Mark Millington

The network’s position in 2014 was one of consolidation and opportunity where the financial performance exceeded the Board’s initial objective. This outcome was achieved without a reduction in member benefits, as highlighted by the successful National Convention, the outstanding results of the new National Website, our dominance of the social media marketplace with FN Social Express, the strength of FN Utopia and, of course, significant brand and lead generation campaigns delivered by State Councils. This positive performance is the result of the network’s strong revenue streams as well as operational expenditure contained within budget. A strong contributing factor was the support of the membership who endorsed both the Board’s and the administration’s strategies. The network’s Annual General Meeting was conducted with a co-operative spirit and member discussion ensured healthy debate to drive the network forward. As a result, it was announced that the Audit

02

& Risk Committee be formalised and convened under the Chairmanship of the network’s Finance Director, David Nitschke. We are indebted to Greg Taylor (First National Stanton & Taylor – NSW) for volunteering his services to join this Board subcommittee where both his eight years experience and expertise as a tier one auditor proved invaluable. Once again, the National Convention was a resounding success with much

of the accolades attributed to the First National O’Donoghues Darwin team. International keynote speaker, Jim Marks, confirmed and endorsed the network’s social express strategy and highlighted the power of social media today and beyond. A tradition has evolved where the Bill Wood Evening is now appropriately recognised in conjunction with the Kaye Heath Award, honouring the network’s founding fathers. The

The network’s strategy of providing the technology mechanisms that put members in front of more vendors and buyers continued unabated and will carry on well into the future.

Bill Wood Evening is an invitation only event that launches National Convention in the true spirit of co-operation and camaraderie. A keynote strategy in 2014 was the network’s ownership and control of our National Website. This new website was launched in February and has achieved substantial enquiry, commentary and, most importantly, delivery of business to the membership. The momentum and innovation contained within the website was confirmed by the Kentico Top 10 International Website Awards. The network’s strategy of providing the technology mechanisms that put members in front of more vendors and buyers continued unabated and will carry on well into the future. The network ’s Chapters – Property Management and Commercial – were enhanced in 2014 with the formation of the Rural & Regional Chapter. Led by Rob Stephens (First National Collie & Tierney, Mildura), this forum provided the opportunity for regional members

to evaluate, initiate and deliver shared ideas and philosophies. Throughout any given year within our network, there are always significant milestones and 2014 saw Western Australian members collectively celebrate 30 years of membership. Added to this, congratulations go to members celebrating outstanding milestones of 30, 40, 50, 60 and, believe it or not, 90 years in the real estate industry. The network continued its strong heritage of leadership within our industry with representation on both the REIA Board and FIABCI (the International Real Estate Federation) providing connections to like-minded, ethical professionals in more than 50 countries.

See you in Queenstown when we join our New Zealand colleagues to celebrate their 30th anniversary in one of the most picturesque towns in the world.

On behalf of the Board of Directors, appreciation is extended to both regional councils and zones throughout Australia that instigated specific campaigns to drive the power of the brand at local level. This community collaboration is the essence of our co-operative ensuring the brand is the

The provision of resources necessar y for members to be leaders in their respective markets continues to drive the network’s strategy, which is to build member business and ensure First National is Australia’s first choice in real estate. This philosophy was clearly evident in 2014, after the network only 12 months ago highlighted that the world of the internet, social media, database marketing, new distribution chan ne ls, d ir e c t m a r ket i n g a n d consumer expectations was now well and truly upon us. Your network is proud to emphasise that, in the past 12 months, First National members have had quality tools available to embrace the digital world. T he ne t w o r k ’ s a dv a n c em en t s i n technology are well documented and, in particular, well demonstrated by the growth of traffic from the National Website, which drives 40% of all traffic to individual member websites. This, in conjunction with the network’s enhanced ‘mobile responsive’ National Website, attracts

04

s i g n i f i c a n t ly more t raffic t h rou gh customers’ smart phones. Added to this, the network is well advanced in the App world and is bringing property management into the digital fold. We acknowledge and thank the 200 members who are enjoying the benefits of this technological momentum. Such benefits of the new National Website include traffic generated from mobile phones and tablet computers lifting by 285% and overall visits increasing 350%. The membership is not only well served but is in an ideal position, as a result of enhancements to First National Utopia released early in 2014. This tool enables members to accelerate listing and sales processes, combines with the lead-generation features of the new National Website as well as

its streaming of property listings to all portals that dominate our industry, and ensures First National members are at the forefront of the industry. Recognition of outstanding performance is a keystone for all successful agencies. Once again, members throughout 2014 embraced the network’s GEM programme to celebrate office and i n d i v i d u a l a c h i e v e m e n t s, a n d t h e recipients are highlighted within this report. In conjunction, it is commendable that the network was represented at the REIA National Awards by members from New South Wales – Marrickville, Manly Vale and Gladesville, Tasmania – Moonah, Northern Territory – Darwin and West Australia – Doubleview. Similarly, Professional Development is the hallmark of a successful agency.

