by Andrew Ellinas Regent’s Park is now firmly established as part of what property analysts call Prime Central London or PCL, that golden area in which the world’s super-rich want to have houses both for their own use and as investments for long-term capital growth and rental income. The natural beauty of the park and its stunning architecture goes a long way to explaining this – it is simply a fabulous place to live. But compared with other parts of PCL, Regent’s Park has a wide variety of accommodation appealing to all lifestyles, from pied-à-terres for executives that have to go to regular meetings in the City to ambassadorial residences for families that entertain on a heroic scale.
So it is not surprising that property prices have continued to rise. At the top end, original Nash houses with views over the Park are now selling at over £10 million, and apartments at over £2m. A new report predicts PCL prices to rise by 3.2 per cent in 2012. Rents are rising also, as the City of London recovers from the financial crisis, the rises being more than enough to maintain yields at attractive levels for investors with the financial muscle to provide the considerable capital outlay.

Regent’s Park education Regent’s Park is famous for its gardens, the architecture, the theatre and the zoo, but few visitors realise it is a centre of excellence in higher education as well. World-renowned institutions such as the London Business School and the Royal Academy of Music are located on the park, and many American universities have campuses here. The arrival of the first college back in 1908 was greeted with horror, however. Bedford College, one of the first colleges offering degree-level education for women, had taken a lease on South Villa in the Inner Circle, and the residents were outraged. Major buildings would change the sylvan quality of the Park, they said, and the concentration of so many young women would attract the wrong sort of man into the area. Questions were asked in Parliament. Happily, Bedford College was allowed to move in and flourished, offering science subjects and sport as well as 6
subjects traditionally regarded as more suitable for young ladies, such as arts and teacher training. The College erected many of the buildings still on the site, such as the Reid Hall of Residence, the Tate Library and the laboratories. In the educational revolution that followed the ‘swinging sixties,’ Bedford College began to admit men as well as women, and eventually merged with Royal Holloway and moved to west London. In 1985 the buildings were taken over by a new institution, Regent’s College, an outpost of Rockford College, Illinois, which provided a place for American students to study abroad and a base for studies with a British focus.
Since then, many other institutions have started up on the site, notably the European Business School London with its emphasis on languages and internationalism and its programme of student exchange, the School of Psychotherapy and Counselling Psychology, Regent’s Business School London and the London School of Film, Media and Performance. Regent’s College is now also the London campus of Webster University in St Louis, Missouri. Such has been the success of this Anglo-American venture, Regent’s College now plans to become a fullyfledged university in its own right. Another major international institution with its home in Regent’s Park is the London Business School, which occupies premises built behind the façade of one of John Nash’s most imposing terraces, Sussex Place. The LBS is one of the top five business schools in the world, according to the Financial Times, and four of its professors recently featured in the Thinkers50 list of the most influential management academics globally. The school has 1,800 students and also has a wide programme of executive education, so the area benefits from the presence of high-flyers from round the world at its courses. LBS academics also do ground-breaking research, though the latest results from Dr Celia Moore, assistant
professor of Organisational Behaviour, are rather depressing. She found that people who cheat actually feel good about it and do not feel guilty at all. Dr Moore feels that if guilt can’t be relied on to prevent cheating, we need to “become more sophisticated at designing schemes to reduce it.” The Royal Academy of Music’s main facade is on the Marylebone Road, but it also occupies 1-5 York Gate, another Nash building. RAM is one of the world’s leading conservatoires, with composer Sir Arthur Sullivan, conductors Sir John Barbirolli and Sir Simon Rattle, soprano Katherine Jenkins and even pop legends Annie Lennox and Sir Elton John as alumni. As with the other colleges, RAM makes a great contribution to life in Regent’s Park with regular concerts, lectures and master classes in its recital halls and opera house, and its museum of musical instruments. Finally, there is the Royal College of Physicians, which isn’t an academic institution but a club for doctors. It is housed in one of the most dramatic of Sir Denys Lasdun’s buildings, erected in 1961. Standing in the Outer Circle, Lasdun’s building could not be in greater contrast with Nash’s elegant classical terraces. It is a concrete monster in the Brutalist style, square, unornamented and taking no prisoners. It is a powerful architectural statement, though not to everyone’s taste.

