chairman’s report

Russell Burton

2012 was the celebration of the founding of the network. Our 30th anniversary gave us the opportunity to reflect on the vision, determination and business acumen of our founding fathers – Chas Heath and Bill Wood. When we assembled as a co-operative, in Bali, during the National Convention, a highlight was the 30th anniversary dinner where many ‘founding’ members received due recognition in front of their peers. The spirit of reaching new heights that created our network has certainly come to the fore, recently, where market conditions, throughout Australia, have been less than favourable. This spirit enabled your network to be at the forefront of innovation as was recognised by the IBIS Report highlighting that First National is now the third largest network, by market share, in the country.

02

This market share positioning, acknowledged by the IBIS Report, was linked to the network’s media equivalency (media exposure expressed in dollar terms). In 2012, print media exposure totalled in excess of $3.5 million. The combination of print media and our leading social media strategy provided members with strong brand profile and market position with no financial contribution from individual members.

The network’s success has been built, largely, on the principle of cooperation. As Australia’s leading cooperative, we continue to set high standards with products and services to enable members to be at the forefront of real estate marketing. As a co-operative, our emphasis is always on member benefits and the delivery of more for less, notwithstanding our non profit philosophy.

FIRST NATIONAL REAL ESTATE ANNUAL REPORT 2012

The network’s success has been built, largely, on the principle of co-operation. As Australia’s leading co-operative, we continue to set high standards with products and services to enable members to be at the forefront of real estate marketing.

This co-operation is highlighted by members who serve on our regional councils and, ultimately, the national board, and reflect the calibre of the broader membership. For the new members joining our co-operative, your participation is strongly encouraged at leadership levels, within the network, be it at zone, chapter or regional council level. In the spirit of involvement, thanks must go to the many ‘volunteers’ who freely give their time, experience and expertise to assist with regional events, Chapter Conferences and the National Convention. It would be of great interest to the broader membership that our friends across the Tasman who, like us, have experienced ver y difficult market conditions in recent years, underwent structural change throughout 2012. The results of this change will enable the New Zealand membership to

access all innovations and product developments that the network has recently invested in. Added to this, their management structure now caters for the direct delivery of the substantial range of member benefits that most Australian members would be familiar with. Our New Zealand members will, once again, be joining us at our National Convention in 2013 on Hamilton Island and the friendly rivalry will, no doubt, ensure another successful function. My directorship spanning eight years concludes in May 2013. Throughout this tenure, I have been fortunate to serve and lead a Board that has always placed member benefits first and foremost. In 2012, this determination continued with the network’s investment in our long-term partner MultiArray and the concurrent decision to directly manage our digital marketing products.

On a personal note, I would like to take this opportunity to acknowledge the support I have received from family, friends and colleagues. However, it is the membership who, ultimately, provided me with the opportunity to participate in the ongoing success of our co-operative, particularly, in its 30th year. My directorship and, in particular my chairmanship, has been a very humbling experience in my business career – one I am very grateful for.

See you in Hamilton Island – May 2013.

chief executive’s report

Ray Ellis

Based on member feedback, nationally, market conditions were slow throughout 2012. It was against this backdrop that the network’s philosophy – to provide all the resources necessary for members to be leaders in their local area – came to the forefront. During the year, every state Regional Council allocated funds from its retained profits to assist marketing campaigns, professional development and deliver additional member resources. This strategy was best exemplified by our national $50,000 Cash Drop campaign that delivered 11,500 buy, sell, lease or rental management leads directly to member offices. The $50,000 Cash Drop lead generation campaign was a continuation of recent campaigns designed to deliver customer database growth to member offices. This transition to database, electronic and digital marketing is the new challenge and one that your network

