hese are difficult and challenging economic times and arguably they are here to stay for some time. There will be no quick fix. Easy money which was in part to blame for current difficulties and led to unprecedented house price inflation is no longer available. Inevitably these changed circumstances have impacted upon the residential property market but is the market really as dire as some commentators would have us believe?

The monthly statistics I receive from the 40 Jackson-Stops & Staff offices nationwide suggest otherwise. Monthly sales have increased for the past 8 consecutive months when compared to the equivalent months in the previous year. Encouraging news but the market is not easy and it is at times like these that the services of a long established professional agency such as Jackson-Stops & Staff prove their true worth. That is not to say that all is plain sailing. One of these deals was seriously jeopardised by an unbelievable delay by the Solicitors acting for the Lending source, who claimed a 48 hour turn-around, when a 48 day claim would have been closer to the mark. Thankfully most other lending institutions are reacting a little quicker, albeit that we have yet to see the return of high L.T.V. Mortgages.

Jeremy Smallman, Schuyler Pratt With two completions and three exchanges of contract, the first week of May has been the most enjoyable week for us here in Chelmsford for some time! We are at last beginning to see a few ‘London young’ venturing up the main lines of commute, buying ‘a home suitable for a young family for at least the next ten years’.

In fact our three most recent sales (between £800,000 and £2,000,000), were all to young families ‘moving to the country’ from Metropolitan Essex and South-West London. This trend should continue as prices in the Capital rallied well last year, which has given more confidence to those buyers in our midmarket range, something that has been in short supply since 2008.

Although the extra 2% added to Stamp Duty by The Chancellor on the sale of properties in excess of £2,000,000 did little to help those properties priced in the early 2s, those prospective purchasers looking for properties well in excess of this level still have few to aim at. Those to whom I have spoken since the Budget consider this additional rate to be a ‘fait-accompli’ and will not let this deter them from chasing ‘the perfect place’.

Richard Jones, Quentin Jackson-Stops Our Northampton office can look back on 2011 with a feeling of pride as we managed to increase the number of properties sold year on year by 40%. However, every silver lining also has a cloud! The downside being that the average value of those properties sold was 13.5% lower than the previous year which reflects both a general fall in property values (down on average by 3% to 4% for the year) and also that activity was greatest for houses in the £250,000 to £500,000 bracket. With the continuing euro crisis, the possibility of a double dip recession in

Britain, high unemployment, low growth and the shortage of mortgage finance; the prospects for property for the rest of 2012 could look very gloomy. However, we feel that this might just be a “Life of Brian” moment when we should all be whistling “Always look on the bright side of life…”! Why so? The reasons are that interest rates have never been lower and look as though they will remain so for some time yet, property values are in real terms (taking into account inflation) perhaps 25% below the peak of 2007 and, assuming that one can scrape together a deposit, buying a property could result in lower monthly payments than renting a comparable property. We may well look back in the future on 2012 and see it as the bottom of this cycle and the perfect moment to buy. As night follows day, property prices will begin to rise again as increasing population and numbers of households collides with the falling numbers of new homes being built. The question is not whether prices will start to rise again but when. We have had a good number of interesting new instructions so far in 2012, the most notable amongst them being The Grange

at Grendon, a superbly restored eight bedroom former rectory, with a detached cottage, charming garden, home office and a stunning indoor pool, priced at £2 million. This is a property which can be justifiably said to “tick all the boxes”! Other new instructions ranging from £250,000 to £2,000,000 can be seen on the pages that follow. While nationally the volume of sales and residential property values, outside Greater London, have over the past year continued to drift downwards, we have managed to buck that trend. We experienced an active market through the autumn of 2011, culminating in the best December since opening in Ipswich in the year 2000. What is evident from the marketplace is that London has far outstripped the country in terms of price rises. Last year saw an increase of nearly 40% in London, whilst the rural market flat-lined at around 3%. This imbalance was largely due to foreign money flooding into London, mainly due to Eurozone nationals looking for a safe haven for their money as their economies started to falter. As with all imbalances, they do correct over time and any vendor selling in the capital will have the opportunity of buying comparatively ‘cheaply’ in the country and banking the residual equity. We look forward to, in time, this inevitable migration of newly armed buyers into the country market. The initial signs this year were slow, although activity improved with the brighter weather in March. This year the Company celebrates its centenary, and still maintains many of the traditions and principles first seen in its early years. Apprentices are an important part of the Company and Seamans Building has received awards for Apprentice training, giving youngsters the opportunity to learn a specialist trade and in turn offer their skills to Clients. The family based Company prides itself on the fact that several tradesmen have served their apprenticeships and worked for Seamans Building, with their children growing up and joining the Company as apprentices themselves. The price growth differential between London and Norfolk is now probably as wide as it has ever been. We have seen evidence of London buyers capitalising on this. A good example is The Manor House at Great Snoring which had a guide price of £1,800,000 which went under offer in four days and completed four weeks later. Further evidence of this has been reflected in other sales

Q: Why would people contact you and not go direct to an agent?

and I aim to make sure that my clients avoid the usual hassles involved in property purchase. So that’s no wasted journeys, no time spent trawling the internet and, most importantly, not finally seeing your ‘dream house’ only to find it is already under offer. Due to my professional contacts in the region, I am able to let my clients know about houses before they are advertised to the public. 85% of the houses which I helped my clients to buy in 2011 never came to market…

Q: Assuming I secured your services, how would it work exactly?

