We enthusiastically present our qualifications demonstrating our innovative experience with large building design and execution. The design intent of this document is to illustrate our capabilities as a multi faceted design organization, demonstrate select project experience in large and tall buildings, and express our enthusiasm and commitment to integrated design, making exceptional spaces, and working collaboratively. With a significant history and foundation of design and building internationally embedded in our architecture team, we are intimately familiar with the opportunities and constraints in the development of large, complex building projects and the associated logistics. Large building planning and design require attention to very specific issues and compel the project team towards certain strategies and design decision considerations in response to the urban fabric, social and demographic context, form and language, structure, and environmental impact. These include efficiency of space planning, rational structural strategies and solutions, attention to the urban impact, coordination with local agencies, interest groups, and constituents, and most importantly, attention to human comfort and sustainable strategies. In short, ideasCollaborative understands the commercial, social, and civic impact of this project type and has demonstrated experience in successful completion of large projects. We possess both the design sensibility and technical nimbleness suited to this process. We will engage you and your team with great optimism and high expectations with a thorough, invigorating, and personalized design and construction process. suffolk university student residence The site was historically occupied by a three hundred and sixty foot tall church spire. Our challenge was to create a place for students in the high density of Beacon Hill, Boston. Working directly with the Boston Civic Design Commission, Boston Redevelopment Agency, and The Beacon Hill Community citizens. The design solution challenged the urban zoning, is configured as a day light harvester, and speaks directly to the material and proportional context of the urban fabric. The building was designed usign LEED guidelines and performs thirty percent better than typical large buildings in Boston.

The design optimizes Hudson River views, enhances street edge detailing, provides a variety of residential units and maximizes natural light. The corners are carved away to provide generous setbacks and a feeling of spaciousness to each living unit
relevance | relationship the street wall facade is a series of towers articulated by ribs at the lower levels and recesses at the upper levels. The detailing enriches the facade and speaking the human scale at ground level and the city scale as the structure reaches into the sky.

Wiith over 30 years in the industry, Randy is a Principal at ideas Collaborative. Prior to founding ideasCollaborative with Mr. Staggs, he worked for the Portland office of Zimmer Gunsul Frasc Architects while eventually becoming the Managing Partner of the Los Angeles office. Before joining ZGF, he was a Partner with Mitchell/Giurgola Architects in New York, where he served as a VISTA volunteer at the Architectâ€™s Renewal Committee in Harlem. Mr. Leach has managed several publically funded projects for The University of California campusâ€™, private institutions, and corporate clients.
