By Riesa Pascal Say so long to summer, ghouls and goblins across Orlando, get ready for a month full of spooky tricks and treats as we dive headfirst into October. But before we dust off our favorite costumes, let’s take a look back at the month of September, just in case you missed it! The return of Epcot’s beloved International Food & Wine Festival means thousands are coming together to celebrate the diversity of food and wine from around the globe. This year, 35 kiosks are celebrating 35 years of Epcot with delicious classic and inventive delicacies. Attendees will also be able to sample offerings from celebrity chefs, go to live cooking demonstrations and enjoy live concerts. The spectacular celebration of global cuisines, mesmerizing music and more continues until November 13th, so don’t miss out on the fun! On September 8th, Waldorf Astoria Orlando and Hilton Orlando Bonnet Creek kicked off the seventh annual Food & Wine Weekends. Designed to complement the Epcot International Food & Wine Festival, Food & Wine Weekends features a mouthwatering menu of culinary events. Exceptional wine and culinary programming are presented over the course of nine weekends as a team of renowned chefs showcase their talents and provide guests with authentic, inspiring dishes. You still have until November 12th to join the celebration, so head on down to Waldorf Astoria Orlando and Hilton Orlando Bonnet Creek’s highly anticipated Food & Weekends. If you’ve never been to 1st Thursdays, then you are missing out on “Orlando’s original art party”! September’s event was the 9th annual Eclectic Knights show and it comes to the museum as a result of their partnership with UCF’s College of Arts and Humanities and the School of Visual Art and Design. Sponsored by Sam Flax of Orlando and Publix Supermarkets, this “Knight of Art” celebrated original multimedia work by UCF alumni, faculty and students. Guests also had the opportunity to enjoy mouth watering food by Orchid Thai Cuisine, cash bars, cafe offerings, and live music, as well as the museum’s current exhibitions and collections. On September 8th and 9th, Universal Orlando’s Rock the Universe - Florida’s biggest Christian music festival returned for a weekend filled with faith and worship in an unforgettable atmosphere. Fans enjoyed live performances by more than 14 of Christian music’s most compelling artists in the heart of Universal Studios Florida. This year’s line-up featured Grammy award-winning singer/songwriter Chris

Tomlin, two-time Grammy award-winning hip-hop artist Lecrae, and Casting Crowns, who have held the position of Billboard’s top-selling Christian music act since 2007. From September 14th through September 17th, the Mall at Millenia rolled out the red carpet for their 12th Annual Fashion Week. This distinguished fashion event featured three runway shows filled with must-have trends for Fall 2017 and custom, in-store event shopping experiences at the Mall’s world-class boutiques. Fashion Week kicked off with the Fashion’s Night In reception and fashion show featuring best-in-class brands. Guests enjoyed drinks, bites, music, and in-store activities. After the show, attendees shopped their favorite looks to be show-ready for the weekend and upcoming season. The Ultimate Craft Beer & Music Event returned on September 16th! Twice a year, House of Blues hosts 15 Florida craft breweries under one roof at Local Brews Local Grooves. Guests walked around the music hall, visited each beer station and chatted with the Brewery beer masters in attendance. During the event, attendees also enjoyed talented local bands and brewer interviews with a host on stage. The event even featured themed food stations offering a variety of tasty pub snacks. Central Florida came together to celebrate Orlando’s art and culture at ARTlando 2017. Sponsored by the Orlando Museum of Art, ARTlando took over Loch Haven Park on September 30th for a day that was jam packed with Orlando’s most talented and creative visual artists. The free festival is Orlando’s largest live art competition and featured a performing arts stage, community-driven exhibits, a playful kids zone, food trucks and much more. The I Am Brave Women’s Success Conference is a power packed one day event designed to develop and unify women by empowering them with a wealth of knowledge from a panel of influential women from our community. On September 30th, the one day conference took over the Dr. Phillips Center for the Performing Arts and gave attendees the latest information on business, leadership, branding, marketing, and strategic influence designed to leave women feeling empowered to impact their family, business and community!

