Women’s Day

bargaining power. Thus they will be empowered, invulnerable and unscathed in the face of tragedy and unforeseen circumstances.

While issues of women’s property rights remain at the grassroots level, many women in Malaysia are seen to be taking major strides in the property industry.

Property ownership by women

The United Nations has drawn up 17 Sustainable Development Goals to be achieved by 2030, including one that calls for gender equality. Among others, the goal of “achieving gender equality and empower all women and girls” involves property ownership and control over land. It is to address the fact that many women around the world are victims of religious and customary systems that deny them their rights to property ownership. While religious and customary laws have granted equal ownership of property to couples, women are often found to be treated unjustly based on custom and tradition. This then raises the following questions: • Why do women still face unequal share of inheritance of land and property? • Why are women still struggling to claim ownership of what is rightfully theirs? • Why do many women still need to register their property under the names of their husbands, brothers, fathers or sons? It is to be noted that Malaysian common law as well as religious laws grant equal rights to women when it comes to land and property ownership. According to Prof Siraj Sait, University of East London Director of Research and Director of the Centre for Islamic Finance, Law and Communities, religions and customary traditions across the globe are often multi-layered and can lead to misinterpretation of women’s property rights. “The approach towards women’s property rights is shifting from needs to rights approach. The shift is from a charity approach to needs approach followed by empowerment approach to the rights-based approach,” he said at a training session during the World Urban Forum 2018 held in Kuala Lumpur in February. Titled ‘Human Rights-Based Approach to Women's Land and Property Rights in the Mus-

lim World’, the session was participated by stakeholders and women rights champions from countries including Sudan, Saudi Arabia, Ethiopia, Indonesia, Jamaica, USA and South Africa.

Religious and customary laws In some cases, the misinterpretation of religious laws and the enforcement of customary laws have resulted in women being denied their rights to property ownership. Land and property rights were assumed to be exclusive to men because of the patriarchal nature of the society and the ancient social beliefs the women are forced to follow. As time passed, land and property exclusivity to men became the norm and accepted by both men and women. Steps being taken by government and private bodies to educate women on property ownership are often limited to urban areas. Women in rural areas, without access to education and information, are often left with nothing.

Significance of owning property 1. Financial freedom from property ownership Property is seen as a durable asset and low-risk investment. Often, women are limited to liquid assets that are highly likely to be sold off first in the face of tribulation. Owning property gives them long-term economic assurance and a nest egg for their old age. 2. Property as an empowerment tool Women with property ownership have rights to decision-making on various aspects of their lives. Owning properties will give them social status and respect in the community that might be lacking otherwise. With decision-making rights come

Dr Renesial Leong

Malaysian women in the property industry

While issues of women’s property rights remain at the grassroots level, many women in Malaysia can be seen taking major strides in the property industry. However, this was not the case in the 1980s when women were deemed incompetent to purchase properties and finance loans. As a result, women were reluctant to venture into the property industry. Property investor and author Dr Renesial Leong recounted her experience in the 1980s when she was scouting for a sub-sale unit. “I remember setting an appointment to view a unit, and the male owner told me point blank that he would only proceed with the viewing if my dad, the decision-maker, came along!” Today, the property scene in Malaysia has progressed to be more inclusive of women. However, many women still lack the courage to enter the industry. “One of the main reasons might be not understanding the game enough to have the courage to take that first step,” said Dr Leong. “I strongly urge all women out there, regardless of their age, to consider owning properties as one of their main investments. Done correctly, the benefits are profound and financial security is long-lasting,” she said in emphasising the fact that property is indeed an empowerment tool for women. > So dear women, clear the cloud of societal norms this Women’s Day and get a grip on your property rights.

maju KL for the masses

Haven of modern lifestyle homes that hit all the right notes

A

mid a challenging property scene, experienced developer Maju Group has shown its calibre by introducing innovative solutions to potential homebuyers. Those looking to secure their first home in the Klang Valley should consider Maju Kuala Lumpur Loft Apartment (Maju KL), a haven of lifestyle abodes within reach of the masses. Sited on a generous 14-acre plot in Sungai Besi, Kuala Lumpur, this development comprises seven blocks of 39-storey towers. The residential units take up 29 storeys while the remaining floors house the retail podium and car parks. Every 882-sq-ft residence throughout the development has a 22ft floor-to-ceiling height, and each standard duplex accommodates three bedrooms and two bathrooms.