04

has led in the real estate industry. The network’s products and services from websites, Utopia, Platform and our leading social media delivery places the membership in an enviable position of having instant access to resources that can be adapted to suit any office environment, with minimal ‘social media or database expertise’. The challenge for the membership is to embrace the new marketing paradigm as rapidly as consumers have. The utilisation of social media, database management and delivery of meaningful information will rapidly become the benchmark of the best in our industry. To quote the phrase ‘the

times are a changing’ is not quite right – the times have already changed! The benefit to First National members is that we are leading in this arena. In 2012, professional development witnessed a 186% increase in participation through the delivery of 134 sessions, nationally. Combined with face-to-face training, the online Academy (quality training direct to your office) provided in excess of 106 sessions both live and on-demand. This resulted in First National members being well prepared for these changing times. Members who, as part of our

co-operative, freely gave of their time and expertise conducted many such sessions. Further, the opportunity for members to gain access to leading industry figures such as David Knox and Lee Woodward would, in many cases, be beyond the financial reach of the membership. As a result, inclusive of our ongoing commitment to member benefits, the network invested funds to ensure equality across the membership by facilitating world-renowned speakers at no cost. The implementation of a national customer ser vice team to assist members with their challenges has proven to be a landmark decision. The team addressed a broad range of issues including, but not limited to, database management, website traffic, local advertising, marketing campaigns plus ‘daily’ requests for online assistance. When combined with the volume of design requests now generated throughout our

network (fulfilled by the national design team), members have access to a broad range of products and services that previously had to be sourced externally at great cost to individual members. The network’s chapter conferences – property management, commercial and rural – were well attended in 2012. The participation and growth of these chapter events reflects the quality of agendas as well as the involvement of industry leaders, who deliver relevant business acumen directly to the membership. These chapter events offer a distinct ‘theme’ in a relaxed environment, giving members the opportunity to develop strong working relationships with colleagues who share a similar passion. The hallmarks of their success can be attributed to the chapter committees, comprised of members who invest their personal time and resources to assist their colleagues.

The most successful event of 2012 was the network’s 30th anniversary celebration, which culminated in a dinner during the very successful National Convention conducted in Bali. During the evening, we were joined by five past chairman and in excess of 20 members who were acknowledged by their peers for their 30 years of membership. We have much to celebrate in our 30th year – recognised as Australia’s third largest network by marketshare and a membership that reaps the rewards of our innovation and leadership. To the many members both past and present who have built this network, we say thank you for a job well done. The challenge before us, including the generational change taking place, is to ensure that First National leaves its unique mark on the industry over the next 30 years.

In Western Australia, sponsorship of the Perth Wildcats basketball team saw prominent First National branding added to Wildcats’ coach’s uniforms and the digital scoreboard at the newly opened Perth Arena. The coaching sponsorship gives members access to a substantial range of benefits that they can share with their customers, including complimentary tickets, corporate box seats, televised games, and the opportunity for customers’ children to participate in local sports clinics with team members. Away games played in other capital cities will extend the benefits of the sponsorship to all members nationally. Continuing its energy efficiency and sustainability drive, First National affirmed its partnership with MobileMuster, the official recycling programme of the mobile phone industry – which keeps mobile phones and accessories out

of landfill. As part of this initiative, the Memor y Muster promotion encouraged customers to drop their old mobile phones at First National offices for recycling with a chance to win a prize. Over 85 satchels and 42 kilograms of mobile phones were collected for recycling, while members forged new community relations and added customers to their databases. As a result of the network’s support, First National won ‘Best Promoter Award’ in the 2012 Victorian Business Awards. contributing articles, interviews and comment in Real Estate Business, Smart Investment Magazine, Real Estate Institute Journals and more. Next Generation Listing Submissions also set the network apart, providing members the exclusive technology to produce individually tailored listing proposals in just minutes. format review. The long-established Your Industry responded to the dramatic increase in professional industry news media, now sharing links to sales, property management, market and business leadership articles of interest, twice monthly. Future communication strategies were mapped out and implementation will take place in due course. Monthly newsletter templates continued to provide additional methods for members to stay top-of-mind. Requiring only minor tailoring at local level, members can quickly communicate market updates, achievements and results to customers. Refreshed early in the year, members select from digital and traditional formats.

The network’s National Contact Database grew substantially t h r o u g h o u t t h e y e a r, a d d i n g customer contacts from competitions and lead generation c a m p a i g n s , n a t i o n a l l y. U s e d to distribute national focus, the network’s eMagazine now reaches an audience estimated to exceed one million customers. Potentially negative media events were managed via a strategy of member counselling and, where required, direct media engagement. This approach successfully minimised adverse publicity for members and protected the interests of the wider membership.