Faux materials have been becoming more and more popular in the last year. And we’re not just talking about faux fur clothes. Many people are looking into buying faux fur rugs, faux leather couches, and faux wood for their home. It can be a reliable and, sometimes, even more affordable alternative to buying the real thing. Don’t believe it? Here are just a few faux items making their way into mainstream design and why. Wood is becoming largely popular in homes again, mostly for the warm and natural atmosphere it provides. Consider using faux wood to avoid

Phobias that you may or may not have ARACHNOPHOBIA By far the most popular phobia, spiders and other arachnids hold a prevalent fear in many people. The fear of spiders is strongly thought to be an evolutionary fear, meaning it was developed out of the need to survive. While nearly all spiders are venomous, only a few have the capacity to cause any effect or harm to humans. Despite this knowledge, it does little to soothe the tingling sensation one might feel watching a furry arachnid crawl in your personal space. Everyone is afraid in some aspect or time in their life, but not everyone is impacted by a medically recognized anxiety disorder known as a phobia. Phobias are prevalent in four to five percent of the U.S. population in a given year. Unlike fear, they are diagnosable and for the most part treatable. Here are just a few of the hundreds of recognized phobias that affect people around the world...

CAULRAPHOBIA The fear of clowns is one of the most rapidly growing fears today. Maybe in part to the rise in films such as American Horror Story: Cult or IT, clowns are getting a bad reputation. Though the evil clown archetype may be the cause, this fear is most likely a stem from “uncanny valley”. This term means that the replication of human features, that are not exact, may cause emotions of eeriness or revulsion. For this reason, similar fears revolve around robotics and dolls. TRYPOPHOBIA A less common fear in which the feelings associated with irregular clusters of holes or small bumps more often cause extreme discomfort. Common triggers can include honeycombs, lotus seed heads and some fruits. In most cases, the response to these holes is from a sense of evolutionary danger that identifies uncleanliness or disease. Due to these emotions, it has also been linked to mysophobia, the fear of germs. CYNOPHOBIA An often surprising, yet very common fear, is that of dogs. This fear is especially crippling in part due to the popularity of the household pet, as well as strays. While some studies show the fear of dogs can be linked to a genetic defense mechanism, it is more often a learned fear. In most cases, previously startling or harmful encounters with dogs have rendered a person fearful. Exposure and desensitization is typically the best, although hard, cure. AGORAPHOBIA The unease caused by an environment deemed unsafe or hard to escape impacts nearly 2 out of every 100 americans. Agoraphobia can limit its victims from visiting malls, theaters and other large events. It is typically caused by genetics or stressful life events, and can render a person unable to leave their home. This fear is often present with claustrophobia, the fear of small spaces, or aerophobia, the fear of flying.

Celebrate National Pizza Month Observed since October of 1984, Gerry Durnell of Pizza Today Magazine started what is now a glorious month of celebratory pizza eating. A soon to be hot poke bowl spot, keep an eye out for Poke-Hana. Located in the Mills District, this up and coming dish will be as fresh as it gets.

An estimated 252,710 new cases of invasive breast cancer are expected to be diagnosed in women in the U.S. this year, along with 63,410 new cases of non-invasive breast cancer. Also this year, about 2,470 new cases of invasive breast cancer are expected to be diagnosed in men. No amount of fame or money can guarantee protection against this disease which means even the wealthiest of celebrities can be just as susceptible as you and I. Many famous people have used their star status to raise awareness of their disease so that others with breast cancer will know they are not alone. Here are just a few of the prominent women and men who have overcome breast cancer and were active in promoting cancer research and education.

