Sienna Plantation growing with a purpose There is a reason Sienna Plantation is the topselling master-planned community in Texas. After 22 years of home sales, the Johnson Development community is continuing to attract families who desire quality homes in first class communities. So what keeps Sienna Plantation growing? It could be the alluring mix of modern home designs, quality on-site schools, or its amazing amenities. Residents enjoy the benefits of four recreation complexes, five resort-style pools, lighted tennis courts, sports fields, a golf club, numerous parks and playgrounds, over 100 miles of trails, and even a private equestrian center. It might be the programs and activities the residents enjoy, including sports leagues, road trips, active adult programs, and teen study nights. Having

an on-site lifestyle team means the community has nearly weekly festivals and events to participate in. To be sure all of these things are factors in attracting families to the Missouri City community. Living the Sienna Life is a lifestyle that harkens to past community pride where neighbors know and care for each other and a future marked with hope and happiness. Not only was Sienna Plantation the No. 1 selling community in Texas, it also ranked 14th in the nation, according to researches Robert Charles Lesser and Co. In 2018, sales rose a whopping 42 percent. To find out more about this little slice of heaven in Fort Bend County, please see the cover story inside this issue of the Fort Bend Business Journal.

Dollar Tree announces $130 million distribution center in Rosenberg From Staff Reports Dollar Tree, Inc. recently announced tentative plans for a new distribution center project in Rosenberg. The company plans to invest approximately $130 million, while creating more than 300 new jobs for Rosenberg and surrounding communities. The company’s final decision to establish a new distribution facility in Rosenberg is predicated on the formal approvals of the mutually agreed upon packages with the Rosenberg City Council, the Rosenberg Development Corporation, and the Fort Bend County Commissioners Court. Also required are the annexation of the 140-acre site and the creation of the reinvestment zones, by the city and county, as well as the successful closing on the purchase of the site. “Dollar Tree is a large and growing organization,” said Gary Philbin, Dollar Tree’s President and Chief Executive Officer. “We currently operate more than 1,600 Dollar Tree and Family Dollar stores in the state of Texas and we are excited about our new distribution center project in Fort Bend County. We expect this new, state-of-the-art facility will enhance our supply chain efficiencies and provide

Texas Comptroller Glenn Hegar said state sales tax revenue totaled $2.8 billion in January, 6 percent more than in January 2018. “The growth in sales tax collections was primarily due to continued strong spending in oiland gas-related sectors,” Hegar said. “Remittances from restaurants also grew, while those from retail trade were flat relative to a year ago.” The Fort Bend Business Journal H March 2019

convenient access to our network of stores through reduced stem miles, all while creating hundreds of new jobs.” “Rosenberg has positive momentum and we’re seeing numerous businesses investing in the city which creates more jobs and revenue,” Rosenberg Development Corporation Executive Director Bret Gardella said. “When you have a company like Dollar Tree seeing the opportunity that we offer, it just adds to our strengths and builds on our assets.” “Dollar Tree is a phenomenal company and we are thrilled to welcome them to Rosenberg,” said Rosenberg City Manager John Maresh. “This was a project that required coordination at all levels and the joint efforts of the city, Rosenberg Development Corporation and county was excellent. It is great to see yet another company take advantage of Rosenberg’s distribution and logistics strengths.” Dollar Tree will invest in the construction of the new 1.2 million-squarefeet distribution facility that will provide service directly to Dollar Tree and Family Dollar stores. Construction is planned to commence in the April to May period, with the facility expected to be operational by summer 2020. The new distribution facility will be located on Spur 10 near Klosterhoff Road. Total sales tax revenue for the three months ending in January 2019 was up 6.1 percent compared to the same period a year ago. The sales tax is the largest source of state funding for the state budget, accounting for 57 percent of all tax collections. In January 2019, Texas collected the following revenue from other major taxes: • oil production taxes — $274.5 million, down 3.3 percent from January 2018, the first such decline since December 2016. Also, monthly oil production tax revenues were the lowest since December 2017; • natural gas production taxes — $152.9 million, up 24.3 percent from January 2018; • motor vehicle sales and rental taxes — $425.7 million, down 0.5 percent from January 2018; and • motor fuel taxes — $305.1 million, up 0.2 percent from January 2018.

With inviting indoor and outdoor features, the Sawmill Lake Club recreation complex is a popular gathering spot for Sienna Plantation residents.

#1 SELLING COMMUNITY IN TEXAS

Top-selling Sienna Plantation is known for its many amenities, including water parks.