Maximising performance through practical, top quality coaching

professional development A 186 per cent increase in member participation confirms the suitability of the network’s training. The First National’s Competitive Edge with Lee Woodward audio series delivered a groundbreaking approach – one in which sales, property management and business management staff trained to work as one to deliver better service and greater profitability. Over 156 face-to-face and ondemand professional development sessions were delivered, right across Australia. These skill-boosting opportunities covered all practical

facets of the real estate business, instilling greater confidence in staff and reducing risk. In a network first, the First National’s Competitive Edge with Lee Woodward Programme provided a free 12 disc audio programme that provided brilliant, yet simple, business systems and strategies to coach entire teams to greater levels. With a core focus on leadership methods, solid actions and company projects, the Competitive Edge programme would have necessitated an investment of tens of thousands from members’

competitors, if they were to match First National’s advantage. Fi r s t N a t i o n a l ’ s l e a d i n g a g e n t s joined Lee Woodward in the audio programme, sharing their expertise and outlining the activities they undertook to deliver top results in their local market. Clear, concise information about First National products and how they use them was integral to the programme, helping members exploit the many free tools already at their fingertips. ‘Firstly, Lee Woodward’s video summary of the real estate industry is one of the best visual summaries I have ever seen of what we do. It really helped our team understand the importance of ensuring all database details are correct, why we invest so heavily in continual prospecting, why we market them within their Business Development Area, and why we do everything we can to keep our company database information clean and current. We have taken summary notes of the audio sessions and limit training to 15 minutes at a time. The team can add their own notes to the summary points and we find this improves their learning. Thank you First National for this great programme. It can only strengthen the skills of the team members that listen to it and we are committed to implementing some of the strategies’. These vital tools cover property management, Platform, Utopia, Commercial, Trust Accounting, Public Relations, Alliance Partners and fusion2.0. In conjunction with the network’s 2012 online Academy, which incorporated the vast David Knox on-demand resource, the network provided faceto-face local sessions throughout the nation with a focus on business growth.

The professional development team achieved the aforementioned 186 per cent surge in registrations by embracing new technologies, seeking ongoing member input via Regional Councils, and through effective promotion. The team also piloted live streaming of sessions, receiving encouraging member feedback and response rates. The benefit to members was great, especially those in regional areas where travelling to attend training sessions is time consuming, sometimes impractical, and expensive.

‘What a pleasure it is to attend training sessions with everybody contributing and sharing ideas. The new and reborn breed of Property Manager within the First National network should be commended. Utopia’s suite of templates was refreshed and expanded so members could continue to lead the field in customer communications. Plus, Utopia’s server technology was upgraded in order to match growing demand and member performance expectations. As with all software systems, training helps unlock the full business benefits and members exploited opportunities to lift staff skills throughout the year. The ‘ Hidden Secrets of Utopia ’ professional development session at National Convention drew particularly impressive numbers, reflecting the system’s popularity and uptake across the network. Utopia Social, the offshoot that distinguishes member Facebook pages from competitors, offered a cost effective solution that puts

members at a distinct advantage in social media. Nearly 100 per cent of Queensland offices implemented Utopia-Social in 2012, using the system in conjunction with lead generation competitions. First National Domains remains a dependable, cost-effective service for members and provides peace of mind concerning renewals and ongoing management of an agent’s m o s t i m p o r t a n t d i g i t a l a s s e t s. Setting new performance standards

property management First National now manages over $12 billion worth of investment property nationally. The network is committed to rigorous professional development as well as the delivery of systems and tools that facilitate the highest standards of service in asset management. The 2012 Property Management Conference was acknowledged by the membership as the network ’s most successful and attracted record numbers to its 10th anniversary. With property management resources continuing an established trajectory of rapid expansion, the Conference

offered the chance for property management staff to catch up with each other and First National’s new products. Titled ‘Service, Profit and Growth’ the annual Conference agenda focused on lifting service standards, raising levels of efficiency and promoting rent roll growth techniques. Addressing the needs of Property Managers and Principals jointly and separately, special breakout sessions targeted additional knowledge sharing amongst Principals, supported by useful tips from experts.