A: Buying a house is one of the most important decisions we make in our lives. I work with my clients to understand exactly what they require from a home and then I go out and find it for them.

A: The first thing I would do is to arrange a meeting to discuss exactly what you want from a house. The old adage ‘location, location, location’ always rings true. If necessary, houses can be adapted to suit your own personal requirements but the one thing that cannot be changed is location. It is useful to bear this in mind when thinking about which elements of a property are most important to you. At the meeting you pay me a deposit, sign my terms and conditions – which sets out exactly what I will be doing for you – and I’m then ready to start my search. I only

Nine times out of 10 there are no details because the property is not yet fully on the market, so I take lots of photos from angles which the agent hasn’t covered – remember the agent is working for the seller and his job is to ensure that the house looks its very best! Where possible I will put together some history of the house. Once you’ve seen the photos we chat it through and decide whether you should come and see it or not. The perfect house in the perfect location can be hard to find.

A: I find houses from people and estate agents. Sometimes I am contacted directly by owners who choose not to hand their houses over to agents, in order to avoid multiple viewings and time wasters. This obviously gives me the heads-up on some unique buying opportunities. I also have my ear firmly to the ground the whole time, so I hear about houses when the agents first see them - ie before they are put on the market. Q: How do you keep in contact? A: When I first meet with clients I often hear, ‘’the agents never call me!” I keep in constant contact with my clients, providing information on properties I have viewed on their behalf, new instructions and details on properties that I have rejected. I think it’s very important to be in contact regularly – and if there’s nothing specific to report, I’ll still be in contact, even if it’s just to talk about the glorious sunshine we are having in Norfolk!

Obviously it’s not worth my time looking for something you will never find… It can be a case of reducing your area down and realising that as long as most of the boxes are ticked, you will be happy. The perfect house, in the perfect location, at the perfect price is always difficult to find, so sometimes we will have to compromise. That might be accepting one less bedroom than you’d like or settling for five rather than ten acres; it’s important to be honest with yourself about what you really need and what, in an ideal world, you’d like. Q: I have seen our perfect house but it's not for sale. Is there anything you can do? A: In that instance, I would make an approach, completely confidentially, to see if the owner would like to sell; sometimes they say yes and sometimes they say no, you just never know. Q: What is the procedure when you see something you think may be suitable?

Q: Who arranges the viewing? A: When the right property comes along I will arrange for us to view it together. It’s very useful for me to see what you like and dislike and I will be able to discuss any queries you might have on the house. Before your viewing I will have driven around the area to check that there is not a busy road close by or indeed any electricity pylons or pig farms on your doorstep. If the viewing goes well I can, if required, arrange for appropriate third party consultants to accompany us on a second viewing. I am happy to introduce you to all members of my professional network which include solicitors, planners, chartered surveyors, architects, designers and builders. My aim is to provide you with a smooth service all the way through the process. Need a recommendation of someone to house-sit while you go on holiday, or for a reliable window cleaner? Want to know if you can add a stable block or if you can buy some more land to extend your garden? I can help with all that too. Just the other week I even sourced a Labrador puppy for one of my clients!

Q: Our area is quite large – can we expect to find what we want? A: If I feel that your expectations are too high then I will tell you. For instance, if you’ve got your heart set on a Georgian family house in good condition with five bedrooms and five acres around Holt for £600,000, that might explain why you have been

Q: Once an offer is made, what’s the next step? A: Once I’ve made the offer on your behalf, I then deal with all the negotiations. This will ensure that the correct surveyor has seen the property and any problems are sorted out before they become a major issue and a deal killer. I work with an excellent solicitor who helps ensure that the legal side is taken care of and any problems are dealt with at the earliest possible opportunity. The estate agents tell me that last year some 65% of their deals fell through, so a lot of my time is spent ensuring that this doesn’t happen. I am pleased to say that during 2011 it didn’t happen to my clients once.

Q: Will you help us make an offer? A: The buying process has many different hurdles that need to be crossed, so I will advise you on how to get an offer accepted. Making it look attractive to the agent and the

vendor is important as they usually want to sell to somebody they like and therefore making them like you is really important. Using the right solicitor who will push proceedings through to exchange, rather than sitting on any problems, can also be absolutely crucial.
