You should buy a home. That’s what you’ve been hearing from friends and family, right? So, by now you have likely weighed the benefits and decided that home ownership is the best decision for you.

How Long Should It Take to Buy Your First Home?

A motivated buyer will find a home within 2 weeks. Most buyers find a home within 2 days. Good real estate agents will listen to your wants and needs and arrange to show only those homes that fit your particular parameters. Your agent should preview homes before showing them to you.

How Many Homes Should a Home Buyer See?

The average number of homes a realtor shows to a buyer in one day is seven. Any more than that and the brain is on overload. Therefore, don’t expect to see 20 to 30 homes, although it’s physically possible to do so, you probably will not remember specific details about any of them.

How a First-Time Buyer Can Rate Inventory

Bring a digital camera and begin each series of photos with a close-up of the house number to identify where each group of home photos start and end. Pay attention to the home’s surroundings. What is next door? Do 2-story homes tower over your single story? Do you like the location? Is it near a park or a power plant? Immediately after leaving, rate each home on a scale of 1 to 10, with 10 being the highest.

View Top Choices a Second Time Before Buying That First Home

After touring homes for a few days, you will probably instinctively know which one or two homes you would like to buy. Ask to see them again. You will see them with different eyes and notice elements that were overlooked the first time around. At this point, your agent should call the listing agents to find out more about the sellers’ motivation and to double-check that an offer hasn’t come in, making sure these homes are still available to purchase.

Find out what houses in your area are selling for and what they have sold for in the past. 2. Don’t force your bad taste on others: There’s a reason property shows tell you to neutralize the colors. BUYING A HOUSE Right on Target WHY OWN A HOME? Some people like the flexibility that comes with renting. When you rent, you can live in a neighborhood for as little or as long as you want. You’re also free of most maintenance responsibilities — your landlord usually handles repairs.

Yet there are many reasons for owning a home.

1. Build Equity In the early years of most mortgages, the majority of your monthly payments go towards interest on your loan. Over time, an increasing amount of the monthly payment goes toward reducing mortgage balance, or “principal”. As you make payments, you reduce the principal and increase your share, or “Equity”, in your home’s value. If your home increases in value through appreciation, your equity will build even faster. Building equity — or savings — in your home is important. For many people, it lets them plan for retirement and other future goals.

2. Gain Tax Advantages You are allowed to deduct mortgage interest and property taxes from your federal income tax and from some states’ income tax. These deductions can mean significant tax savings, especially in the early years of the mortgage when interest makes up most of the monthly payment. After calculating your taxes, you may find that it’s cheaper for you to buy than to rent.

3. Rely on Payment Stability If you select a fixed-rate mortgage, you will pay the same monthly principal and interest payment for the term of your loan. Unlike renting, this type of payment will remain the same month after month, even when inflation leads to higher prices. However, your total monthly housing expense could vary if tax and/or insurance expenses change.

4. Gain a Sense of Community Owning a home involves you in the welfare of your community. You may feel a greater sense of belonging and permanence by owning your own home. 10

Straight Talk About Hardwood Floors The American Hardwood Information Center asked four top design professionals — a kitchen designer, an interior designer and two architects about their choices for hardwood flooring. And from the twenty or so most recognized hardwood species, here are some favorites, plus insights on how each hardwood is used. ASH — I like its natural tone, but I sometimes bleach it to make it look very creamy. Even if ash is sanded smooth, its surface appears to have texture. I like putting ash on floors. It accepts finishes well and, with its consistent grain, is incredibly handsome in its natural state. CHERRY — We choose cherry for flooring because of the color — a dark tone with a reddish tint. For cabinetry, we’ve used it with insets — a mix of cherry and maple. I use it more in cabinetry, though it can also be used for floors. You don’t stain it; it has a beautiful natural hue. Cherry gets lighter with age, and can be damaged by sunlight. I’m careful not to put it directly in front of large sunlit windows. HICKORY — Sometimes I use hickory on floors, instead of maple or oak. Its graining is special, giving a completely different look. MAPLE — It creates a hardy surface as flooring and is also very good for cabinetry. It can be used in its natural state and, because of its smoothness and tight grain, can be painted. We’ve made great-looking cabinets out of birds-eye maple in a natural finish. It’s really durable, and its surface is so hard it won’t absorb dampness. I’ve often specified maple for the interior of kitchen cabinets. OAK — Oak is the greatest. It has a pronounced grain and can be stained any color you want. And using oak is traditional, not trendy — like owning a pair of gray flannels. WALNUT — When we have clients who want really dark floors, we always choose black walnut for its subtle grain and rich tone. Walnut works equally well for cabinets. “We often apply an opaque ebonized finish to cover the wood yet maintain the grain. Concerning bamboo as a design option, Pavarini says that “it grows fast but is not as versatile as hardwood.