One of the most exciting products delivered was the network ’s next generation iPad App – Property M a n a g e m e n t R e p o r t e r. T h i s development delivered a step-gain over the network ’s My Condition Reporter App, delivered just 12 months earlier, and adds ingoing and outgoing condition reporting, inventory and routine inspection functions, amongst many other functions. With $12 billion of properties under management nationally, the demand for better customer service and organic rent roll growth is ongoing. Expert trainers focusing in these areas therefore featured heavily in the professional development schedule throughout the entire year. The ever-popular Property Management Facebook Discussion Group continued to be a source of networking and almost instant problem solving for Property Managers. It increased its following to 250 members.

Amongst other developments, the range of alliance partners supporting property managers was expanded. This assured a continued competitive edge is easily maintained. A community referral programme joined the range of marketing collateral on offer, and monthly newsletter templates were refreshed, adopting a new, more modern look. They remain a popular source of content for property managers to include in monthly statements and customer database communications.

Commercial property services leadership

commercial Following 28 per cent growth in just 12 months, First National Commercial now has 40 offices nationally, is an established leader in commercial property services, and offers a partnership proposition distinct from its competitors. First National Commercial enables residential real estate agents to build a commercial operation, leveraging from one of the countr y ’s largest, most recognised real estate brands – First National Real Estate. With over 400 offices throughout Australia’s suburbs and capital cities, its members are uniquely positioned to capture and market small and large-scale retail, industrial and office sector listings.

snap shots 18

Delivery of the Commercial QuickStart five-module programme strengthened First National Commercial’s recruitment proposition, giving it the essential tools to guide residential real estate agents through the establishment of a commercial arm, or the foundation of a stand-alone commercial business. This unique benefit of membership sets First National Commercial apart from other commercial brands and will contribute to future membership g r o w t h. F l e x i b l e b r a n d i n g a l s o underlines another point of difference, as does the famous willingness of First National’s core membership to share expertise for mutual benefit.

The five QuickStart modules – Model Office, Compliance, Property Management, Marketing and Brand – are a valuable resource, aimed squarely at business growth and written in plain English. They help members reap the benefits of working ‘on’ their business rather than working ‘in’ their business. w e r e l a u n c h e d, t h e N a t i o n a l Contact Database used extensively, and members added key contacts to FN Connect – First National Commercial’s corporate contacts sharing system. Changes to Work Health & Safety legislation affects risk for commercial property managers, hence Australian Property Compliance (APC) joined the network’s stable of Alliance Partners. This gives First National Commercial members expert advisors to turn to for audits, assessments, compliance advice and training. With its ever-growing suite of benefits, First National Commercial offers a compelling partnership proposition, courtesy of a member based managerial focus and a strategy founded in solid business fundamentals.

‘It is encouraging to see First National offices adding the commercial brand to their businesses, thereby growing and becoming a “one stop shop” for their customers. Meeting the challenges of rural Australia

regional As official event partner of the Victorian Government’s 2012 Regional Victoria Living Expo, 2.8 million people saw prime time TV and radio advertisements featuring the First National brand. Regional profile was further strengthened through established marketing initiatives, agricultural shows and regional field days. With 450,000 of Melbourne’s metropolitan residents contemplating an escape to the country in the next three years, the inaugural 2012 Regional Victoria Living Expo presented an extraordinary opportunity to seize prominence for metropolitan and regional members in association with the Victorian State Government.

Over 8000 residents streamed through the doors of the Melbourne Exhibition Centre, passing First National Real Estate’s exhibition in the process. More than 300 business leads worth an estimated $3.5 million in fees were captured during the three-day event, all of which were referred to relevant First National members. During the exhibition, State Premier, Ted Baillieu joined members and staff on the stand, donning a First National Rural Specialists t-shirt, with the words ‘Ask me about relocating’ on his back. Countless new customer relationships were subsequently formed, leading

to current and future business opportunities for all First National members. At the Commercial & Rural Conference, Senator Bill Heffernan addressed members concerning Australia ’s natural assets and the risk posed by the nation’s failure to appropriately capitalise upon them. Guest presenters educated members in their chosen fields, providing valuable intelligence and forecasts for both commercial and rural markets, to better prepare members for the year ahead. MSMs assisted this process; ensuring new members were aligned with existing members to build camaraderie, expertise and managerial confidence. The network ’s National Convention provided additional opportunities for members to interact, due to a schedule and programme that offered more time for member skill sharing.