FIRST NATIONAL REAL ESTATE ANNUAL REPORT 2014

The network’s advancements in technology are well documented and, in particular, well demonstrated by the growth of traffic from the National Website, which drives 40% of all traffic to individual member websites.

The network met this demand by conducting in excess of 100 face-to-face sessions, most of which were available through the Online Academy, and a number of sessions were streamed live to particularly assist regional members. The success of this programme is due to your Regional Councils meeting member demands for relevant content and appropriate trainers. As a cooperative, we are fortunate that many of our colleagues donate their time and expertise, freely, to facilitate many of our training sessions. Members can be assured that whatever the market conditions, the network’s products, specifically our professional development programme, will continue to evolve to provide the resources for your agency to gain great e r ma r ke t p r o m i n e n c e. Th e latest figures released by IBM show that for ever y $1 invested in online training, companies can receive up to $30 worth of productivity gains. Plus, agencies that take advantage of on-the-job training have better staff retention and generate 26% more revenue per employee.

The network is well served by its relationship with Alliance Partners. 2014 heralded not only a 29% growth in Alliance Partners but further emphasis was placed on evaluating companies capable of f u l f i l l i n g t h e n et w ork ’ s fu n damen t al objective – to provide all the resources necessary for members to be leaders in their respective markets. This evaluation process ensured that Alliance Partners were totally committed to the network, showcasing their products at the National Convention, Property Management – Residential & Commercial Conference as well as state awards and zone meetings. The Property Management – Residential & Commercial – Conference held in Melbourne in October was a resounding s u c c e s s , p a r t i c u l a r l y, c a t e r i n g f o r both business streams – property and commercial management. Members will once again be provided with a worldclass forum in Adelaide in 2015. The philanthropic work conducted by members via the First National Foundation continues to provide substantial charitable donations to a wide-range of causes. This combined with our commitment to Australian Red Cross, who provides

emergency service relief throughout Australia, continued our tradition of serving the Australian community. The ‘September 2’ launch of the network ’s 2015 Convention – Queenstown, New Zealand – May 13-17, confirmed the desire of members to join colleagues across the Tasman to celebrate their 30th anniversary in ‘the action capital of the world’. In conclusion, the First National brand continues to strengthen throughout Australia as a result of the collective power of our membership. Combined with the directives of the Board and Regional Councils, maximum exposure was gained with both branding and marketing initiatives, and placed our network in a leadership position within industry bodies such as the REIA and FIABCI.

In Sydney, the North Shore and North West Zones ran separate lead generation campaigns, successfully generating nearly 700 business leads.

In New South Wales, funding from NSW Regional Council made it possible to acquire naming rights over a prominent building on the North Sydney skyline. The whole network continues to benefit from this prime exposure. Signboards are also placed in prominent locations throughout regional NSW and, in a marketing coup, First National seized the opportunity to appear in the most prominent billboard location outside Sydney ’s domestic airport, placing the brand in one of Australia’s busiest advertising locations.

Tasmania enticed consumers to participate in four months of social media based competitions, with the aim of increasing exposure b y g r o w i n g i t s Fa c e b o o k f a n base. Competitions included a series of ‘selfies’ with First National i con s a nd bran din g as w ell as Movember (Men’s health) and ‘Tell us your favourite place in Tasmania’ components. The network’s fan base increased substantially as a result.

NSW members also continued support of AgQuip, Australia’s largest agricultural event. See the Regional section of this report for further details.

