The 2018 Parade of Homes

The 2018 Parade of Homes ™ is the premier showcase of new homes brought to you by the El Paso Association of Builders. This year the Parade of Homes ™ is located westside at Artcraft Estates, Artcraft road and Westside Road. The subdivision was developed by Southwest Land Development Services, Inc.,

one of El Paso’s largest developers. Open April 7 -22 the show is open weekends 11 to 7, 4 – 7 weekdays. There is a small entry fee for 13 and over. Artcraft Estates subdivision is located near some of the newest commercial upscale shopping areas including the nearby WestTown

shopping center, home to the nearly complete super WalMart and El Paso’s only Cabela’s Sporting goods and other stores. With professional offices and some of the newest medical facilities, like Providence Hospital and UMC, this area will be the home to many of those professionals. Artcraft Estates is designed to be close to malls, schools, and so much more. The 2018 Parade of Homes™ is proud to present nine local home builders, all with great designs and ideas meant to bring special reasons to buy. Let’s see who is building these beautiful homes and what they call the floorplans. BIC Homes has built the Majorca, 2070 square feet of livability. Palo Verde Homes brings Saguaro V Tuscan, a little over 2005 square feet. Pacifica Homes continues its “ocean” floorplans with La Mer, 2158 square foot home. ICON Custom Homes will show “Farm House” a special design for the Parade™. Deal 2 Deal Custom Homes introduces Charlotte a 2437 square foot home. Bella Vista Custom Homes presents Winston at 2362 square feet. Edwards Homes brings Lindsey to the show at 3050 square feet the largest floor plan in the Parade of Homes™. Pointe Homes shows off Cypress, 2303 square feet of beauty. And finally, Classic American Homes is presenting Wisconsin, 2645 square feet of living large. The history of a Parade of Homes™ home bodes well for those discriminating buyers looking for some special features at lower costs. Suppliers use the Parade of Homes™ as an opportunity to introduce special features, the latest appliances, and flooring among so many other things to the market. These homes will always carry the proud moniker Parade of Homes™ Home even as a resale. That makes today’s new home a great value for years to come. The builders have professional staff’s manning their homes. Each sales agent wants to be able to fill your needs and so you will find them asking what features you like in each home, what you would to add or change, and when you might be ready to make the buy. GECU is sponsoring the medical employees, from hospital, private or university medical centers or offices. All a visitor has to do is show their employee identification at the ticket booth for free admission. (Admission is limited to the actual employee of these three workforce groups). 1. Pre-qualification – Occurs before the loan process actually begins, and is usually the first step after initial contact with a realtor is made. In a pre-qualification, your Lender gathers information about income and debts and makes a financial determination about how much you may be able to afford. A Pre-Approval Letter is provided. 2. ShoPPing for the home – Submit an offer. Once the contract is approved, a potential closing date is determined. A home inspection appointment is made.

3. loan aPPlication – The Loan Officer sets an appointment to begin the loan application process. The Loan Officer collects the financial documents needed for loan approval (pay stubs, bank statements, tax returns, W-2 forms, identification, divorce decrees, etc.). The Loan Officer will discuss interest rates and lock options with you. Click here to see a list of items needed during the loan process.

4. the loan eStimate – Review the Loan Estimate carefully. Check to see that everything matches your expectations.

5. loan ProceSSing – The Loan Processor reviews the completed loan application package and collects any additional information needed (such as employment, assets, homeowner’s insurance) to submit for underwriting approval. The title work and appraisal are ordered once the real estate contract has been accepted and executed by all parties, the loan is approved, and the option period is over.

6. final loan aPProval – A

A Pre-Qualification Form is not required to apply for a home loan. Additional information may be needed by the loan officer or loan processor during the loan process.

final loan approval is done once the appraisal is reviewed and all loan conditions are met. The closing date and time are confirmed.

7. Pre-cloSing ProceSS – Once the loan is approved, the file is transferred to the Closing Department. During the pre-closing process, insurance information is confirmed, the rate lock is confirmed, receipt of the title work is confirmed, and the survey, termite, and final/repair inspections are reviewed.

8. the cloSing DiScloSure – The Lender will provide you a Closing Disclosure. Compare it to your Loan Estimate. Check to see that everything matches your expectations. Acknowledge receipt from Loan Officer via esign or wet signature. Ask any questions you may have.

9. title comPany – After borrower acknowledges the Closing Disclosure, the title company receives closing package and legal documents from the Lender’s closing department. The title company prepares any other forms needed to close the loan.

10. cloSing/final Settlement – Sellers, buyers and realtors meet at the title company for the closing appointment. Once all the documents are signed, the title company scans funding requirements to the Lender for final review. The Lender then “funds” your loan.