It’s

the rare Houstonian who has never heard of Sienna Plantation. Perennially popular, the Missouri City master-planned community — known as much for its communal spirt as its top-shelf amenities — is the No. 1 top-selling master-planned community in Texas.

of trails, numerous parks and playgrounds, sports fields, a golf club and access to an on-site private equestrian center. The award-winning Sienna Plantation Recreation Department oversaw more than 70 different programs and activities for residents in 2018 including multi-age sports leagues, active adult programs, teen study nights and even road trips. In addition, the on-site lifestyle team plans nearly 50 festivals, Truck ‘n Munch food truck events, concerts and more each year for residents.

In 2018 alone, sales in the 10,800-acre Johnson Development community rose 42 percent, placing it at No. 1 for Texas and No. 14 in the nation on lists by housing researchers John Burns Real Estate Consulting and Robert Charles Lesser & Co (RCLCO). There were 530 homes sold in Sienna Plantation last year, compared with 372 homes sold in 2017.

“We’re very proud of the programming we offer,” said Andy Peal, Recreation Director for Sienna Plantation. “If you were to factor in all of the other leagues, fitness programming and special events that take place over the course of the year, Sienna Plantation is very likely the most actively programmed community in Texas, if not the country.”

Now in its 22nd year of home sales, the community is constantly innovating to provide current and future residents with an alluring mix of modern home designs, the latest amenities and onsite schools. #LivingTheSiennaLife At the core of Sienna Plantation’s popularity is what Alvin San Miguel, general manager of Sienna Plantation, calls the “signature Sienna lifestyle.” “The Sienna lifestyle is about so much more than homes or amenities,” San Miguel said. “It’s about quality of life. People make the move to Sienna because they can’t imagine living anywhere else. There is real community spirit. You feel part of something

Sienna Plantation residents enjoy a signature Sienna lifestyle with fun events for all ages hosted throughout the year. and in this day and age, that is rare.” Not that residents don’t have plenty of amenities to choose from. At last count, Sienna Plantation boasted four recreation complexes, five resort-style pools, eight lighted tennis courts, more than 100 miles The Fort Bend Business Journal H March 2019

There’s No Place Like Home Achieving the Sienna lifestyle is easier than many homebuyers think with 16 nationally recognized builders offering a range of designs and floor plans starting from in the $250,000s to more than $1 million. “Whatever you are looking for and whatever your budget, chances are you will CONTINUES

9

find it in Sienna Plantation,” San Miguel said. “There is so much to choose from. Our builders offer everything from Craftsman-style bungalows to expansive luxury homes. There also is a wide selection of single-story designs, which are becoming increasingly popular.” And while many buyers are new to the community, many more are current residents looking to stay in the community they have grown to love. “It says something about our community that people who first moved here with their young children want to spend their retirement years with us,” San Miguel said. “They can do it because we offer such a wide-range of floor plans and activities.” Current residents also are some of the community’s best marketers with more than 50 percent of new residents mentioning friends or family as the reason they chose to make their home in Sienna Plantation. More On-site Schools According to the RCLCO report, popular masterplanned communities have more than large recreation centers going for them. They have good schools located within those communities. Currently, seven Fort Bend ISD schools are located on-site serving grades from Kindergarten through 12th grade. “You can see many students walking and riding their bikes to and from school each day,” San Miguel said. Fort Bend ISD has opened two new schools in the Village of Sawmill Lake within the last two years — Leonetti Elementary and Thornton Middle School.

10

Both Thornton Middle and Leonetti Elementary schools were too new to be included in the annual Children at Risk ratings released last year, but the five other schools within Sienna Plantation — Scanlan Oaks Elementary, Schiff Elementary, Sienna Crossing Elementary, Baines Middle School and Ridge Point High School — all performed admirably, ranking well over their peers across the state, San Miguel said. No. 1 and Still Not Done After more than 20 years of successful development, it would be easy for Sienna Plantation to rest on its laurels, but the community has no intention of slowing down. The community is set to expand again with the debut of Heritage Park, a new neighborhood that will offer 600 additional homesites, nine new models, a dog park and a new series of home designs. “We are constantly asking ourselves what more we can do for our residents and for home buyers,” San Miguel said. “Heritage Park will introduce new townhome designs by Chesmar Homes for 28-foot homesites that we expect will be very attractive to entry-level buyers. Our four-legged residents will have an additional place to run as well.” Eight builders will offer floor plans in Sienna’s new Heritage Park. Chesmar Homes also will build on 45-foot homesites, as will M/I Homes and Newmark Homes. Lennar, Newmark and Perry Homes will build on 50foot homesites in Heritage Park and Meritage Homes and Westin Homes will offer floor plans for 60-foot lots. The new model home park is expected to open in May. “We’re No. 1 but we’re not done yet,” said San Miguel. “It’s why we’re the first stop for new homebuyers and their first choice.”

