Spring appears to have finally arrived after all the dreadful weather and floods at the start of the year and we have at last been blessed with some better weather which allows the spring flowers to come out and people’s minds to turn to whether the time is right to buy or sell property. With the revival of the property market, particularly in the South East, showing no signs of relenting, and prices increasing in this area by between 5% and 10% since last year, the problem we currently face is one of a lack of stock. This lack of stock is created by the fact that prospective vendors are not being prepared to commit to selling their own house, until they can find one to move to, hence the vicious circle which results in a general lack of available property for sale. Since the start of the year whenever a property comes onto the market at the right price, there is a tremendous amount of interest, often resulting in multiple offers, best and final bids, and sometimes sale prices being achieved well in excess of the guide price. The Budget brought some further good news for the property market with the extension of the Governments ‘Help To Buy’ scheme for new homes until 2020, and this again enables a whole new host of prospective purchasers to come into the market and try and find a suitable property to buy without having to save for years and years in order to raise a deposit. The Budget also advised us that the Government intends to continue with their house building policy ensuring that there are at least 200,000 new homes being built every year, which again will help increase the supply of properties to the market. However, this takes time and with the planning process still remaining tricky, particularly in the Green Belt areas of the South East, it is likely to be several months before more new homes schemes become available to buy. Let’s hope the sun continues to shine and the house market continues to boom, although we do not necessarily want to see a “bubble” being created with prices going up out of kilter and a lack of affordability. We just need to see the number of transactions to continue to increase. The company – now one of the only estate agencies in Surrey with its own professional surveying practice - was founded by auctioneer and estate agent Sidney Clarke and surveyor Frank Gammon when the pair joined forces and used their combined talents to create an estate agency, which soon became known for its trademark ‘professional yet personal’ service.