PETER CRISS Age at diagnosis: 63 While a vast majority of breast cancers occur in women, some men get it too as is evident by what happened to Peter Criss of the rock group Kiss. In 2009, Criss told CNN.com that he felt like “the luckiest man on the planet” after surviving the breast cancer he first noticed as a lump in his left breast two years earlier. Since then he’s continued to make rocking music, has published an inspiring autobiography, and is trying to get the word out that men are also susceptible to this disease. SHERYL CROW Age at diagnosis: 44 Sheryl Crow had no close family history of breast cancer, but still underwent routine mammograms. After discovering suspicious lumps during one such mammogram in October 2006, Crow immediately postponed her tour, underwent minimally invasive surgery, and had radiation therapy supplemented with acupuncture and herbal teas. Because her cancer was caught so early, Crow was able to completely bypass chemotherapy. In March 2007, the rocker petitioned Congress to fund research into possible links between breast cancer and environmental factors. NANCY REAGAN Age at diagnosis: 66 First Lady Nancy Reagan was diagnosed with breast cancer in 1987 while Ronald Reagan was still in the White House. She underwent a single mastectomy and made a full recovery. The First Lady’s experience led to a sudden influx of media attention, which sparked an important increase in the percentage of women having screening mammograms. ROBIN ROBERTS Age at diagnosis: 46 Good Morning America anchor and former ESPN reporter Robin Roberts was diagnosed with an early form of breast cancer in 2007. She managed to beat the cancer and return to the anchor desk with treatment that included chemotherapy and radiation. In 2012, she underwent further chemotherapy and a bone marrow transplant for MDS, or myelodysplastic syndrome which can be brought on by cancer treatment. WANDA SYKES Age at diagnosis: 47 Wanda Sykes was diagnosed with non-invasive breast cancer after having a breast reduction in early 2011. Since she had a history of cancer on her mother’s side, Sykes opted for a preventive double mastectomy in order to give herself the best odds for a cancer-free life. After a month of healing, Sykes made a triumphant return to her stand-up comedy tour. ANGELINA JOLIE Age at high-risk diagnosis: 37 In February 2013, Jolie quietly underwent a double mastectomy after tests revealed she had a high risk of developing breast cancer. In a May 2013 interview with the New York Times, Jolie said, “The decision to have a mastectomy was not easy. But it is one I am very happy that I made.” She continued, “I can tell my children that they don’t need to fear they will lose me to breast cancer.” In 2015, Jolie also had her ovaries and fallopian tubes removed to prevent a possible cancer scare. GIULIANA RANCIC Age at diagnosis: 37 While undergoing in-vitro fertilization treatment in 2011, E! News star and red carpet host Giuliana Rancic discovered she had breast cancer. Rancic opted for a double lumpectomy, began radiation treatment, and later underwent a double mastectomy. Less than a year after she announced the diagnosis, Rancic was all smiles as she returned to E! and welcomed her son Edward Duke via a gestational carrier.

FEDERAL OBSTRUCTION OF JUSTICE: STATUTES’ USE & ABUSE Recent events on the political stage have once again raised the issue of obstruction of justice. You may not realize the broad nature of the federal laws categorized as obstruction of justice crimes. These laws have often been used when the government starts investigating a specific crime such as public corruption or securities fraud but finds it easier to indict for obstruction of justice often based upon the destruction of documents. The federal statutes that relate to obstruction of justice are contained in Chapter 73 of the United States criminal code. In that one chapter, there are 20 different statutes, many of which cover several different actions. Some statutes prohibit conduct which most citizens would understand to be obstruction of justice while some of the laws may be a surprise. Examples of obstruction of justice include (1) killing or attempting to kill a witness, (2) picketing or parading at a courthouse with intent to influence a judge, juror, or witness, and (3) a banker disclosing to the bank customer that a government subpoena for bank records was received. The killing of a potential witness carries a maximum penalty of death. Picketing a courthouse with the intent to influence a judge or witness is punishable by up to 1 year in prison. A banker advising a customer of a subpoena can be sent to prison for one year. Prison terms for violation of other obstruction of justice laws range from six months in prison for sending a letter to a trial juror or grand juror to influence their actions to 20 years in prison for corruptly destroying or altering records and documents to prevent their use in an official proceeding. Enforcement of obstruction of justice statutes is the responsibility of the Department of Justice and federal investigators. Many obstruction of justice laws contain vague language resulting in prosecutions which have been criticized. One example was the

