We understand Retirement Villages

Research confirms that the Australian retirement living sector is trending towards a greater proportion of vertical communities and a growing number of new developments are providing a wider variety of services to residents than ever before. The 2018 Property Council Retirement Census shows that nearly 30% of all new retirement communities under development have vertical village components, compared to 15% of existing developments, as baby boomer retirees show more of a preference for apartment living. Other key findings reveal that retirement villages remain affordable, at an average of 64% of the price of the median 2-bedroom house price across Australia. We know that our work makes a difference to communities, and understand the need to enhance quality of life, promoting independence and building friendships

With extensive experience in this sector, we have grown our capability in line with the market growth, and recognise that retirement villages offer independent living, security and freedom of choice. Tuart Lakes Lifestyle Village Tuart Lakes Lifestyle Village offers resort-style residential accommodation for retirement living, located in Baldivis south of Perth. The clubhouse includes administration, multi-purpose hall, indoor and outdoor pools, fully equipped gym, bar/cafe, cinema, Stantec’s sustainable design achieved a 6 Star Green Star – Public Building v1 for the project. Every aspect of the design has been considered with optimum health and wellbeing in mind. Sustainable initiatives at the Tuart Lakes development include: •

Mechanical ventilation system enables fresh air levels to be the same as outdoors, exceeding the national standard by 150%

Recycled industrial waste utilised in the concrete mix to reduce the impact of the manufacturing process - 40% less cement

Heat recovery system maintains a constant temperature in the pool room year-round, reducing heating and cooling costs

Energy efficient design reduces energy use by 66% in comparison to other similar buildings

Solar panels generate renewable energy, saving money and reducing environmental impact

Waste water is treated and recycled for irrigation, reducing offsite water demand by 95%

MyVista, Mirrabooka Project value: $44 million Completion: 2018

The project is a seven storey development providing a mix of residential and aged care apartments with medical facilities on the ground floor. The car park is located on the first floor in order to achieve an activated connection to the various retail and support services at ground level. The development is effectively comprised of two blocks with a linking structure. The apartment block is a reinforced concrete frame with columns spaced to provide maximum flexibility whereas the aged care block is constructed from load bearing walls. Careful planning of the spaces has led to minimal transfer structures and the central elevated courtyard provides a sheltered zone for residents to enjoy. Affinity Retirement Village & Clubhouse Project value: $6 million Completion: 2014 Affinity Retirement Village and Clubhouse includes 214 independent villas, a workshop, bowling greens a five Star Green Star rated Clubhouse. Stantec worked closely with the client and architect, taking a leading role in the preparation of the concept plans, liaising with various authorities and taking the services through the design, documentation and construction phases until the practical completion of stages 1 and 2 of the site development and the Clubhouse. Project objectives included developing a quality, modern retirement village whilst maintaining a commercial balance between quality, capital cost and ongoing maintenance cost. Our sustainability team proudly worked on the clubhouse at Affinity Village to help make it the first ever Green Star rated Community Centre in Australia. Akora Apartments, Bentley Project value: $16 million Completion: 2016 Awards: Best Seniors/Aged Person Multi-unit Development – 2017 MBA WA Excellence in Construction Awards Stantec provided Hydraulics, Fire and Sustainability services finalising in a streamlined design for the high-end apartment precinct and to demonstrate compliance with BCA Section J. A combination of common facilities, café and apartment spaces were assessed and optimised to reduce the ongoing energy consumption of the building. Juniper Elimatta Retirement Village Stage 2 Project value: $32 million Completion: 2017 This new three storey multi-residential retirement facility consists of 40 apartments, common areas and an external bowling green. Stantec provided design and construction-phase engineering services. Project features include: •

Self-spanning deep beam walls used to eliminate transfer beams and minimise basement excavation

Single basement with high water table

Post-tensioned slabs to maximise spans and provide maximum spatial flexibility

PROJECTS - NSW

The Willows, Winston Hills Set over a five acre site in Sydney’s North West, The Willows offers one and twobedroom independent living units and serviced apartments.

Project value: $35 million Completion: 2018 Disciplines: Acoustics, Electrical, Fire Protection, Hydraulics, Mechanical and Sustainability

The facility also includes a community centre which incorporates a dining room, residents lounge, dance floor, coffee shop, billiards room and indoor pool.

Glenaeon Retirement Village Glenaeon Retirement Village in Belrose added 60 new independent living dwellings to the existing site across four buildings with a common carpark.

Project value: $30 million Completion: 2020 Disciplines: Acoustics, Electrical, Fire Engineering, Hydraulics, Mechanical, Structural and Sustainability

Project challenges for this 5 Star Green Star rated facility included working on unknown ground conditions with difficult site access and a significant grade due to being built on the side of a hill.