Sixteen nationally recognized builders offer homes priced from the $250,000s to more than $1 million in Sienna Plantation, the best-selling community in Texas.

M/I Homes will be one of eight builders to offer designs in Sienna Plantation’s newest neighborhood, Heritage Park. A new model home park is expected to open in May.

Miles and miles of trails traverse Sienna Plantation, encouraging residents to enjoy the wooded landscape during morning runs and after-dinner walks. Learn more about Sienna Plantation homes and amenities at https://www.siennaplantation.com.

From Staff Reports Sienna Plantation Recreation Director Andy Peal was named Recreation Director of the Year by the Texas Recreation and Parks Society (TRAPS) at the organization’s East Region Conference Jan. 21. Each year, the non-profit organization recognizes and honors individuals and organizations that have rendered significant contributions to the field of parks and recreation. “I’m completely humbled and honored by the award — but a little embarrassed by it too,” Peal said. “I am blessed with an extraordinary team. Barbara Mendoza, Debbie Gallardo and Ryan Alexander are the creative geniuses behind all of the amazing programs that our residents enjoy. Without their enthusiasm for service to this community and their commitment to providing high quality recreation, this award wouldn’t have happened.” A native of Corpus Christi, Peal joined the ANDY PEAL CONTINUES...page 13

NEW TECHNOLOGY REDUCES CHEMOTHERAPY-RELATED HAIR LOSS From Staff Reports For patients undergoing chemotherapy to treat cancer, hair loss can be a devastating side effect. Now, a proven technology – available to Houston Methodist Sugar Land Hospital patients – can help reduce or even eliminate the hair loss known as chemotherapy-induced alopecia (CIA). The Paxman Scalp Cooling System was approved by the FDA in 2017 and is now cleared for use on patients who are undergoing chemotherapy to treat solidtumor cancers such as ovarian, breast, colorectal, bowel and prostate cancer. The cooling system works by lowering the temperature of hair follicles immediately before, during and after chemotherapy. That prevents chemotherapy drugs from attacking fastdividing hair follicle cells in the growth stage. “Hair loss during chemotherapy is more than just an image issue,” said Amy Sebastian-Deutsch, director of oncology at Houston Methodist Sugar Land. “It’s also a very visible sign that a patient has cancer,

which can lead to privacy concerns. Many patients also report that hair loss impacts how others see them and is harmful to their own sense of well-being. The scalp cooling system can be used by both men and women in order to reduce the likelihood of CIA.” The scalp cooling system includes a soft, flexible cap that fits comfortably on the patient’s head for the duration of each chemotherapy treatment session. The cap is connected to a small cooling machine that keeps the scalp at a constant temperature, just a few degrees below normal. The cap can also be detached from the machine for brief periods to allow for greater mobility. The reduction in scalp temperature slows blood flow to hair follicles and limits the impact of chemotherapy drugs, which work by preventing cell division. “This is a major breakthrough that has very real benefits for both men and women fighting cancer,” said board-certified oncologist Jorge Darcourt, M.D., of Houston Methodist Oncology Partners at Sugar Land. “Hair loss is almost always a topic of concern with patients, and many of them find that losing their hair is a constant reminder of their cancer and a real obstacle to a positive attitude. Now they can

A patient uses the Paxman Scalp Cooling System. (Submitted photo) approach chemotherapy without the additional concern of hair loss and have more control in their fight against cancer.” For more information about scalp cooling, contact Oncology Nurse Navigators at 281-276-8989 or if you want to know if you can be a candidate for scalp cooling, ask your oncologist at your next appointment. One-Gigabit fiber Internet comes to Sugar Land From Staff Reports Windstream, a leading provider of advanced network communications and technology solutions, said Kinetic Business Fiber Internet services, with speeds up to one Gig (gigabit per second), are now available to more than 3,300 commercial locations in Sugar Land with the opportunity to expand further to address the business needs of the market. This surge of Internet service speeds in Sugar Land, offered by Kinetic Business by Windstream, is part of the first wave of one

