An Unexpected Journey! The new owners of The Old Rectory at Dodbrooke in Kingsbridge have, for the last year, been on an unexpected journey which has been both thrilling and daunting in equal measure.

It all began on Boxing Day 2012 when they woke up in their lovely home in North Pool (a barn conversion) where they had lived happily for a number of years and decided that they wanted a new challenge and a different home. That in itself was surprising as it came from nowhere and yet once the thought was in their heads they felt they really had to do something about it!

The Masssey’s already had a relationship with Marchand Petit which had been formed when they originally moved to the South Hams some 12 years ago, having lived as ex-pats around the globe during their careers. They had found the company and personnel to be excellent and saw no reason to change things. So onward and upward, after Christmas they approached Marchand Petit for a market appraisal of their existing property, Spring Coombe in North Pool, and were delighted to be introduced to the new crew at Marchand Petit including Prunella Martin who runs the Prime Waterfront and House Department assisted by Sarah Anderson. Marcus Lucock, MD, back at base was now steering the company. The Massey’s warmed to their realistic and enthusiastic approach immediately, putting the house on the market within days. Mr Massey, by his own admission, a bit of a stickler for detail and high standards, found the company to be right on the button for photographs, viewings and day-to-day contact and within a very short space of time they had had a number of viewings. One of the viewings then materialised into an offer and a sale was firmly in the bag and exchanged within four weeks. The Massey’s believe that the marketing together with the Prime Waterfront and Country House team at Marchand Petit had without doubt delivered exactly the right clientele through the door for viewings at the right time and the whole process was almost stress free. However now came a slightly larger problem of where they were going to move to. Fortunately they had a holiday booked so off they went to America putting this particular dilemma to the back of their minds until their return some 3 weeks later.


The team at Marchand Petit had other ideas, however, and they had a number of properties to show the Massey’s on their return which were within the brief they had been given. Mr Massey commented on the fact that Marchand Petit appeared to have the best market share of the properties over £750,000 within the South Hams area and furthermore the Prime Waterfront and Country House team more than lived up to expectations with response times, follow up enquiries and excellent business focus.

Mr and Mrs Massey were quite astounded to find themselves in this situation only months after deciding to sell their previous house and they describe the whole experience as extraordinary. There has been a huge amount of work to do on Dodbrook and yet this work has been a great pleasure to carry out as it is simply repairing and refurbishing what is already a very beautiful house. In addition to the main house in the grounds, is the Old Coach House, which is now where the Massey’s are living whilst all the renovations continue and which will one day become a guest annexe once they have moved into the main house. “Prunella Martin knew exactly what she was doing in her property search for us. As soon as we pulled up we knew this was the house for us – we fell in love with it then and there!”

Marchand Petit is no doubt a flagship estate agency in the area, but any business is only as good as the people that work for it and represent it and Marchand Petit is fortunate to have an exceptional team.

Prunella Martin had found and introduced the Massey’s to a beautiful Grade II listed property in Kingsbridge tucked away at the rear of Dodbrooke Church. They visited this as one of their first properties on the list and instantly fell in love with it. However, as complete realists they continued their viewings of the other properties on the list. None could compete with Dodbrook House and after a couple of other visits and copious research both by themselves and with the help of Marchand Petit – they put in an offer. This was accepted and within weeks the purchase of the property was well on its way.

For a couple who are into their retirement, to take on a renovation project shows great foresight and fortitude and it seems that Prunella and the excellent team at Marchand Petit knew this about the clients before they knew it themselves!

The process is not complete just yet but it is well on the way and I have invited myself back to this beautiful and very special property to carry on with the story once the new owners have moved in and completed their very exciting journey!

Salcombe Voice A truly handsome Edwardian house with water frontage, foreshore and moorings, The Weald came onto to the market at £3.5 million and sold for just shy of the guide price after just 4 viewings. Although the market has been much more buoyant, Salcombe remains a national market. Dartmouth Voice Whilst we are yet to see any ripple effect from the soaring London housing market, the feeling is far more positive and is leading to increased volumes of turnover at realistic values.