For existing members, the service emphasis was upon more effective use of existing technologies, already deployed within their business – for instance, many members do not utilise Utopia to its full capacity because of staff turnover. Targetted training has improved usage and uptake. The identification of members’ Business Goals in recent years has helped inform a better understanding of what motivates members. As a result, ‘Peer Forums’ became more prevalent than traditional Zone Meetings throughout the course of 2012. These take the form of discussion forums where alliance

Making member businesses more competitive

alliance partners Alliance partnerships have always reinforced the competitive strength of First National Real Estate members’ businesses. Their commitment to maintaining the network’s progressive edge was emphatic at the network’s 30th anniversary Convention. First National’s Customer Relationship Management (CRM) system, Platform. This assisted members to understand the system’s strengths and how to make the transition to a single point of entry solution for sales, management and property management. Legislative compliance represents a significant challenge for estate agencies, particularly, in the light of new Work Health & Safety legislation and across the board changes affecting liabilities for commercial p r o p e r t y m a n a g e m e n t. T h e introduction of Australian Property Compliance (APC) as a new

alliance partnership makes it possible for members to confidently meet their obligations quickly, efficiently and costeffectively. Operating nationally, APC provides compliance audits, reports, advice, training, Essential Safety Measures guidance, and help with Work Health & Safety (WHS) matters. They are the ‘one stop shop’ that brings peace of mind to members. Other partnerships formed in 2012 included GasSafe Australia, RealSatisfied, Sothertons Chartered Accountants and HR Advice OnLine. These suppliers bring substantial benefits, either by simplifying management or by adding value to general property services so members

Sothertons offer specialist real estate agency accountancy services to the network, assisting with cash flow and working capital management, budgets and forecasts, recession survival strategies, risk management and internal audits. Many members benefited from their expert guidance in benchmarking and KPI management throughout 2012.

Customer satisfaction is integral to growth. RealSatisfied exists for the express purpose of helping members deliver their promise – ‘We put you first’. Its survey system enables members to consistently track customer satisfaction so they can respond appropriately and generate positive, business testimonials in the process.

Celebrating 30 years of camaraderie

national convention National Convention was a reflection of the membership’s pride in three decades of cooperative achievement. 30 new members joined over 400 delegates to celebrate and honour the past, while enthusiastically embracing the network’s future. A theme of growth set the tone for the network ’s 30th anniversar y National Convention at the Grand Hyatt Bali. With so many founding members in attendance, a reassuring sense of family and continuity imbued events. Widespread confidence in the network’s cohesion and direction was tangible. The spirit of achievement and abundance makes First National a potent force in Australian property. Cooperation defines our membership. Through structures enabling member input, the brand has advanced and First National members

are justifiably proud of the gains their cooperative has made. Four past Chairmen; Rory Trotter, Frank Tierney, David Hamilton, and Simon O ’Donoghue, joined past Board members and Regional Councillors, Ka y e H e a t h Aw a r d w i n n e r s a n d Advocates to celebrate three decades of member cooperation and accomplishment. Acknowledging the contribution made by First National’s many long-standing members, the network’s top priority was to pay tribute to their ‘blood, sweat and years’ – in other words, their investment made in establishing a respected brand and developing genuine member benefits. As such, events were carefully crafted to assure that, in the process of

recognising elder statesmen, Advocates and key-contributors; new members gained a full appreciation of the essence of First National, its journey, and the essential spirit of cooperation that will carry the network forward. The Hon Jeff Kennett, AC Reflecting the resilience of our membership, ex-Victorian Premier, Jeff Kennett officially opened the Convention with a reminder about the value of positive thinking and the importance of being grateful for this country ’s great fortune. Leadership, life and love, Jeff reminded delegates, are the things that matter. Pointing to the fundamentally robust state of Australia’s economy, the message