Connectivity is key At a time when transit-oriented development (TOD) is all the rage, home builder ASM Development (KL) Sdn Bhd – the developer of Maju KL and a member of Maju Group – is determined to offer dwellers plenty of public transportation choices. ASM Development is a wholly-owned subsidiary of ASM, the flagship of Maju Group. Residents need not drive or catch a bus to the nearest train station. Link bridges from Maju KL to an MRT station or KTM station will be in place once the entire development is completed. Furthermore, the MRT station will only be four stops away from the Bandar Malaysia High-Speed Rail station. To ensure privacy, parking access for residents and visitors to the

retail area will be segregated. Maju KL is located just 5km from The Mines, Bukit Jalil City, Pavilion 2 and Terminal Bersepadu Selatan (TBS), making it a much-desired address. Owners will be delighted to know that an upgrade on traffic interchanges at Kuala Lumpur-Seremban Highway and Lebuhraya Sungai Besi Highway (Besraya) should provide greater connectivity for the Maju KL community.

Modern metropolis At Maju KL, modern-day conveniences are at your doorstep. Various cuisine, fashion and entertainment outlets are merely a short walk away. A myriad of sporting options such as futsal, basketball and badminton promote a healthy lifestyle as well as encourage communal living. Remember friendships forged through sports and games in your neighbourhood park? If physical activity is not your cup of tea, a brisk walk around the serene pavilion or a relaxing session at the yoga zone may be just what the doctor ordered.

Maju KL is a haven of lifestyle abodes within the reach of the masses.

At Maju KL, modern-day conveniences are at your doorstep. Various cuisine, fashion and entertainment outlets are merely a short walk away.

Maju KL offers its dwellers plenty of public transportation choices, minimising the dependence on private vehicles.

All units have a 22ft floor-to-ceiling height, and each standard duplex comes with three bedrooms and two bathrooms.

Tenancy in an instant Every unit at Maju KL comes fitted with a Roset kitchen cabinet, electric waste crusher system, built-in shoe cabinet, shower screen, bidet, hanging wardrobe, automated vacuum waste collection system, indoor panic button, Panasonic electrical appliances and Astro TV service. With all these in place, homebuyers can move in without delay. For those seeking a return on investment, this is a perfect set-up because units can be rented out immediately.

Maju Easy Payment Scheme Acknowledging the challenges in financing for home ownership, Maju Group has drawn up the Maju Easy Payment Scheme (MEPS) to assist first-time buyers or parents who are looking to help their children own a home. The key benefits of MEPS are low entry fee, easy downpayment, delayed loan application and easy transfer of ownership. With cash upfront of only RM2,000, you will be able to own a unit at Maju KL. For many young working adults,

coughing up 10% in downpayment can be a herculean task. MEPS gives potential home owners the option of paying monthly interest-free instalments over a period of three and a half years. As for the delayed loan application, homebuyers need only to apply for the home loan at the end of the third year of monthly instalments. This gives buyers ample time to improve their CCRIS and CTOS standing. In addition, buyers can purchase a unit at Maju KL and easily transfer it to another party such as their children by paying a minimal fee of RM500, once the financial muscle to service their home loans is achieved.

At a time when transitoriented development (TOD) is all the rage, home builder ASM Development (KL) Sdn Bhd is determijned to offer dwellers plenty of public transportation choices.

ho would have imagined that Wangsa Maju, a rubber estate till the 80s, could grow to become an established township in Kuala Lumpur. Following the opening of the Tunku Abdul Rahman University College and University Tunku Abdul Rahman, Wangsa Maju blossomed into a vast residential precinct for students of the two educational institutions. The area is popular with city dwellers because of good connectivity, and also surrounded by popular regions such as Setapak, Taman Melati as well as Gombak district in Selangor. Recognising this advantageous location, Binastra Land Sdn Bhd has created homes for the Gen-Y with its latest development, Sinaran. This high-rise is a low-density single tower that offers 206 serviced apartments. It stands on a 0.818-acre commercial titled leasehold plot with an estimated gross development value (GDV) of RM115mil. The project is expected to be completed in the second quarter of 2022. The unit configuration of Sinaran is suitable for young executives. Buyers can choose from Type A of 725 sq ft or Type B of 880 sq ft. Type A is a two-bedroom, two-bathroom unit while the larger Type B has three bedrooms and two bathrooms, which is intended for those who may need extra space for storage or to accommodate guests and visiting relatives. The development is also targeted at investors who may want to later convert their units into homestay options or more commonly into student accommodation. Stepping into a typical unit at Sinaran, you will notice that it is designed to maximise space usage despite having a balcony and dry yard. In addition, all bedrooms are squared off with no odd corners.

An excellent double podium and sky lounge are provided for the residents to rejuvenate after a long day at work.

