Investing without megabucks WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY

MYTH has it that property investment is only possible for those on high incomes. The community stereotype of the investor is such that most of us can’t imagine that such people were ever on an average wage. “But like many other stereotypes, these are simplifications that get in the way of real understanding of the process at work,� Bellarine Property managing director Christian Bartley said. “Statistics, in fact, show that most Australian property investors are ordinary wage earners – family people preparing for their retirement. “The typical couple might start by buying their own home or apartment for say, $380,000. To do this they have probably saved about $55,000 deposit including stamp duty and legal fees. “Let’s say their combined income is $95,000 – the main breadwinner bringing in $60,000 and a part time working spouse $35,000.� Mr Bartley said that depending on income and expenditure it may take the average couple 10 to 15 years to pay off their home. “The family home probably needs to be about 50 per cent paid off before the owners

can start buying investment property,� Mr Bartley said. “Most people should be in a position to start talking to their accountant and shopping around for finance after about 10 years. “By then, their home will have doubled in value, increasing their equity and making the remainder of the loan a proportionately smaller amount of the total value of the house.� According to Mr Bartley, depending on the couple’s income and expenses they could buy another investment property every two to five years. “Rents go up but repayments stay the same,� Mr Bartley said. “Most people are ready to buy again when rent on their first investment increases sufficiently to cover repayments.� Mr Bartley said that many families are in a position to buy at a faster rate. “The scenario I have suggested will vary from family to family depending on a host of factors and I have deliberately erred on the conservative side. “Most people starting to buy investment property between the ages of 35 and 40 could end up with a portfolio of between five and 10 properties by the time they reach 55.� For further information, contact Mr Bartley on 0410 695 325, email christian@ bellarineproperty.com.au or visit bellarineproperty.com.au.

Renovate wisely in the existing market

By Enzo Raimondo, CEO REIV WE ALL want our homes to be comfortable and convenient, if not the home of our dreams then at least one with the features we want and decorations to our taste. When the property market is strong, as in recent months, the temptation is to spend on improvements and renovations, assuming prices will continue to rise and money spent would be recouped if the property was sold. But while it is always tempting to put in the latest bathroom or kitchen, it may not be the best option. Overcapitalising – spending money on a property which may not be recouped by an increase in its value – is a risk for both investors and owner-occupiers. While most investors are wary about overspending and wise to avoid this

trap, that is not always so with improvements on our own homes. Of course, if you plan to stay there for many years, spending money which may not be recouped in the short term is not such an issue. But we never know what the future will hold – unexpected events may require us to sell, so it is always wise to ensure your home is not overcapitalised. The median price of a home in regional Victoria reached a record high in the last three months of 2013, up six per cent on the same quarter in 2012. It was encouraging news, but REIV predicts a slowing in property prices later this year, so it is not the time for major renovations unless you can be sure they will boost the property’s value to cover their cost and, hopefully, make a profit.

If you are contemplating renovations, it’s important to know your property’s existing value and what it would be worth with that work completed. A good yardstick is the local median price, which can be checked at reiv.com.au. Within any area, the pool of buyers is only so large, and if your property is well above the median price – even if it is superior to many homes the same size – it may take longer to sell. Consult a real estate agent for an appraisal of your home and ask his or her advice about your plans – would they be a wise move, would you get that money back if you sold? If the answer is no, the time, stress and cost of renovating are best avoided.