Mega Giveaway - $37,000 in Prizes Queensland Regional Council commenced a 12-month lead generation campaign intended to boost members’ social profiles, generate business leads and create

new connections. The First National Mega Giveaway incorporated 16 fortnightly RedBalloon voucher draws worth $250 each, plus three major draws from a total prize pool of $37,000. The RedBalloon voucher competition had generated 261 entries by year end and major competition draws; Selfie with Running Man – 34 entries, Worst Kitchen or Bathroom – 67 entries, and the final draw – which will see one lucky person win a Kratzmann Caravan worth $18,000 – will run in 2015. Jetstar in-flight magazine NSW Regional Council also funded a campaign that delivered national and international benefits via Jetstar’s in-flight magazine. Placed in seat back pockets on all domestic flights in Australia and New Zealand, a series of six full-page advertisements featured reasons why consumers should visit firstnational.com.au when seeking expert real estate advice.

The Lower North Shore competition gave people requesting an appraisal of their property the chance to win $10,000 towards their child’s school fees or a $10,000 Flight Centre voucher. First National Cremorne was very pleased to make a call to a local Cremorne resident, Kristy, who had recently become the proud mother of triplets. Kristy was completely shocked to learn she was the winner and decided to opt for the $10,000 flight centre vouchers, so her family are now very much looking forward to a well-earned holiday... or two! Promoting brand expertise through content and resources

communications & public relations Delivery of the network’s new National Website represented a revolutionary digital and content marketing advance. As the first real estate portal to put consumers’ interests first by answering questions about the different stages in life’s real estate journey, First National successfully attracted new customers and dramatically lifted traffic through all areas of the website. Following implementation, there was a 350 per cent increase in organic traffic, a 62 per cent surge in new, firsttime customers, and record property page views. Concurrently, First National Social Express and the network’s Public

The network’s new content marketing concept and search engine optimisation (SEO) strategy has delivered significant gains for members via the National Website. Within a month of deliver y, property page views had surged 42 per cent. By year-end, an average of 12,000 first-time customers per month were being attracted organically, representing a

Much of this new activity is attributed to First National Real Estate being the first major Australian brand to actively market its members’ expertise through content and resources. After identifying the major stages in a customer’s real estate life journey and creating in excess of 35,000 words of search engine optimised content, First National now pro-actively answers the questions consumers are searching while they commute, work and relax.

Through its residential, rural, holiday and commercial real estate Q & A content, the network attracts and delivers more consumers to members and their listings, while showcasing professional expertise. The network’s Rural Specialists and Lifestyle Specialists brands have benefited greatly, with substantial content now supporting the questions consumers ask about lifestyle and working farms, professional and retirement tree changes, or simply how to move to the country. The network’s Australian Property Blog migrated from Wordpress to its new home within the National Website, advancing to its new Google ranking as the nation’s most popular property blog after realestate.com.au (REA).

The House of Representatives Standing Committee on Economics Inquiry into Foreign Investment in Residential Real Estate offered just two real estate networks the platform to share their observations on the issue; First National Real Estate and McGrath. First National Real Estate’s submission attracted significant media attention, gaining brand exposure through Channel 10 Eyewitness News, the Australian Financial Review (front-page/pg 3), the Herald Sun, Property Observer and Real Estate Business Online. This provided the network with a record breaking $682,030 worth of newspaper editorial and a potential readership of 66.5 million in August alone.

First National Social Express Now in its second year, the network’s social media publishing service has embedded social media in the marketing operations of more than a third of Australia and New Zealand’s offices. Collectively, the network’s engagements with consumers increased 192 per cent over 2013 results, creating over 20.9 million impressions at minimal cost. Facebook fans now exceed 69,000 across the national brand and members’ Facebook pages, making First National Real Estate the most ‘Liked’ real estate brand in Australia. By being amongst the first real estate network’s to launch a ‘mobile responsive’ website with consumer Q & A as well as a video content portal (FNTV), First National again placed its membership at the forefront of digital property marketing. Mobile consumers can view t h e n et w ork ’ s p ro p e rty listings, member details and easily find answers to common questions from any Smartphone or tablet computer.