Sinaran shows its concern for the environment by adopting key steps such as recycling water for landscape plant use, using LED lights in the car park to reduce power consumption, and implementing a north-south orientation for cooler dwellings. Residents of Sinaran will be greeted by an array of amenities due to the mature neighbourhood. The area is home to Fairview International School, Tunku Abdul Rahman University College, Malaysia Institute of Art, International

School of Kuala Lumpur, and Sri Utama School. Retail conveniences include AEON Alpha Angle, Wangsa Walk, AEON Big, AEON Mall AU2, Giant, and Festival City Mall. Getting to Sinaran is a breeze as it is seamlessly connected to other parts of the Klang Valley through the Wangsa Maju LRT Station for those depending on public transport. Motorists can reach the property by way of MRR2, DUKE Highway and the AKLEH Highway. For those keen on the lifestyle that Sinaran offers, the units sell from RM486,800 to RM629,800 each.

BRINGING YOU CloseR to nature at Gaia Residences

High-rise development blends with the lush landscaping of Gamuda Gardens

A

S a town-maker, Gamuda Land creates places that people will call home, want to be a part of, and grow up and grow old in. Gamuda Land achieves this through a few key development principles – strong master-planning, innovative place-making and community building – that are applied to all its town and high-rise projects. Launched last year to overwhelming response, Gamuda Gardens is an 810-acre township development located in Sungai Buloh. Its first phase of double-storey link homes was fully sold. Gamuda Land has now introduced the town’s first high-rise development, Gaia Residences. Spread across two towers of 17 and 18 storeys, Gaia Residences features 500 service apartments, 18 units of two-storey shops and 12 units of retail shops. Home sizes range from 550 to 900 sq ft. The word Gaia means Earth in Greek – which implies a living, breathing organism and giver of life. In line with Gamuda Land’s development philosophy of “listening to what the land has to tell you”, Gaia Residences is planned with lush landscaping and rejuvenating water features that blends seamlessly into Gamuda Gardens’ backdrop. “At Gamuda Gardens, we are blessed with rolling terrains and beautiful hills, so we are able to work with nature. We bring the water that runs off the land and let it flow it into our lakes, which are natural ravines between the hills,” said Gamuda Land chief executive officer Ngan Chee Meng. Our thoughtful preservation of the hills creates a sense of place as we are able to have hillside homes, just as we have lakeside homes. “With our experience and expertise in good town-planning, we are able to allow the lakes to cascade down the length of the town in a series of streams and waterfalls. As such, the essence of the place remains unchanged – only enhanced,” Ngan added. Gaia Residences is designed to take advantage of the panoramic greens at Gamuda Gardens, with lush terrain enveloping the development from within and outside. Some of the units enjoy a view of the majestic waterfall, hills and lakes situated just across the development. The community is at the heart of Gaia Residences. A good vertical community is where people know one another, live and play together, and look out for each other. Hence, Gaia Residences thoughtfully incorporates all the right places – the play place, wellness place, gathering place, eating place, and retail place. Ample facilities and amenities can be found at Gaia Residences, from water resort-like facilities such as a beach pool that connects to the “Lazy River Pool” to a floating pavillion, multipurpose court, BBQ deck, wellness gym, sky podium and more. a variety of avenues to gather and get to know each other. The 18 units of two-storey shops and 12 units of retail shops are incorporated into this vertical community to provide added convenience such as F&B, retail, laundry services and convenience shops. Gaia Residences is also within walking distance to Gamuda Gardens’ Village Square and the Residence Club where cafes, restaurants, retail outlets and other modern amenities are located by the waterfall and lakes to serve the needs of the communities within Gamuda Gardens. The high-rise is suitable for young couples thinking about buying their first home and seeking a hassle-free lifestyle, young executives who are looking for units with smaller built-up areas and prefer the convenience of using the MRT or LRT for daily commute, singles with family members staying nearby, or investors. Gamuda Gardens is located at the confluence of three major highways, Latar, Guthrie and North-South expressways. It is only a short drive from the city, especially with the Kuang Elevated Interchange System that provides direct access from the North-South Expressway into Gamuda Gardens. To find out more about these homes, visit Gamuda Gardens’ sales gallery on site or go to gamudaland.com.my. Alternatively, call 03-6037 2888 to speak to a Gamuda Gardens sales consultant.