Negotiating Tactics to Use on the Seller

It’s like a debate. On one side are the seller and Real Estate Agent. On your side, is your Real Estate Agent or property attorney negotiating with the seller’s Real Estate Agent. The rules of this game are:

• The sellers must convince you that this house IS worth the asking price, and you must convince them that the house is NOT worth the asking price If they have a savvy real estate agent working for them, the agent may show recent selling prices of homes in the area, which is the most widely acepted guide to pricing a house, along with reports of a property appraiser. But it’s not gospel, they may have more rooms or more amenities than the house you are buying.

• If the house is such a good deal, why hasn’t it sold yet?

If the house you’re looking at is such a good deal, it would have sold long before you got there. If the house you are looking at is available for you to buy, you should question the value with the seller.

• Use high maintenance fees to your advantage.

If maintenance fees are high, this could be a bargaining point for you to drive the price of the house down. Just remember, if you are about to walk away, chances are a dozen other buyers already have and the sellers are probably starting to panic. High fees can make the seller’s home difficult to sell.

• Start nit-picking.

If the house has central A/C, check the air filter and if it’s dirty, it’s a good sign of other potentially undesirable issues you might find in the house. Think about it, if they are selling and did not spend the $2.00 to change the filter to make a good appearance, what else did the seller neglect?

• Other houses nearby sold for $300,000

This is like taking credit for someone else’s work. While neighborhood pricing data is a good basis to start with, you need to convince the sellers that eaach house has its own intrinsic value, and just because a house 10 blocks away sold for $300,000, this does not mean the seller’s house is worth $300,000. Also, just because other buyers paid a high price for surrounding homes, does not mean it’s worth that much to you.

TOP THINGS TO KNOW WHEN BUYING A HOME 1. Don’t buy if you can’t stay put.

If you can’t commit to remaining in one place for at least a few years, then owning is probably not for you, at least not yet. With the transaction of buying and selling a home, you may end up losing money if you sell any sooner - even in a rising market. When prices are falling, it’s an even worse proposition.

2. Start by polishing up your credit.

Since you most likely will need to get a mortgage to buy a house, you must make sure your credit history is as clean as possible. A few months before you start house hunting, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover.

3. Aim for a home you can really afford.

The rule of thumb is that you can buy housing that runs about two-and-one-half times your annual salary. But you’ll do better to use one of the many calculators available online to get a better handle on how your income, debts, and expenses affect what you can afford.

4. If you don’t have a downpayment, you may still qualify for a loan.

There are a variety of public and private lenders who, if you qualify, offer low-interest mortgages that require a down payment as small as 3 percent of the purchase price.

5. Buy in a district with good schools.

In most areas, this advice applies even if you don’t have school-age children. Reason: when it comes time to sell, you’ll learn that strong school districts are a top priority for many home buyers, thus helping to boost property values.

6. Get professional help.

Even though the internet gives buyers unprecedented access to home listings, most new buyers (and many more experienced ones) are better off using a professional agent. Look for an exclusive buyer agent, if possible, who will have your interests at heart and can help you with strategies during the bidding process.

7. Choose carefully between points and rate.

When picking a mortgage, you usually have the option of paying additional points - a portion of the interest that you pay at closing - in exchange for a lower interest rate. If you stay in the house for a long time - say three to five years or more - it’s usually a better deal to take the points. The lower interest rate will save you more in the long run.

8. Before house hunting, get pre-approved.

Getting pre-appoved will save yourself the grief of looking at houses you can’t afford and put you in a better position to make a serious offer when you do find the right house. Not to be confused with pre-qualification, which is based on a cursory review of your finances, pre-approval from a lender is based on your actual income, debt and credit history.

9. Do your homework before bidding.

Your opening bid should be based on the sales trend of similar homes in the neighborhood. So before making it, consider sales of similar homes in the last three months. If homes have recently sold at 5% less than the asking price, you should make a bid that’s about 8 to 10% lower than what the seller is asking.

10. Hire a home inspector.

Sure, your lender will require a home appraisal anyway. But that’s just the bank’s way of determining whether the house is worth the price you’ve agreed to pay. Separately, you should hire your own home inspector, preferably an engineer with experience in doing home surveys in the area where you are buying. His or her job will be to point out potential problems that could require costly repairs down the road.