The CuriousCaseof 221B Baker Street Ask anybody who was the most famous person to live in Baker Street, the chances are they will choose Sherlock Holmes. The great detective resided in rented rooms at 221B Baker Street, sharing for a while with his friend, biographer and sidekick Dr Watson and looked after by the faithful landlady Mrs Hudson. The Sherlock Holmes Museum now occupies the Georgian town house with the address 221B Baker Street, and it certainly looks the part. The house even has 17 stairs up to Holmes’s apartment on the first floor, exactly as mentioned in A Scandal in Bohemia. But eagle-eyed visitors soon notice that the house is between numbers 237 and 241 – surely it would logically be 239? And what about the plaque just along the street claiming that 221B was on the site of a big Art Deco office block? Controversy has raged over the ‘true’ location for decades. When Sir Arthur Conan Doyle wrote the books, Baker Street only went up to number 100 – he clearly wanted to avoid embarrassing a real house owner by his creation’s celebrity. The street was later extended northwards to make the fictional address a reality. The owner of the building at 221, the Abbey National Building Society, used to take the mountains of mail addressed to Sherlock Holmes and even employed a secretary to answer them, but now the address has been transferred to the Museum even though tidy-minded bureaucrats hate the disruption to the numbering scheme. There is no confusion about the address of Holmes’s creator, however. In 1890 Conan Doyle and his wife moved to a flat in Montagu Place and he set up as an opthalmologist at 2 Devonshire Place, close to Harley Street. He had so few patients all his time could be devoted to writing, as he said in his memoirs: “Every morning I walked from the lodgings to my consulting room at ten and sat there until three or four, with never a ring to disturb my serenity... therefore when I returned to the lodgings at tea-time I bore my little sheaves with me, the first-fruits of a considerable harvest.” It was not long before he abandoned medicine for literature, for which we can all be sincerely grateful.

his enterprising young British yacht broker has made it his mission to bring to yachting a whole new level of lifestyle detail. For Dubsky, it’s not simply a question of
“take the commission and run”: instead, he puts his peerless contacts book to good use to make sure that you get whatever you need on your trip and before you even know you need it. It’s a sort of broker-meets-concierge service, though Dubsky is still searching for another term to describe what he does. “Concierge is a tricky word,” he muses. “We’re not offering it as a concierge company, we’re offering it as an addition to the yacht.” His company, Yacht Masters, charges no extra fees for the service - which, beyond simply finding you the perfect superyacht,
could range from securing gold dustlike tickets, such as Centre Court Finals Day at Wimbledon or a sold-out operatic premiere, to connecting you with a crack team of maritime security guards to protect your yacht as you sail through dangerous waters, or even just advising you on prep schools for your children. If you’re lucky, he might invite you shooting in the country, or fly you out to drive supercars in the Arctic Circle. It sounds like a risky business plan: lots of outlay, but where’s the return? Well, he says, his clients aren’t idiots: they know what it costs to charter that yacht.
BROKERAGE WITH A REAL DIFFERENCE
“Any broker can go and get the yachts, and many do, simply acting as booking agents, but we have gained good relationships with both owners and Captains and are very competent at negotiating on all deals, but there is always a limit. Every yacht is listed at the same price wherever you go.” So why are they coming to Yacht Masters rather than other brokers? “The only reason is going to be down to the level of service they get in the core product and the general level of service they get from dealing with us, and the privacy they get. People like that.” He must be doing something right: he's just opened his third office, in Monaco, a glamorous addition to his existing presence in Britain (at a private, very discreet country estate) and, most recently, Montenegro. In fact, he is the ONLY superyacht broker to settle in the new marina at Porto Montenegro, the latest under-the-radar playground for the Alist, all glorious vistas and retro chic. That’s no small achievement for a man still in his mid-30s. A combination of hard work, entrepreneurialism and, of course, fantastic connections has played in his favour but he says he will not hesitate to drop a connection should they be involved in something he deems “unethical or untrustworthy”. After all, his business relies upon trust and friendship - his version of “social networking with likeminded people” is more likely to involve six or ten people on a driving trip on the Côte d’Azur than 500,000 followers on Twitter. The same goes for establishing a team upon whom he can rely to work with the same dedication, resourcefulness and 28
courtesy. “Finding staff is probably one of the toughest things in the industry,” he says. His people around the world are just as adept at understanding the technicalities of yachting as dealing with the lifestyle requirements both on board and off, and they are united by one overriding concern: their clients’ happiness, whatever that takes. A lot of it comes down to good judgement, and that is something he has honed over more than a decade in the yacht business (not to mention a spell in the wine trade and another job selling supercars in Park Lane) - and it didn’t always come easily, he says.