Living spaceS to treasure at Emerald Hills

Guocoland provides avenues for leisure and family time

T

HE scarcity of land in mature townships has made it difficult and expensive for developers to allocate sufficient space for facilities. A development with quality features is much sought-after especially in highly-populated areas like the Klang Valley. Developer GuocoLand (M) Bhd addresses the issue by creating meaningful spaces for homeowners. The available open spaces provide avenues for leisure activities and family time. GuocoLand’s Emerald Hills at Alam Damai in Cheras is a 47-acre freehold residential development that uses 21 acres for various facilities and amenities to enhance the quality of life of residents. The development comprises four condominium towers and terrace houses. Buyers get to choose from three types of condo units with different built-up are-

as – Type A 1,195 sq ft, Type B 893 sq ft and Type C 840 sq ft. The launch of condo Block A and B of South Tower has been scheduled for April 2018. The whole project will be developed in phases and is targeted for completion by 2023. With some creativity, the developer has designed several leisure spaces at Emerald Hills called “serene space”, “social space”, “open space” and “airy space”. These spaces have different functions to suit the needs of residents of all ages. Emerald Hills is a low-density residential development that sits amid hilly greens with a calming central lake at its heart. The lake, which was originally a retention pond, will become the centrepiece of the development. The lakeside central park has a barbecue pavilion, jogging and bicycle paths as

well as a clubhouse and an infinity swimming pool overlooking the lake. Not only do these facilities promote healthy living, they serve as communal space for residents to gather and mingle. The themed gardens and designed leisure spaces will be the best places for residents to unwind and rejuvenate after a long day at work. The back lanes of the terrace houses, called Garden Terraces, will be turned into linear gardens for residents to enjoy the beautiful landscape and catch up with neighbours, while the living room will have a view of the garden. The gated and guarded concept of Emerald Hills will give residents peace of mind. The development is located at the peak of Alam Damai in the Cheras area which has easy access to major highways.

AME creates resort-like industrial parks Developer shows factory areas need not be dull

t

hink industrial park, and images of large factories, poorly maintained roads and traffic congestion come to mind. This situation is often due to poor planning and lack of maintenance. One developer, however, believes that industrial parks can be brighter. In fact, award-winning AME Development (AME) has a track record of building boutique industrial parks since the early 90s. The developer has gained vast experience in putting up high-quality industrial buildings to meet the needs and requirements of their multinational corporation clientele. AME’s recent innovative industrial parks are named i-Park, which have grown increasingly popular in the Iskandar region in Johor. Since 2011, AME has developed its own managed industrial park – namely i-Park@SiLC and i-Park@ Indahpura – with comprehensive infrastructure, gated and guarded security, and integrated amenities. The innovative company continues to up the ante, so much so it has become the first developer to create an industrial resort in the country.

Accolades for stylish i-Park After tasting success with the first two i-Parks, AME introduced the industrial resort named i-Park@Senai Airport City. This first-of-its-kind development

and material wastage. In addition, the developer has adhered to the Green Building Index (GBI) that addresses environment and sustainability issues.

Easy-access location

The i-Park features a recreational park with sports facilities and an amphitheatre for workers to maintain a healthy lifestyle.

helped AME clinch an accolade in the StarProperty.my Awards 2017: Jewels of Johor under the “The Best Industrial Park Developments” category, and further solidified the company’s reputation in that property sector. Spanning 189 acres of freehold land, i-Park@Senai Airport City is conceptualised to merge industrial activities, business operations and healthy lifestyle, including indoor and outdoor sports facilities, into a fully integrated, gated and guarded industrial hub. Unlike other industrial parks, this will be the first to feature clubhouse facilities including a gymnasium, swimming pool, studio, multipurpose hall and outdoor sports facilities such as futsal courts, tennis court and beach volleyball court. The idea is to promote a resort lifestyle in the heart of an urban sprawl. AME’s quest to encourage healthy living and leaving a low carbon footprint explains why bicycle lanes and pedestrian

walkways are incorporated into the layout of i-Park@Senai Airport City. As a fully integrated and managed industrial park, tenants and owners can enjoy features that include high-speed fibre optic broadband, gated and guarded 24hour security system, CCTV surveillance, natural gas and workers’ dormitory. This industrial park offers a standard semi-detached factory, one-acre detached factory and two-acre detached factory. Besides the standard size and design, i-Park also provides larger units and tailored factories for clients requiring unique layouts and customised specifications. AME takes pride in their ability to be flexible in building design, which in turn allows them to offer service solutions. Their fast delivery has helped the company earn the trust of investors. Most of the company’s services – initial planning, construction, mechanical and electrical systems, and eventually maintenance – are done in-house, which reduces time

The i-Park@Senai Airport City is located within Iskandar Malaysia and surrounded by mature townships like Skudai, Impian Emas, Senai and Kulai. The development is easily accessible through the North-South Highway, Senai Desaru Expressway and the Second Link Expressway. At the same time, the i-Park is close to the Senai International Airport and Singapore Changi Airport as well as the three major entreports in Johor, namely Tanjung Pelepas Port, Johor Port and Tanjung Langsat Port, and Singapore’s Jurong Port.

