CACHE VALLEY PARADE OF HOMES GOES INTERACTIVE New for 2011, the Cache Valley Parade of Homes is going interactive. This is an exciting development in technology that gives you more information than ever before. You will notice on the “Builder Pages, starting on pg 27 that each builder has a QR Code (pictured below). A QR Code is scanned with your smartphone (iPhone, Android, Windows Mobile, Blackberry, Nokia, etc,) iPad or tablet device using a free QR Code reader application such as RedLaser, QR Droid, ScanLife or Xzing. Open the app and scan the QR Code on the “Builders Page.” It will ask you to open a web page that will take you to specific information about the builder, probably his website. If any products in the home have QR Codes you can read them as well and find where and how much to buy a product for. If you don’t have a smart phone, don’t worry! Take a picture of the QR Code with your phone or iPod. If you’re on AT&T, Verizon, or Sprint you can TXT/MMS that picture to 43588. It will return a link to the info in that QR Code. You can also download the free Scanlife application which is compatible with over 10 phones. If you’re not on AT&T, Verizon, or Sprint, you can email scan@scanlife.com from your phone or desktop computer and it will respond with the information from the QR Code. Scan away- the system is free, and the information you’ll gain about things you love in the Parade of Homes will make your attendance all the more worthwhile. The Parade of Homes provides this service for free to attendees, however, standard SMS or data charges may apply dependent upon your mobile contract. Consult your carrier or plan contract for details.

Presidents Message On behalf of the Cache Valley Home Builders Association, I would like to welcome you to the 2011 Cache Valley Parade of Homes. Thank you for attending this years Parade and hope you enjoy your time with us! I would like to personally thank our 2011 Parade of Homes Committee. Mike Jarvis is the committee chairperson this year. Mike and the rest of the Committee have done an outstanding job spending countless hours planning and preparing to make this year the best Parade possible. Whether you are looking to build a new home, remodel an existing one, or just wanting some new ideas for design and decorating, I would encourage you to spend some time and check out the quality and craftsmanship of this years contractors, trade contractors, and associates that belong to the Cache Valley Home Builders Association. CVHBA Mission Statement Cache Valley Home Builders Association (CVHBA) is a non-profit association serving the community since 1973. We are affiliated with the Home Builders Association of Utah and the National Association of Home Builders. We represent home builders, remodelers, developers, light commercial builders and associate members affiliated with the building industry. Our goals are to: • Provide public service to the community. • Encourage social contact and development among members. • Promote professional and ethical business practices in the building industry. • Encourage construction of affordable housing. • Continue the tradition of quality construction in the community.

AGREEMENT TO WAIVE LIABILITY AND TO PROVIDE INDEMNIFICATION The undersigned Parade of Homes Visitor in consideration for permission to visit any and all Parade of Homes premises does hereby agrees as follows: The Visitor assumes all responsibility for their own care and safety, and the care and safety of children and third parties under their care, custody and control, while visiting Parade of Homes premises, and knowingly and voluntarily assumes all risks associated with visiting Parade of Homes premises. To the fullest extent permitted by law, the Visitor waives all liability on the part of, and at the Visitor’s sole expense shall indemnify and hold harmless, the Cache Valley Home Builders Association (CVHBA), all CVHBA Parade of Homes Contractors, all Owners of the Parade of Homes premises, CVHBA and Parade Contractor's owners, officers, directors, employees, agents, successors and assigns (“Indemnified Parties”), from and against any and all actions, claims, damages, losses and expenses, including but not limited to claims for damages involving personal injury, emotional injury, wrongful death, property damage, economic damage, or injuries to children or any third parties under the care custody or control of the Visitor, arising out of travel to, entry upon, or presence in any and all Parade of Homes premises from whatever cause, including their own acts, acts of third parties, acts of children and third parties under the Visitor’s care custody and control, or acts of negligence on the part of any “Indemnified Parties”, and including but not limited to the cost of repairs to the Parade of Homes premises, and the reasonable expenses of litigation or arbitration, including the cost of investigation, attorneys' fees, expert witness and consultant fees, court costs, and all other associated expenses.

Home Buyer Dictionary Adjustable Rate Mortgage (ARM): A loan whose interest rate is adjusted according to movements in the financial market.

Default: A breach of a mortgage contract (such as not making monthly payments).

Amorzaon: A payment plan by which a borrower reduces a debt gradually through monthly payments of principal and interest.

Down Payment: The difference between the sales price and the mortgage amount on a home. The down payment is usually paid at closing.

Annual Percentage Rate (APR): The annual cost of credit over the life of a loan, including interest, service charges, points, loan fees, mortgage insurance, and other items.

Due-on-Sale: A clause in a mortgage contract requiring the borrower to pay the entire outstanding balance upon sale or transfer of the property. A mortgage with a due-on-sale clause is not assumable.

Appraisal: An evaluation to determine what a piece of property would sell for in the marketplace.

Earnest Money: A sum paid to the seller to show that a potential purchaser is serious about buying.

Appreciaon: The increase in the value of the property.