“When I first started in yachts, and I was 24, there was a 22-year-old client in Monaco who wanted to charter a 200ft yacht for the Monaco Grand Prix. He said he’d walked into the main Monaco yacht brokers and no one had taken him seriously. Well, I was brand new, and I was taking everybody seriously, so I went to see him. And I assumed that, as a guy who could spend that sort of money, he’d want a flash restaurant so I asked where he wanted to meet and he suggested Stars ’N’ Bars ... which is just a simple bar … and he said to me, “What do you want to drink?” I looked at him and thought, you’re 22, I’m 24, it’s lunchtime: “I’ll have a beer.” So the beer came and he ordered a cappuccino, and I remember thinking what a mistake I’d made. I had just assumed he had been living life as a jetsetter, but of course he was a normal guy; he didn’t want a drink at lunchtime; he met at a bar because it was the easiest place to go to. And there aren’t many guys that we deal with who just want to show off. They’re just normal people.” 31
Normal his clients might be, but sometimes a little showing off is exactly what they do want and, thanks to the flexibility and personal touch of a small company, rather than some huge credit-card concierge system, Dubsky can provide it - alongside as much discretion as you like. So while you might want a quiet romantic week on a yacht with nothing but sea for miles, when it’s time to pop the question, you can get that Champagne delivered just at the right moment - an experience one of his clients has enjoyed. “Someone proposed recently and we were able to drop the crate of Champagne using GPS-guided parachutes and co-ordinates from the yacht.” That’s the kind of normality you’d go back for again and again.

irvana Spa, a simply magical retreat with award-winning facilities, far removed from the stresses of the world and tucked away in the peaceful rural area of Wokingham in Berkshire. Firmly established as the leading health, fitness and day spa facility in the country, a visit leaves you with a feel-good factor like no other, whichever of the facilities on offer you choose to enjoy or your reasons for visiting. Invited to relax, refresh and restore myself for a day in the tranquil yet stunning new Spa Garden at Nirvana Spa, how could a girl refuse? That all too rare LizzieB pamper moment in sight I was soon heading away from London and down the M4. Spa members I found with some envy can now experience the very best in outdoor rest and relaxation with the Club’s latest investment, the Spa Garden, a superb landscaped outdoor area adjacent to the Roman Room. This most impressive of new developments incorporates a refreshing and generously-sized 6 x 12m outdoor heated pool, four mini spa pools heated to 35ºC to ease those aching muscles and over 100 comfortable loungers enabling you to soak up that Summer sun when it shines. And it shone for me so I did! As I have come to expect of my Nirvana, the Club has covered every base. There was no need to move myself inside and away from the sun (honest!) whenever I started to feel thirsty or even that little bit peckish during the day. A
delightful al fresco dining area has been designed which allowed me to enjoy the same deliciously mouth-watering menu choices and variety of smoothies and hot and cold drinks as I had found on my previous visit to the Spa’s Garden Café. Made from the freshest of ingredients and ranging from light healthy snacks and salads to à la carte spa cuisine and some particularly naughty-looking yet highly tempting desserts decisions were difficult ones but I managed. The outdoor bar serving refreshments all day, the well-deserved chill-out time can be endless. You can treat yourself to a glass of bubbly or select from the wide range of smoothies, fruit juices, teas and coffees always on offer. The new outdoor relaxation pool is heated to a constant 30ºC and features the same ultraviolet light technology as all the other Nirvana Spa pools, keeping the water sparkling and sanitised whilst dramatically reducing the amount of chlorine added to the water. The Club has created with apparent ease the same uniquely relaxing environment outside as has always been found inside at the Spa. No detail left