Attracting global players From the get-go, AME wanted to build an innovative and sustainable industrial park that is digitised and aligned with new digital industrial technology. To achieve this, the company has created a conducive area that instils communal living and allows social interaction. AME’s ambitious endeavour has been rewarded significantly, both in the form of accolades and return on investment from top-tier international companies of various industries including pharmaceutical, electronics and electrical, manufacturing, engineering, logistics, oil and gas, food and beverage, and processing and packaging.

A New era of urban living JKG Land crafts innovative high-rise that's enhanced with green technology

h

ere’s a property targeted at young executives, starter families and upgraders. The ERA, along Jalan Segambut in Kuala Lumpur, is being fashioned by developer JKG Central Park Sdn Bhd (JKG Land). This high-rise development will be sited on 14.8 acres of freehold land and comprise a total of 2,923 units offered in three phases. Each phase or tower will don a distinct theme – Dawn, Noon and Eve. The towers will have individual block heights of 53 to 63 storeys. ERA will be built on the Forest Village concept whereby the development will have over five different species of half-century old trees to provide shady comfort and exploration for residents. The property will offer over 100 serviced apartment facilities as well as a commercial area dubbed the Festival Walk which consists of three stories of interconnected retail space totalling 277,000 sq ft. ERA’s design is inspired by life in Kuala Lumpur’s concrete jungle; the development strives to achieve a delicate balance between nature and the urban accents of modern living. A noteworthy advancement in this property is a retail boulevard designed without air-conditioners but it manages to achieve a consistent temperature of 26 degrees Celsius by incorporating sufficient shade in its layout. In addition, space is also configured to enhance air movement that results in a natural cooling effect. Carefully-selected plants as well as vertical greens also provide shade. Coolers with large industrial ceiling fans at the retail boulevard ensure that the surroundings are constantly airy. Another unique green aspect of the development is the use of wind-harvesting turbines or windmill-like structures to generate power. Wind is channelled from the basement carpark’s mechanical ventilation systems to power pumps in the wetland areas of the development. The ERA even has plans to install electric car charging stations within the development, in support of the Malaysian Green Technology Corporation (Green Tech Malaysia) that is targeting to

The number of rooms per unit ranges from one-plus-one bedroom all the way to five bedrooms for the biggest configuration. The first phase of The ERA is slated for completion in the year 2021.

and leasehold renewal cost calculation

AskMe Anything

T Q1

Should the house-owners or landlords show proof of the utility bills before requiring the tenants to pay for the monthly utility? A1: Most tenancy agreements impose an obligation for the tenant to punctually pay all utility charges such as electricity and water bill. Tenants can usually find the bill in the property itself. In cases where the landlord is in possession of the bill, it is reasonable for the landlord to show proof of the bills before expecting the tenant to pay up.

Datuk Andy Low Hann Yong

Q2

If there is any major renovation going on in the residence, should the landlord bear the responsibility of providing an alternative place for the tenant to stay? A2: During the tenure of the tenancy, the landlord should allow the tenant to peacefully hold and enjoy the rented premises without any interruption. No renovation works by the landlord should be allowed without the consent of the tenant, except for repairs.

Ask Me Anything is a platform for readers to pose property-related questions. If you have any enquiries, key in your questions at bit.ly/AskMeAnythingProperty his month, Low & Partners managing partner Datuk Andy Low Hann Yong deals with readers’ questions regarding the age-old issue of tenants and landlords, and the cost calculation for the renewal of property leasehold.

02

If it is a serviced suite, should the landlord expect the tenant to be around and help out during the cleaning? A3: Whether or not the tenant’s presence is required during the cleaning operation depends on the terms in the cleaning agreement or service agreement done between the landlord and the tenant.

I would like to know how to calculate the cost to renew my leasehold property as I plan to resell it. My house is in Shah Alam and currently has 39 years left in the lease.

