Known as the “Gateway to the San Juan Islands,� Anacortes is located on Fidalgo Island, the easternmost island in the San Juan archipelago and home to Washington State Ferries’ northernmost terminal, serving the San Juans and Canada. But with over 12 miles of saltwater shoreline, nearly 3,000 acres of city-owned forestlands, 468 acres of parks, and gorgeous water, island and mountain views—Anacortes is being seen by more and more people as a destination location all on its own.

This doesn’t include the $120,000 “condominium boat moorage,� perfect for the live-aboard boater. Luxury homes in the area generally start at about $950,000 and currently make up 7 percent of all available listings. The largest new development currently underway, called San Juan Passage, will include 100 LEED (Leadership in Energy and Environmental Design)-certified homes priced "ELLINGHAM at $500,000 to $1 million. Set in a 24-acre waterfront community, the project will feature three parks, a walking trail and an architectural style reminiscent of American seaside retreats and coastal towns. Several medium-bank lots for custom homes are also available, starting at $425,000. Between January and August 2007 the average sales price (averaged out over 238 transactions) -OUNT6ERNON was $441,916. Of the eleven homes sold for over $1 million during this time, the highest registered at /AK(ARBOR $1.56 million. In the same eight months of 2008, the average sales price dropped modestly, to $412,875 with one quarter fewer transactions. The largest of these sales was also similar to last year’s, coming in at $1.55 million.

“There are two important trends the statistics are showing us since 2001. First of all, the cost per square foot looks as if it has reduced over the past few years, but in fact that is a refl e ection of larger homes being built. Building a home with extra bedrooms does not increase the overall price by much but does bring down your average price per square foot. Additionally you can see that the luxury-home market is staying steady over recent years. We know that 2005 saw the hottest real estate market in this area for the average home, yet luxury homes did not refl e ect that statistic. “Unlike other parts of the country that have been harder hit by the roller coaster of real estate issues like overdevelopment exasperated by bank repos, the Pacific Northwest has not seen that major swing,� clarifies Groesbeck. “There has been a market softening but our luxury market is still pretty healthy. W We have buyers with cash, but they are looking for great values. Most of my high-end homebuyers have built recession-proof portfolios, so they have the freedom to purchase that second home. bulk of Anacortes buyers come from California, Groesbeck claims that’s not necessarily accurate. After meticulously tracking her business for the past few years, she found that more than half of her buyers came from the greater Seattle area and another 25 percent were buyers who already owned properties in Skagit County. Of the remaining 25 percent buying from around the nation, only 12 percent actually came from California.

And with the recent introduction of the Nexus cards for easy passage between the U.S. and Canadian borders, it is an easy drive for consumers to travel to a second home. My clients tell me that to enjoy an ‘island experience’ home in Canada, it would require one or two ferry rides. The easy 90-minute drive to Fidalgo Island just makes the vacation start all that much sooner.� Groesbeck has started advertising her listings on luxuryportfolio.com, a W Web site that partners with Windermere Real Estate to extend the international reach of high-end listings around the world. The site can be translated into multiple languages and features currency exchange rates for overseas buyers searching for homes in the United States. Area Realtors agree that with visitors coming from around the world for the 2010 Winter Olympics in Vancouver, it is likely that there will be a spotlight shining on this corner of the world. 425%)3,!.$,)6).' But if your idea of paradise is staking a claim to your own private isle, you’re in luck. Allan Island, a private island just southwest of Anacortes is currently available for $19.5 million. This 292-acre island, complete with log-style home, is accessible by boat, float plane or private plane via a grass landing strip. Views of the Olympic Mountain Range and surrounding islands are included in the price.