12

Gig Internet expansion affecting nearly 100,000 businesses in 16 states. Sugar Land is among the very first markets served in this expansion. It means approximately one-third of commercial locations, primarily small and mediumsized businesses, across Windstream’s rural footprint will have access to Gig services, up from the current 2 percent. For small and medium-sized businesses, fiber Internet connections allow Sugar Land-based businesses to enable more robust solutions such as next-generation network, cloud voice and advanced security and business continuity plans. March 2019 H The Fort Bend Business Journal

“We know the Houston area is competing with Los Angeles and New York, and even London and Hong Kong, and Internet service cannot even be a question. You’ve got to put your voice lines on it, your cloud data storage, and do it all in the blink of an eye,” said Danny Ferguson, president of Windstream operations in Texas. “Kinetic Business fiber Internet is that new frontier.” The Kinetic Business suite of services includes high-speed Internet, unified voice services and network security solutions for businesses. association team in 2007 after a four-year stint with the City of Sugar Land Parks and Recreation Department. Under his leadership, the recreation department has grown exponentially, overseeing more than 70 different programs and activities for Sienna Plantation residents in 2018 including multi-age sports leagues, active adult programs, resident parties, teen study nights and even road trips. “Andy is such an asset to our community,” said Alvin San Miguel, General Manager of Sienna Plantation. “He and his team are doing an amazing job of coordinating the array of programs and activities that help make Sienna the topselling community in Texas.” Last year saw the highest total participation in the department’s history, catering to more than 6,100 residents. Ten years ago, less than half that number took part.

Sienna Plantation Associations team members at the Texas Recreation and Parks Society conference in January are, from left, Ryan Alexander, Barbara Mendoza, Andy Peal, Sandy Denton and Debbie Gallardo. Peal was named Recreation Director of the Year at the event. (Submitted photo)

“We’re very proud of the programming we offer,” Peal said. “If you were to factor in all of the other leagues, fitness programming and special event attendees that take place over the course of the year, Sienna Plantation is very likely the most actively programmed community in Texas, if not the country.” An additional 47 events are planned by the community’s Community Relations Department such as the Spring Fling Toddler Fair, movie nights and the community garage sale. In addition to Peal’s award, a photo of the Sienna Plantation tennis court took home a trophy for Excellence in Photography in Athletics. Both the Sienna Plantation Community Services Foundation and Sienna Plantation Community Enhancement Fund were a collective nominee for Advocate of the Year. Gallardo, Hospitality Coordinator, was a nominee for the Rookie of The Year award. Learn more at www.siennaplantation. com.

Houston Methodist Sugar Land Hospital is now using Heartflow advanced 3D imaging From Staff Reports Patients with coronary artery disease (CAD) are benefiting from an advanced technology available at Houston Methodist Sugar Land Hospital that can accurately model blood flow to the heart and reduce the need for invasive procedures. The HeartFlow Analysis uses data gathered during a routine CT scan to create a computerized, color-coded, 3D model of the patient’s heart and associated blood flow, giving physicians a detailed look at both the location of artery blockages and their exact impact on the heart. In the past, patients with chest pain were given a cardiac stress test followed by a traditional CT scan that might indicate coronary artery disease but could not conclusively prove that there were significant blockages. That required an invasive angiogram, in which a catheter is

blood flow. “The new imaging technology is extremely valuable in helping us to more accurately diagnose patients with clinically significant coronary artery disease and thus determine the most appropriate course of treatment based on their unique needs,” said Eric Longo, M.D., board-certified radiologist and Chair of the Department of Radiology at Houston Methodist Sugar Land. “With the HeartFlow 3D analysis, we can examine each point in the coronary anatomy to identify and locate lesions that are likely to cause ischemia, or inadequate blood flow, without the need for an invasive diagnostic coronary angiogram.” Coronary heart disease is the most common form of heart disease in the United States, affecting more than 15 million Americans. Blockages in the blood vessels that supply blood to the heart increase a patient’s risk of heart attack, and common symptoms include chest pain or tightness, shortness of breath and heart palpitations. A recent study of nearly 400,000 patients at 650 U.S. hospitals found that 55 percent of patients who underwent an invasive angiogram had non-obstructive coronary artery disease, meaning there were no significant blockages requiring intervention. “HeartFlow 3D analysis aims to decrease unnecessary invasive diagnostic angiograms so other forms of treatment in patients with non-obstructive coronary artery disease can be expedited and the inherent risks associated with conventional angiography may be avoided,” said Dr. Longo.
