A new confidence in 2014 We saw good activity from both buyers and sellers in 2013, but a new confidence is seeping into the UK housing market in 2014, with interest rates continuing to stay low. We are experiencing a high demand for properties to buy and rent in the area and the Cobham market is buoyant with the number of transactions up 20% on this time last year, with January being a busy month with plenty of new buyer activity.

Property Prices Although there is a shortage of properties available, the right pricing is still required, along with marketing strategy and experience of a good local agent to maximize opportunities. Our knowledge of recent sales of local homes allows us to advise what a sensible and effective asking price is, which has kept our sales conversion rate above industry standard.

Finance At the beginning of 2013 we spoke about how first-time buyers are the “ignition factor” for the entire residential sales market and that there needed to be initiatives to enable banks to lend to this sector. The introduction of the government ‘Help to Buy’ home ownership scheme was a welcome step in the right direction and we expect to see more sales aided in this way this year.

Buy to let We have seen a strong increase in investment buyer activity and predict this will continue. Many long term landlords are taking advantage of the buoyant market and cashing in on their property investments. New Homes 2013 saw a significant increase in new home demand between the £2 - £3.5million price range, the highest since 2006 and we would expect this to continue in 2014, pushing up land values.

Leading the way in Claygate 2013 was definitely a year of growth. Steady growth in 2013 More people than ever before are relying on the private rented sector, tenant demand grew throughout 2013 and we experienced a rise in demand from those unable, or currently finding it inconvenient, to buy their own homes, and those reluctant to commit in the current market or who simply like the flexibility of being able to move more easily. There has been a significant demand for good quality “core market” rental properties priced between £1000 and up to £3000 per month. We experienced a high number of buyers, but not so many sellers, therefore when properties came to the market, there was high demand at the right price and they sold quickly. High demand came from young professionals moving out of London, who are perhaps looking to start a family and young families needing more space and good access to the excellent range of local schools, and some interesting buyer enquiries that made swift decisions.