prosecution of Arthur Andersen, once a major national accounting firm, following the Enron scandal. The prosecution was based upon Arthur Andersen destroying records pursuant to its document retention policy. The government contended that the destroyed records could have been evidence in its investigation into Enron for securities fraud. The destruction occurred before any official government proceeding or investigation was known to Arthur Anderson. The Supreme Court of the United States reversed the conviction of Arthur Anderson because the government’s position was that it did not have to prove that Arthur Anderson acted dishonestly in destroying records by following its document retention policy. The Supreme Court also commented that it was improper to allow a conviction when there was no connection between destroying the documents and any particular government proceeding. While obstruction of justice statutes are necessary, they may be applied in an overreaching fashion. Many federal investigations begin without the business or individual knowing of the government’s investigation. Even if a subpoena is issued by a grand jury or by an agency, documents may be inadvertently lost or destroyed by an employee of a business. Whether that conduct constitutes a crime is initially determined by the investigators and government attorneys. The intent of a person taking actions such as picketing a courthouse or erasing old emails can be innocent rather than dishonest or for a corrupt purpose. The ultimate decision, in the event of a prosecution, is that made by a jury based upon all the evidence. The broad nature of the obstruction of justice statues and the risk of criminal charges should be taken seriously by anyone who is approached by federal investigators.

WHY SHOULD I INVEST IN

COMMERCIAL REAL ESTATE? The economic crash of 2008 sent

commercial real estate prices into a free fall. According to the Massachusetts Institute of Technology Center for Real Estate, property values plummeted by 10.6% in the fourth quarter of 2008. As we all know, it only got worse from there. This created a spectacular buying opportunity for savvy investors. They didn’t have to reach for low hanging fruit. All they had to do was pick the fruit off the floor. Commercial real estate investors don’t make emotional buying decisions. Investors are primarily focused on getting the highest return on their investment while minimizing their risks. Usually the deals with the highest risk offer the highest rewards. A perfect example of this is a shopping center we sold to a client in January for $1,525,000. The property consisted of 149,000 square feet, sitting on 15 acres of land at a very busy intersection. Now this center was only 50% occupied and it needed some renovations, but it was still bringing in a net operating income of $166,000 a year. The main tenants of this center were Cash America Pawn and Mcdonalds. One doesn’t need to be Donald

Trump to see the value in this acquisition. Our client started with a fresh coat of paint and the center started to come to life. Prospective tenants began to fill the vacancies and the net operating incoming slowly started to climb. The Mcdonalds ground lease will soon be closing for over $1,500,000 dollars and our client will be playing on the house’s money. Within a year, they will have received all their money back, and they will have a shopping center that will bring in over $200,000 dollars a year until they decide to sell. As their occupancy reaches closer to 100%, that net operating income will only continue to rise. With annual escalators in the leases, that number will eventually reach north of $350,000 to $400,000 a year. Can you say “Show me the money?” This was such an incredible deal because it required a little work and some strategic planning. There are plenty of buying opportunities out there that will produce similar results. Keep in mind that in the game of high risk, high rewards real estate investing, it is imperative that you use the help of a seasoned commercial real estate professional. Before you choose your broker, ask them to show you their

recent resume of investment sales. Ask them to show you the letters of recommendations from their past clients. Don’t just take their word for it, look up the transactions online and verify if the numbers that they’re bragging about match up to the numbers recorded in the public record. The numbers don’t lie, but swampland sales people do.

With the Southeast still reeling from the hurricanes, getting

back into the groove of daily life can be nearly impossible when businesses, personal property and homes remain significantly damaged. Insurance companies have their work cut out for them, too – and they are likely not your friend after natural disasters such as Hurricane Harvey and Irma. Policies riddled with exclusions, policy-holders’ lack of information about personal property and hard-nosed adjusters can make filing insurance claims a frustrating and timely process. Accessing federal funds may seem futile after reading daily reports of depletion of FEMA and SBA funds. (“Breaking News! As Irma plows through the state of Florida, Texans plow through FEMA funds!” sound familiar?). Don’t give up. As a resident of a county which has been declared a national disaster, you are entitled to access such funds. And thankfully, most of the counties in Florida have been declared “national disaster areas” entitled to federal disaster assistance. Congress has been making continuous efforts to notify hurricane victims how to process claims for federal relief, but in the event your congresswoman or congressman didn’t reach you, the following is a guide which may help: 1.To begin the process, visit www.disasterassistance.gov or call 1-800-621-3362. 2. The first step will be verifying whether you are a resident eligible for individual assistance. 3. You will need proof of identification, residency and ownership of property. 4. Gather all insurance policies, warranties, photographs and other identifying materials of the damaged property, such as receipts, registrations, proofs of purchase, bank statements and other similar documents. 5. BEWARE OF SCAMMERS! No one is authorized to “sell” or “process” federal assistance for you – do NOT deal with anyone attempting to process your federal relief claim. If you believe someone is attempting to scam you, please contact National Center for Disaster Fraud at 866-720-5721. You do not need a lawyer to assist you with your claim for federal relief, and the application process does not cost anything. 6. If you are eligible, the type of assistance available extends to grants, loans, temporary rental assistance, unemployment payments, loans for small businesses, and crisis counseling for affected individuals.

