At this time of year, whatever your trade or business, there is a tendency to look back on the past twelve months, analyse the results and try and forecast what will happen in the forthcoming year. This so-called ‘crystal ball gazing’ certainly applies to the housing market when leading economists, lending institutions, property portals and not to mention estate agents such as ourselves all add their views to what might be in store.

It would though seem that 2013 will bring more of the same. By that I mean that sales volumes will remain largely unchanged and house prices will not move very much, either up or down. This has been the case now for the last two to three years with minor fluctuations from month to month or from one quarter to another but, in essence, the trend line on both graphs remains pretty flat. This is of course no different to another key statistic, the Bank base rate, which has stayed at 0.5% since the early part of 2009 and looks set to remain at this level for a good while longer.

We all know that the economy in this country is weak. We experienced a double dip recession earlier this year and some pundits are already asking the question whether or not there will be a triple dip recession in 2013? I for one will not be drawn but, just as sales volumes and prices fluctuate within relatively small parameters, economic growth will probably do the same. All of these indicators mean just one thing. The likelihood is that, unless there is a major catastrophe in the world or perhaps in Europe, then in one year’s time we shall look back on 2013 and say that it really wasn’t very different to 2012. Not very exciting perhaps but probably not too far from the truth. Nevertheless it could be termed a stable market and that is something many buyers and sellers would have craved for only a decade ago. A consistent market allows people to plan with a degree of certainty so if you are planning to buy or sell in the next twelve months then perhaps these market conditions will suit you. The move you have been putting off for the past two or three years in the hope of a change in the market can now go ahead.