Changes to Google’s search algorithms as well as consumer search behaviour prompted a complete re-think of First National ’s website

With consumers now using ‘long search terms’ such as ‘We’ve separated. Who has to move out?’, First National has responded with content that provides the answers, frequently placing the brand at the top of Google’s search results. Maximising member profitability through better use of systems and tools

systems implementation First National Real Estate has taken a technological quantum leap in recent years, but the best systems and technologies are of little use if poorly implemented. As such, the resource of National Systems Implementation Manager was implemented to assure all Member Services Managers and Members have additional expertise to call upon when aiming to maximise growth and profitability. Working closely with members as well as the Member Services and Professional Development teams, a greater focus was brought to the membership’s needs. The outcome was a rapid expansion of training videos on Gateway, more one-on-one training

in each state, and a valuable additional feedback channel for members that facilitates continuous improvement. Improving systems and implementation The addition of local Platform and Utopia workshops to the network’s professional development schedule proved of high value to members a n d t h eir s t aff. Some t ravelled considerable distances to receive face-to-face advice, with one office sending a staff member from the east to west coast to suit the timing of scheduled sessions. The delivery of local training will remain an ongoing high priority.

Regular meetings with technology partner Multiarray strengthened relations and expedited refinements desired by First National’s Platform users. The benefits of sharing direct member feedback via these meetings will be seen via the many new features and enhancements to be released in the next twelve months. These will incorporate a significant revision and upgrade to the user-friendliness of the product. Customer communications systems Utopia is one of the network’s most popular business growth tools so introduction of the Inspection Reporter module at Darwin National Convention saw 50 offices immediately register their interest. Managing $20.8 billion in Australian property assets

I found the conference very informative and helpful with regard to areas of Property Management that will be of benefit to me. Delegates were very friendly and willing to share their office practices and experiences and it is good to put faces to names of other offices in the network. The conference also reminds you of some processes we all know and have used but sometimes let slip by in our daily routine. Julie Wyvill, Property Manager First National Miles (QLD)

of Alliance Partnerships supporting property management increased in 2014 and these were a highlight during the conference. A majority of First National rent rolls throughout Australia consist of at least several commercial properties. Consequently, training that boosts the skills and confidence behind the network’s commercial property management is a priority, as commercial transactions provide a stabilising, additional revenue stream and a path of growth for members’ businesses.

Streamlining property maintenance T h e Fi r s t N a t i o n a l M a i n t e n a n c e programme was launched during the property management conference. First National Maintenance also offers an App that will allow tenants to register (and photograph) a maintenance request, saving considerable time for tenants and property managers alike. The product is scheduled for release to the network during the first quarter of 2015. Platform for property management

Keynote speakers during the two-day event provided insight to the increased need for property surveillance, identifying and managing risk, sharpening negotiation skills, achieving easier handling of outgoing inspections, and auditing essentials.

The system will integrate with a wide variety of mobile devices via the First National Property Management Reporter App, which allows property managers to register maintenance items whilst conducting routine inspections, starting the process of repair before returning to their office.

Major improvements were made to Platform for Property Management throughout the year, delivering members the ability to scan supplier invoices, to email and print automatically during t h e lan dlord s t at emen t p ro c e ss; creation of tenant water invoicing – whilst entering landlord water invoices, an d, calcu lat ion of drin king a nd recycled water invoices as required by South Australian legislation. Strengthening the commercial brand and its resources

commercial The First National Commercial brand was founded with two chief purposes; to provide resources that help the network’s commercial operators to be leaders in their marketplaces, and, to encourage the network’s primarily residential operators to follow a path of business growth via expansion into commercial operations. 2014 research revealed that the First National Commercial (FNC) brand annually negotiates approximately 850 leases, makes 400 sales, manages over 3,800 tenancies, and has an average commercial rent roll of 112 tenancies per member. Increasing effectiveness The founding of a Commercial Committee brought additional focus to the First National

snap shots 22

Commercial brand strategy. Chaired by David Forrest (First National Cairns, QLD) the committee implemented a portfolio structure with the goal of increasing effectiveness via six m em ber port folios ; Ma rket in g , Industry and Alliance Partnerships, Recruitment, Property Management and Legislation, Policy and Compliance Structure, Technology and Training.

The Commercial Committee conducted research to identify the number of commercial properties under management, the range of trust accounting applications used, and annual transactions completed under the FNC brand. First National Commercial operators now employ eighty dedicated commercial agents, and around another thirty are employed in dual-roles within residential offices.

As a result of regular member contact, the Committee gathered feedback concerning resources, improvements desired, professional development needs, and introduced mentoring opportunities to assist commercial members as well as staff.

Strengthening identity Having identified the opportunity to strengthen First National Commercial’s corporate identity, the Commercial Committee commenced a drive toward uniformity of brand across member and portal websites.

