houses one of the most sophisticated color control boards in the country valued at over $1.5 million.


NBA Entertainment Over the years, our Group has worked with the National Basketball Association on numerous assignments , including the control for NBA Entertainment as well as the Commissioner’s suite. Pleased with our work, the NBA referred us to the NHL. Because of their high visibility in the entertainment arena, both Associations required high attention to detail and workmanship. MGI was subsequently awarded the office project for the WNBA.


WMXV Radio (Infinity Broadcasting) This state of the art facility includes a continuous on air suite, a large news room, transmission room, conference studios, (2) production suites with a common voice isolation booth and numerous executive, private and sales offices. Typical products to be implemented in a buildout of this nature include RPG ad Flutter Free products, Kinetics Flooring and IMC doors.
