VENDORS and purchasers frequently ask for advice when negotiating on property. “Vendors want to know how to respond to a purchaser’s first offer,� Bellarine Property managing director Christian Bartley said. “Purchasers want to know what sort of offer to make – interestingly enough, not because they are looking for a bargain (although some people are!) but because they like the property so much they are afraid their offer will offend.� Mr Bartley said that purchasers who had done their homework were their own best advisers, especially since a more professional agent would always be acting for the vendor. “By the time purchasers are ready to make an offer, they know what is selling for what price. But they need to be realistic – a ridiculous initial offer on a competitively priced property rarely ends up in the bargain the purchaser was hoping for. Vendors who are offended often refuse to come back with a counter offer and the purchaser misses out on the opportunity to buy.� According to Mr Bartley, many people forget that negotiation is a two-way process – a kind of adjustment where two parties evolve slowly to a position they find mutually satisfactory. “Vendors who won’t negotiate miss out on genuine purchasers and end up selling for less in the long run when the property becomes stale. Only very skilled negotiators know when refusing to negotiate is the best strategy. “Whether you’re a purchaser or a vendor, leaving a window open for negotiation usually means you won’t get the door closed on the sale. “A non-negotiation stance is confrontational and leads to a breakdown in communication and a no-sale.� Mr Bartley said that vendors who don’t negotiate never find out the highest price their would-be purchaser is prepared to pay. “One of the biggest mistakes purchasers make is walking away from a property just because their research tells them it is really overpriced. They think vendors won’t come down to what they are prepared to pay. However, not making an offer on a property you like is the ultimate non-negotiation stance. Paradoxically, this can be the time when purchasers get their best buys because other people are equally offer shy and there is no competition. “Such properties often end up selling for less. WITH Old Torquay being the blue-chip choice for investors and residents, Hayden Real Estate Torquay realised that dream for a savvy investor recently when they sold 17 Boston Road, Torquay at auction. Hayden Real Estate sales manager Wayne MacKay said that the three-bedroom brick home on an Old Torquay traditional quarter acre block attracted a strong crowd of 50 or more on auction day. “Bidding commenced with a genuine bid of $650,000 with three bidders participating,� Mr Mackay said. “The three bidders battled it out for some time until a final bid of $763,000 was reached. “We passed the property in to the highest bidder and eventually negotiated a higher price immediately following auction.� Both vendors and purchaser were happy with the result, with the happy purchaser pleased to add this property to their investment portfolio in the tightly held Old Torquay real estate market. There are many opportunities for the new purchaser with this property as the substantial land area would suit further subdivision while retaining the existing home, or total redevelopment. In the interim, the property will be leased while the developments options are fully explored. Fewer than 50 people dined among the beautiful cars. Notable guests included Cameron Ling, Andrew Demetriou, Tom Harley, Leigh Matthews, Wayne Carey, John Alexander and James Tomkins. The event was hosted by Channel 7’s Hamish McLachlan. His brother Gillon had been named the new chief executive officer of the AFL the day before.

Mr Hardman said that the special guests were almost as interested in their real estate stories as they were about their sporting glory. Former Prime Minister John Howard was guest speaker. He spoke for half an hour about where Australia sat in the world in terms of economics, politics and health. Mr Howard invited questions from the floor and responded candidly before he also joined the lunch. “The lunch was a brilliant experience and one to be remembered,� Mr Hardman said. “Even Leigh Matthews said to me: ‘I attend a lot of lunches, but nothing compared to this’.�

GREAT OCEAN REPORT MAY 2014

WITH MARTY MAHER FROM GREAT OCEAN PROPERTIES AS WE head towards the end of the financial year (it is difficult to believe we are in May already) we are in a position to make some considered observations as to the state of the property market over this period. We will be dealing with the statistics in our next Great Ocean Report in July, so in this report we want to look at fundamentals and drivers of the last financial year to date. Firstly, it needs to be accepted that there is no one Australian property market. There are hundreds of property markets within Australia that all have individual factors and drivers that affect them. The tangible commonalities between these markets are the cost of borrowing (interest rates) and sentiment (caused primarily by how the overall economy is fairing including such elements as employment levels and the share market). Once we get past these factors the differentiation between localised property markets really starts to appear. An excellent illustration of this is when we compare the Surf Coast property market to the Melbourne metropolitan market over the past financial year and in reality since the GFC. Certainly, the present level of engagement in the Surf Coast property market is at high levels. However, we are not seeing the very high level of engagement and some of the price increases that parts of the Melbourne market are seeing. There is quite a clear reason for this: the lack of Asian buyers, particularly Chinese buyers, in the Surf Coast property market. They are very active in the metropolitan markets of both Melbourne and Sydney at the moment. This is a post GFC differentiation between the two market places. To qualify this statement, we must first look at the changing demographics of the Surf Coast towns over this period. In the pre GFC buoyant property markets of 2001-2003 and 2006-2007 the Surf Coast towns