This strategy strives to reduce dilution of the commercial brand and, through cooperation with Multiarray – the network’s technology partner – cobranded members gained the flexibility to use residential and commercial trading name logos within the network’s CRM, Platform. Building resources The First National Connect database enables commercial members to make the best use of their business connections and those of their First National colleagues. It provides powerful contacts nationally, arranged by position, industry sector or company. In July a competition to encourage sharing of corporate contacts successfully increased the number of corporate contacts by 26 per cent. This improved the value of the brand’s resources and will ultimately improve profitability as well as turnover for all commercial members.

The two-day Property Management – Residential and Commercial Conference held in October offered members insight from a variety of keynote speakers and member networking opportunities. A highlight was Tim MacMillan’s presentation, which revealed how the Woolworths supermarket chain manages its site selection criteria, acquisition, development/ amenity requirements, and leasing considerations. John Forsyth, director of Simpson Forsyth Valuers, shared his 25 years of experience with delegates, imparting knowledge of the rent review process and insight into independent determining factors. Managing Director of Colliers International’s Property Management

division, Darren Whitelegg, detailed his company ’s strategies with risk management, workplace health and safety, adding value to managed assets, and NABERS compliance. The conference also provided a platform for sharing the expertise of leading agents within First National Real Estate. They provided grass roots training through a variety of workshop panel sessions. Cooperative power One of the great benefits of First National Commercial is its cooperative foundation. Sharing of members’ expertise is an underlying strength and social media provides another platform. During the year, First National Commercial’s private facebook discussion group increased its participants to 47 members and bi-monthly bulletins were introduced during the fourth quarter to report on specific commercial activities and legislation.

Northern Territory Chief Minister, Adam Giles welcomed a contingent of 120 First National Advocates, Kaye Heath Award winners, the Board, 30-year members, sponsors and new-member inductees to the ‘Top End’ to honour the tradition of the Bill Wood Evening, which was held by private invitation in The Great Hall of the Northern Territory ’s Parliament House.

Themed ‘Evolve’, official proceedings opened at Crocosaurus Cove, where members got up close and personal with the iconic Saltwater Crocodiles. Members who had successfully bid in a 2014 First National Foundation f u n d r a i s e r w on t h e opport u n it y t o share a swim with the monster crocs, safely within the confines of the Cage of Death. F r i d a y ’ s N o r t h e r n Te r r i t o r y N e w s featured wrap-around coverage of the Convention, with the headline ‘Croc Puts the Bite on Agents – 350+ Agents descend on Croc’. The inside cover ran a story on the Bill Wood Evening at Parliament House, with a collage of member photos, a map of the Australian and New Zealand network, and a listings feature from First National O’Donoghues (Darwin) that emphasised First National’s national leadership.

Members highlighted the success of the network’s decision to pursue an integrated social media content marketing strategy, with associated social media keynotes and workshops attracting full attendances. I n t e r n a t i o n a l k e y n o t e s p e a k e r, Jim Marks (CEO Vir tual Results), reinforced the network’s strategy and outlined the critical importance of online first impressions, in the battle for dominance on the digital frontline of competition. By focusing on effective web design, efficient social media, the magic of search engine optimisation and proper data management, Jim Marks demonstrated how estate agents can grow their sphere of consumer influence, create more effective habits and produce far better results for their customers and businesses.

The choice of speakers, the local content, and the sponsors stands were all excellent sources of information. I have been involved in large companies like Telstra, Sensis and Westpac, and the National Convention rivals anything that they put together. The professionalism of the National Office team and the welcoming support by everyone, at all levels, confirmed that our due diligence was well performed in selecting First National as the team and brand to take our business to the next level. I just wanted to drop you all a quick line to thank you for great conference last week and appreciate how much hard work went into the event. As always, I attended a lot of the sessions, met some great new people and caught up with many others who we don’t get to see that often. Dan Shultz, Salesperson First National Shultz \ Taree (NSW)

At the 2014 Foundation Golf Day on the Gold Coast, some 100 participants helped raised $7,025 For RACQ CareFlight Rescue. It was a great day to catch up with fellow members and invite local business associates for a casual catch up and a friendly game of golf. I personally needed the service of RACQ CareFlight back in 2004 when I was airlifted from Stradbroke Island so I’m passionate about raising much needed funds for this lifesaving service. Michael Wardlaw, Principal First National Springwood (QLD)