NATURAL PROCESSED The Raw Truth About Pet Diets By Hannah Filiatreau

During the last few years, Americans have cracked down on food ingredients and the way that they are regulated and labeled. It may be unsurprising then, that when it comes to pets, as much interest has been dedicated toward their dietary needs. One current debate includes not only the ingredients in in cat and dog food, but the underlying health factors.

and tooth health, breath odor elimination, and improved skin and coats. Many of these claims have been proven true due to singular aspects of raw foods, but veterinary professionals have also concluded that they are risky due to imbalance. As an alternative, they recommend a homemade diet arranged by a nutritionist certified by the American College of Veterinary Nutrition.

It started as far back as 1932 that the raw diet theory was tested. In a study known as Pottenger’s Cat, Francis M. Pottenger Jr. studied around 900 cats fed either a cooked or uncooked ration of the same meal. The study initially proved that the cats fed the cooked diet formed degenerative diseases and reproductive difficulties that could be passed to their offspring. The cats who were fed a raw diet had more energy and were less prone to postoperative death. However, it was later determined that the heat from cooking food depleted the vital amino acid taurine, which can cause the noted degeneration. Studies later proved if the taurine was replaced post-cooking, then a cooked diet was equivalent to a raw diet.

While raw diets have shown benefits for pets, there are notable risks for humans. Studies have indicated that household pets that consume a raw diet can contribute to the spread of E. coli, Salmonella and Listeria. In one such case conducted by the FDA, out of 196 samples of commercial raw pet food, 15 tested positive for Salmonella and 32 for Listeria. Out of the 752 commercially processed dry and wet foods, one tested positive for Salmonella. Although all commercial products are subject to recall, the FDA warn that non-commercial raw products can not be regulated and if used should be handled with care and be followed with proper sanitization.

As proven in Pottenger’s study, raw diet enthusiasts believe that any heat applied to raw food may contribute to the depletion of nutrients that are key to an animal’s health. For this reason, a raw animal diet typically consists of unprocessed or sometimes fermented meat, organs, bones and dairy. They may also include nuts, sprouts, fruits and vegetables to supply what is often found in a prey’s stomach. Some claims made by raw diet supporters include gum

It is important to realize that while processed pet foods have been proven substantial, that does not mean that all are equal. When selecting any commercially processed food, it is crucial to know what is necessary in an animal’s diet and what could potentially harm them. For example cats, as previously mentioned, must have taurine added to processed food. This is now an industry standard for any cat food, whereas dogs are capable of producing their own taurine. One of the best ways to select a food is by the

ability to identify ingredients. When looking at an ingredient list, the first will always be the predominant element. Any ingredients found in human-grade food will also indicate a higher quality versus a feed-grade food. It is best to conduct some research at home before going into a store and being overwhelmed by products, or by consulting a veterinarian for recommendations. While there are few notable benefits from processed foods that can not be recreated through a raw diet, there are singularized additives. Some foods, rather than creating a balance, offer excess nutrients of a specific kind to meet common pet deficiencies. Different blends can utilize ingredients to reduce hairballs in felines or increase weight in dogs. If a raw diet is preferred then these additives would need to be otherwise prescribed by a vet if not compensated by other foods. Despite any preference for what an individual chooses to feed their pets, one consensus is knowing an animal’s needs. Before panicking over an easy change or jumping to a new solution, consult a vet and be patient. Avoid settling for the first success and try a couple of options. It can take a few months to see varying differences but they can be big enough to change any initial decisions. In any case, dogs and cats will give tell-“tail” signs of what suits them best for a happier, healthier life.
