he developers of Storm Mountain Ranch had their pick of any home site in the 1,050-acre development just east of Steamboat Springs — and it’s easy to see why they chose as they did.

Geographic activity Not surprising, Steamboat Springs and the outlying suburbs of Steamboat II, Heritage Park and Silver Spur were the areas that attracted the most activity, with 735 transactions or 64% of the market. What is surprising, however, is the increase in transactions in Stagecoach, which went from 82 to 136 in one year…a 66% increase. This was most likely caused by the September announcement of the potential sale of the dormant Stagecoach Ski Area and certain neighboring lands (no updates as of press time). However, even more surprising is the 65% increase in activity in Hayden, from 48 to 79 total transactions, which had no ‘big news’ to boost its demand. The lone area that saw a decline in activity was in North Routt, going from 64 to 57 (a modest 11% decline), which could have occurred from all of the attention Stagecoach and Hayden received.

Single Family Homes The most active product type in the Steamboat MLS, single family homes represented one-third of all residential and land activity, posting 342 total Routt County sales (+8%). In spite of the median price of homes in Steamboat Springs going up 14% to $762,500, it did not deter buyers, where home purchases increased 9% to 156. Hayden was the second most popular place to purchase a single family home with 43 ($237,500 median price), while the South Routt communities of Oak Creek, Yampa, Phippsburg and Toponas placed third with 36 ($193,500 median price).

Condominiums Steamboat Springs captures over 95% of the condo market every year, and in 2016 activity picked up 4% with 295 sales and a median price of $310,000; also a 4% increase. In 2015 Steamboat Springs may have seen its last condo sale below $100,000, for in 2016 the least expensive sale was a 295sf Mt Werner Meadows condo at $107,975.

Town Homes Overall town home activity increased 11%, but Steamboat saw a slight 4% increase to 150, the median price dipped 4% to $493,250. Town homes in Stagecoach caught the attention of 23% more buyers, and enjoyed a median price increase from $159,400 to $172,500.

Land 2016 saw a healthy 29% increase in Routt County land sales to 205. This could be due to the lack of standing residential inventory available for purchase. Of those, 46 (-13%) were within the Steamboat Springs town limits. Also dropping in Steamboat was the median price, from $369,000 to $296,500. Stagecoach enjoyed a 183% increase in sales, from 30 to 85. Yet, with all of this activity, median price actually went down from $17,400 to $16,795 year-over-year.

additional thoughts Luxury Property

One could say 2016 was the year Steamboat’s luxury market came out of its slumber. For properties priced from $3.5m (which is a price point the MLS has posted at least one sale since 2006), 2016 posted 11 sales, which is only one less than 2014 and 2015 combined. Further, sales in the Sanctuary, which is one of Steamboat’s most exclusive neighborhoods, saw nine sales. That is one less than what occurred in 2013, ’14 and ’15 combined.

Foreclosures Bargain hunters are going to have to look long and hard for foreclosures to surface these days. From hitting a high of 306 in 2011, only 31 foreclosures were reported in 2016…the fewest since 2000.

Peeking into the Future Election years are typically slow for real estate, but 2016 certainly did not act like it was. The path the market has taken since 2008 has been improving at a fairly consistent rate. Although interest rates may be creeping up this year, they typically do not impact resort markets that much (although they do impact entry level buyers where every point makes it more difficult to qualify). The lack of vertical supply is going to be more of an issue in 2017 (and even in 2018). There are no new multi-family projects on the near horizon. Due to shorter supply and increased demand, expect the 2017 market to make a move to more of a seller’s market and post 1260 to 1285 transactions with total dollar volume between $725m to $750m resulting in an average price increase to $575,000. he full-service ski vacation concept behind Robin and Heather Craigen’s Moving Mountains luxury vacation property management company has enjoyed so much success in the past five years that Robin Craigen wonders aloud if he could export the concept of a catered ski chalet to another ski area about 100 miles southeast of Steamboat Springs.

