If there is any question how strong the demand has been for a commercial real estate brokerage that caters exclusively to tenants and owneroccupiers, look no further than Cresa. The firm’s continued growth should cause the local industry to stand up and take notice. Cresa, the world’s largest corporate real estate tenant advisory firm, continued its expansion into the Omaha market just over a year ago and it has proven to be an exceedingly successful one. Labeled the “Silicon Prairie,” Nebraska is more than just a booming Midwest tech hub. In Omaha alone there are more Fortune 500 companies per capita than anywhere in the U.S. As a result, there has been an increasing need for Cresa’s conflict-free representation services they are known for around the globe. Since opening their doors 13 months ago, Cresa Omaha has already completed over 30 transactions totaling more than 700,000 square feet - valued at over $90 million. Cresa provides a wide range of integrated corporate services including Strategic Consulting, Transaction Management, Project Management, Capital Markets, Lease Administration, and Workspace Planning. Cresa’s diverse client base includes recent transactions representing premier transportation organization Werner Enterprises, high growth Omaha tech start-up ScoreVision, national clients BAE, Oracle, 3M, as well as additional local professional service firms, technology companies and law offices. In addition to its local presence, the Cresa Omaha office completed transactions in more than 12 total major markets, expanding as far west as Los Angeles, California, and as far east as Miami, Florida. “Our focus is on new-to-market tenants as well as companies approaching lease renewals or an expanding footprint; they’re going to be the early adopters in Omaha,” says Steven Edlefsen, Managing Principal of Cresa Omaha. While this is not a new concept in comparable US markets, “For whatever reason Omaha has not had a firm exclusively committed to occupiers of commercial space.” He defined Cresa’s foundation revolving around a simple concept: “Real estate doesn’t have to be a second job. With Cresa’s substantial global platform and state-of-the-art technology, we can be the one to help them manage local requirements and their entire real estate portfolio.” Of note, following the acquisition of Conagra’s private label and a lengthy due-diligence process, Cresa represented Treehouse Foods in leasing 70,000 sq. ft. in the Old Mill submarket. Cresa Omaha’s project management division has also been active, having been awarded multiple opportunities to assist with pre-transaction services including analyzing construction work letters, developing preliminary budget and schedules prior to lease execution, as well as establishing project plans for multiple clients, including Grant Thornton, BAE, ScoreVision, and MWC Wrestling Academy, to name a few. “In our first year we saw strong traction with both the industrial and office markets. We worked with premier transportation and logistics provider Werner Enterprises on sales and lease transactions all over the country,” explains Kaylin Brabec, Operations Director at Cresa Omaha. “The Healthcare real estate market remains a strong point in the region, as does retail – we enjoyed assisting local favorite Scissors & Scotch as they expanded to Colorado and beyond. We are very excited for what the future holds and expect tremendous growth in the coming years.” Cresa is the world’s largest tenant-only commercial real estate firm. In representing tenants exclusively — no landlords, no developers — we provide unbiased, conflict-free advice. Our integrated services cover every aspect of a real estate transaction from site selection and financing to project management and relocation services. We offer our clients customized solutions with over 70 offices covering 75 markets worldwide. For more information, visit www.cresa.com.