unattended to, the Spa Garden includes discreet showers and toilet facilities with full disabled access. pril 2012 saw the launch of a portrait portfolio, In London, by prolific photographer Chris Craymer, featuring over 120 portraits of London-based people, some famous, some not. The book is an intriguing melange of people whose portraits somehow capture the spirit and essence of this exciting capital city in a year that puts London firmly centre stage. As Chris puts it, “Every city creates a certain style of person in a way, by attracting all sorts of different people.” Despite achieving great success as a commercial and editorial photographer, Chris has constantly created his own work for personal projects, delivering images that feel spontaneous, intimate, charming and above all alive. In London began with a shoot for Italian Vanity Fair. “We did two shoots where we got all these different people in that we felt were representative of London,” Chris recalls. “The idea was to retain ‘elements of their own style’. gave them a choice of what they wanted to wear, and they supplemented what we did.” It was an intriguing new departure for Chris. “This idea of fashion portraiture,” he says, “where you are actually trying to say something about the person, trying to reflect what I felt about these people and at the same time trying to show them in a light that was in keeping with their character.” Feeling inspired, Chris set up a series of open studio days in London and invited a mix of people to come along and pose for him. In London includes many of these shots, together with further portraits that Chris has taken over the past few months, from the famous - Annie Lennox, Russell Brand, Liam Gallagher, Dannii Minogue, Robert Pattinson, and Emma Watson to name but a few - to the unknowns singers, dancers, musicians, stylists, models, bike messengers, students, architects and designers, with ages ranging from 8 to 80, all photographed in
a way which brings out something that Chris sees as being an intrinsic part of the sitter’s nature. For example, he captures Robert Pattinson smiling - not something you see very often in most staged
portraits of the actor. “All his pictures are really serious, and yet I’ve managed to get him smiling” Chris says. “For me, that is part of him. It’s my take on him. To me he’s an open, friendly person.” 59

The total amount of the cover price (£25.00) of every copy sold was and continues to be donated to the lifechanging London-based charity, Kids
Company. Kids Company was founded by the charismatic Camila Batmanghelidjh in 1996 to provide practical, emotional and educational support to highly vulnerable Inner City children. Kids Company’s services reach 17,000 children across London, including those most deprived and at risk, whose parents are unable to care for them due to their own practical and emotional challenges. These exceptionally vulnerable children not only negotiate significant challenges in their family homes, they also face immense threat within their
neighbourhoods. Often they are exposed to relentless violence, some are forced into working as drug couriers or prostitutes, and many experience chronic abuse. Kids Company provides a safe, caring, family environment where support is tailored to the needs of each individual. The charity operates through two street level centres and a therapy house in South London, as well as a drop-in provision in Camden, North London. It also offers and provides therapeutic and social work services in over thirty schools. 61
“The work that Kids Company does is quite exceptional,” says Chris “and at a time when I have so many opportunities in my career it seems right to try to give something back.” This is the second publication that Chris has produced over the past three years. The first, Romance, was a magical collection of photographs capturing those special, raw moments which perfectly articulate the true meaning of romance. The couples featured in the book were all real couples with a strong
sense of personal style and individuality and in varying stages of what Chris has described as ‘pre-mortgage love.’ The 130 images, some in colour, some in black and white, still-life alongside lifestyle, are wistful, lustful, joyful and most importantly playful - the light, witty touch being an important element in much of Chris’s work. “Romance for me was the perfect vehicle to make pictures which can convey a number of emotions. I wanted to try to make pictures which could be sexy, funny, powerful and even
soulful.” Romance is still available to purchase through Amazon. The theme of Romance proved so popular that Chris is now working on a follow-up edition, Romance USA, which he hopes to publish this coming Autumn, work schedule permitting! London-born Chris first worked in newspaper photography and celebrity portraiture, eventually becoming the exclusive photographer for George Michael and Wham. He went on to develop a career in fashion and beauty photography, as well as shooting lifestyle and portrait photographs for clients worldwide. The increasing popularity of his work eventually led to him uprooting his family from their home in Putney, relocating to Westport, Connecticut, where he established a studio base in the centre of New York City. Despite his American base, Chris continues to work in the UK, most recently on campaigns for Clarks Shoes as well as the very successful TV commercials campaign for Dove. His editorial work regularly appears in American, British and French Glamour and Vanity Fair.