“Will we grow outside of Steamboat? I haven’t settled on it, but we can only get and retain a certain number of people to come to Steamboat,” company President and CEO Robin Craigen said, adding there may be “huge gaps in Vail/Beaver Creek,” for people who want the kind of individualized attention guests at Moving Mountains enjoy. Picture a multi-family, multi-million dollar vacation home that can include a private shopper and fully catered meals, freeing adults from the time-consuming task of keeping a mob of young cousins fed. Robin Craigen has a term for this luxury: the “time benefit of money.”

“I am sometimes frankly amazed that people take ski vacations,” he said. “It’s only for the thrill of being on the mountain and wanting to create great memories for their families that people put themselves through the logistical challenges and the expense of getting here.” The Moving Mountains chalet concept, which was recently featured on the Forbes website, relies on removing the logistical challenges inherent to ski vacations in order to free vacationers to pursue their passions.

For skiing families, or groups of families, who


can afford to spend $3,000 or $4,000 per night for a spectacular vacation home, the concept can make economic sense. During periods of lower demand, there are chalets available for $1,000 to $1,200 (catering comes with an additional charge). During peak season however, there are homes that rent for between $7,000 and $10,000 per night. The levels of available service go beyond meal preparation (Heather Craigen is the catering director, as well as company vice president) and on-demand car service. Robin Craigen emphasizes to his staff that the company’s name literally signifies a willingness on their part to move mountains in order to please the guest.

“You have to treat your team well and find the right people,” he said. “Very specifically, we talk about every challenge being an opportunity. It’s something we live daily. … When you’re paying what some of our guests are paying, the expectations are super high.” So, the shuttle drivers are coached to ask guests, “Is everything the way you want it to be?” And if the answer is “not so much,” then, “How can we fix that?”

If a guest comes down with an untimely chest cold, “We’ll run some chicken soup over,” Craigen said. “We want to find the little thing,” that communicates Moving Mountains will go the extra mile to please its guests, Robin Craigen said.

Changing attitudes of luxury homeowners

In 2012, with the economy finally emerging from recession, Moving Mountains managed

44 luxury ski chalets and had a full-time staff of 12, plus 30 seasonal employees. Since then, the number of properties under Moving Mountains’ management has grown to 75 properties, with a full-time staff of 15 and close 40 seasonal workers. “It started small and grew,” Robin Craigen said. “The big question is ‘Where do we go from here?’ We’re not trying to be everything to everybody, and that’s turned out to be a really good thing.” A factor in the expansion of Moving Mountains’ roster of luxury rental homes is that the economic recession of 2009 led to a shift in the attitudes of second homeowners toward short-term rentals.

The vacation rental market in Steamboat Springs helped some affluent people continue to afford their homes in Steamboat. And as the economy has recovered, luxury homeowners have grown more comfortable with allowing strangers to enjoy their properties. The result is, instead of leaving the household dark when they are away, the property is transformed into an asset. Because each of the properties Moving Mountains manages is someone’s prized home, Craigen and his staff seek opportunities to encourage their owners to leave a little personal touch behind.

The 3,880-acre ranch was listed in late 2015 for $16.5 million, and the ranch’s nearly 2,000 remaining acres and ranch improvements are now listed for $7.25 million. “What we sold was good recreation and grazing land, and what remains is more of a well-rounded cattle operation,” said Christy Belton, of Ranch Marketing Associates, who represented the sellers, listed as Harvey Steamboat Partnership LTD.

Firestone said the buyers, listed on county records as the Jaggers family, had looked around the Steamboat area a couple years for a large piece of property before purchasing the ranch. Firestone said the acreage features ample water rights and diverse terrain, including aspen and pine trees and ponds.

“It was another quality ranch that had pretty close proximity to town,” Belton said. “And while it is close to town, it felt very remote and is a very private ranch.”

The remaining portion of the ranch, which is still up for sale, features an established cattle operation, with covered hay barns, sheds, a heated shop and an enclosed equipment storage. Residential improvements include a 1930s farmhouse, a three-bedroom, two-bathroom, modular home and a 630-square-foot cabin that could be used for ranch employee housing.
