… to this our seventeenth edition of the “At Home in the West Country” Magazine. It seems to have been a very long winter since our last Autumn Issue and I am sure that I, along with almost everyone else in the country, are looking forward to some much better weather in the weeks and months ahead (though at the time of preparing this introduction many parts of the country are struggling with some serious cold and 16’ snow drifts). Whilst there are some indications that the UK property market is beginning to improve, there is no doubt that the top end of the market has had a tough time for the past 18/24 months. In particular where either the sellers or the agents have not set about the right plan from day one over the pricing and marketing of theirs or their clients homes, leading some buyers and sellers to be very confused as to why some homes have sold quickly and others have taken months, and in many cases, then selling for less than they should have done had the marketing and pricing been right at the outset! I certainly have confidence that the spring and summer months will be better than this time last year, but only for those home owners who are willing to consider the very best route forward when it comes to the marketing of their home. The quality of the properties coming to the market over the coming weeks is exceptional across our region and the number of buyers looking remains stable with perhaps a gradual increase in the volume of “Away” buyers (outside of the West Country) coming back into the market since the start of the New Year. However, unless your home is truly unique, then the way in which your home is marketed and priced will still be one of the most important factors in determining whether you are successful or not in the weeks and months ahead. After the last 6 months being very much in the doldrums for the Cornish country property market, we are at last seeing signs of improvement. It is a fact that the Cornish economy is one of the poorest in the country which has meant that we, compared with other counties covered by Fine & Country, are more reliant on buyers away from the county. As part of our market monitoring process, we are able, and do constantly, track what is happening with other property for sale through our competitors as well as our own. As a result we can report that where success is achieved it is as a result of sensible and not trivial price drops and the other sector achieving results are new instructions. The latter are based on current value pricing so where those others have dropped to current price levels, they are most likely to get a deal. Perhaps not an easy pill to swallow but Cornish prices needed to be brought in check. So the news is getting better. The level of viewings are increasing markedly and deals are now taking place. Applicants are quickly enquiring and responding to price drops and new instructions but mainly from the web. The days have gone when they expect vendors to drop and look at higher priced properties on that assumption. So as ever price is king; get your quoted price right and your chances of doing business are far greater.