A4: If you intend to extend the lease of your property for the purpose of selling it subsequently, you need to pay the premium for the lease extension. Currently, the Selangor government is giving a 30% rebate on the rate of premium under this option. The formula for the calculation of the rate of premium is as follows: Premium=0.25 x 0.01 x Market Value of land (sq ft) x number of years to renew x land area (sq ft) Assuming you intend to extend the lease for a 2,000-sq-ft residential property in Shah Alam with 39 years remaining on the lease, and assuming your property is valued at RM80 per sq ft by the authorities, the premium is 0.25 X 0.01 X 80 X 60 X 2,000 = RM24,000. Leases are usually renewed to 99 years. In your case, you need only pay for an extension of 60 years (99-39 years). After deducting the 30% rebate, the premium payable will be RM16,800.

P

utting a value on every object is the norm in today’s world. For the property industry, a professional valuation is particularly crucial as it ensures that all parties – buyer, seller and banker – are getting a fair price. And this is achieved through the services of the valuer, who is an independent, honest and professional third party. A valuer is someone who is responsible for determining the fair worth of a property, which includes land, buildings and houses. In Malaysia, a valuer is usually appointed by the bank or an individual during the transaction of a property. This profession is governed by the Valuers, Appraisers and Estate Agents Act, 1981 (Act 242). As part of the Career in Real Estate series, StarProperty.my interviewed CBRE|WTW managing director Sr. Foo Gee Jen to gain an insight into this valuable occupation. “A valuer is crucial in maintaining a

balanced economic banking ecosystem. Before applying for the housing loan, the bank needs to ensure that the valuation of the property matches the market price, which is based on certain criteria including the property type and location. “They will appoint an independent valuer to assess the property and provide an estimated value,” said Foo. “The role of a valuer is necessary for the banking system to protect their interest. If the lendee is unable to pay the loan and the house goes into auction, the bank can get back the money that was lent out. “It also serves as a prevention measure against the previous owner or developer to mark up the housing price for extra profits,” explained Foo. “If the bank lends a person RM500,000 for purchasing a house without appointing a valuer, and it turns out that the real value of the house is only RM400,000, it will cause the bank a loss of RM100,000.” Valuers have a significant responsibility because they are the ones putting the signature on the valuation report before handing it to the bank or the individual. They are legally responsible for the

information provided, and their liability in an approved valuation report is up to seven years. Besides Act 242, valuers also have to comply with the standards set by the Board of Valuers, Appraisers, Estate Agents and Property Managers. “To become a licensed valuer, one must practise in the field for two years under the supervision of a registered valuer before being qualified to submit the Test of Professional Competency (TPC) logbook to the board. An interview will then be arranged, and the practitioner has to pass it to become a licensed valuer,” explained Foo. As a graduate of Estate Management from University Technology Malaysia (UTM), Foo elaborated that the course is a multi-discipline programme encompassing the real estate principles, the principles of land law, the Local Government Act, the

Town Planning Act, the principles of the national land code, and more. “On top of that, we also learn about building technology, accounting, property and facilities management, and contract law,” he said. The degree prepares the student to become a valuer, an estate agent or a property manager. In his case, Foo was trained in all three fields before he went through the TPC logbook submission and interview. “These fields are interrelated and having a thorough industry knowledge will help you become a well-rounded property consultant,” said Foo. Is your property friendly to the blind?

Take proactive steps to accommodate the visually impaired in your premises

Malaysia’s blindfriendly facilities are gradually increasing with the implementation of rubberised walkways but there is still room for improvement in terms of awareness.

L

osing one’s eyesight is one of the most terrifying experiences anyone could go through, especially when we all rely so heavily on our vision every day. Life will no longer be the same once a person becomes visually impaired because of the adjustments that have to be made to cope with the disability. The transition is never an easy one. The lack of awareness, the limited amount of things one can do without help, and the massive lifestyle changes can be overwhelming. Though the number of visually impaired people accounts for a small percentage of the general population, it is important for us to take proactive steps to better accommodate them. You can do a few things in your property to ensure that it’s blind-friendly.

Stairway railing The simple act of climbing up and down the stairs can be hazardous for those with bad eyesight. The staircase can be dangerous if there are no indicators to alert the visually impaired. One preventive measure is to make sure that each step is painted with alternating contrasting colours to create a striking Zebra pattern. This allows people who have poor

eyesight to perceive some level of depth when climbing. To help those who are completely blind, a railing with a strong grip is best as it provides strong support.

Colour contrast When it comes to choosing cutlery or dinnerware, ensure that the colours contrast each other so that the visually impaired can figure out where every item is. This also applies to towels in your bathroom.

Natural lighting Most if not all those who are visually

impaired usually prefer natural lighting when carrying out their daily tasks. However, this is subject to their preference. Thus it is important to observe their reaction to the lighting in your house or property.

