Curchods agreed more than a billion pounds worth of property sales in the last 12 months.* I write this introduction to our latest edition of Accession Magazine against the backdrop of events at Westminster, which previously would have been hard to imagine. During the somewhat loathed Brexit negotiations, or lack of them, we have been busy creating sales, and more than you would perhaps think. What has remained constant in Surrey this year and particularly through the summer months, is a steady supply of committed buyers, who have been keen to get on with their lives and housing requirements, taking a long-term view of their investment. We have witnessed a desire to put quality of life, new home aspirations and access to good schooling ahead of any Brexit woes. The challenge now is assuring wouldbe sellers that they can achieve a sale if they come to market, albeit with some caveats attached. Potential sellers are holding back, taking the view that they will struggle to sell, which is genuinely in contrast to our experience and is not helping improve market momentum. The caveat for agreeing a sale starts with the valuation process. Some estate agents are still overvaluing in order to win a client’s business; this, in my

opinion, represents poor advice. In the current climate overvaluing will frustrate a sale, deterring buyers from getting as far as venturing across the threshold. Accurate pricing, a powerful marketing campaign and employing a local estate agent that is both proactive and experienced, are all essential components to ensure you are successful in your endeavour to move. Having launched our new, awardwinning website earlier this year, which includes an exclusive secure customer portal, it has certainly been a busy few months since the first issue of Accession Magazine went to press. As the thunder of galloping hooves pass within a few feet, you can’t help but feel a heady mix of excitement and adrenaline... it’s been an unforgettable season at Ham Polo Club. Breathing in the heady smells of leather and hay whilst listening to the sounds of horses as they await their moment of glory, you could easily forget you’re just nine miles from the bustle of central London. Yet this is Ham Polo Club, the last surviving pre-war polo club in London. Set in 23 acres of glorious Surrey countryside, Ham is one of London’s most historic sporting clubs. Starting life in 1926 it has become one of the most respected polo clubs in the UK, offering a packed calendar of matches and events for both its members and the general public. The 2019 season was hugely successful for

Ham Polo Club, attracting record breaking crowds the clubhouse was regularly alive with members and players enjoying the incredible summer weather. They say the sweetest victories are won against the oldest adversaries so there was great excitement as a match was organised between Hurlingham and Ham as part of the Hurlingham Club’s 150th anniversary celebrations. The teams would play for the prestigious Hurlingham Perpetual Challenge Cup, a trophy which has resided in the polo bar at Hurlingham for the last 107 years and held in such high regard and value that it arrived at Ham with its own security team.

With the scores still even in the fourth chukka the packed clubhouse were left in suspense until the final few minutes. A last minute goal from Ed Courage for Hurlingham was the winning move and secured victory for the visitors. Played for since 1902, The Roehampton Cup is one of the oldest trophies in the UK and Ham’s Victor Ludorum. Under glorious clear blue skies of the August Bank Holiday weekend, spectators were witness to an action packed day of polo in the sweltering sun, with team Cani celebrating the victory in 2019. Other highlights of the season have been the Friday Night Polo Parties, offering live music and food these popular events give visitors and members a chance to let their hair down and kick off the weekend in style. Ladies Day brought a dash of style and glamour in the form of a fashion show, whilst not to be outdone, Ham Polo

Club’s Gentlemen’s Day was packed with competition and a Penny Farthing polo match – the first of its kind! The polo season runs between 1st May and 30th September, where every Sunday crowds flock to the club to share a picnic with family and friends and watch the action whilst also partaking in the age old tradition of ‘stomping the divets’, whereby between chukkas, patches of grass torn up by the horses are stomped back into the ground by spectators. With 120 horses in livery during the season, the club also offers corporate Learn to Play days run by head coach Jason Warren, where groups are given the chance to experience polo over 2.5 hours, culminating in a mini polo match on actual horses! There is also a thriving Junior Academy for children aged 7 years and upwards that has seen numerous fantastic Sunday exhibition matches during the season - these are the polo players of the future and the ones to watch. Bestowed with a Michelin Star within the first six months, Sorrel in Dorking demands your attention. Owned and run by award-winning chef Steve Drake, there are few places as calming and relaxing as the dining room of Sorrel. The original oak beams, flawless white linen and sumptuous velvet chairs create an instant impression that you’ve arrived somewhere special. As we take our seats it’s obvious we’re not the only ones eager to sink our teeth into the ‘Discovery’ menu - a palpable giddy excitement fills the air as the first dish arrives in the form of a split pea mousse with quails egg and truffle, accompanied by a divine freshly baked brioche. There is an infectious enthusiasm for the food here, which comes across on the faces of all the waiting staff who fervently introduce their favourite dishes from the menu and confidently explain how each element is crafted when quizzed by excited diners. It’s clear before every dish that we are in for an indulgent treat for the senses. The roasted half quail in a soy caramel foam, charcoal oil and cep aoili (or mushroom mayonnaise to you and I), made me question if I even had taste buds before this dish. Whilst I know it’s not socially acceptable to lick your plate clean, the desire is so strong I start to wonder whether I could get away with it - the food is that good. Other highlights include ‘Green Green Green’ a staple on the menu that changes with the season. In late summer the combination of broccoli mouse topped with kiwi and a broccoli and poppy seed leather is a talking point at the

