Spring is upon us and alongside colour in the gardens and hedge rows, there is fresh activity once more in the property market. The dark days of winter (and the snow in December) seem well behind us and, if the last few weeks are anything to go by, we can look forward this year with cautious optimism. “One swallow doesn’t make a summer” is true enough and anyone who foretells of a large growth in sales or heaven forbid, prices, have perhaps to return to planet earth. Across southern England at least though there is a reality across the market that life goes on and if you want to move house you can now do so with the security that prices are not dropping further and also, and perhaps more importantly, that the time to find a buyer should be considerably quicker than twelve/eighteen months ago. Agents have at last learnt that over priced stock doesn’t sell and a much more realistic approach has now developed particularly from sensible owners who resist the temptation to be flattered. The level of new stock coming on to the market remains depressed and the outlook looks similar. Do not be fooled into thinking therefore that this is a buyer’s market – it is far more balanced than that. If you find the property that you like, negotiate by all means, but make sure that you come away with it!