Large signs Signs are helpful to the visually impaired because they serve as a guide. Signs that are extra-large with high contrast text are most welcome. Nevertheless, it would be courteous to have braille points that are at the average hand-reachable level. Another way is to have a talking sign that is activated by a button.

Clear walkways

Cluttered and messy walkways can make it difficult for the visually impaired to navigate through. Clutter acts as hindrances to those who can’t see very well. Also make sure that your furniture and decorations are arranged in such a way as to not block their path. This means not having a chair in the middle of the room or a huge table next to the entrance.

Talking elevator A voice system in lifts should be a standard to accommodate the blind. In cer-

tain shopping malls in Malaysia, such blind-friendly amenities are already in place and will be integrated elsewhere. With elevators that read out their position every five seconds, to lifts that tell which floor they’re at and braille points on each numbered button, the blind will be able to move around without getting lost or injuring themselves. In countries like Spain and India, blind-friendly amenities are on the rise, allowing the visually impaired to enjoy what the city has to offer without being afraid of getting hurt. Malaysia’s blind-friendly facilities are gradually increasing with the implementation of rubberised walkways but there is still room for improvement in terms of awareness. It is our duty to help the blind, and your simple act could potentially save lives. ThinkCity collaborated with Dialogue in the Dark to organise a project called My Urban Life in the Dark. The Atwater residences are planned for completion by the third quarter of 2021 and currently sells from RM590,200.

Paramount Property presents prime living space in mature Petaling Jaya

A

distinctive development is quickly unfolding in the prime area of Section 13 in Petaling Jaya, Selangor. Paramount Property Development Sdn Bhd has shown yet again its ability to create versatile spaces – this time through its latest project, Atwater. Targeting those looking for a balance in residential, commercial and retail spaces, Paramount has seamlessly integrated these separate components. The result is a mixed development that aspires to serve the needs of its occupants, including businesses that will soon call it home. Capsuled within 5.09 acres of leasehold land, Atwater will hold commercial elements that include office towers as well as signature retail units that will be established over 2.96 acres while the balance of 2.13 acres will be occupied by serviced residences. The mixed development has an expansive presentation of office towers dubbed Tower A and B, as well as a handful of units solely purposed for retail. The residential component of Atwater will take up the rear of the plot for increased privacy while maintaining direct street drop-off access. Atwater residences will be built across two towers, with the majority of units designed in a semi-D configuration to allow for natural ventilation. The homes are available in sizes of

between 670 sq ft and 1,422 sq ft catering to the four major groups – young urbanites, upgraders, the empty-nesters and investors. Tower 1 will hold 310 units while the lower density Tower 2 has only 183 units. Both towers will be serviced by four lifts each with 12 units per floor in Tower 1 and eight units per floor in Tower 2. This will also provide privacy for residents, considering the density per floor. The Atwater residences are planned for completion by the third quarter of 2021 and currently sells from RM590,200. Atwater is unique in that occupants will be able to not only work in a tasteful and proficient office establishment, but can also choose to retreat into the cosiness of home or even step out to enjoy Petaling Jaya’s vibrant surroundings through a single property destination. Atwater is constructed in a northsouth placement which will ensure efficient use of natural light to brighten up space at home or at the workplace. Framing the development for a wholesome atmosphere are the water features, rich green areas and pocket parks which are all implemented to stimulate peace, tranquillity and relaxation among today’s urbanites. Another unique aspect of the development is that it is also home to elderly-friendly features. All the residents at Atwater will be rewarded with a generous number of

Not only that, Paramount Property has also made available as many as three parking lots for the convenience of residents*.

The development has a wholesome atmosphere, thanks to water features, rich green areas and pocket parks.

Adding to the uniqueness of Atwater is the architecture of the retail block which appears porous due to the multiple decking levels and giant canopies incorporated to encourage a tropical feel and better ventilation. Atwater enjoys easy access to a myriad of essential amenities and services, including public and private schools, hospitals, road and public transportation links as well as food, lifestyle and entertainment options. The development enjoys excellent connectivity to other parts of Petaling Jaya and beyond, to Kuala Lumpur, Subang, Shah Alam and Klang with Kelana Jaya Line train access from three nearby LRT stations – Taman Jaya, Asia Jaya and Taman Paramount – all less than 5km away. By car or motorcycle, the development is connected via Lebuhraya Damansara Puchong (LDP), 1.7km to the Federal Highway, 2.6km to the New Klang Valley Expressway (NKVE), 5.6km to the NorthSouth Expressway Central Link (Elite) and 6.3km from the New Pantai Expressway (NPE). co-friendly buildings have a positive effect on the surrounding environment and ecosystems. In addition, many aspects of green living bring an economic advantage to the residents such as water and energy efficiency, less maintenance cost and higher property value. Molek Pine 4 in Taman Molek, a project by Tanjung Molek Sdn Bhd, is one such green development. Potential buyers are offered an appealing combination: an award-winning apartment complex in an award-winning township. Taman Molek was awarded the Outstanding Achievement in Residential Development by the Asean Association for Planning and Housing (AAPH), Best Township by the Johor Baru City Council, and Best Maintained Township by the Ministry of Housing and Local Government. knock on real solid wood

