Lettings James Sellicks Lettings are experiencing an exciting and incredibly busy season, with the growth in both demand and supply for private renting we have seen our fully managed property stock escalate over 30%. A survey of landlords shows increased activity in the private rented sector and these figures suggest that landlords will remain focused on reshaping their property portfolios throughout the year. Internet statistics show that our tenant property searches have doubled, which demonstrates an excellent example of a mainstream market with a healthy supply of quality property stock delivering greater rental affordability to professional tenants. The increase in rental prices is reflected in tenant demand for high standard accommodation, as they expect to pay between 35% to 50% of their total income on rent. The current sales market condition indicates the profile of our tenants is changing, with professionals being forced or choosing to rent as they see this as a low-hassle and lower risk option for the shorter to medium term when compared to purchasing a home.

We have experienced a significant rise in short term lets due to an increase in the number of rental properties coming onto the market because they could not be sold. Reluctant landlords are attracted by the flexibility of a short term let as this can be a good option for people who have found a buyer for their home, however have not found the right property for themselves. Equally, a short term let is ideal for those who are keen to purchase new property without having to secure a sale of their own home as income may be sustained whilst it is rented. Short term lets are ideal for tenants who are testing a new area before committing to move there, or tenants who are working away from home for short periods as renting can offer more stability and home comforts than a hotel. The need for rental properties continues to grow and is expected to remain robust across the private rented sector. Open Hands’ partnership with James Sellicks was first sparked in the winter of 2010, when a friendly group of James Sellicks staff helped us wrap Christmas presents to give to our guests. Since then, the reputable Leicester based business has been instrumental in assisting Open Hands meet the needs of the most vulnerable people in our great city. Open Hands Christmas meal Having been part of Open Hands’ Christmas activity the previous year, the James Sellicks team were keen to serve at our special Christmas meal in December 2011. They fully immersed themselves in the fun and cheer of the occasion, greeting and chatting to guests, serving food and handing out presents. With a record number of guests attending this treat of a meal, the team were a tremendous addition, helping us ensure that our guests got the ‘royal treatment’. We were moved by the team’s enthusiasm to get (quite literally) a face to face view of what Open Hands is all about-people. Furniture Donations A large part of the Open Hands operation is providing second hand furniture to our guests who struggle to afford the basics such as beds, sofas and fridges. We rely solely on donations from the general public in order to provide this free service. The wider the pool of donors, the greater the chance of meeting need and so when James Sellicks agreed to advertise our charity to their customers, we were delighted at the prospect of increased recognition and donations. A number of families have benefitted from the furniture donated through James Sellicks. Sponsored bike ride In May this year, Open Hands was the beneficiary of funds raised in a sponsored bike ride from Leicester to Norfolk. Five brave men from Trinity Life Church along with some of the staff at James Sellicks (including Mrs Sellicks) took on the challenge and raised over £3000 for Open Hands! James Sellicks was instrumental in organising the event, making it possible to inject such a substantial amount into the work of Open Hands. With social responsibility increasingly becoming a focal point of modern business enterprise, James Sellicks has truly gone above and beyond the call of duty in its uniquely close partnership with Open Hands. We at Open Hands could not be more grateful for the support we have received and are confident that more and more people in Leicester will benefit from our link with James Sellicks.
