Choosing a Builder BEFORE You Buy or Build Your Home Shop for your builder as thoroughly as you shop for your home. The quality of your home will be determined by the quality of the builder. Here are a few tips on how to get started: MEET THE BUILDER Ask about the things that are important to you. Look at floor plans and talk about the home you want. How well does this company listen? Are your questions answered clearly and completely? Are phone calls returned promptly? Choose someone with whom you will be comfortable for the long term.

LOOK AT MODELS Look carefully at everything, then return to those you like and look again. The quality you are looking at is the quality the builder will deliver.

COST PER SQUARE FOOT Accurate pricing requires detailed specifications and input from suppliers and trade contractors. Done properly, the process takes days to weeks. Don't compare floor plans based on cost per square foot. Comparing two homes that each include 4 bedrooms and 3 baths might find one is built for $81 a square foot and another for $92. However, the apparently more expensive home might include a higher level of quality and features. Many factors must come together for you to be comfortable with your builder—design, quality, price, scheduling, and of course, location. Throughout your exploration, you will get a feel for which one fits your needs best.

BASCO's Annual Festival of Homes Continues to

For many years, BASCO's Festival of Homes has been an opportunity for the area's best builders to showcase new homes that meet every customer’s needs­ —from those looking for their first starter home to those ready to finally build their dream home. Last year's Festival featured homes from around 1,600 square feet to luxury homes over 4,300 square feet. The homes ranged in price from around $192,000 up to $770,000. This year is similar with 42 homes on the tour and a full range of sizes, pricing, and location. Of course, some of the Festival attendees aren't home buyers at all. Many come out to see the latest homebuilding technology and

trends to get ideas for remodeling or decorating their existing homes. BASCO’s builders love showcasing their work for these Festival-goers as well. Besides allowing potential homebuyers to become familiar with the area's best builders, the Festival of Homes gives BASCO the opportunity to give back to their community. Each year a featured “Festival Show Home” is a collaborative effort from one BASCO homebuilder along with vendors and suppliers who come together to provide supplies and assistance to make an exceptional house for the benefit of the organization and community. Contributors give donations and

discounts to try and maximize the profitability of the Festival Show Home; proceeds from the sale are donated to community endeavors. This year, two Festival Show Homes are featured (one in Norman and one in Moore). Proceeds will go toward funding the BASCO student chapter at the University of Oklahoma and to scholarships at Mid-America Vo-Tech and Moore Norman Technology for students interested in careers in the construction industry. The featured Festival Show Home in Norman can be found at 2109 Brookhaven Blvd, in Brookhaven, being built by Riverstone Homes. The other featured Festival Show Home, located in Moore, is in the new

Sendera Lakes addition at 1925 Carmona Lakes Drive, built by Canterra Homes. BASCO's roots go all the way back to the Norman Home Builders Association which was chartered in February of 1949. In 1984, the association changed its name to the Norman Builders Association and then in May of 2008, the association again changed its name to Builders Association of South Central Oklahoma to reflect the greatly expanded territory the association was serving. The growth of the Festival of Homes has been consistent, and with the Moore Home Builders Association joining forces with BASCO a few years ago, the Festival continues to get bigger and better. Dana Kelso, Executive Officer at BASCO said, "We are proud to co-present the Festival with Moore Home Builders."

Where the 2003 Festival featured 28 homes, this year's 2017 Festival had grown to showcasing 42 homes. Kelso added, "It's been exciting to watch our Festival grow over the last few years." The Festival of Homes is the perfect opportunity for new home buyers to see and experience the quality of participating home builders along with the latest in home design and technology. This year's Festival will be held from 1:00 pm to 7:00 pm on two consecutive weekends: June 2 - 4, and June 9-11, 2017. If you are thinking about building, renovating, redecorating, or as my good friend says… just needing a “refresher,” here are a few tips to keep in mind along the way: 1. Blue is the new Black In today’s hectic whirlwind, called life… we’re all busy working, driving carpool, chasing kids, and just being busy. We all need a little calmness in our lives, which blue hues tend to portray. Turquoise, navy, powder and slate are all in the family. Try a blue pillow with a fun print, blue/white wallpaper (yes… it’s back – see tip #2), a bright blue chair or sofa. Blue is fabulous paired with white, black, gold, and another seasonal favorite, coral. Greys are not going anywhere anytime soon, and they are direct cousins to the blue family. 2. What Goes Around Comes Around By no means am I saying that avocado fridges and orange shag carpet are back on the market, but other oldies but goodies are redefining themselves. The “new” gold: Brass faucets and hardware that are chipping away and beyond tarnished need to go. The replacements are champagne, bright, or muted golds found in hardware, furniture, and accessories. Don’t be afraid to mix nickel, gold, and other metal finishes, creating dimension and interest. WALLPAPER: Make a statement… with a large scale botanical or geometric patterns in small spaces such as powder baths, entryways, small bedrooms, nooks, or a single wall. These patterns such as lattice, tribal, ikat, greek key, and quatrefoil are giving chevron the boot. Refresh and Rejuvenate This budget-friendly tip is great paired with good music and a glass of wine! Pick two or three main areas of the house. Remove all artwork, accessories, frames, and displays on top of or in cabinets/bookcases. Place all items cleaned (key word) and organized in one area. Toss or donate greenery covered in dust, along with anything else that you do not love. Pull out serving pieces or crystal that have been hiding in storage since your wedding, you might as well display these treasures. Arrange pieces alone or in three's. Remove jackets off of hardback books, to give them a vintage feel. Books are perfect for stacking different directions and can always give a small accessory some height. Hang artwork or family photos in a gallery setting (clusters) with coordinating frames. If a wall is bare…. don’t panic, a blank wall can add space to a room, and the perfect piece can be added later. Set a budget, go shopping, and fill in the lonely areas with new pieces that inspire you. Refreshed!


4. Unplug and Unwind Use your dining room! Clear off laundry, homework, and cleaning. Set the table, light a candle, and have family dinner a few nights a week. . If the dining table is in a very visual area in your home, such as the entryway, completely set it with placemats, dishes, stemware and silverware (hiding in the same cabinet you just cleaned out – see tip #3). Color Confusion and Style Selection Many clients say they don’t know what they like or have no idea what colors they want in their home. If unsure, approach your dilemma this way…. First, what color/style do you dislike? This will narrow down your direction by a few shades. Second, spend some time in your closet. Typically what you put on your body correlates directly with your feelings about style and color. Organize your closet by color family and discover which ones are dominant. If mostly a neutral palette, you may feel more comfortable in a neutral décor with just a pop of color here and there. If your closet is cascading into a pot of gold, you may enjoy an eclectic arrangement of color throughout your home. This may not reflect every person’s comfort zone, but it can be a start if you’re feeling completely confused about which direction to go. 6. Grout…. Something to think about! While remodeling or building a new home, many colors, patterns, and finishes will be considered. When selecting tile, most people don’t think about the grout color. The most common technique is to match grout and tile as closely as possible, which achieves a seamless and consistent look. However, grout can create a pattern by outlining the tile. For instance… if using a white subway tile, choose a darker grey or black grout which instantly brings a new design element into play. Talk to your tile contractor about grout with an inherent sealer. Otherwise, don’t forget to seal it once a year. Your home is your haven and an expression of who you are. One should feel comfort and solitude in their own habitat.