S

olid wood is one of the earliest materials for making furniture. Archaeological research tells that in 5B.C. the Ancient Greeks began to carve and build stools, beds and tables from solid wood such as maple and oak. This classic material has undergone cycles of aesthetic revolution, yet it remains popular in the modern household. Undeniably, the emergence of new, cheaper and easy-to-obtain substitutes such as moulded plywood, plastic and fibreglass has changed the furniture industry but solid wood is here to stay. The beauty of solid wood furniture lies in its strength, durability and natural textures. A high-quality piece can last for decades or even centuries with proper use. However, some furniture may look great in the showroom but their flaws will only be revealed once you bring them home for use. The following tips will help you spot a real solid wood piece.

1. Price tells the quality The plantation solid wood usually takes 15 to 25 years to grow before it can be harvested. Besides the investment in wood-drying equipment, the idea and design generation process and craftsmanship define the value of the solid wood furniture. It normally takes more than two decades to go from tree to furniture. Items that sell for far below the market price is more likely to be a fake because they are too cheap to be true.

2. Consider the weight Solid wood furniture is carved from a single piece of timber. Genuine solid wood is sturdy and heavy since its wood structure is any without hollow spaces. Engineered wood is a composite material manufactured by binding together wood strands, fibres and veneers. It is lighter and low in density. So, don’t be tricked by the “lightweight solid wood”.

3. The organic texture A tree is a living thing and as complex as a human. So every tree is different. A large wood panel with repeating grain pattern may be veneer. The grains on a solid wood surface is the growth ring of the tree. It should be inconsistent in appearance. Feel the grain by hand; it should be smooth if it is genuine. Besides, the grain on the top and back side of the furniture should match each other.

4. Less make-up or cover-up Stay true to the material. A real solid wood piece doesn’t need layers of paint and coating to conceal flaws. Also, there is no edge banding on solid wood, since this is a method mainly used to cover the exposed or unfinished sides of engineered wood products.

cool Sleep low to down remain cool

when you’re at home By Eion Towle

I

n a tropical country where it is usually hot and humid, it’s common to look for inexpensive ways to cool down our rooms. By impulse, we would purchase cooling appliances to fight the heat. This can cost a pretty penny and will get worse with a bigger electricity bill at the end of the month. So if you’re curious about how to keep your room cool, consider these actions and habits that you can practise.

Antique material in a modern home

A common complaint during hot days is the air conditioning is not working as well as it should. However, there is a common misconception about how air interacts with temperature. According to research by University of South Carolina Beaufort, hot air rises because it is less dense compared to the surrounding air, and it is the opposite for cold air due to it being much heavier. With this understanding, it is better to keep yourself grounded or be as close to the floor as possible because it can help to keep you cool.

2 Don’t use large appliances during the day Large appliances that emit high levels of heat into the surroundings are usually responsible for raising the temperature of the room or area. They could include things like your stove or oven which expel heat the moment they are being used. Coupled with poor ventilation, the increased temperature will create an atmosphere which is stuffy and uncomfortable for everyone. To prevent your house from being stuffy, make sure that your windows are open when cooking or simply cook outside. This will substantially reduce the heat trapped in your house and also encourages you to enjoy the outdoors.

The new wave of solid wood furniture focuses on structural simplicity.

Solid wood furniture care tips

1. Use placemats and table-runners to prevent kitchenware from leaving marks on the furniture. 2. Use a damp cloth to wipe off dirt on the surface. 3. Follow the direction of the wood grain when cleaning the surface. 4. Keep it away from the sun to prevent fading of colour and cracks on the wood. 5. Sanding will help remove scratches and traces of usage on the wood surface.

3 Close off unused doors

Room with doors left ajar, even slightly, will allow cool air to escape and raise the overall temperature of the house. By ensuring that the doors to rooms not in use are closed, you save yourself from having to endure a higher internal temperature. This is also a good step to take because psychologically, most people would ensure that appliances or lights are switched off before closing the door, thus preventing electrical wastage.