table. The originality and personality in this dish is so strong I know I’m going to wake up thinking about it the following morning. During your visit to Sorrel be sure to take a glance into what has to be one of the most unique kitchens in Surrey, if not the UK, where eight chefs busy themselves creating these culinary masterpieces with an unusual sense of calm - no doubt thanks to the serene sunlit setting overlooking a walled courtyard garden and Steve’s cool and calming persona at the helm. Having worked in some of Europe’s best kitchens, alongside chefs such as Marco Pierre White, Steve comments; “The goal here at Sorrel is to provide guests with something a bit different and delight them in a way they won’t expect. We’re focussed on doing our own thing, being the best that we can be and using the finest produce available, incrementally changing and improving the menu year on year” - an impressive confidence that shows throughout the menu. In a former life Sorrel was once an all girls boarding school in the late 1800’s. Today the heritage and unique character of the building, now totally refurbished into a luxurious dining space, creates intimate pockets in which to showcase some of the finest food you’ll sample outside of London. There is also a further dining area with a bar downstairs that can be hired for private functions. The largest table seats six, which ensures Sorrel retains an air of intimacy and exclusivity throughout the restaurant. A private car park is a fantastic addition, allowing guests to simply relax and enjoy taking their time over each and every mouthful. That said, my advice would be to catch the train to Dorking and allow the very knowledgeable and attentive waiting staff to suggest a fine wine to pair perfectly with each course. Sorrel then, is a place for celebration, a treat for the pallet, somewhere I would encourage indulging in the nine course ‘Discovery’ menu created by Steve and his team. Having recently added a 4th AA Rosette to the restaurant’s already impressive accolades, I for one will definitely be returning.

That first step onto the property ladder is more obtainable than you might think... Research from The Institute of Fiscal Studies shows that since 1993 the level of home ownership amongst young Britons aged 20-29 has reduced from 50% to just 20%. The biggest challenge facing first time buyers is house prices which are rising at a much faster rate than salaries - the cost of the average UK home has grown rapidly from £38,467 in 1986 to £230,000 in 2019. However, first time buyers shouldn’t become disheartened as once on the property ladder mortgage repayments are likely to be more affordable than renting the equivalent property and with interest rates at a sustained low level, securing a mortgage is a lot more accessible - especially true in property hot spots such as London and the south east. There’s more good news for first time buyers; in recent years the removal of Stamp Duty Land Tax for properties priced up to £300,000 has helped to significantly reduce the amount people need to save for their first property purchase. Lenders are also looking at how they currently lend and introducing innovative new products to help first time buyers. For example, in some cases it is possible for a first time buyer to take a mortgage of 90% of the value of the property and a parent or close relative to take out a mortgage for the remaining 10%, securing this against their own mortgage-free home.

Whilst many first time buyers are turning to the ‘Bank of Mum and Dad’ in order to secure their deposit, there is more help available.

Parents now fund a quarter of all property purchases in the UK, making them the 9th biggest ‘lender’ in the country. Help to Buy is the name of the Government programme that was introduced in 2013 with the aim of helping first time buyers onto the property ladder. Since its launch, the Government has provided £7.39bn worth of funding to assist more than 145,000 buyers to purchase their own homes, 81% of these being first time buyers. Buyers need savings equal to 5% of the purchase price, the Government then provides an interest-free loan for the first 5 years up to 20% of the value of the property (40% in London). A mortgage is taken out for the remaining 75% of the value of the property (55% in London). Help to Buy is available for newly built properties priced up to £600,000, of which Curchods have several new build developments available that are eligible for the Help to Buy scheme, some of which are featured on the following pages.
