Our top 10 tips to achieving a show home look

A “ fabulous chandelier in any room creates impact straight away” 1. Opt for key statement pieces such as a classic sofa and opulent headboard; 2. Introduce marble, glass and metal into your table choices to create impact; 3. Luxurious detailing such as Egyptian cotton bed linen, luxe fabrics such as velvets and tweeds, and lovely tableware are worthwhile investments; 4. Keep clutter to a minimum and invest in storage to hide items that don’t need to be on display; 5. Lighting is key to getting the right look in your home. A fabulous chandelier in any room creates impact straight away. Incorporate ceiling lights, floor lights and table lamps to easily change the mood;

6. Layering helps create that show home/boutique hotel look. Add 2-3 textured bed throws, with cushions in varying shapes and sizes; 7. Lovely textured wallpapers and painted walls create a backdrop to your home. Sumptuous rugs are a great design accessory whilst also being warm and cosy underfoot; 8. Don’t forget about the outside. West Park Hotel share their Blackberry and Pear Spritz recipe

Notice how the change of a season piques every single one of our senses? As we move into autumn, the air takes on a different scent, the colours of nature progress through their own seasonal rainbow and our taste-buds seek out the flavours of the moment. This month, we have partnered with The West Park Hotel to see how they excel in bringing to life the best this season has to offer within a celebratory and fun autumnal cocktail!

Cue the Blackberry and Pear Spritz, an innovative little number finding something of a following with The West Park clientele. This refreshingly light spritz has the rich, fruity flavour of Blackberry liqueur, balanced with the fragrant Masons’ Pear and Pink Peppercorn Gin. Topped with Prosecco and a dash of Soda and fresh lemon juice, it is a perfect balance of autumnal flavours. Embrace natural light, well-being and wellness @ Rudding Park

According to research, 29% of us suffer from Seasonal Affective Disorder in winter which can cause irritability, a low mood, feelings of despair, difficulty waking up, lethargy during the day, carbohydrates cravings, weight gain and more. The primary cure for Seasonal Affective Disorder is sunlight.

With this in mind, Rudding Park has introduced a Sunlight Therapy Room to help spa guests overcome the risks of sunlight deprivation in winter. Guests can relax on heated, sculpted loungers in the Sunlight Therapy Room which provides safe ‘sunlight simulators’ that replicate natural sunlight, with the harmful UV rays filtered out. A 20-minute session is recommended as part of the spa experience and benefits include helping to reduce Seasonal Affective Disorder (SAD), sounder sleep, an increase in energy and vitamin D production, the soothing of aches and pains.

Help to Buy changes 1st April 2021

DON’T MISS OUT

Help to Buy is changing from 1st April 2021. From this date, the new scheme will only be available to first time buyers and the price will have a price cap depending on where you live. Currently anyone is eligible to use the Help to Buy scheme (subject to meeting certain criteria) however from next year the new scheme will be capped at £228,100 in Yorkshire (currently £600,000). The good news is that the current Help to Buy benefits will remain for the next few months. To show how this works, if you purchased a property for £270,000 you’d pay a 5% deposit of £13,500 with a 75% mortgage (£202,500) and a 20% Government loan of £54,000.

Stamp duty holiday is coming to an end how much could you save? Put simply, the more expensive the property that you’re buying, the higher the stamp duty you’ll pay – so the more you will save if you can buy your new home before 31 March 2021.

The stamp duty saving is capped at £15,000 for a house priced at £500,000 or above. On an average house at The Willows development in Harrogate you’d save between £7,500 and £15,000.

Afternoon tea anyone? You can’t get much more quintessentially English than afternoon tea. What might surprise you is that it’s actually a fairly new tradition. The drinking of tea itself has a long standing history and can be traced back to the third millennium BC in China. The tradition of ‘afternoon tea’ was introduced to England by Anna, the seventh Duchess of Bedford, in the year 1840. The evening meal in their household would be served fashionably late at 8pm and the Duchess would become hungry around 4pm,

leaving a long time between lunch and dinner. The Duchess requested a tray of tea, bread and butter and cake in the late afternoon. She did this regularly and began inviting friends to join her. This event became a fashionable social event and in the 1880’s upper-class and society women would dress for the occasion in long gowns, gloves and hats.

Colours for 2021 What ’s trending? Farrow and Ball have just released their predictions for colour trends coming our way in 2021. RICH JEWEL HUES It makes sense that in unprecedented times, we want to make our homes feel as warm and welcoming as possible, and rich red tones do just that. Dark purply reds and rich browns offer a cosy feel and can easily be mixed into a neutral colour palette to bring a touch of luxurious comfort.

WARM EARTHY COLOURS Everyone loves neutral tones, but whereas in years past it’s all been about neutrals and greys to create that clean Scandi look, for 2021 we expect to see much warmer, comforting tones. Soft, understated colours offer the perfect base for any room of any size as it bounces light around in the daylight but becomes deeper and cosier of an evening.

CALMING NATURAL GREENS Olivey greens are everywhere right now; they are just so calming and bring lovely, natural colors into the home. Farrow & Ball’s Sap Green has been highlighted as a colour of the year for 2021. With it’s slightly more muted tones, this hue is perfect if you want to add a touch of green but aren’t looking for anything too bold or vivid.

CLEAN SIMPLE BLUES And now for something bolder. If you want to be adding color to your home in 2021, Farrow & Ball say a clean, classic shade of blue is the way to go. Mix darker shades with a bright white for a sharper look or keep it richer and more luxurious by sticking to deep blue shades with a touch of violet in your color palette.

Shared ownership

We’ve all been there. You want to get a step onto the property ladder but you don’t quite have the funds to be able to buy 100% of the property. That’s where shared ownership can help.

You get to choose the house you want to live in and you buy a share, up to 75%, and you pay a low monthly rent on the part you don’t buy. It’s as simple as that.

The scheme is fairly flexible, allowing you to buy a larger share of a lowerpriced home or a smaller share of a more expensive one. What’s more, you can buy more of your home along the way (up to 100% in most cases) which means you’ll own more of the property and pay less rent on the part that you don’t own.