Calvary Retirement Ryde Calvary Retirement Ryde is a four-storey aged care facility comprising of 110 residential care rooms, and 21 independent living apartments with associated external works.

Seniors Independent Living Waitara

Completion: 2020

Developed by Vasey Housing Association, Seniors Independent Living Waitara provides secure independent residential accommodation to members of the community in need, particularly those with a defence connection.

Within walking distance to Waitara train station and the Mark Taylor oval, the new modern 12-storey independent seniors living development, comprises of 117-bedroom apartments and associated community facilities, including a ground floor residents cafÊ, activity lounge, games areas, multimedia and gym areas, as well as outdoor terrace areas and a landscaped garden area. The building also includes underground parking areas with a workshop area similar to the men’s shed. Stantec were involved from concept, through to detailed design and construction, ensuring services provided were in line with industry standards.

The Village, Coorparoo Stantec provided design, document and construction phase services for the two new multi-unit buildings at The Village in Coorparoo. The buildings, comprising of 28 units and 48 units with ancillary community facilities, include a dining room, café, guest lounge, indoor pool and amenities, club lounge, cinema, library and games room. •

Utilising BIM, Stantec provided DA advice in the early stages of the development through to a full design of services with the use of Revit and Kubus BCF (Building Collaboration Format).

Stantec liaised closely with the project architect to for the feature lighting design and communal facilities, including:

Integration of feature pendants to general areas

Cove lighting to thoroughfares and pools

Track lighting to recreational spaces

Low-level wall recessed lighting to internal stairwells


The Village, Taigum This project involved Precinct 1 of The Village Taigum - a single level retirement village comprising of 121 units located in North Brisbane. Stantec were involved in several aspects of this project including masterplanning for the site development involving design documentation to ensure supply was available for all stage of works. Internal site reticulation for electrical and communication services included design documentation for electrical, NBN and telecommunications services to all units within Precinct 1, including internal street lighting, roads and pathways.

The Village, Yeronga

Project value: Undisclosed Completion: 2017 Disciplines: Underground Power Design

Stantec were engaged to design, document and provide construction phase services for the 4th building of Yerona Retirement Village, having been involved in the design, documentation and construction of buildings 1-3. Building 1 and 2 comprises of 91 two and three bedroom units, each with its own basement car park. A podium level connects the two buildings and includes a kitchen, dining bar, cinema, swimming pool, library, media rooms, hair salon and gift shop. Building 3 comprises of 36 two and three bedroom units including a basement car park which was redesigned to locate the building above the January 2011 flood level. Building 4 is a 5-storey building comprising of 60 aged care independent living units, five of which are three bedroom penthouses, a basement car park, roof plant deck and bowling green. With a total of 98 apartments, building 5 comprises of two buildings with a common basement level car park, ground level podium apartments, building entry and communal facilities. Stantec documented the Mechanical, Hydraulics and Electrical services using REVIT software to ensure a fully coordinated services design including drainage, water and fire layouts, mechanical air-conditioning and ventilation layouts and lift services. Livingstone Gardens, Vermont South Livingstone Gardens is a magnificent new development for Blue Cross Community Care, comprising of a four-storey, 168-bed aged care facility offering day care centre and all communal areas in one expansive building. Livingstone Gardens is designed as Melbourne’s premium aged care facility with palatial interiors, a grand entrance and dazzling glass lift wells wrapped in a green wall. Some of the key project features include: •

Multi-winged, self-contained floor plates including dementia and high-care living

Six dining rooms and lounges, 10 sitting rooms, hairdressers and medical consulting suites

Commercial kitchens, linen and laundry operations

Optimised central plant serving strategy and building management system

Bespoke glass lifts and a complex front atria consisting of a ‘hanging’ feature

Regis Inala Retirement Village Stantec assisted Regis Aged Care to redevelop their Inala site in Blackburn South, on Middleborough Road. Our civil team lead the site-wide enabling works to reconfigure the site’s base infrastructure in preparation for the major redevelopment occurring across the site, including a new electrical HV supply, MSB and generators, VicRoads signalised intersections, stormwater system, and gas and water supplies. The first retirement village (building D) provides communal space, including a north-facing bowling green, 200 seat dining room, café, bar and commercial kitchen, library, concierge, theatre, convenience store, gym, amenities and an indoor swimming pool. Building D includes five levels of spacious independent living apartments (130-140m2), with two master bedrooms, ensuite bathrooms, open kitchen, living area, and very generous outdoor terraces. Lake Park Aged Care Facility, Blackburn Lake Park Aged Care Facility required an extension to the existing 66-bed facility in two single-storey buildings. The facility brings the capacity to a total of 202 beds including luxury suites, single rooms, shared rooms with ensuite bathrooms. The project also included dementia and high care services, respite care, café, hairdresser, day spa, cinema and library.
