For the first time in several years we have been blessed with predominantly dry, and a relatively hot summer. At the same time we have seen a more positive property market with prices on the increase particularly in London and South East. A shortage of stock has led to premium prices being achieved for the right property in the right location often with plenty of competition to acquire it. With the continued low interest rates and the unlikelihood that they will rise in the near future; the fact that more lending sources are bringing out better mortgage products; and the Government ‘Help To Buy’ initiative being launched, all factors are in place to help people to be able to raise finance and therefore acquire a property, should they wish to do so. New homes stock is selling extremely well and we are fortunate that we have been favoured with a number of very good instructions on new homes sites across the area, several of which we have been successful in selling “off plan” and others as soon as the show unit has been finished. As a firm we have also had two very successful property auctions this year with all Lots being sold either prior, during the auction or post auction. This is an extremely effective way of selling one’s property if you need to effect a quick sale, but are not necessarily looking for the optimum price, if speed of sale is more important than end value. I do believe the market will continue to remain buoyant particularly with the Government ‘Right to Buy’ scheme now being opened up to second hand homes. I believe this additional finance package will enable more purchasers to get onto the property ladder, and as a result we will see the market continue to remain on an upward trend, but hoping that affordability will still remain at a sensible level. I hope you enjoy reading this edition of our magazine. Next year we celebrate our 95th anniversary so look out for some special events.
