PRIME CENTRAL LONDON: Market Update buying prime London property. We have observed that French and Italian buyers have been the key overseas buyers driving sales in Chelsea, Kensington and Belgravia. Taxation and financial concerns within the Euro Zone are driving these continental buyers to invest their money in London residential property.

n the first eight months of 2013 residential values in prime central London have risen by 5% overall, and by up to 7% at the top (£20 million plus) end of the market. The market has exceeded expectations, and the growth is stronger than the calculations provided by property experts at the end of 2013: for example, the Beauchamp Estates December 2013 forecast for Prime London was for a 1% rise in values over this year. There are a variety of reasons for this continued buoyancy. Firstly interest rates remain low; bank lending to investors for high quality London homes has continued to improve; the capital’s economy has outperformed the rest of the UK and global investors view London real estate as a “safe haven” and tax efficient location for their wealth.

Of the central London districts, Knightsbridge, Belgravia and Mayfair have been the strongest performers, with significant and sustained demand for large houses by affluent end user buyers and new build units by overseas and UK investors. Beauchamp Estates sales values for two bedroom apartments in Knightsbridge and Belgravia are averaging £7-£8 million, with the corresponding value for London townhouses averaging £20 million. In the necklace of village style districts surrounding central London such as Putney, Wimbledon, Roehampton and Islington there has been substantial price growth of up to 10% over 2013 to date. In these districts off plan buying in new developments is popular because investors can see prices rising and therefore have the confidence that they can buy off plan 18month to two years before a new development is build complete and then benefit from capital value growth as the scheme moves towards completion. Currently 12% of all deals that we undertake are for off plan sales, this is up from around 6% five years ago. Currently in London off plan buyers are spending anything from £300,000 up to £1.3 million on acquiring a one or two bedroom apartment. There has been a significant rise in European families, in particular from France and Italy, 120 reside | EDITION 11

We have observed that the French buyers are purchasing London homes for end use, whilst the Italian buyers are acquiring the properties as rental investments or as London homes for their children, who work in finance or law in the City of London. We report that French buyers are either spending up to £10.5 million on spacious apartments overlooking garden squares in Kensington or Belgravia, or are spending up to £25 million on smart freehold houses in Chelsea. Italian buyers are spending up to £5 million on apartments Chelsea and Kensington. The new French Finance Act, which came into force on 30 December 2012, now means that personal income tax has increased from 41% to 45% on households earning more than £128,550, with a new 75% tax rate on individuals with incomes exceeding £857,000. French capital gains tax has increased from 24% to up to 45% and additional social taxes are payable at a rate of 15.5%. In addition, rules on dividend payments and overseas investments has also been tightened. Corporate taxation and governance laws have also become more stringent. All these changes have resulted in a rise during 2013 of French buyers looking to invest, live and work in central London. We underline that exchange rates mean that since 2008 London residential property prices to Euro buyers have risen by only 8%.

We have observed that another enticement for young French families looking to live and work in London is the fact that the number of French schools (Lycee) in London is also set to rise. Currently there are French Lycee in South Kensington (caters for 3,900 pupils) and Kentish Town (opened in 2011 and caters for 700 pupils). Now a new French Lycee has been announced to open on a site once occupied by Brent Town Hall in Wembley, opening in 2015 and accommodating 1,000 pupils. We highlight that Italians are amongst the best savers in the world. However with the Italian economy contracting, employment shrinking and the Italian government suffering from a debt to GDP ratio of 120%, Italians with the resources to do so have been re-investing their money in London real estate. The Italians are investing in established addresses, Chelsea, Kensington and Notting Hill, buying either as rental investments or homes where their children can either be based whilst they either study or work in London. During the last 10 months, buying activity at the top end (£20 million plus) of the prime central London market has been dominated by purchasers from Russia, the other Commonwealth of Independent States (CIS countries), the Middle East and Asia. Looking forward over the final quarter of the year we forecast that the buoyant and sustained sales rates and lettings activity will be maintained and that September and October 2013 will be particularly busy months with new developments launching and instructions being brought to the market.

The central chronograph hand is associated with two counters on either side of the vertical axis in order to count off the minutes and hours elapsed since the start of the measurement. The lower part of the dial is devoted to the operating indicator that testifies to the smooth running of the watch and comprises the date aperture appearing at its base. Reinforced cermet Recently developed by research labs for high-powered race-car engines, reinforced cermet boasts a number of decisive advantages by combining performance and shock resistance with extraordinary lightness. As ever in the vanguard of innovation, Jaeger-LeCoultre has secured exclusive use of this high-tech avant-garde material in the watchmaking field. Nonetheless, this lofty ambition called for a complete rethink of case design as well as production processes. No effort is spared when it comes to making a watch to meet the level of demands never before imposed on a timepiece. This revolutionary high-tech material is composed of an aluminium core and ceramic particles, covered with a 40 micron-thick protective ceramic coating. The ceramic microspheres are made from a crystalline powder mixed with fuel composed of gas and oxygen-enriched air. The mixture is then ignited and, as the heat given off by this combustion reaches a temperature of 2500°C, meaning above the melting point of alumina, the alumina crystals take on the shape of spherical drops. The latter are rapidly cooled down to room temperature in order to form solid particles. In a second phase, the ceramic microspheres are mixed with aluminium powder and the product thus obtained is heated in a vacuum to 600°C to avoid any oxidation. Once this operation is complete, the aluminium is agglomerated with the ceramic microspheres and the base material is thus ready to be blanked and machined to form the case – which is then covered with a protective ceramic layer. The latter operation is performed by an electrochemical process that provokes the formation of ceramics towards the outside of the case – thus ensuring extreme homogeneity between the base material and the protective coating.