of Torquay, Anglesea, Aireys Inlet and Lorne had a primarily lifestyle buying demographic (holiday houses). Although, it could be said that by the 20062007 period, Torquay was undergoing a significant shift in its buying demographic to what we see today where it has a much higher permanent base than the other three towns mentioned. However Anglesea, Aireys Inlet and Lorne still attract a majority of lifestyle property buyers and it is these towns we will use as our comparative examples in this instance. Much of the lifestyle buying demographic comes from the inner eastern suburbs of Melbourne and the bayside suburbs. Pre-GFC, generally the activity that occurred in these areas followed on directly to the Surf Coast and parallels could easily be drawn. Since the GFC, this has not been the case simply because the demographics have changed. When the GFC hit, interest rates were slashed and the immigration laws in relation to foreigners buying residential property were relaxed to protect the Australian property market from what was being witnessed in the US. In hindsight, this was probably the start of the love affair with Melbourne and Sydney property by Chinese buyers. So we now have a distortion in our traditional demographics where we are seeing highly cashed-up Chinese buyers in one market place and literally no activity in the lifestyle property markets of the Surf Coast. This is not a judgemental view but it does makes the true strength of the market harder to read. There have been indirect benefits to our local property market. We believe the positive sentiment caused by the activity in the Melbourne market has assisted the Surf Coast markets substantially and even in a practical sense by increasing the equity available in a buyers prime Melbourne residence as prices rise. This in turn assists in facilitating funds to purchase or upgrade a lifestyle property. Regardless of the absence of offshore buyers, there has been a strong level of engagement in the property market on the Surf Coast, particularly in the first three months of this year. March was a particularly active month. So who is buying? Two trends are obvious. The first is that there are a lot of property owners who are taking this buoyant period to sell and trade up. This then goes hand in hand with the other trend

we are seeing in all areas and that is the 50- to 60-yearold baby boomers are buying now for retirement later. In the first instance, the trade-ups are motivated to secure a better residence for their retirement than their existing beach shack. In the second instance, there have been quite a few buyers for properties, particularly in the Torquay area, who are buying now and placing tenants in the property until they can take it over for their own occupation in retirement. A third trend, which has really always been present but is particularly noticeable now is the amount of buyers from regional areas who are buying on the coast, particularly in Torquay, Jan Juc and Anglesea. Another interesting aside is that retirement for many of our buyers does not necessarily mean a permanent shift to the coast. Many are setting up a split lifestyle between the city and the coast to have the best of both worlds. Subject to ability to decipher abbreviations MOST of us dream of having our own home and for some already on the property ladder work and life changes will most likely involve buying and selling more properties – a bigger home, a smaller home, a home in a different city, for example. But this can be a confusing experience, because some of the information available can seem like a foreign language – even property advertisements and sale boards are filled with abbreviations. Do you know what BIRs, OFPs, OSP, SF and BRs are? If not, ask a friend in the know or the agent advertising the property to help you decipher it. Make a list of abbreviations and their meanings so that next time you encounter them they won’t pose a problem. (If you want to start with those above, they are builtin robes, open fireplaces, offstreet parking, single fronted and bedrooms). Another to watch for in advertisements is STCA. This means subject to council approval – for example, extend or redevelop STCA. This means the local council would have to approve your plans – and you cannot be sure that this will happen, so be wary of buying a property assuming you will be able to do anything that needs council approval. Check with the council first. Results also have their own language: PI, SB, VB, PS, SO. That’s passed in (bids not high enough to reach the reserve price), sold before (the owners received a good offer so sold before the auction), vendor bid (a bid made by the agent on behalf of the vendor to get the auction under way). PS means private sale, rather than a sale by auction, and SO is, of course, sold, which is what every vendor hopes for. Median house prices are also useful to understand. REIV analyses thousands of property sales throughout the state to calculate median prices for towns and cities every three months. A median price is the middle price in a series of sales, where half the sales are of lower value and half are of a higher value. For example, if 15 sales are recorded in a suburb and arranged in order from lowest to highest value, the eighth sale price is the median price. Learning the property jargon takes time, so don’t be embarrassed to ask questions. As an educated buyer you will be more likely to make the right decision.