‘The National Convention in Bali was absolutely first class from beginning to end. The quality of speakers was sensational and, most importantly, I was able to catch up with members I knew from past conventions and meet plenty of new members. I had the opportunity to discuss with like-minded people the ups and downs of my business and compare solutions and ideas with them, drawing on their experience. To me, this is some of the best training on the market. My team and I look forward to having a strong presence and participation at Hamilton Island in 12 months time.’ Jeremy O’Donoghue Director First Nat ional O’Donoghues (Larakeyah, Dar win, NT)

was clear – don’t focus on the negative but grasp the positive and the results flow through everything. GEM Awards Nothing succeeds like success and members delighted in seeing the network ’s top national per formers recognised in front of their peers. The General Excellence and Marketing Awards provided the platform for some extraordinary results to be acknowledged and, with Jeff Kennett distributing the awards, our winners will long remember their night of nights! 30th Birthday Diamonds & Pearls Dinner Following the unveiling of the network’s 30th anniversar y video, there was scarcely a dry eye in the house. Delving deep into First National’s archives, this

retrospective revealed images from the founding days of First National. Going right back to the very first Board of Directors, Regional Councils and employees, members were reminded of the commitment and tenacity of their colleagues, many of whom were in attendance. Fun, Games & Entertainment Our 30th anniversar y called for a careful balance of work, play and surprises. Beginning each day with a relaxing Yoga session on the beach proved popular with large numbers of members. The official welcome dinner party was held on the beachfront, setting the scene for a traditional Balinese welcome and yet another John Blackman escapade. With a huge buffet of fresh seafood and Indonesian delights, members were spoilt for choice.

With afternoons scheduled for relaxation, members launched into explorations of Bali, its golf courses, shopping, restaurants and scenic attractions. Either that or they made great use of the Grand Hyatt Bali’s endless pools and water slides. AGM The outcome of the Annual General Meeting saw the continuation of Chairman Russell Burton’s (SA) leadership and the acceptance of the auditor’s Financial Report. All existing Directors were reinstated and, following the Board ’s first meeting, Directors appointed Mark Millington (NSW) as Vice Chairman, Mike Gray (Qld), Garry Nash (Vic), Cambell Giles (WA), and Deanne Lamprey (Tas) appointed as the Independent Director.

Getting Down To Business Conventions are about boosting skills, networking and expert advice. Lee Woodward ’s presentation – Getting the most out of the systems – showed members not only how to leverage from First National’s in-house products, but also how First National’s Competitive Edge with Lee Woodward system makes estate agencies operate as one unit, rather than separate departments. Florence Caruette’s outline of the dos and don’ts of real estate leadership provided insight into the successes and mistakes that so often characterise member businesses. and Zoe Freeman explained how Social Media is best used to advantage – a session that was jam packed! Nothing’s more important than a strong grasp of points of difference. First National therefore outlined 25 key points of strength that members and their teams grabbed hold of. Panels hosted by our most successful agents provided invaluable Q & A sessions, lifting the sights and aspirations of many a delegate. Inspiration takes many forms but Eddie Fakhri’s presentation compelled many to see their own challenges in a different context. Other sessions targeted Property Management and building rent rolls, Search Engine Optimisation, auction skills, growth, public relations, Platform, effective delegation to double productivity, rural, commercial, and how to best use your branding with Advertising guru, Kevin Dutton.

‘The Convention was held at a great venue and was one of the best real estate events I’ve ever attended. The daily schedule was enough to allow plenty of networking without the feeling of being rushed off your feet and drained at the end of the day. Supporting community

foundation First National Real Estate has long proved itself Australia’s most caring network of real estate agents, raising funds for Australian Red Cross for over seven years. The Foundation’s membership support base grew throughout 2012 and fundraising efforts led to over $1.4 million being directed to Australian Red Cross as well as non–DGR status charities. Funds management also enabled Foundation to meet its partnership target with Australian Red Cross from membership levies alone.

Free Red Cross First Aid Training courses were also provided to Foundation members. These were well received and member participation will continue well into 2013. In addition, this year saw the inaugural First National Foundation ‘National Raffle’ which had some great prizes up for grabs and raised an outstanding $6,169. In response to member feedback a n d t h e Fi r s t N a t i o n a l B o a r d ’ s recommendation to continue with a nationally recognised charity, a new agreement was negotiated

with Australian Red Cross. This new relationship will see Foundation supporting the whole of Australian Red Cross, rather than Emergency Services specifically. The Australian Red Cross will be aligning First National Foundation as their only corporate partner in the ‘Red Cross Calling’ campaign.