Easement: Right-of-way granted to a person or company authorizing access to the owner’s land; for example, a utility company may be granted an easement to install pipes or wires. An owner may voluntarily grant an easement, or in some cases, be compelled to grant one by a local jurisdiction.

Assessment: A tax levied on a property or a value placed on the worth of the property by a taxing authority. Balloon: A loan that has a series of monthly payments (often for 5 years or less) with the remaining balance due in a large lump sum payment at the end.

Equity: The difference between the value of a home and what is owed on it.

Binder: A receipt for a deposit paid to secure the right to purchase a home at terms agreed upon by the buyer and seller.

Escrow: The handling of funds or documents by a third party on behalf of the buyer and/or seller.

Buydown: A subsidy (usually paid by a builder or developer) to reduce the monthly payments on a mortgage loan.

Federal Housing Administraon (FHA): A federal agency which insures mortgages that have lower down-payment requirements than conventional loans.

Cap: A limit to the amount an interest rate or a monthly payment can increase for an adjustable rate loan either during an adjustment period or over the life of the loan. CerďŹ cate of Occupancy: A document from an official agency stating that the property meets the requirements of local codes, ordinances, and regulations. Closing: A meeting to sign documents that transfer property from a seller to a buyer. (Also called settlement)

Closing Costs: Charges paid at settlement for obtaining a mortgage loan and transferring real estate title. Condions, Covenants & Restricons (CC and Rs): The standards that define how a property may be used and the protections the developer has made for the benefit of all owners in a subdivision.

Convenonal Loan: A mortgage loan not insured by a government agency (such as FHA or VA). Converbility: The ability to change a loan from an adjustable rate schedule to a fixed rate schedule. Cooperave: A form of ownership in a multi-unit complex; the purchasers own shares of the entire complex rather than owning individual units. Condominium: A home in a multi-unit complex; each purchaser owns an individual unit, and all the purchasers jointly own the common areas, such as the surrounding land, hallways, etc. Credit Rang: A report ordered by a lender from a credit bureau to determine if the borrower is a good credit risk.

Fixed Rate Mortgage: A mortgage whose interest rate remains constant over the life of the loan. The payments are not necessarily level. (See Graduated Payment Mortgage and Growing Equity Mortgage) Graduated Payment Mortgage (GPM): A fixed-rate, fixed-schedule loan that starts with lower payments than a level payment loan; the payments rise annually over the first 5 to 10 years and then remain constant for the remainder of the loan. GPMs involve negative amortization. Growing Equity Mortgage (Rapid Payo Mortgage): A fixed-rate, fixed-schedule loan that starts with the same payments as a level payment loan; the payments rise annually, with the entire increase being used to reduce the out standing balance. No negative amortization occurs, and the increase in payments may enable the borrower to pay off a 30-year loan in 15 to 20 years, or less.

Hazard Insurance: Protection against damage caused by fire, windstorm, or other common hazards. Many lenders require borrowers to carry it in an amount at least equal to the mortgage. Housing Finance Agency: A state agency that offers a limited amount of below-market-rate home financing for low- and moderate-income households. Index: The interest rate or adjustment standard that determines the changes in monthly payments for an adjustable rate loan.

Sales Contract: A contract between a buyer and seller that should explain, in detail, exactly what the purchase includes, what guarantees there are, when the buyer can move in, what the closing costs are, and what recourse the parties have if the contract is not fulfilled or if the buyer cannot get a mortgage commitment at the agreed-upon terms. Calculators can be found on most real-estate-focused websites. • Pay down your debts. Debt that you carry on your credit cards will limit what you qualify for from a lender. Lenders want to see a total debt service ratio that is less than 40 percent of your monthly income. •Attend a first-time home buying seminar or talk to a credit counselor. The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars.

uying your first house can be very exciting. But financing your home purchase can be a daunting experience. In both cases, do your research and shop carefully to ensure you find exactly what you want and need. Deciding how much to spend on your home and which type of mortgage will work best for you — as well as understanding the settlement process — can be confusing. However, there are many sources that can help you get prepared well before you step foot into a sales office, model home or open house. • Get familiar with the lingo. NAHB's Home Buyer’s Dictionary can help you. • Figure out what you can actually afford to pay on a monthly basis. When determining the monthly payment you can afford, remember that, in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly a homeowners or condo minium association assessment. You have more knowledge about your living expenses than a lender. Hold firm with that number and don’t be tempted to

• HUD also has a handy booklet on its site called “Buying Your Home: Settlement Costs and Helpful Information.” It describes the home buying and settlement process and explains most of the expenses you will encounter. It is free and most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RESPA). However, you will be able to shop more wisely for settlement services if you have read the pamphlet before you visit a lender. • When you have done your research and are ready to move on to the next step, visit a lender, understand the loan choices that would be available to you, and, once you’ve determined the most suitable loan, get pre-approved for that loan. Since you will already know how much money you can borrow, you will know what price range you should be looking at and can move quickly if you are bidding on a house that has several interested buyers. A lender’s pre-approval would still be subject to a final verification of your credit and a satisfactory appraisal, but it’s a big step toward becoming a home owner.
